  • "The house was very nice, well equipped and finished to a high standard."

There were a few small things which could be improved. Locks on bathroom doors, wobbly taps, one toilet flush button broken, one towel rail off the wall. Bad smell and damp? on ground floor. Cushions in living room had frayed covers. Instructions and emails had inconsistencies eg re rubbish. Car parking space could have fit a third car if better organised. Outside area needs attention as it was unusable because of moss etc. Seaton itself was disappointing. The worst thing was BROKEN DISHWASHER for the duration which was awful.

  • "Highly recommend this Property, firstly a big thank you to the housekeeping team everything was spotlessly clean."

Elegant, very comfortable, spacious, bright and fresh property with everything we needed, the minor addition of larger bath towels and connect wifi to the TV in the upstairs lounge for the younger member's would be our only suggestion for improvement. The ground floor was all on one level in fact like a separate flat with a small lounge with smart TV so ideal for multi families or members of the party who prefer their own space. The location is ideal, very central to all amenities but peacefully situation with safe parking and the bonus of being very dog friendly. We had a wonderful family get together in East Devon, such a lovely part of the world. Thank you to the owners for providing a first class stay.

  • "We were a large group of adults and two small children."

The property was perfect as the family with the small children could occupy the ground floor with its own living room and kitchen, perfect for those early morning wake ups without disturbing the rest of the group. The property was nicely decorated and comfortable. We have only marked down the 'comfort' because we were unable to get the heating to work. It came on occasionally on the ground floor but didn't come on at all on the top two floors and, being New Year, it was cold. There were no instructions and we were unable to contact anybody to help us which was frustrating. Being such a large house, this did unfortunately make our stay less comfortable. Other than that, it is a great property in a good location and we would recommend it.

We are really pleased that the property was to your liking and suited the needs of the whole group. We do have a 24/7 customer support line available to assist with any issues experienced during your stay, so apologies if the details were not available within the guest Welcome Folder. • "Fantastic property, very spacious, clean and well stocked with adequate crockery, utensils etc for the number of people, something not always present."

The only comment I would make, is that it would be great if the 2 wooden pillars outside the property could be removed to enable 3 cars to be parked outside the property as parking in Seaton is not easy and with the size of the property there is always likely to be more than 2 cars.

  • "We had a very good holiday and all the facilities provided were first class."

As the number of guests could be as many as ten the number of cars could be as many as three. Parking in Seaton is expensive and it would be ideal if the parking at the property could be increased from two to three cars. This could be achieved by taking down the two centre posts Some of the other adjacent properties have done this.

We're so pleased that you enjoyed your holiday and thank you for your comments. The Lyme Bay Team Property Owner

  • "We arrived to find the courtyard was very dirty, furniture badly in need if a clean and stacked up in the corner and with dogs mess evident."

We immediately emailed Sykes who eventually answered our email 2 days later. In the meantime we spoke to the owners who sent a cleaner who did sweep up but the area needed a proper power wash to clean the mildew off the furniture, decking and astroturf. We never did get to use the outside space which was one of our criteria when we booked our break. Very disappointed by the lack of action by both Sykes and the owners.

We're sorry to hear of the issues you experienced with the outside facilities. We work hard to ensure the property is presented to a high standard, and we apologise that this wasn't the case on this occasion. Please be assured we have discussed internally and with the owner, and we have agreed actions to prevent such a situation reoccurring. We hope you otherwise enjoyed your stay at the property, and hope you will not be deterred from staying again. The Lyme Bay Team Property Owner

Only downside is limited parking at premises but plenty of car parks close by. Had a small issue but was resolved very quickly by maintenance

Only minor complaint would be the limited parking, 2 places for potentially 11 people. But we knew that when we booked.

  • "The house is really well set up for big groups, with plenty of beds and lots of glasses, cups etc."

There are four bathrooms and an extra loo, which was great. The downstairs was cold, but the other three floors warm. We only used the middle living room, so it wasn’t a problem. There was plenty of space for twelve people. The Wi-Fi didn’t work, which was more of a problem for the younger members of our group. Sykes Cottages tried to sort this and the owners were on to it too. We really enjoyed our stay and the house is ideally situated to walk the beautiful coast path and for family groups. Thank-you

  • "On arrival we were very impressed with the property."

From the cleanliness and the actual space, which was even better than the description said and the photos showed. We were a party of 7 adults and 3 kids and we had so much space. Plenty of bathrooms, plus loo rolls and handwash everywhere. The kitchen equipment was first class in terms of amount and in big enough sizes to cook our Christmas meals with ease. Perhaps a few extra serving spoons, a slotted spoon or 2 and an extra fish slice would have been handy. Great to have 3 ovens over the 2 kitchens plus a small extra fridge freezer too. Even a wine cooler for our festive drinks. Lovely little welcome pack with tea bags, milk ground coffee, biscuits, chutney, nuts, fudge abd crackers. The only problems we had were the WiFi stopped late in Christmas Eve and the second kettle wasn't working. These were minor annoyances. All in all a wonderful house for a large group, just be aware there are four floors in all, so lots of stairs. Note, the cutlery drawer is inside the utensils drawer.

Very central and within easy reach of the sea front. House is very comfortable and suitable for a large adult group as well as a family. Kitchen very well equipped and spacious and another small kitchen too. Ideal for eating in. We all enjoyed being there. Beds very comfortable. Blackout blinds very effective in bedrooms.

  • "The property itself is lovely."

Beautifully and simply decorated and the layout is spaced nicely so visitors are not on top of each other. Also plenty of seating around the table, which was great. Fabulous location - really amazing for the town, beach and park, which the little ones loved (3 and 5yrs). What let it down for us, was the cleanliness - the last occupants washing was left in my 88 year old mum's bedroom! Given it was her birthday weekend, it was very disappointing this had not been collected prior to our arrival. The lounge area was still dirty with the last occupiers (I hope) breakfast cereal on the floor; the toilets downstairs had not been properly cleaned (ie behind the toilet seat and on the floor - photos available) and all of the cooking pots we used needed to be cleaned prior to use. The other issue we had was trying to locate the cutlery upstairs. As a family (of 10 - 4 generations) we were eating together but we could not find the cutlery! It was not until the agent came to collect the dirty washing that we mentioned it to him and he suggested where we might find it! Perhaps a label on the front of the cutlery drawer, located inside the big drawer, would go a long way for a stress free arrival and trying to feed two little ones and a travel weary party. One other thing that might be pointed out is that the top bedroom is accessible by a steep spiral stair case - not for the faint hearted - but I am told was lovely!

The only problem was that the washing machine did not work but as we were there only for 3 nights it was not a major concern.

  • "A beautiful house good location with parking for 2 cars."

It would have been useful to have put a sticker marked cutlery on the " secret drawer " to enable us to locate the cutlery without having to make two phone calls to the company. Downstairs floor was damp , smelly & musty. We were unable to use the bedroom to the left due to the smell which was a shame as we booked the property for the use of 6 bedrooms with 6 king-size beds. If this problem is rectified it would be worthy of a 10 star rating for recommendation and not the 7 which I have given.

  • "A beautiful, well equipped house, exactly as shown on the website."

The only problem was an unpleasant smell on the whole of the ground floor which made it unusable (one of our party did try on the first night but hardly slept because of it, so moved to the third floor on the second night. There were only 6 of us so fortunately there was a spare bedroom). If that problem can be sorted out it will be perfect.
