    Plenty of cooking utensils, plates, glasses and cutlery. Given the weather, the washing machine was useful. A cafetière or a Nespresso capsule machine would have been useful rather than a Bialetti

  • "Cottage was one of best we have stayed at: well equipped, decent furniture and furnishings, good facilities."

    Looking for improvements we were surprised there were no details of local walks or local maps - this is prime walking territory (straight from the cottage) and would benefit from some info. Also, there were no instructions for the gas fire: we didn’t need it but could not see how to work it. CH was excellent, however. If it was possible to install a dryer for clothes that would also help. These are all pretty minor points, however.

We have left maps and instructions in the past, but unfortunately they tend to 'walk' themselves but again we will put something in the main folder by way of ideas and links to maps and apps etc. Thank you again.   • "Lovely cottage in a delightful area."

    Very comfortable lounge and well equipped kitchen. Beds also very comfortable. Pictures on website out of date though as would lead to believe there is a bath rather than 2 shower rooms. (although written info does not mention bath). Bathrooms furnished to a high standard. Only downside was the outdoor area at the back. It is nice enough in itself but there is an overly large tree on the bank of the adjoining property which pretty much blocked the sun for large parts of the afternoon.

We very recently had the whole bathroom redone and took the opportunity to replace the bath with a lovely walk in shower - in fact you were the first guests in following on from the work! We did ask HoL to let all guests who had already booked aware of this fact, so again I can only apologise. We have the photographer coming in next week to take new photos which should be on the website shortly. Regarding the tree on next doors property, we will take a look when we are next up and see if there is anything that might be done. Thank you again for your feedback. Property Owner

  • "The cottage was comfy and clean and we enjoyed our stay."

    Sykes cottage staff have been helpful but I was told there would be a welcome pack of information but this was not so. We located a folder eventually on the book shelf but a phone call to the Heart of the Lakes brought us back to Sykes Cottages regarding this and didn't help. There is no way to get through to local teams directly. We found this out again after a brief power cut on Monday when the burglar alarms for all the cottages were set off. There needs to be instructions in the cottage about what to expect and do as it has happened before according to the visitors book and maintenance team. The local team came promptly but I had to go via Sykes to request their help and advice. This delayed us going out. The person in the top room suggests a slip mat for the bath for safety as difficult to get out. The person in the twin room found the tog a bit low on the duvet. Having said all this the cottage is in a great place with superb views and access to great walks and shortish walk to pub and bus stop. It is a peaceful spot but not off the beaten track and the road not noisy. I'd recommend it.

  • "The property was clean and comfortable."

    Sadly the shower over the bath did not drain properly and I used the sink plunger to try and clear this but it needs doing properly. We have had this before when staying in your properties clearly the cleaners do not have it on their radar as something that needs doing every 2 months rather than weekly. It is a horrible job but needs to be done and it is not acceptable that those renting the property end up doing this job for you. I suggest that you as a company remind those renting out their properties about doing this job on a rolling rota. The amount of cutlery especially knives for eating was poor if you used the dishwasher and there were 6 of you then you would need to run the dishwasher after every single meal. Also there are not 6 of all the crockery i.e. the bowls. The kitchen was okay but in most high end properties there is some cling film and tin foil and kitchen roll to use and also a little welcome pack i.e. a pint of milk and some biscuits. This kitchen felt basic in this respect. Thankfully I had brought all of these things just in case but if I hadn't I would have felt annoyed. I love to cook and not go out for meals so the kitchen and how it is equipped is very important to me. The bed was very comfortable as was the the sofa and dining chairs which was much appreciated. On the whole we rate this property 4 out of 5 stars for the above reasons but the owners could make this property 5 stars by some simple additions to the property.

