  • "Disappointed that the hot tub wasn’t heated on arrival."

We’ve not had a stay before where this has been the case, especially with a 4pm late arrival time. House was also very cold as no heating was on for arrival. Had some issues with hot water and not being able to get any after one person had a bath (even after following the rules about hot water and heating). Again a shame when the property has two baths and showers. Property stunning and clean and in the middle of nowhere which was exactly what we were after. Overall we had a great stay and would stay again.

We are glad that you enjoyed the stunning, clean cottage The Hottub as stated is not heated up prior to arrival and is at the option of guests if they want to use it or not. We advise putting the Hottub on at the arrival time, if wanting to use it that evening. The heating was on a 20 degree setting and will remain at that, but as mentioned in the description it can take time to come through the traditional stone floors. The water was boosted prior to arrival and the booster switches as per the instructions will give enough hot water for guests as long as the water is boosted before wanting to use the shower or bath. Glad you had a great stay whilst at the property. Property Owner

The views over the fields are fabulous (and great fun to watch the sheep playing!). The Black Labrador pub nearby was excellent too, and a nice easy walk from the house. The dog and I had a wonderful week here!

We are glad you enjoyed your stay at Foxdene and it felt like an home from home and enjoyed the views of the fields and sheep. We hope that we see you again. Property Owner

  • "A truly lovely home in a beautiful setting."

Great facilities, wonderful hosts. Excellent walks right from the door step. Stayed with my 4 year old son, two dogs and mum. Enjoyed two long walks each day to tire the dogs out and then day trips to the Aquarian, South Lakes Safari and Peter Rabbit world - all circa 30mins drive. We took cages for our dogs and were glad we had as it was very muddy weather. The kitchen is a great area for dogs and socialising and we didn’t really use the living room (which was lovely but too nice for dogs). Would highly recommend this fabulous accommodation.

Thank you for your feedback. You were lovely guests. I am glad that you enjoyed your stay at Foxdene. As you have mentioned there is plenty to do in the surrounding area with children. We hope to see you again. Property Owner

  • "Strange condescending emails from Sykes from the start which got worse when reading material at the cottage."

More a checklist of what we could or could not do - emptying dishwasher / sheets removed etc. Surprised we were not asked to clean the windows. Signs for cottage on the wrong side of the lane when approaching as directed. No heating or hot water on our arrival. Oven had not seen the cleaner for a long, long time. Blender was filthy and did not work. Both outside lights did not work. TV in top bedroom did not work. Curtains in top bedroom could not be pulled properly because of split plastic rings. Cannot imagine who would possibly want to use the hot tub. Apart from having to forage for wood to get the thing going it clearly had not had any attention vis the water level and more importantly the adding of the correct chemicals. Best of luck with that one in the future if you are leaving it's upkeep to the cleaner/s. An accident waiting to happen.

The information provided from Sykes about stripping the beds /emptying the dishwasher Etc is a request that they put for all cottage bookings and nothing at all to do with the owners. The hot water was on on arrival as the owner put it on and it requires a boost if needing more which is clearly explained in the instructions. It was a warm day so the heating was not turned on in the cottage due to this. There is a log fire and basket of wood. There is a good underfloor heating system throughout the cottage which guests can turn on as they require. The cottage is furnished and cleaned to a high standard. This is the first time there has been a report about the upstairs Tv which will be investigated and could have been sorted during your stay. There are outside lights which are checked but if some bulbs have gone whilst staying this couid have been sorted immediately during your stay if it has been reported. The hot tub has delivered last month but is not live or working yet or included in any bookings are clearly is stated and should NOT have been used as there are no chemicals or wood and it is not installed. This will be clearly written in the description when it is installed along with instructions and a supply of wood. The cottage is of a high standard with a lot of returning guests. If guests are unhappy about anything whilst they stay it is requested that they mention it whilst there and issues can be rectified during the stay. Property Owner

  • "Beautiful cottage with super views to the rear of the property."

Well maintained and very clean with a wonderful bedroom suite upstairs. The second bedroom downstairs not as big but still lovely.Outside seating area with great views. The only problem we had was the signeage at the top of the drive. We drove past twice. Needs better signs to Foxdene Cottage to both sides of the entrance. Other than that we had a lovely time.

