  • "From arrival to the departure, there is nothing I can fault."

    This was our 2nd time staying here. This time, we hired all 3 houses as a family get together. The welcome packs in each house were amazing, with everything you needed. Jerry was great, calling to check we had all got in ok, and there is we needed anything during our stay. Thankyou again, we will be back soon!

  • "What an incredible place to stay!"

    The setting is amazing and very calming. The accommodation was so comfortable, with everything you could possibly need. The hot tub was an added bonus. We met Jerry, the site manager, on arrival. He was so helpful and had already heated the hot tub for us and made sure we had everything we needed. We will definitely be returning.

  • "Excellent property in stunning tranquil location."

    Shame the first choice property was cancelled at 17:30 the day before check in. This was compiled further after being given an emergency contact number to resolve our booking which was a maintenance number! Overall very poor service from Sykes but fortunately the property has at least salvaged some positives.

  • "Such a wonderful place, this was our second visit and won't be our last."

    The cottage itself is a beautiful and comfortable space to relax , with glorious views across the reservoir. We were lucky enough to get snowed in for a couple of days whilst there, helping us to switch off completely and just enjoy the walks around the reservoir and the peace and quiet whilst watching the barn owls hunt.

  • "Within 2 hours of walking in the property we booked for Christmas 2024."

    Absolutely loved every second of our trip, the kitchen was very well equipped and the bedrooms were perfect. Can't wait to return I should imagine we will be back way before our 2024 booking.   • "Really lovely property."

    Extremely spacious, clean and every you need in the kitchen. Main essentials were available for us such as bread porridge milk bacon butter etc even sweet treats for us and dog treats if we had one, a bottle of fizz was waiting for us too! Highly recommend this place if you want a recharge from daily life. Hot tub ready heated for us by the great maintenance man. Walk around the reservoir took about 1 hr 45 mins but we’ll worth it. Definitely will return

    Stayed with our son daughter in law our little grandson and dog everything we needed was provided high chair cot washer drier lots of space for our energetic toddler to run around so comfortable clean relaxing beautiful walks around the reservoir and a relaxing dip in the hot tub in the evenings was the icing on the cake what more can we say other than we will be back

  • "One small (neg- ) point - 1st impressions on entering the property: - Cleanliness: - The floor of the downstairs loo/shower room looks as though it it dirty; i."

    E., what looks like drip marks on the floor, along the wall, to the left as you walk in, and at other places. BUT - these marks do not rub off easily. Can these (dirty) marks be scrubbed/polished off? (Also, it would be helpful if there was a mirror in this downstairs bathroom.) No other feedback: really everything was just wonderful..

  • "The barn is beautifully furnished and was very comfortable for our family of four and dog."

    The welcome pack contained not only practical items but lovely treats too! The barn is set in a wonderfully remote location yet still within easy reach of places we wanted to visit, such as Malham Cove, Aysgarth Falls and Harrogate. We loved the walk around the reservoir, watching the barn owls and relaxing in the hot tub after a day of exploring. Many thanks Jerry.

  • "We loved our time at Snave Barn."

    I can't speak highly enough. For somewhere so remove, we weren't short of wifi. The kitchen is stocked full and the extras given as a welcome were wonderful. Lastly Jerry the caretaker was wonderful, so helpful and he is a credit to the cottage owners. We really didn't want to leave. It truely felt like a home from home. We will be back. Thank-you for recharging us Grimwith cottages.

  • "The property was even better than we expected."

    We thoroughly enjoyed our stay. The group of three properties was truly remote and enjoyed a fabulous location. It was comfortable and well kitted out and it was large. Much larger than we expected. Of particular interest were the number and variety of birds we were able to see through the windows and watching the young fledglings was a joy.

  • "The barn is in a gorgeous location, really remote and an ideal place to go ‘switch off’."

    We had the master bedroom with the on suite and the bed was SO comfy! Hot tub was fabulous and we met some on site staff who were all really friendly. The welcome basket was a nice touch. Thank you. A couple of things we found not so great… General cleanliness wasn’t of a high standard, felt like the property would really benefit from a regular deep clean. We found the fridge quite small, the space in the kitchen could be better utilised providing a larger fridge and perhaps an additional wine fridge too. No many pots and pans available for cooking, perhaps a list could be provided so guests knew to bring extra if needed. The living room is a great size but there isn’t really enough seating for 6 people to sit and lounge comfortably, would be better to have more sofas/chairs. The hanging chairs felt decorative rather than useful. Providing a light and easy to use stick for opening the Velux windows would be handy.

  • "Location is great for a relaxing time."