Our cleaners work very hard to keep the property in a high state of cleanliness and it is unfortunate that this issue arose, we apologise. This was raised by the previous guests feedback and I understand that Heart of the Lakes did contact you as soon as we were aware of this to see if it required someone coming out to the property to resolve as we obviously would not want any guest to have to do this. We always encourage our guests to contact them as soon as possible if there is any issues on arrival so that we can get them resolved quickly. We are also sorry to hear that there was insufficient cutlery and crockery for your needs. We supply 12 units of each to specifically avoid the issue you raise, and we had the inventory checked 2 weeks prior to your arrival. We will review this again and look to accommodate large groups of guests who prefer to eat in rather than out. We are glad you found the furniture comfortable and thank you for your feedback.   • "Gorgeous house, exceptionally clean and very spacious."

    Enjoyed our stay in spite of a 12 hour power cut!! Hawkshead is 15 minutes walk away. A beautiful location. Parking is limited so if more than one car, can be tricky. Lots of fab walks close by including Tarn Hows and Grizedale Forrest park as well as the off road walk to Hawkshead.

    We are pleased that visitors continue to enjoy Rose Barn. Please note that there is parking for an additional car on the neighbouring property of Rocky Brow. Details are shown in the visitors book. Property Owner

  • "Great location to explore the Lakes."

    property was exactly as advertised, spotlessly clean well furnished everything that you could need. A previous reviewer commented on chipped crockery ,but this was literally the only thing one could comment on. It was otherwise perfect

  • "We felt that the standards and quality of Rose Barn has slipped somewhat since our last stay in 2013."

    Perhaps this is related to the takeover of Heart of the Lakes by Sykes as never had any issues with any other HoL properties we have stayed in over the years. None of the issues were significant to spoil our holiday but we were conscious of the reduced quality we had expected from HoL. Specifically:- - 5 x chipped/cracked glasses in the crockery cupboard - 1 x chipped cup in crockery cupboard - Very dirty dishwasher filters which have obviously not been cleaned for some time - Dirty fridge - inside had to be cleaned before use - Fridge door not closing properly - found that seal not fitted into door recess fully so had to refit - Dirty wire shelves in oven - had to be cleaned prior to use - Some low quality kitchen utensils (tongs, flimsy metal fish slice - Oily film on sofas and wooden table surfaces (suspect cleaning spray not wiped) - Undusted areas - under sofas (visible without moving), back of microwave - Leak from kitchen waste pipe under sink on last night. Managed to re-tighten waste fittings but obvious from state of washing powder box that this had occurred previously recently - Pillow protectors only fitted to one of the two pillows on each bed All the above point to a general lack of attention to detail when preparing the property and/or rushed cleaning

    We are disappoointed that Rose Barn was not up to the usual standard on this occasion. I am pleased to say that Zoe from Lakes EcoCleaning has since taken on Rose Barn and we are delighted with the attention to detail. We hope that future visitors will agree. Property Owner

The property

Rose Barn is a beautifully appointed three-bedroom barn conversion, one of a small number of cottages created from early 19th century farm buildings.

The property oozes style and character, successfully combining contemporary, with period features.

It is located about a mile from Hawkshead village and is ideal for a family or group of couples Leave your outdoor gear in the large entrance hall which has underfloor heating, perfect for drying wet gear.

At ground floor level you will find two beautifully styled bedrooms: a double bedroom and twin bedroom with TV, both rooms have charming deeply set windows, high quality furnishings and co-ordinating fabrics.

You will also find a chic and contemporary shower room with power show. Climb the stairs to first floor to find a very well-equipped kitchen with granite worktops, designed for convenience and sure to inspire the home chef.

From here step onto the pretty patio and think of tasty family meals eaten alfresco.

Go back inside to find you’re your large and attractive open plan sitting room with dining area, relax with a drink on your comfy leather suite and admire the modern wall mounted gas fire and picturesque countryside views through the lovely period windows. Walk up to the second floor to discover your stunning, spacious master bedroom suite with a five-foot king size bed, character vaulted ceiling and an elegant additional seating area, ideal for unwinding with a book.

AMBLESIDE

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force.