Thank you for your feedback. We are looking into putting signs up at the other side of the road. The issue is how we do it as it is a farmers hedge. We are finding a solution to this and hope to sort out this soon. Property Owner

  • "Lovely quiet and peaceful location for a get away."

We had a fantastic time thank you. Visitors should note road access is very narrow - passable single carriageway when close to the cottage as described - not for drivers nervous driving in the dark. Two things to comment on :- The pub is one and a half miles away, not less than a mile as described - and in our view not safe to walk on such narrow and unlit roads. Pub and restaurant itself were absolutely fantastic. Finally one settee and the matching armchair in the lounge are not as per the photographs more importantly not at all comfortable due to cushions not providing support.

Sitting on the patio looking over the fields in the sunshine hearing nothing but the occasional sheep bleet was fantastic. The cottage is very well equipped and the master bedroom stunning. The second bedroom, also with ensuite is also very good. Just 10 minutes drive from Kendal and 20 minutes to Ambleside, is in a perfect location.

Thank you for your lovely feedback. We are pleased that you found Foxdene an ideal escape that is very close to Kendal, Ambleside, Bowness and windermere . You were lovely guests and hope to see you soon. Property Owner

  • "Foxdene is a really lovely cottage."

It’s been renovated/converted to a high standard and offers very comfortable and spacious accommodation in a beautiful location. The only negative, that prevented a five star rating, was that it was cold on arrival and didn’t warm adequately until the following day. From then on it was cosy and we enjoyed spending time there. What’s really disappointing is that this has been covered in feedback before. A warm welcome would have been so nice after a long journey rather than sitting in our coats.

Thank you for your feedback. The underfloor heating can take several hours to warm up through the slate floor. Apologies it was not warm enough on arrival. We hope you lit the fire with the logs provided until the under floor heating warmed through. Glad you enjoyed staying in Foxdene. Property Owner

Beautiful and comfortable house Very well appointed and maintained. Fantastic location. Wifi unreliable (probably due to geography) but that's ok for holiday as we all need to disconnect to relax properly.Would certainly stay there again.

The kitchen is very well stocked but apologies for no tongs and shortage of bin bags, we hope this didn’t spoil your stay. The wifi is fibre and is generally very reliable with people often working from their laptops from the cottage. We have a fantastic neighbour who will come and sort out the wifi if ever any problems and mentioned in the information. Foxdene is a perfect place to destress and unwind with the spectacular Lake District view that is hard to beat. Property Owner

Cottage comfortably warm. Very poor wifi signal, thus affecting Internet connection and spoiling any tv viewing. Before booking. we checked with Lakelovers if the sitting room furniture had been changed in the last 3years, having booked before and finding the settees and chair very uncomfortable. We were told these had been changed, but we found they hadn't. Left hand Step outside patio door very Loose.

  • "There was no hot water when we arrived so we put the boost on, didn’t seem to do anything."

As we were not in need of hot water at the time we left it till the following morning expecting that overnight the system would heat up. Underfloor and radiator heating was working ok. The following morning there was still no hot water. I contacted the maintenance man (Quintin) and told him about the problem. A few minutes later he called me back and asked me to check in the understairs cupboard, I found a couple of switches which were in the off position. On Quintin’s instructions I switched those on and about an hour later we had hot water. Why wasn’t this checked before our arrival? The tv remote control in the bedroom didn’t work, the batteries inside it had corroded. Why wasn’t this checked before our arrival? The tv in the bedroom had a freesat connection and tv programmes were plentiful with excellent reception. The tv in the lounge had a normal aerial and reception was, at best, abysmal. Why couldn’t the lounge tv be connected to the freesat service?

We'd been pre-warned about building work next door which didn't bother us at all. Be aware the garden is not secure for dogs to run unsupervised with sheep in the adjoining field. The huge master bedroom is excellent in that there is a separate space to chill and watch television, if that’s what you want to do. I was a bit apprehensive about the very narrow drive at first but there was so little traffic we didn’t have a problem. We went out and about every day and explored the different lakes and surrounding countryside. I was really impressed with the general cleanliness and lack of litter wherever we went, a pleasant change from home. People in shops and pubs are very friendly and helpful and made us welcome. I’m sure we will return.

