  • "The property was in a perfect location and felt like a home from home."

    Lots of space in the house and the second room at the front of the house was a nice surprise alongside the heated clothes drier. Our only complaints would be: the main bathroom window lock is broken and will not open. When we arrived the batteries were low in the fire alarms in the living room and were beeping constantly! The garden is usable but a bit messy, the furniture wasn't very clean and a bit green. It would have been nice for sanitary purposes to have some hand wash in the bathroom, we arrived late at night when all the shops were shut and so had to wait until the next day to be able to buy soap to wash our hands which isn't very hygienic. These complaints are only minor and didn't ruin our lovely stay at Little Brook, and we would love to come back again.

  • "There’s mould growing on the bathroom grouting."

    The large window in the bathroom doesn’t open. There was a large puddle at the bottom of the fridge. The outside space was a disgrace; discarded furniture at the front and dead plants among a dirty and filthy backyard which had not been cared for some time. Not supplied with basic cleaning items or loo roll. Pick a different property.

  • "Lovely cottage, thoroughly enjoyed our stay."

    After reading some of the reviews I didn't quite know what to expect, but on entering the property I realised what a gem this place truly is. Tucked away within a short walk of the town, with access directly onto the fells, what more could you ask for in a location. Parking was fine as they say good for a medium sized car, fine for a focus estate and great to stay somewhere, where the car could pretty much stay safe where it was pretty much for the duration as there is plenty to do straight from the door. , Having facilities to dry wet kit and ample room for the dog crate is a great asset

  • "On arriving at the cottage my heart sank I thought what have I booked."

    The outside of the cottage is very unkempt and dirty. You cannot sit outside on the front or back. All the pictures on your website need updating as it is false advertising, the pictures are nothing like it. I also agree with some of the other reviews the cleaners need to take more care and pride in their work. There are loose slates leading down to the front door that need fixing. The shower broke which sykes repaired and I was impressed with the service for this. I feel because of the pictures advertising the cottage you are not getting what you are looking at.

  • "A pleasant, warm and comfortable house, in a very peaceful location - the only sound at night was the faint babbling of the brook."

    The photos do not show the useful drying room, which holds a heated clothes airer, a small sofa and a selection of toys and books.

  • "On the whole the property was in good condition inside and well decorated."

    Outside however is in need of attention both at the front and back. Could do with a range cleaning materials for the kitchen and other areas within the cottage.

  • "Really lovely cottage that exceeded our expectations - very comfy beds, well equipped, and customer support was excellent when it was required."

    Though not a problem for our party, the listing could better reflect the access issues that the number of steps to both entrances of the property may cause, plus the varying levels within the property which could be challenging for young children or those with mobility issues. Would definitely recommend the property and would happily visit again.

  • "We loved our stay here."

    It was a real home away from home and we settled in straight away. The house was clean, cosy and spacious. Better than a lot of the reviews seem to reflect. Nice to have a smart tv, washing machine and dishwasher. Only 10 minute walk to get into the shops and restaurants of Ambleside and about same to get to the lake. The area is very hilly and you do have to walk up one to get to the property so might not be the best if you have mobility issues.

  • "This was our first time at this cottage and at this area in the Lake District."

    I have to admit, after reading some of the lukewarm reviews (not all of them), I did have a little skepticism about the quality of the cottage. The photos are OK but don't really do it full justice. So, here is a long, thorough review that considers everything so you know what to expect. We arrived just after 4 to collect keys at the Heart of The Lakes office which was close to the cottage. It was great to have designated parking (had to unload bikes and rack as well as other stuff). The cottage was very clean and well presented. Walls are freshened up, it appears, with recent paint, carpeting upstairs in great condition and again, very clean. Plenty of wardrobe space and chest of drawers for storage. We were only 2 in this 2 bedroom cottage (booked on late side so couldn't find a one bedroom place). Both bedrooms were great, spacious with lots of storage. The main bedroom bed was extremely comfortable for me - it has a great topper which is a bonus for me as I have a hard time sleeping on hard or unsupported mattresses. The second bedroom beds had toppers also. We slept very well there and was so quiet. The bathroom was fine, an electric shower (not massive pressure but ok) over the bath. A roll of toilet paper was available and great quality bathsize towels and handtowels fir each guest. The kitchen is a perfect size with breakfast table for 4. It is well stocked with various cooking items and the rest. 2 tea towels were available. No problems there. 2 cafetieres offered (hidden in storage). We were left a welcome pack with 2 rubbish liners, small vial of washing liquid, sponge, cloth. We did bring our own, just in case, but it was good to see this was considered. I would suggest it would be sensible to just leave a normal size container of washing up liquid for visitors travelling from outside the UK. We also forgot salt/pepper - Airbnb now leave these sorts of basics for visitors (cooking oils etc) which makes a huge difference, again especially for non UK visitors. Is there some kind of health and safety thing that stops other rentals from providing a few of these helpful things? Thanks for leaving liquid hand soap in the bathroom (maybe left behind from a previous visitor). The conservatory dining area is lovely and spacious. The living room is comfortable with nice furnishings, good size TV with Netflix available. The front entrance shoe/boot room with coat rack was very spacious and useful. We also loved having the spacious bike shed available to store our bikes. It has power there where I charged my electric bike and that is where the washing machine is. The back garden is quite shaded with the large tree there. It is actually a nice little area. There were a few weeds but not enough to bother us. The table and chairs had a bit of sun when we returned from our day out and we sat outside for a bit. In spite of being close to other terrace cottages there, it is very quiet and peaceful. We really lived our week long stay and we would definitely rent this cottage again. It is an easy walking distance to Ambleside town where there are many walks/hikes without having to get in the car to go further afield. The cottage is up toward the end of the street up a hill. We didn't mind this, really, just took our time walking up after our long hikes. If staying here with less mobile visitors you may want to have easier access as there is this hill as well as steps into the cottage at both front and back. The toilet and bathroom are also on the upper level. This didn't bother us but may be an issue for visitors with mobility problems. Like I said, we would come again for sure. If the owners want to make this cottage stand out even more than others in the area, maybe consider supplying more if those kitchen essentials beyond the welcome pack (cooking oils, washing up liquid, salt/pepper - they are so cheap to provide and restock when empty. Yes, perhaps you have to ask the service people to do the extra check on this to top up when needed.) Note, the cleaner arrived early as we were getting bikes on the car which took a bit She needed the parking space - was a bit of time. It was a bit awkward but she worked around us and she was nice. I understand she is probably under pressure to get lots of cottages done in time. Sakes Cottages asks people to strip bedding and put used laundry in bath which we did, and cleaner was very appreciative.

