It's an old property and part of its charm is its quirkiness, there are damp patches on the walls but these did not detract from our stay at all. Garden fully enclosed so not even our escape artist dog could get out!

"Very disappointing – budget accommodation with no care or comfort
We were extremely disappointed with our stay at 2 Court Farm."
While advertised as holiday accommodation, the overall experience felt more like tired student housing than a place people pay good money to relax in.
The sofas are genuinely uncomfortable – essentially solid wood with minimal padding, making them painful to sit on or lean back against. What makes this more frustrating is that there is a visitor book in the cottage containing over 10 complaints about the sofas, yet nothing has been done. This clearly shows a lack of care or willingness to improve the guest experience.
The blankets provided in the lounge smelled absolutely disgusting, as did the whole of the downstairs area. There was a persistent smell of dog mixed with air freshener, which was unpleasant and impossible to ignore. This only added to the general feeling that cleanliness and freshness are not a priority.
The main bedroom has a very small double bed, paired with lumpy, uncomfortable pillows, resulting in poor sleep. The bathroom floor was particularly unpleasant, the type where you don’t feel it’s clean enough to step on barefoot. We found ourselves getting in and out of the bath without touching the floor, which says it all.
Throughout the cottage there is a strong “can’t be bothered” vibe. There’s no attention to detail, no finesse, and no sense of pride. Even the Christmas decorations reflected this: a tree dumped in the corner with about 10 random decorations, clearly not done with any care or thought.
The carpets are badly stained, adding to the overall feeling of neglect. I fully understand this is a listed cottage, my own home is listed, but that is not an excuse for poor cleanliness, worn furnishings, and a general lack of maintenance. Listed properties can still be comfortable, welcoming, and well cared for. This one is not.
I am genuinely baffled as to how Sykes have given this property 4 stars. It does not come close to meeting that standard.
We will never book through Sykes again, and I would strongly advise others to avoid this property. People work hard and pay good money for a holiday, this place simply isn’t good enough.

"Very happy with Court Farm and enjoyed our stay there."
Owners very helpful with a query about wood. Slight concern about the damp coming through the wall on the right hand side of the fireplace. There was a dehumidifier provided but no instructions so didn’t turn it on. Carpet in room with double bed was very grubby. Perhaps look at getting more comfortable furniture in living room.

"Very comfortable, practical farm cottage in a beautiful setting, ideal with the dog as there are lovely walks in all directions across the meadows to the woods or into the attractive village of Bere Regis."
There are just a few maintenance issues to be resolved then it would be 5 star from us. We'll definitely go there again as we had such a nice time.

"We were positively surprised by the cleanliness of the place and the general space for a cottage!"
We stayed in listed buildings before so the we were not surprised by some 'fixes needed' state (ie. The dampness of the walls, or kitchen door wood damage) However booking a dog friendly place to stay for the first time, I was surprised to learn only after arrival, that the space for the dog was limited to the downstairs area only. Non the less we had a good time and can recommend this accommodation with good conscience. Would definitely stay there again.

"Great location lovely village with a great little coop store."
Two pubs on your door step. Perfect for dogs, great walks . We had wonderful time. The cottage it's self could do.with updating but had eveything you needed. Sofas not very comfy and the carpets stained not by us. We did have two dogs with us but we are careful.dog owners

Fantastic location for exploring Dorset. Well equipped and with a dog friendly garden. Cottage could do with some upgrades including comfy sofas, updated garden furniture, new flooring, windows & door. It requires an interior design improvement to provide a more themed & modern feel.

Great location travelling to beaches, Corfe Castle etc. I would give the property 9 out of 10 and definitely stay there again.on the downside there was a lack of cooking dishes with lids for the microwave and no iron or ironing board

"Very nice cottage with plenty of space, every thing we needed, lovely and clean although décor knocked around a little."
Great location, we loved it here, nice touch to have fresh milk left with tea and coffee. Handy to have a village shop and 2 pubs in the village, would come back again. on the negative side carpets downstairs badly stained, but we had 2 small dogs so no worry, oven needs a good professional clean and windows have not seen a cleaner for some time. But overall it was great here and loved the area, will defiantly come back some time.

"The property is a little tired and in places very grubby."
The lounge carpet is particularly bad, covered in stains. The sofas are small and hard. The beds are also uncomfortable with soft mattress’s and cheap, soft pillows.
The cottage is in a lovely location and there are good walks from the property.
Unfortunately we wouldn’t recommend or stay again due to the uncomfortable furniture.

"Lovely cottage with a cosy feel."
Very quiet with comfortable beds. As an ancient building the condition of the building was as expected. The rear door was unusable (but is awaiting replacement). The owners need permission to replace windows etc so it takes a long time. The biggest drawback was the almost non existent wi fi. It would come on line briefly but watching tv or streaming on a laptop was impossible. Not good enough if anyone is trying to work or tv is important. Great for a retreat/social media detox. Kitchen might benefit from a couple of microwaveable dishes but otherwise was extremely well equipped.
The village was lovely with an excellent supermarket. The cottage is next to the rewilding project attracting many wild birds, and built on the site of King John's hunting lodge so brim full of history.

"Had a wonderful stay at 2 Court Farm."
Perfect location for the peace and quiet I was craving and the property was a good size. My 2 dogs thoroughly enjoyed the local walks, and the enclosed garden was great for them too…sadly I had to collect around 6 large diarrhoea stools from the back garden (left by previous occupants) to prevent my dogs running in it and bringing it into the house.
I figured the double bed was because the room wouldn’t facilitate anything larger but the room was huge and the bed rather small. I think they could all do with replacing since the single bed my daughter slept in was very creaky.
I also would have liked a larger more comfortable sofa arrangement to have been able to enjoy the log burner more…it was very small and hard.
All in all we had a lovely break but some home comforts were missing for me.

"The cottage was clean and tidy."
Though nothing wrong with it we found the bed uncomfortable.
Some small general maintenance required ie.Toilet seat loose, kitchen tap leaking . Service was very good with issue of a broken oven.

A place to wind down, relax and plan daily outings. Good access to the countryside via footpaths - also to the green spaces in the village. One gripe was the downstairs toilet which we did not use due to the system not being positioned properly. Would we stay here again? Yes!

Good location. Able to walk from cottage both in to the countryside and to the local pub which was very good.
Will come again but hope minor maintenance issues are dealt with.
Both doors to the cottage need changing although I understand this is underway subject to planning.
Downstairs toilet seat needs adjustment.

The bottom of the shower pole is loose. The downstairs toilet the lid won't stay up making it difficult to use. The outside light kept flickering.

"This was our first time booking through Sykes Cottages and the property was exactly as advertised."
It was nice and clean and welcoming and we even had a complimentary pint of milk so we could make a cup of tea while settling in. There is good outdoor space and a barbecue if needed and the location of the cottage is ideally placed for visiting the many attractions in Dorset.

It's in a great location, close enough to the village to walk to the shop or one of the pubs but far enough away to feel 'away from it all'. The cottage is lovely and full of character and there was nothing we needed that wasn't provided. There's a strong chance we'll be returning.
