  • "A quiet and peaceful location."

    A quirky little cottage which served our needs for a short break. We had everything that we needed. Only a couple of head bumps from low door frames! Lots of wild life to watch from kitchen window. The local pub was very handy for eating out and dog friendly.

  • "The description was not correct, you have to walk though the main bedroom to get to the 2nd bedroom."

    If I had known this I would not have booked this property. Couldn't open windows as all shrubs trees was covering the windows. No hard rail on the stairs. The garden is in a terrible state overgrown with large nettles dead shrubs and weeds everywhere. Wood around back patio is dangerous. Overall not value for money, and I would not recommend this property. I choose this property for the location which was great, but badly disappointed with the lack of uo keep. Maggie

  • "We had a wonderful time at Broom cottage."

    It’s charming, comfortable, well equipped and there’s a great outdoor space for humans and dogs. Beds are comfy and it’s all very clean. Beware the low doors to kitchen but really not a problem as long as you ‘duck’. Great place to explore from. The local pub is friendly and has good food.

  • "The cottage was perfect- yes, you do need to be aware of the low doorways but you soon get used to “ducking “as you’re walking around."

    Its location, for us at least, was ideal- really quiet and peaceful - being woken up by birdsong was a real treat! We have a dog and she loved the place just as much as we did - wondering around in the back garden(which was totally dog safe - ie no escape routes). Possibly our favourite aspect of the cottage, and of East Rudham for that matter, was that there are loads of walks right from the front door which was great. You’re only about 30 minutes from the coast which has some wonderful dog friendly beaches - the beach café opposite the RNLI station at Old Hunstanton is a must. Perhaps the only thing I would mention to the owners is that the small shed in the back garden has no room in it for bike storage - this didn’t affect us but anyone thinking of taking a bike would be disappointed. Other than that we can’t fault the cottage - I’m sure we’ll be back.

  • "A cosy cottage in a lovely quiet village."

    Ideal for a relaxing getaway. Approx 15 miles from coast and other lovely places to visit in North Norfolk. Cottage itself was well equipped and very clean. Enclosed, well fenced, back garden was ideal for us to leave the back door open for our dog to safely poddle in and out. Would certainly consider going back for another holiday here.

  • "A very welcoming and comfortable place to stay."

    I did though feel like gandalf visiting the hobbits, having to duck low to get through the front door but I learnt in the end. A quiet and restful house. The only thing was that some of the pans were past their sell by date. Other than that it was well stocked and nice to return to after a day out and about.

  • "Lovely, tranquil cottage with a few challenges, like the upstairs layout and low door frames but these are clearly described so we were well prepared."

    Great for dog owners with a safe garden and room for our 2 small dog crates. Good location in a village with a great pub and cafe. Owners were helpful and the neighbours are lovely. I did miss having a washing machine as we were there for two weeks.

  • "Broom Cottage is a little gem and perfect location for exploring all North Norfolk has to offer."

    The cottage was spotlessly clean, loved the bright, modern kitchen which was kitted out with plenty of equipment you might need if cooking and eating in. Our weather was stunning so taking breakfast in the cute little terraced garden was a perfect start to each day. I made sure i topped up the water for the many resident garden birds! and watered the hydrangea outside the front door - it was extremely hot weather and it looked like it had suffered a bit over the last 2 weeks. It had perked up by the time we departed though. We so appreciated the addition of the cool fan tower in the bedroom - a total must for the small twin bedded room in hot weather.. Beds all very comfortable. The only small comment i would make is that we were not aware of the 2nd bedroom only being accessed by the main bedroom - this was not ideal when needing to use the bathroom in the night. Perfect for a family but perhaps should be pointed out for other dynamics. All in all a fab stay. Apologies i forgot to write feedback in your sweet little book.

  • "Lovely little cottage had everything we needed."

    Second stay and would definitely visit again. Only small thing (which I know you are aware of thank you for the notice about it ) was the chipped step in the garden my dogs are big and caught their feet a couple of times on it and tripped a small dogs leg may go down the crack. This is not a complaint by any means and I'm sure you will sort it as soon as you can judging by the high standards you obviously have.