  • "The interior of the property is pretty much accurate as to images, and has all amenities you require."

    The exterior is in need of a clean up , plants and trees need attention, we didn't want to sit outside due to it being unkempt. Cleanliness- it was tidy and fairly clean we had a 10 month old so had to give everything a thorough clean as some things were a little grubby. The property states it has a travel cot, it wasn't stored in the kitchen or bedrooms or accessible rooms to guests but found in a room marked private under many other items. Love Ambleside and the cottage has a good location but a few things at this cottage need to improve for us to consider returning to this property.

  • "The larger window in the master bedroom would not open as the key is broken in the lock, forcing us to sleep in the other bedroom."

    Both front and back gardens are very rundown and the back garden is nothing like the photos in the listing anymore - it’s not an area you could really sit out in as the huge tree blocks any sunlight. It needs some work to make it pleasant again. The location was great and the kitchen was well stocked. The hairdryer sounded like it was about to break.

  • "Thank you very much for having us at your lovely property!"

    We had a very comfortable stay. The kitchen was well equipped, the lounge was homely and cosy, the bedrooms were very spacious and the beds were very comfortable as well. just a few points to note: - Garden could use some TLC as it does not look as well kept as it does online. - The piece of wood on the outside of the conservatory door used to replicate the fence is not child or pet friendly. - There was some rubbish left in the front garden area. - Nightlights or other sensored lights would be helpful on the driveway and out towards the shed. - All upstairs windows require a key (rather than one key downstairs) because the mechanisms on the window locks upon pressing, this is a fire risk.   • "There was dog dirt on the patio when we arrived which isn't the owners fault but wasn't pleasant to have to pick up when we arrived."

    Also I had to clean the patio/stoned area with some buckets of soapy water as smelt of dog wee and was a bit grubby (cant be helped) but would be nice if this where part of the clean. cottage was great stream lovely would definitely return. Sykes sending an email to say your holiday almost over now we hope you enjoyed your stay when youre only half way through not great and then staff sitting outside watching you leave trying to pack your car up at ten to ten in the morning kind of puts you under unnecessary pressure.

  • "Lovely cosy cottage."

    Very clean and warm on arrival. Spacious and comfortable with a well equipped kitchen and bedrooms and excellent drying room/boot room for wet walking gear and washing. Lovely wee garden - the garden birds bathe in the little brook every day! Would be great if a powerful shower could be installed and the washing machine plumbed-in inside the cottage instead of the shed. But we had a wonderful two weeks here - didn’t want to leave! Thanks for a great stay.

  • "House was extremely dirty on arrival."

    Think of black dust and dog hair on all painted surfaces. Infested with flies. Thick cobwebs full of dead flies abs spiders in conservatory. Even after a second clean the bathroom was still think of dust as was the bed frames . Company quiet clearly not following covid cleaning guidelines. Front & back gardens over grown & neglected, couldn’t sit out. DO NOT RECOMMEND

  • "The facilities where as expected and we had a brilliant holiday due to location and weather however the cleanliness was terrible when we walked in, it looked like a quick clean had been done however a deep clean was needed as there was lots of dust on skirting boards, on ornaments and on stair rail."

    also the bedding could do with being updated to new. The other issue was flies, wasps and hornets entering the house through the conservatory a very worrying thing when we have a 7 month old! by the end of the week we had well over a hundred dead flies and hornets dead on the conservatory floor. i assume the issue is due to the brooke and surrounding hills however it could be easily fixed with a fly catcher in the conservatory or fly spray available to use.

  • "We have used heart of the lakes on a number of occasions, the cleanliness of the properties on arrival is disappointing, with extra cleaning time for Covid conditions, we arrived to dusty cabinets, hair on the stairs and and bathroom."

    Curtain linings hanging off the poles, the house was lovely and we enjoyed our stay but it is disappointing to arrive and to have to clean before we started our holiday. This is not the first time this has happened, the heart of the lakes cleaning team needs to take more pride in the work and have more attention to detail.

AMBLESIDE

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes.
