  • "A lovely cottage and short of nothing"

  • "The property felt damp on entry."

    In the middle of the night I entered the kitchen and found two fully grown slugs on the kitchen floor. On examination we saw that the slime these slugs generate was all over the kitchen floor and left us with the impression that they had been in situ some days. We found this totally unacceptable and vacated the property on Tuesday 18th July, some four days early. We did not report this to the owner or to you as we felt nothing would be gained to our advantage. Very disappointed but we will not take the matter any further or make a claim.

  • "This was our third visit to the property and while it is still very good it is starting to look a bit tired."

    Soft furnishings are starting to show signs of wear and the shower still needs attention as difficult to operate. We brought our own bath towels as the ones provided are just too small. Hawkshead as a destination has lost its vibrancy, such a shame.

  • "This cottage is lovely, it is comfortable with good quality furnishings, it is well equipped with a lot of thought put into what the guest may need whilst there."

    ( although the tv in the lounge could do with being upgraded to a smart tv). The garden is lovely and well kept with a great place to sit out.. in gorgeous surroundings BUT...the biggest bugbear was the noise from the car body repair garage directly next door..the grinding and panel beating spoilt the peacefulness of the surroundings this started from 8.00am through to 7.00pm on and off. We did spend most of the days out so wasn't too bad, but if you wanted a day at "home" it would get on your nerves. This is such a shame because we absolutely loved the place but it may make us think about booking here again.

  • "Real gem of a find!"

    This cute, romantic cottage is really cosy and comfortable. It is exceptionally well equipped with lots of personal extras and ideally located within a short walk of the pretty village with excellent access to lots more walks. With buses to Coniston and Windermere (via Ambleside) as well, we hardly used our car. We loved our stay - 5 stars isn’t enough!

  • "Lovely property, have stayed before."

    Very clean and comfortable. Well equipped kitchen. Plenty of space for 2. Good sized garden with several sun traps. Easy stroll to centre of Hawkshead. Some quality shops and good places to eat. Only downside small towels in the bathroom. Would love to have bath sheets especially as bathroom downstairs.

  • "Lovely cottage, extremely comfortable and very well equipped."

    We will probably return as its the best cottage we have stayed in in the lakes. However a couple of feedback points. Minor only but we thought you should know; The notice about putting out rubbish could state, put it out the evening before collection as they came at 06:00. We were unable to play either our or the house CD's as the player did not recognise them. Not a problem just a point to note. The bedroom door does not close. The shower is difficult to turn on. In fact I gave up and did not use it ! (I did have a bath) Overall though it was a great stay and we will return. Thank you. Oh, and the surprise gift of wine and chocolates was nice.

  • "The cottage is of high specification and very comfortable and we would like to book it again at some point in the future."

    However, on this occasion there was a problem with the heating and when we arrived the property was very cold. Heaters were provided but we had many hours with limited heating. If this had been a “one off” I would have been more understanding but I had already read 2 reviews which identified the same problem and I had already discussed this with Heart of the Lakes prior to our visit. This is not acceptable on a 5 star property and I would appreciate your comments.

  • "Our stay at Hannakin Barn was absolutely fabulous,we enjoyed our first Christmas at this property and the experience was just magical."

    On our arrival the cottage was lovely & warm and the owner had kindly left us a very generous Christmas hamper which was vey welcoming. Hannakin Barn is a beautiful property with wonderful views, comfortable & clean with everything you need for a perfect holiday for two in the beautiful Lake District. We have also spent a week in the summer at this property and again it was absolutely perfect with ample outside space to enjoy the views, we have been returning to the lakes enjoying cottage life for over 20 years and we believe we found the perfect holiday cottage for this part of the lakes , we will be back , Jane & John - The Lakelovers Co Durham

  • "We felt that the cottage was largely as described, w3ell furnished and in a fabulous location."

    It was however, very cold on arrival. There were no instructions for the heating and the thermostat was set to 15 degrees. This did not provide the warm welcome we expect on a cold damp November day. There were no welcome messages or event a pint of milk. The whole thing felt very transactional.

  • "The barn is really well situated with several good walks starting in Hawkshead and the village itself has all you need in terms of amenities."

    We really enjoyed our time. The weather was good to us so we were able to enjoy the outside space which was lovely after a day’s walking. We will definitely be looking to return at some point.

  • "Great cottage in a brilliant location for exploring the Lakes."

    Very well equipped and clean - it has everything you need. Plenty of walks from the door, and the village is 5 mins away on foot. WiFi is reliable and fast. Garden catches both morning and afternoon sun, a lovely place to sit. Hawkshead has only one pub serving food atm because of staffing issues, but that may be resolved in a few weeks. Only slight niggle with the cottage was that we ran out of toilet paper on the last day so leaving a spare roll in a cupboard would be ideal for future guests but there was plenty of everything else provided, and there’s a co-op in the village!

  • "A little gem of a property."

    So comfortable inside and out. A lovely garden a joy to relax & eat in. Location is so close to village but not in amongst the day trippers allowing a gentle stroll inwhen the crowds have gone. Lots of walks virtually from your front gate. Highly recommended for couples.

    The price for next year is way beyond our means as pensioners. The 50% increase is unjustified, unreasonable and not value for money.

  • "Cold on arrival, unexpectedly had to reset the heating controls, but thereafter warm and cosy."

    Microwave controls a little less intuitive but worked well, a cunning child-proof lock! Garden was lovely and enjoyed when weather permitted (wettest May since when). Enjoyed our stay, along with the provided wine and M&S chocs. Would stay again as and when visiting the Lakes. A 10min stroll to the chippie in Hawkshead after a day out made life simple.

The property

This enchanting, mid-18th century Lakeland stone, one-bedroom holiday home, is a five-minute level walk to the centre of picturesque Hawkshead.

Dating from 1760 it has been lovingly and carefully refurbished to create a contemporary living experience within a traditional period setting, providing a stylish yet cosy ambience.

HAWKSHEAD

Ambleside 5.1 miles; Kendal 17.4 miles.

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy! Newby Bridge is ten miles away and offers attractions such as the Aquarium of the Lakes and Windermere Lake Cruises, sailing daily between Ambleside, Bowness and Lakeside.
