We had a wonderful family Easter with varied ages staying and everyone thoroughly enjoyed. The centre of Ambleside was a 10 minute walk away with a variety of great places to eat . Definitely recommend The Tap Yard. We would definitely love to return.

The house was perfect for four couples. Great location. No need to use our cars the entire time. Walking distance to lovely pubs and restaurants with great Lake District walks nearby. We have booked again for next year. My only tiny criticism is that it would be good if you provided decent size glasses for our G&Ts.

We love this house. It was so warm and comfortable in spite of the very cold weather. It’s well equipped and everything is of good quality, which we really appreciate. The bedrooms and en-suites are modern and very comfortable. Plenty of hot water! The house is a very sociable space to spend time with friends or family and is perfectly situated to not have to use a car once you’re there. Also plenty of parking.

  • "A lovely property, one of the best we have stayed at in the Lake District -and we have been coming for over 50yrs."

Comfortable sofas(makes a change as some properties skimp om the sofas!) I enjoy cooking and there are excellent facilities/utensils/pans- you have thought of everything-it was like being at home, with everything we needed. Just one criticism, very minor -lack of good, sharp, cooking knives. Oh, and some of the light switches(dimmers) are tricky to switch off. Loved the location for our family as it is so convenient for Ambleside. Thank you.

  • "Loved our stay here, will definitely be booking again."

The house is perfect. Ideally located to visit a lot of the Lake District by car or by the bus stop situated right outside the property, or by walking with Ambleside a less then 5 minute walk up the road. Fully equipped kitchen. Dining room was fine, including chairs. All bedrooms come with en suite. Everything you could need has been thought of; porch with coat racks and boot mats, toiletries in the bathrooms, a welcome hamper, privacy blinds all around the property, parking off the main and side road with electric charging point. However, as per previous reviews; TV channels were still messed up. Cleanliness wasn’t the best. No sign of hoovering in any of the bedrooms/ bathrooms, still signs of the previous visitors stay. The loud noise in the middle of the night, heard all around the house, coming from the loft and outside, only presume it’s a generator or water heater. So so loud. Great place! Would highly recommend.

  • "We had a lovely week at Landower."

The open plan space was great for our little ones (we brought our own stair gate!). All the bedrooms were beautiful and the kitchen was well-appointed. Location was quiet and convenient. We also had to put some new batteries in the Hive thermostats to get the heating working (thank you to whoever mentioned that in a previous review!) but that was the only thing that was less than perfect. We’ve already booked to go back next year.

It is a lovely property with great living space and parking and just 5 minutes’ walk from Ambleside Centre. Although so close to cafes and bars, we found it to be very peaceful. We had a fantastic weather week and thoroughly enjoyed the outside patio area. The only downside was that the property could have be cleaned more thoroughly - particularly the fridge & bathrooms.

  • "Just got back from a lovely stay apart from the typical lakes weather."

The property in a good location, with good parking and five minutes from town. It has a well equipped kitchen, comfortable beds and the ensuite bathrooms have fantastic showers. The linen and towels provided were good. Nice little touches were the welcome hamper and mini products in each bathroom. The property would benefit from a wi-fi extender as you could not get wi-fi in the lower master bedroom, but it wouldn't put me off coming back. Also, in the same bedroom, a light where the dressing table mirror is, as the light provided there didn't work. If you wish to explore further afield, without a car, there is a handy bus stop at the end of the road with a bus picking passengers up regularly. Some would say it's expensive, but you get what you pay for. Would I come back, yes definitely. :)

The latter was particularly disappointing given that the chair issue was said to be addressed in the reviews we read before booking the property. That said, we had a super week, we thought the property was just lovely, superb location (no need to pay parking in Ambleside - yay!), ample equipment for cooking, comfortable beds and beautiful modern ensuite bathrooms throughout. We would look to book again. The electric car meters outside were an asset too. Thank you!

The stunning dining room with its beautiful windows and lighting provided a great backdrop for relaxed breakfasts and evening sharing platters . The hosts have really thought of everything . The sitting area was luxury, a wood burner with comfy chairs and couches a great place to sit round chat and relax . There was plenty of storage space, a fantastic porch with lots of coat hangers and room for boots and waterproofs.. • "Wonderful accommodation, well equipped, beautifully decorated, luxury feel."

Beds were so comfortable. Excellent location to Ambleside, walking distance to shops and pubs. Bus stops at top of road going to various towns. A few suggestions to further enhance future stays; 1. Simple instructions for each control panel for heating. Day/Time wasn't correct on most panels so heating kicked in randomly and we struggled to adjust. 2. Dining chairs are too low for the table and make for uncomfortable eating 3. Additional towels would be welcomed 4. A door separating the living space and bedrooms would prevent noise travelling, we had 2 young children who were disturbed by the TV in the evenings even on a low volume. 5. Lastly, there was an unpleasant smell from the downstairs bathroom. This appears to have been well documented from the guest book in the property. Overall these issues did not impact our stay however for the price paid for, it would definitely have completed our stay and delivered value for money.

Thank you for your positive feedback on Landower House. With respect to the specific suggestion made by you. 1) we will have to look into this as it must be very frustrating not to be able to work out how to control the heating. 2) this has been an on going issue. I am glad to report this has now been rectified and the chairs and table are at the correct height. 3) Will take this up with house keeping. 4) I do not think this is necessary as the the bedroom doors could be closed to stop the noise. 5) There was an issue with the pump under the floor. This has been rectified. Thanks again for your suggestions and I hope that my response has been useful. Property Owner

We arrived to a lovely welcome card and box of goodies from The Lakes. I can honestly say this is probably the best rental we have stayed in over 35 years of visiting the area. If you want convenience for shops, pubs, restaurants, walks from the door, easy and convenient parking, this is the place. Although it is down a small street, opposite Cumbrian University student halls, you are still able to admire a view of the fells from the super outdoor dining table which, pleasingly had plenty of seating for all of us whilst enjoying lovely sunny evenings. Two minor points for improvement would be, the dining room chairs which are too low for the table and the availability of a stair gate would be an additional benefit for families with small children. We would not hesitate to return.

However, the car park view was left off the property photos and we wonder if there are plans to grow some kind of trees/bushes to hide this view. It did let the property down somewhat. There was no shelter whatsoever provided for sitting outside on the outdoor furniture. We were very lucky with the weather but really needed at least a parasol or some sort of awning to provide shade.