    With great reservoir walk on the doorstep. Barn has everything you need. Beds super comfy with great Bed linen. Barn is really warm With radiators but wood burner makes it even more cosy on a cold winter night with plenty of wood for your stay. Hot tub is a bonus we enjoyed sitting it with snow all around. View of reservoir great for watching wild life even saw barn owls outside of window. Good location for visiting some of yorkshires sites. Owner Hayley was superb staying in contact with us regularly when heavy snow caused us to delay our stay buy a couple of days. Jerry the maintenance guy is so helpful and on hand when needed. Welcome pack is great and much appreciated. Will definitely be going back to see another season of the reservoir.

  • "We absolutely loved our stay!"

    Everything was spotless on arrival, and the property is furnished to the highest standard. Thank you for our welcome basket too which had bread, milk, bacon, butter and treats - even a bottle of Prosecco and Beers. We couldn’t have asked for a better place to stay. Right on the edge of Grimwith reservoir, there’s no noise or light pollution and is the perfect setting to unwind. Jerry is very welcoming and nothing is too much of an ask, he really is a credit to the three cottages here. Highly recommend walking around the reservoir- 4.5miles. Lots of wildlife too in the area, it’s gorgeous. We loved our stay so much we have already booked Skyfell ( the cottage next door - same owners) so we can bring family along next time. See you again in December- can’t wait!! Andrew, Emma & Riley the border collie.

  • "What a fabulous property in an incredible location!"

    There really is a wow factor as you approach down the track and when you enter the building all of the little touches make it so homely and comfortable. The welcome pack was brilliant and very much appreciated. And having Jerry available for advice and help was brilliant, he is so friendly and welcoming. I will recommend this place to everyone... but will book my next week up first to make sure I get to come back again!!!

    The accommodation is of a very high standard with everything you need & has stunning views of the reservoir & surrounding woodland. As we arrived quite late it was lovely to find our log burning hot tub all heated & ready to use plus a fridge & picnic basket full of all the essentials including prosecco & beers! As mentioned by so many, Jerry was friendly & helpful with nothing being too much trouble...I think he needs to start his own fanclub!! Thanks Yorkshire, we'll be back to see you soon.

    The location is stunning, it is beautiful, quiet and very private. Lots of nice walks and pretty villages in the area. The standard of decor is very high and it was very clean with everything you would need. Gerry was on hand to answer any questions, he was really informative and friendly.   • "If you enjoy isolation in a glorious location then this is for you."

    We had beautiful weather which did add to the experience but the view looking to the Dales over the Grimwith reservoir with the birdlife was exceptional. The cottage was very well appointed with good heating and hot water etc. Well decorated and furnished throughout with the only negative comment that the decorative Flies on the dining room wall will not be to many peoples taste. We were warmly welcomed and dispatched by Jerry who was great.

    We stayed at skyfell back 2021 and now at Snave Barn in April 2022. This place is really at place to stay. The hole place is lovely. Down to the first time you drive down the lane and spot the houses, truly a wonderful scene.!! The houses are done out to the highest spec, the hole place is just wonderful. This will not be the first last time we go..!

  • "Booked Snave Barn for my husband’s 60th with the grown up children and their partners as the remote, quiet location appealed."

    Had a fabulous long weekend, the weather was perfect which did help. Walked around the reservoir every day, stunning scenery and wildlife. The barn is remote, and down a rough track, but worth the drive. The property was superb, couldn’t fault anything. The property is a great size and has been sympathetically modernised. The welcome hamper and food in the fridge were greatly appreciated. Jerry was at hand to support whenever needed. A lovely peaceful weekend was had by all - apart from when the local geese decided to squabble!

    A beautifully appointed holiday home with stunning views. The welcome pack was amazing! The only couple of drawbacks were the living room couch was extremely uncomfortable and the front door let copious amounts of water in when the rain was blowing towards it.

  • "The property is even more beautiful than the listing shows, the hosts were so lovely and had left a basket of goodies and essentials for us."

    We would definitely recommend doing a tesco online delivery for food and drinks for the day you arrive, makes everything much easier. The hot tub is wood fired as specified so if you’re wanting to use that make sure you start the fire up a few hours prior so that it will heat up in time as we were oblivious to this but the caretaker was helpful and assisted us over the phone. Would definitely recommend booking, amazing views and such a luxurious home away from home.

  • "A group of 6 of us finally got to enjoy this beautiful barn having been rearranged from April."

    This barn is fabulous and in a beautiful setting. We were the lucky ones to get the master bedroom with en suite, it was amazing, although the other 2 bedrooms are lovely and plush too. There was everything you could need in the kitchen (although we would have loved a teapot) but thats us being very picky! We had a lovely welcome pack on arrival and we enjoyed the chilled bubbles in the hot tub. We arranged for a tesco delivery to arrive on the day we got there. Jerry met us on arrival, what a really lovely man, he is wealth of knowledge and a credit to the owners. We had many walks, some more eventful than others lol! We would most definitely consider booking this place again, if its peace and quiet that your looking for, then this is the place.