  • "Lovely cottage near local pub and dog walking areas."

    Only drawback low door frames (we both collided with them) and slightly uncomfortable seating. Stairs not an issue with us but could be for the less able. Friendly neighbours and an ideal situations - we visited all the places o0n our list. An enjoyable stay. Chris Saggers

    Very clean. Lovely welcome pack including a chalkboard sign saying Welcome to Broom Cottage, which we thought was very nice. Cottage located in a quiet area which was what we wanted. East Rudham is a lovely little village.

  • "Broom Cottage is a bijou charming cottage."

    I have stayed here several times and it never ceases to impress. It is tastefully furnished and set in a delightful Lane off of the beaten track. If you are a bird lover you will love it.

  • "We came away from our break with mixed views, yes the cottage is quaint and the surrounding location is a bonus, however the issues that we had, due to our family dynamic, did dampen our break."

    The decor of the cottage is lovely, the kitchen is compact but has what you need, the bathroom is well maintained and the beds are comfortable. The enclosed garden was perfect for the 2 year old to explore and he also enjoyed watching the birds. The biggest issue for us was the upstairs layout, had the sleeping arrangements been made clear we would not have booked this property. The twin bedroom and bathroom are both accessed via the main bedroom. While this will suit a family, this caused us some issues. I did contact the owner prior to posting this review and was offered a gesture of goodwill, she was very responsive and I felt I was listened to, however, I do suggest that the description is updated. Another practical addition would be a clothes airer, the weather was extremely wet and we found it very difficult to find anywhere to hang out coats so that they were dry for the next day.

  • "We had a really nice stay and the cottage was comfortable (apart from the low height - we banged our heads on the doorways so many times!"

    ) but it could have been cleaner, especially the kitchen floor. The kids’ feet/socks were really dirty after walking around and we had to clean under the breakfast bar when we got there as there was a lot of pet hairs. We couldn’t find an oven glove. Maybe just missed it but that would have been handy and a washing line for hanging beach stuff outside to dry. Other than that the cottage had everything we needed and the beds were comfy. Good selection of DVDs and games. The outside space was nice too.

  • "The cottage is very quant and perfectly located to be a base to explore Norfolk."

    We had an issue with the shower but the owner resolved it very quickly by arranging for a replacement. She couldn’t have dealt with it better. The sleeping arrangements wouldn’t suit everyone but they were fine for us. A washing machine would have been helpful because we had a car sickness incident but we got around it. Other than that the cottage has everything you could need and the hosts really did go above and beyond. For the area: Worth knowing that Fakenham is the nearest place to find all your essentials but The Crown and Janes Coffee Corner are wonderful spots in the village for food. I would recommend booking at The Crown though It was a lovely staycation at a very sweet cottage.

  • "It was a lovely cottage but, the cleanliness was far below expectations especially in Covid times."

    We experienced dirty crockery , fly infested table mats, cobwebs and dirt around the shower area, to name a few. However the worst of all was was after we stripped the best prior to leaving and found a large stain on the mattress and on the duvet. We were disgusted to think we have slept in that bed with its crisp white linen! Although we liked the cottage we don’t feel we can go back unless improvements are made.

    Thanks for your feedback, please accept our apologies - we have replaced the mattress. We do replace, maintain and decorate all the fittings in the cottage on an ongoing basis in line with requirements and feedback - we prefer to address immediately/asap so it is always best to hear of any issues as soon as possible. We do appreciate that as a result of Covid, concerns around cleanliness are especially high at the moment. The precautions taken by the cleaner are as per government guidance but we are seeking to adapt further and will continue to monitor effectiveness - and we are further revisiting the cleaning and inspection process with the cleaner in the light of your comments. Unfortunately we cannot exclude the possibility that the odd fly or spider makes an entrance in the cottage - it is a period property in a deeply rural setting. We do hope you enjoyed your stay otherwise. Property Owner

  • "When we arrived at this cottage it showed complete tranquility."

