  • "An enjoyable week in a comfortable property with good facilities."

    My wife was particularly taken with the conservatory where she spent a relaxing time watching the local wildlife. She was so inspired by it that she bought a bird feeder on returning home.

  • "Fantastic. Beautiful place in a stunning location."

    The property is really clean and comfortable. Kitchen really well equipped. We enjoyed the peace and quiet, and watching the birds. Can walk to a number of pubs in under 10 minutes. We'll definitely be back.

  • "Kial House is superb."

    The quality of the kitchen is excellent and all the fittings and equipment throughout the house are high spec and so well thought out. We loved the garden, the birds the outstanding views. The area is beautiful; the pubs were from a bygone age, places where people talked to each other and offered food that was wholesome and delicious. The walks along the River Wharfe. Skipton and the canal. And Kial House to return to for relaxation at the end of the day. We will most definitely return.

  • "If you want to get away from it all in comfort this is the place."

    Lovely house beautiful gardens and you can walk the dales straight from here. The only thing lacking is a pub in easy walking diatance.

  • "We felt really lucky that we'd found this gem of a holiday home for our family get-together, meeting in the middle between London and Glasgow."

    The house was beautifully furnished with care and attention to the smallest detail. The vase of flowers, the large fruit bowl, bottle of wine and essentials were very welcome and set the tone for a wonderful week. Our baby granddaughter loved watching the birds feeding, the cats mooching around and the hens clucking. Penny was super generous - we even came away with some of her foxgloves ("they grow like weeds here") for our garden... a perfect reminder of our time there. The photos and online description cannot do it justice. And it really is God's Own Country. Thanks to Penny and John.

  • "Kail House is spacious, comfortable, stylish, very well equipped and generously provided by the hosts."

    But it is the setting which makes it special, in a sheltered but sunny spot with access to lovely gardens and, not least, a bluebell wood. And there is so much to do in the area that you hardly need to move. Highly recommended.

  • "The property was perfect, we took our two little boys for 4 nights and it was absolutely perfect."

    We bird watched every morning, spotting the woodpecker who turned up everyday. Everything you needed was there, even a bottle of bubbly and an Easter egg for the children which was a beautiful touch. I would highly recommend staying.

  • "Kail House lived up to the previous reviews and listing description, providing a thoroughly luxurious and estately retreat in the heart of the Dales, yet within easy, picturesque walking distance of dales, the river and pubs."

    One could readily immerse oneself in the views, location and atmosphere of the house and even without leaving the property be touched by nature. The house has been lovingly and exquisitely presented, with everything one could possibly want provided; we were made to feel incredibly welcome on our Easter break where the owners had thought about everything we could have needed. John and Penny are very attentive, nothing was too much trouble. Thank you, we would thoroughly recommend.

  • "An outstanding property in an idyllic location with spectacular views."

    We were lucky enough to be the first ever guests at this exceptional property and we cannot thank John and Penny enough for their friendly, warm welcome. This spacious home from home is spotless and tastefully decorated to a very high standard; there’s everything you need for a cosy, restful, relaxing stay. The huge kitchen is extremely well equipped and arriving late at night we particularly appreciated the welcome pack provided. The bedrooms were very comfortable and well furnished, and the blackout blinds meant we slept soundly. The house is set in a beautiful garden with breath-taking views and is ideally placed for walking and whiling away the hours enjoying a tasty lunch or drink in one of the local cafes and pubs. Our mornings were spent lazing in the conservatory, which is the perfect spot for bird watching. We were lucky enough to spot a woodpecker and were entertained by the antics of the pheasants, chickens and cats. Afternoons were spent exploring some of the many walks in the area. We enjoyed taking in the scenic meandering river routes to Grassington and Appletreewick followed by a well deserved drink in one of the local pubs. And after all that fresh air we returned in the evenings to the warmth of a log fire in the lounge which had a great range of DVDs, books and games to keep us entertained. We have had the most relaxing holiday and look forward to returning. John and Penny have put a lot of love, care and thought into making Kail House the perfect retreat. We would highly recommend this exceptional property.

Grassington is one of the most charming villages in the Yorkshire Dales National Park. Traditional stone cottages and shops are clustered around the cobbled market place, offering exceptional shopping facilities for a village of this size, with a monthly farmer’s market offering a mouthwatering range of organic and homemade local produce. Situated on the River Wharfe, with the extensive Grass Woods to the north of the village, this is a superb walking area. Down dale is Bolton Abbey with the Abbey ruins, the Priory and the famous “Strid Walk”. A little further is the elegant town of Ilkley, overlooked by the famous Ilkley Moor. Up dale are Kettlewell and Buckden boasting spectacularly beautiful limestone scenery.