For a cottage billed as luxurious I’d expect a larger/better shower cubicle. Despite these points we had a lovely holiday in this gorgeous spot with delightful views from the terrace…but sun loungers would be a logical provision to make the most of it!

  • "The cottage smelt fusty when we first entered as if it had been shut up for months, so bought some air freshners to get rid of the smell."

While the cottage itself was impressive with nice big rooms, it was let down by dated furniture and uncomfortable settees. The main bedroom needed a good clean!! The skirting boards were very dusty and the beams looked like they hadn't been dusted for years. When laid down in bed you could really see all the dust above our heads on the beams and it felt uncomfortable to look at. So all in all we don't think much of your cleaner at all!!! It would have been a nice touch to have a welcome pack especially as we didn't arrive until around tea time and then had to go out again to find a shop. Not what we wanted to do as we were tired out after our long journey. Finally, the cottage has some great views but is a little hard to find and it seems to be nearer to Keswick rather than Windermere. If the owner resolved the issues raised then we would recommend the cottage for a peaceful stay in the Lake District.

The property

Dating back to the 17th century, Foxdene Cottage is a magical retreat in an equally wonderful setting.

Backing onto woodland and with views over the stunning Lyth Valley, this is paradise for those looking to get away from the hustle and bustle of everyday life.

The property is beautifully decorated throughout and having two gorgeous bedrooms with private bathrooms it makes a superb choice for two couples sharing.

The cottage is positioned at the end of a long leafy driveway and is entered through a stable door leading into a slate floored hallway.

The delightful kitchen is a real treat with its granite worktops, large Belfast sink and Rangemaster stove.

In turn, it leads into the light and airy conservatory with access to the sun terrace.

The sitting room manages to be both generous and cosy.

Sublimely comfortable chairs and sofa are arranged around the feature fireplace with welcoming wood burning stove.

The original oak beams have been carefully preserved, and a stylish dining area is somewhere guests will enjoy long, lively conversations over a delicious evening meal.

We have a Scandinavian Hot Tub for 6 people.

Bathe in our large family tub and enjoy the calming experience whilst taking in stunning views towards Gummers How.

We do not use any water treatment chemicals so it’s friendly to the environment and a kinder, softer bathing experience.

We clean the tub and refill the tub every week and ask you to change the water each time you use it.

The tub is wood fired and takes up to 3 hours to reach bathing temperature.

Bags of Kiln dried logs are stored next to the tub at the cost of £10.00 per bag.

The Lyth Valley is somewhat of a hidden gem and lies to the east of Lake Windermere, and twenty five minutes from Bowness.

The area is peppered with lovely local pubs, many serving top notch food and fine local ales.

Worth a special mention are the Mason’s Arms at Strawberry Bank and The Punchbowl at Crosthwaite.

Make the drive to Bowness and you will find plenty of entertainment.

The quirky Royalty Cinema, Old Laundry Theatre, a wide range of bars and restaurants and supermarkets should you wish to fill the fridge with delicious local produce.

There is WIFI available but it cannot be guaranteed.

About the location

UNDERBARROW

Kendal 5 miles; Windermere 7.5 miles.

Underbarrow is a quiet, pretty Lakeland village close to the historic market town of Kendal and within reach of the wonderful Lake Windermere. The village has a pub and is ideally placed for exploring southern Lakeland and the Lake District National Park. Sizergh Castle and Levens Hall, both with fine gardens, are nearby, and Kendal has much to offer in terms of shopping and is quite lively culturally, thanks to the Brewery Arts Centre and the Abbot Hall Art Gallery and Museum, which is widely recognised as one of the best in the region. Also worth a visit is the ruin of Kendal Castle, which was formerly the home of Katherine Parr, and there’s plenty to see and do with Grange-over-Sands, Cartmel, Ulverton, Bowness, Ambleside and even the Yorkshire Dales National Park within driving distance. Underbarrow is a lovely base for exploring the area.
