The property

High Wray House is a superb Grade 2 listed country house that was originally built in 1728 by the Wilson family, (a family who owned and farmed much of the land across the Hawkshead, Coniston and Langdale Valleys), and who built and extended this imposing house to reflect their status.

High Wray house is a truly wonderful property that lets you escape the hustle and bustle of today’s modern world by relaxing in peaceful and comfortable surrounding and lets the house reveal nearly 300 years of life in the heart of the Lake District.

The original property was extended and refurbished in the late nineteenth century and this defines the layout of the house.

The ground floor rooms, to the west of the house, reflect the original building with slate floors, pretty windows, cosy fires and traditional country kitchen.

The upper floor to the east reflects the Victorian extension with high ceilings and tall windows, perfectly framing the views from the elegant lounge and first bedroom.

The four bedrooms are all beautifully finished and guests will easily be spoilt for choice.

A roll top bath takes centre stage in front of the window in the main bathroom.

A beautiful Kirkstone slate walk-in shower is the feature of the second bathroom.

Beautiful gardens wrap around the house and include an orchard, wildflower garden, a formal lawn with breathtaking views over Lake Windermere and the mountains.

Staying at High Wray House is simply not like any other holiday cottage in the Lakes, it is a whole experience that will form fond memories for years to come.

Accommodation in detail: The current owners are a family with children and fell in love with High Wray house as a retreat from their busy lives.

They have tried to leave as much of the building untouched, decorating where necessary but allowing the age of the listed property to tell it’s story.

The house is simply furnished in a modern / mid-century style with a focus on rich and quality materials.

The gravel path winds through the garden to the front door of High Wray House, where the date stone stands above the front door, a memorial to the proud Wilson family who built the house in 1728.

Step inside to a large hallway with plenty of space for boots and jackets.

The inner hallway links all the principal ground floor rooms; a cosy sitting room with leather sofa, lounge chair, TV, wood burning stove and pretty windows overlooking the garden.

A family kitchen / dining room with a feature / log burning stove, a large family dining table, window seat with views over the Central Fells to the Langdale Pikes, large kitchen island and American style fridge freezer.

A back kitchen supplements the kitchen space with modern oven, hob and storage for pots and pans.

Stairs from the hallway lead up to a half landing where a door opens to one of the house’s great secrets – the listed WC!

Continue to the upper landing and as you reach the top of the stairs the tall landing window offers the first glimpse of Lake Windermere.

An elegant, well furnished lounge with a high ceiling, tall dual aspect windows is a perfect place to relax and enjoy the views of the high central mountains or Lake Windermere.

Equally this is a great socialising space with plenty of seating – perfect for a wind down after a day in the fells.

Across the landing the first bedroom also enjoys views across the lawned garden to the lake and the hills beyond.

Choose from any one of four welcoming bedrooms; all presented with kingsize beds, furnished to feel warm and inviting.

All bedrooms have good window coverings to block out the light and aid a good sleep.

Most window covering across the property are the charming and original wooden shutters.

The bedrooms are complemented by a bathroom and a shower room.

The bathroom features an imposing roll top bath from where you can relax and peak out to the countryside beyond and includes a basin and WC.

The shower room includes a large green slate walk in shower and basin.

Please note this property is not suitable for children under 5 years old – this is an old property with un-even floor surfaces internally and externally.

The property will also perhaps not be suitable for anyone with mobility issues.

Externally the grounds include an orchard, wildflower garden, 2 separate seating areas; one with breathtaking views over lake Windermere and the mountains.

The gardens are truly magical; a product of hundreds of years of care and keeping the grounds just on the right side of tame.

The driveway will accommodate at least 3 cars with additional parking for more cars on the Southern and separate driveway entrance.

There is a secure bootroom and garden storage room that can be used to store outdoor equipment and bikes.

About the location

HAWKSHEAD

Ambleside 5.1 miles; Kendal 17.4 miles.

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy! Newby Bridge is ten miles away and offers attractions such as the Aquarium of the Lakes and Windermere Lake Cruises, sailing daily between Ambleside, Bowness and Lakeside. With stunning scenery and numerous attractions within easy touring distance, Hawkshead is in an ideal location at any time of the year.