    The area was very quiet and peaceful. When we went inside,the property was immaculate, it was well furnished clean and tidy and the bedrooms and bathroom were very comfortable. I would highly recommend Broom Cottage to anyone who wants to take a trip back in time ( the outside ) but once inside it is a very quaint property. One of the neighbors was very friendly and whilst walking our puppy she kindly told us about some lovely locations to visit. Would like to thank the owners, for allowing this cottage to be used by complete strangers, who knows what your going to get when a stranger walks into your property for the first time, there are moaners and there are happy people, we are a happy one. On the day we arrived we got there early, so I called and spoke to Mr A and he kindly said yes just come we are just finishing off some gardening and will be leaving shortly. Thank you for allowing us to use Broom Cottage for our first stay away during this COVID time. Martin R

  • "As a family of four, the space was a little compact and the configuration of the upstairs felt like a one bed with a converted storage space making the second bedroom."

    I think it should be highlighted that privacy could be an issue as access to both the second bedroom and the bathroom is via the main bedroom. Some aesthetic touches and changes to furniture would elevate this property considerably. More comfy seating in the living room and some attention to the rear would provide space to relax and maximise the existing features such as log burner and the lovely location. Cleaning seems to have improved based on the reviews, but we still found that considering the Covid-19 factor, that a number of things were not to the right standard, the tv remote was dirty, there was a cheesy wotsit on the floor of the bedroom, dust on the surfaces in the kitchen. Nothing too chronic but certainly details that we felt should have been better considering the current climate.

  • "It was filthy."

    Absolutely filthy. One read of the grease encrusted visitors book there are complaints of hygiene dating back years. I was booked with my elderly cancer patient father to stay during the Christmas period for 4 nights but went home after 2, as 2 nights breathing in thick black mould from every corner of the bedroom was too much for my lungs to bare. The state of the whole place was thick with dust, grease and grime.; spiders webs non living insects and mould. This stay was during COVID. All commercial rentals are legally bound to be deep cleaned after each stay. This place has not had a decent clean since the start of the Black Plague let alone covid. I left and went home and complained that night. Why didn't I complain at the time? Quite frankly if the standard of cleanliness and hygiene was deemed acceptable then the last thing I wanted was to let these non covid compliant strangers who thought this acceptable to come into the hovel with mine and my fathers belongings insitu. I was refused any refund

    We fully appreciate and apologise for the cleaning problem experienced at our cottage. We employ the largest cleaner of holiday cottages in Norfolk and they have several mechanisms in place to ensure this scenario should never happen - to us or any other holiday cottage. We will be investigating this further with the cleaning company to ensure this never happens again. As you can see from historic feedback these incidents and very rare and had we been made aware action would have taken during your stay to rectify the issues.   • "The cottage hadn't been cleaned from the previous lodgers when we arrived."

    It was extremely dirty, there were used towels and bed sheets with stains lying around... very disgusting. It took several phone calls and several hours to have the cottage cleaned. They were very apologetic and offered us a 30£ discount. However, taking into account we are in covid times, that's simply not acceptable.

    We fully appreciate and apologise for the cleaning problem experienced at our cottage. We employ the largest cleaner of holiday cottages in Norfolk and they have several mechanisms in place to ensure this scenario should never happen - to us or any other holiday cottage. It is the first time in 5 years that is has happened to Broom Cottage. The cleaning company has apologised and recompensed for the inconvenience. They assure us this has not happened before and are investigating how it did happen to ensure there is no repeat occurrence at our cottage - or at any other. Covid safety is the highest priority for us and we provide track and trace and sanitiser facilities for the cottage, which is cleaned in line with covid safety requirements after every visit.   • "We stayed at Broom Cottage ,Rodham in December 2020 ."

