  • "This property has become run down the garden was overgrown in places."

    Inside it was musty smelling and the central heating did not seem to work at times.We where very disappointed with this property as it is beautifully located

    Really sorry you were disappointed. We do have a gardener who visits regularily to do the lawns but we intentionally do not cut hedges or overly weed during the summer months to make the environment as nature friendly as we can. The central heating is controlled from the boiler and when guests are not straying is set to twice a day in summer and is then controlled from a thermostat in the hallway. This controls costs and stops energy wastage when the property is empty. When guests are staying the boiler can be switched on from the control box in the boiler cupboard to 24 hours and the heat still controlled from the thermostat. We will put this information into the property manual when we are next at Rooks. Property Owner

  • "Rook Ache was a nice place but had a few problems."

    Reading the feedback on the visitor book they don’t seem to be repairing them. We had a electric problem we couldn’t use anything but Skype sorted out for us. Also front door wouldn’t lock from inside and there was a leek under sink, it could be a lovely place but needs sorting and l thought it was quite a lot of money,l use Skype ever year never had a problem before a jasper

    *Owner response. I am sorry you had some issues during your stay at Rooks. The tripping of the consumer unit is a necessary safety mechanism caused by a faulty appliance or an overload of the system and was a one off. All appliances are tested annually. The consumer unit tripping has never been reported in the 20 years that we have owned the property. It is also easy to rectify. The door is a stable (split) door style. The top door is locked and holds the bottom door and this we believe works fine. From the inside it is difficult to bolt the top door to the bottom door however. The front door has been an irritance to a few guests now so we will replace it at the end of the season with a more conventional door. The leaking waste under the sink was unacceptable but hidden and minor. The fix is being arranged by Sykes. *The Lyme Bay Team We were glad that our maintenance team were able to assist you with the electrics tripping. We were not aware of the other issues mentioned and will organise to take a look at these. Property Owner

  • "Lovely setting and so peaceful, and plenty of room."

    Estate great for dog walks. Bungalow well equipped, but sadly beds for us were not that comfortable, sorry. Did try and get to the private beach but steps down were steep and in our view quite dangerous . If you want to really get away from the hassle and bussle this is the place for you.

    Thank you for you response. We're glad that you liked Rooks. The beach is a bit of an adventure to get to. It does depend on how the weather has been. Work is done on the track periodically but the nature of the undercliff does mean that the path can be unpredicable. We will be replacing the mattresses at the end of the season. 4/3/2024 Mattresses replaced. Property Owner

  • "Great place, but feel you're missing a great opportunity here."

    Damp in the Living Room and condensation in the Conservatory needs to be addressed, kitchen worktops need to be sealed or replaced and scolding hot tap in the bathroom should be looked at. Would also benefit from a second toilet. Not sure when the last let was but the property smells a little musky.

    Really sorry about your experience. In winter if Rooks hasn't been let the timed heating clearly needs adjusting so that it is on more. When the property is in use there are no issues with damp or mustiness. Property Owner

  • "Stunning location, property was dirty, spiders webs all over the bungalow, had not been vacuumed."

    Old oil smell thoughtout the property. Cutlery and plates were all dusty and dirty after being left in cupboards for a long period of time,worktops very sticky. Couldn't open one patio door to conservatory due to apart of key broken in lock.front door very difficult to open and close. No access to private beach as a coastal path.

  • "We really enjoyed our stay at Rooks acre however there were a few items lacking in the kitchen."

    Oven Gloves, measuring jug, whisk, mechanical timer and scales. (Digital ones supplied batteries were flat) A lot more cutlery. Some plastic cups and plates for using in the garden and some proper bbq tools including a brush to clean with. Also remove the rusty, split trampoline in the garden before someone hurts themselves. Also, and this is aimed at Lyme Bay Holidays, you are using Covid as a reason for reducing services. Why should we have to strip all the beds and put them into bags in the name of Covid? It’s ridiculous. Also you had left all the dirty linen from the previous tenant piled up in the hall. I did email Mia regarding this but nothing was done about it. One other point, I think not leaving a nice welcome pack like you used to before you became part of Sykes is a mean spirited move.

The property

Boasting a superb location on the historic Rousdon Estate close to Lyme Regis, is this attractive and well-presented holiday lodge, Rooks Acre which is ideal for families on holiday in the area.

The open-plan sitting room welcomes its guests and is a beautiful introduction to the property.

The room is light and airy with an extensive seating area, feature wood flooring, a woodburning stove and doors leading through to the conservatory allowing maximum light to flood in and creating a truly inviting space.

The dining area in the conservatory is set out ready for visitors to enjoy delicious food prepared in the fully fitted country kitchen where you will find everything you need to create fabulous holiday cuisine for the whole family.

When bedtime calls, there are three well-presented bedrooms and guests can choose from either of the two doubles or the single with pull-out truckle bed; all offer a chilled out space and sanctuary to guests after a hard day out holidaying.

When the sun is shining in Dorset there is nowhere nicer to be so why not spend some time alfresco in the gardens, check out the sea views and soak up the rays?

Tunnel Tree Tops high ropes and zip wire near Charmouth are well worth a visit with days out to Axe Valley Wildlife Park, Pecorama, Seaton Tramway and Beer Heights Light Railway all within easy reach.