    The property is pretty remote with beautiful views across the reservoir. We were lucky to get amazing weather so we saw the countryside at its best.     From arriving and driving down the track to the cottage with brilliant views, to the size of the bedrooms throughout and attention to the finish and level of luxury. On arrival we were met by Jerry, who looked after the cottages. He was more than helpful and showed us how things worked. Nothing was too much trouble for him to sort, throughout our stay. On arrival there was a hamper with items such as bacon, popcorn, crisps and prosecco. The cottage was cleaned very well and presented even better. The hot tub at the rear was the perfect addition to relax in of an evening, over looking the reservoir and the hillsides around. All you could hear was the water and wildlife. From the cottage there was a lovely 4.5 mile walk around the reservoir and a further walk towards Stump Cross Caverns. I would recommend this cottage to anyone thinking about it as you will not be disappointed. Jerry is a credit to the owners as he makes sure everything is sorted throughout your stay (and will return items to you if you leave them behind....oppss).   • "I have emailed you with regards to 3 of the 7 days at this property we did not have power."

    Electric, gas or water. We had an 8 month old baby with us and it was very stressful during the cuts in power which was due to a generator not working properly. A real shame as this place is stunning.

    Our apologies that you had interrupted electricity supply for one hour each on two days and for a half hour on a third separate day. Our properties are rural and isolated without mains utilities and very rarely there may be an interruption but this is never for longer than an hour as our Engineers are always on call. We always have a constant supply of gas and bottled water should there be any interruptions. Property Owner

  • "Snave Barn exceeded all our expectations."

    It is in the most beautiful remote location imaginable with fabulous views across the reservoir. The barn is very spacious, with the comfiest beds and a very well equipped kitchen. The log burning hot tub was a real treat at the end of the day and all the logs were supplied which again was brilliant. There are lots of walks from the door and the wildlife is plentiful (during our stay we saw Barn Owls, nesting Oyster Catchers , deer and a plethora of other birds. We thoroughly enjoyed our stay and didn’t want to leave! I have really tried to find a negative for the property but honestly just can’t! It was perfect.

  • "We had watched Snave Barn be developed and live only 20 miles away, we decided to have a staycation and booked the barn as Grimwith Reservoir is a favourite place of ours to walk."

    The Barn looks even better than in the pictures and we spent lots of time looking out across the lake especially at sun set. There is plenty of privacy and Jerry the handy man is so welcoming and helpful, he took good care of us all week. The beds were super comfy and a walk around the lake is a joy. We are going to book for next year, there was nothing we did not like. We recommend the Fish and Chip shop in Pateley Bridge and the old school tea rooms in nearby Hebden. Tesco’s delivered to use twice no problem.

    The view was phenomenal was honestly breathtaking we felt so lucky to have found this cottage. The cottage on our arrival was more clean than any hotel I’ve ever stayed in. Not only that, the attention to details was incredible. The host left us some treats such as a hamper, Prosecco and beer upon our arrival which we was not expecting at all. There was not one bad thing to say about the cottage and it made our weekend away even more amazing. Can not wait to be back!!

  • "Snave barn was finished to a high standard and the little touches like the hamper and bubbles that was left for us was amazing."

    We loved the decor and the view out over the reservoir. Nice and remote which was exactly what we wanted, but lots of walks right on the doorstep. Kitchen fitted with everything you need, smart TVs and a lovely wood burner! The hot tub does take some time and attention to heat up. Wouldn’t hesitate to recommend.

    . Luxurious design and comfort. Very spacious and well thought out. Everything you need is there and owner and maintenance man very helpful. Beds and bedding are very comfortable and dining room perfect for hosting. Perfect location.. Overall experience was perfect will return and also recommend

Grimwith Reservoir Cottages

Three striking cottages overlooking breath-taking Grimwith Reservoir, in a stunning remote location found in the heart of the Yorkshire Dales. Each of the cottages boasts picturesque 360 views of the encompassing glistening reservoir and the far-reaching countryside. These beautiful cottages feature gorgeous traditional stone walling and eye-catching oak beams, as well as featuring an incredible social space, fusing together a sleek newly renovated feel whilst keeping their traditional country cottage aura intact, fitted with woodburning stoves and elegant decor throughout. You'll have no trouble finding peace at these tranquil estates, with just the faint sounds of the calm water lapping and wind blowing through the thorny trees in the distance, lulling you into relaxtion. Its single steep street climbs from Low Hall at one end to High Hall at the other, and the surrounding meadows and pastures merge with wooded hillsides and bracken clad valleys to make wonderful walking countryside. Appletreewick is set close to a river and is home to two award-winning pubs’.