    It was excellent , very quiet & peaceful which we like . All one needed was provided . A nice welcome pack was provided which we appreciated . There was also a wide selection of interesting books about the area ,good selection of board games & DVD"s . Mrs Abbot was a very helpful lady also . We certainly would like to visit this charming bijou cottage again !

  • "The cottage is in a nice location at the end of the lane."

    However, this cottage is in need of some TLC. The oven needs replacing as unable to read dials and also needs a very good clean; with oven trays being rusty. Skirting boards were dirty which need a good clean and paint. The shower is very small and the seals are discoloured on the screen, which made it particularly unpleasant. We felt that the cottage was more suited for couples as we had a lot of discomfort and seating for 4 adults would be difficult. Bathroom is situated in the main bedroom however is shared between all guests therefore you have to walk into the main bedroom to get to it, which is very awkward. So if you come out of the twin room you will be entering the master bedroom which is again awkward.

  • "The cottage in a good quiet location."

    Cleaners left all cups and glasses dirty . Dishwasher required both salt or rinse aid which the cleaners should have noticed. Doors especially upstairs need a coat of paint and shower not pheasant with cracked tiles and brown stained sealant. The above not good but the worse part was the garden , obviously not been touched this year , full of weeds, over hanging hedges, rubbish cuttings from last year dumped at the side of the cottage . Broken tiles and sleepers . The garden could be really nice if time and care spent maintaining it.

  • "The cottage is in a quiet lane, a peaceful location, and we enjoyed our few days here."

    We went in March and the kitchen was very cold, having just a small floor-level fan heater. The living room and bedroom each had an electric radiator which were efficient, but we had trouble keeping the woodburner alight - either the dampers aren't working properly, the chimney needs sweeping or maybe the wood is too green. No lovely cosy fire unfortunately! The kitchen is well-equipped, the bed and pillows comfortable. The garden is secure for pets. The stairs may be tricky for some as they are the traditional Norfolk winder staircase which are often found in these little cottages.

  • "Cottage warm and comfortable but settee very uncomfortable."

    Unfortunately we have always had a welcome pack, if only milk and biscuits but there was nothing at all. Blind in kitchen broken, sink plunger very stiff in bathroom and bathroom door top hinge very loose. We left them note about these . Could have done with list of Doc, dentist, vets numbers. Couldn't find any or bin days.just little niceties we come to expect of Sykes

    The only problem was the doors are very,very small, I'm 4ft 11& just could walk through. My partner is5ft 10 & he had a couple of nasty head bangs. Needs to be pointed out.

  • "What I most enjoyed about this gem of a cottage is its tranquility."

    It is situated down a lane which is an unmade up Road so no passing traffic just the sound of birds. It has a very private garden backing onto a Meadow and there is also a Meadow at the front. The cottage is small but charming. Have already booked my next trip.

  • "We had a lovely 5 days at Broom Cottage."

    It is a charming little cottage, the weather wasn't kind so we especially appreciated the log burner. The cottage is in a lovely quiet location, but well placed for days out with the dog, and we were super impressed with how dog friendly Norfolk is. We had everything we needed to self cater for the week, and everything was clean and fresh. There are instructions for all appliances and helpful guides in the welcome pack. We are planning our return visit.

  • "This a nice cottage in a good location, and with good facilities we particularly liked having a dishwasher."

    The outside area was very private and we enjoyed sitting on the patio listening to the birds. The only reason we will not return is because we are getting old and I am almost 70 and my wife has severe arthritis in her hands and feet and we both found climbing the stair difficult.

  • "Broom Cottage is charming, very compact, but well set up with everything required."

    The wood burner makes it cosy in the evenings and the enclosed garden is a great benefit, especially if you have dogs. The location is quiet and peaceful although just a few minutes walk to the Rainbow shop and the Crown pub, both excellent, plus the wonderful coastline and the many pretty North Norfolk towns and villages all within easy reach.

  • "Lovely secluded cottage in a very quiet backwater."

    Very picturesque and pretty. Great base for exploring the North Norfolk coast. Wells about 15 minutes away. The cottage was tastefully decorated with neutral walls and furnishings. Internet fast and strong (an essentail these days!). The kitchen was well laid out with everything you would expect in a modern home. Clean and very functional. The village was pretty with an excellent pub and Cafe. The pub was very tasteful with friendly staff. The holiday was very restful and our lovely Cavestie enjoyed the enclosed and safe back garden. Will use again.

  • "We had a fantastic week in late August at Broom Cottage."

    Perfect for families with youngish kids, probably wouldn't recommend for four adults or families with older kids especially if they are tall. The back garden and patio were much bigger than expected which was nice. The kitchen was well equipped and everything was clean. Having read previous reviews we turned up with towels, dishcloths, tea towels and Cillit Bang mould remover etc but didn't need any of them. Handy for the north Norfolk coast including old Hunstanton, Brancaster and Cromer, our favourite was Wells / Holkham Bay but it was all lovely. The village of East Rudham is lovely too, with an excellent butcher who smokes his own bacon and the Rainbow Stores is brilliant too. The kids want to go back next year!

    Cottage was smaller than expected But we managed The garden was over grow with weeds and brambles While we were out Someone came and cleared some of the weeds I think we should have been informed that they were coming Or should have been done on change over day There was also a lot of rubbish left outside the property We did clear up and get rid of most of it when bin men come But you don’t expect to clear other people’s rubbish

  • "Lovely cosy cottage."

    Very well equipped. Peaceful area and great for long walks with the dogs. However the garden really needs urgent attention, could do with another 2 seater sofa rather than the single chair especially if there are 4 people staying. Baking trays need renewing !!! We took our own sun loungers, pleased we did as the ones there were very dirty.

  • "The garden was in need of some tlc."

    Very overgrown bushes and plants. Stinging nettles weeds and brambles all around the garden back and front. The cottage could have been cleaner. Dried dog food at the side of the fridge. Skirting boards very dirty. Shower cubicle by the sink disgustingly dirty. Second bedroom very basic. No wardrobe and put u up beds. Which were actually conformable. At truly gorgeous little cottage and in a very quiet location in a lovely village. Suitable really for two. Not suitable for a family of four. As there is not enough storage in the bedrooms and only one sofa and a single chair in the lounge. We had a lovely week in Norfolk and the weather was lovely too. My son hit he's head many times on the low door frames. So you must be careful of that.

  • "The cottage lacked TLC both in and out."

    We only had one toilet roll in the bathroom. There were no bin bags in the kitchen, towels, dish clothes, or hand soap.After banging my head a couple of times on the door frame you do remember to duck. It was quite central to everywhere. We will definately visit Norfolk again, and stay at the cottage with the changes done. The only down side to the holiday, we broke down on the way home but it was our last day, and we got home with thanks to the AA. This is our second time through Sykes and we will use them again next time.

  • "I think that people who have asthma should be warned that the bedding in made with feathers."

    More than that in the small bedroom there is quite a lot of mould at the head of the bed and the inhabitant is therefore breathing in spores. It was a nice little cottage for two although the shower was very small and the kitchen could have done with a few more kitchen instruments. I liked the cottage but not the damp in several places.

  • "The cottage was very charming but we hit on a problem as soon as we arrived on the Saturday."

    The smell of damp in the kitchen was very strong and so I had a good look around to find there was a bowl under the sink overflowing with stagnant water complete with spores. I tried to remove the bowl but soon realised the S bend was obstructing it. Also I was mindful of causing a greater problem. I contacted you but did not hear further. I also tried to contact the owner but did not get a response. On the Monday I contacted you again and soon heard from the owner who then came over to deal with the problem. She arranged for a plumber to call the next day to fully resolve the matter. However the main issue here is that I should not have been faced with this problem. The management and cleaning is clearly lacking and it was quite apparent the bowl of water had been there for some time. I appreciate the weekly rent was quite reasonable but there is a minimum standard and quite honestly I felt that some furnishing was tired and dated ie bed and sofa.
