    Spotlessly clean. Good selection of crockery and cutlery and an unexpected gift- a welcome pack of tea, butter, jam and bread! I will book again. It’s a special place

  • "We had another wonderful holiday in Butt Hill Cottage - leaving just hours before the snow arrived."

    Thank you for the lovely welcome pack. It was a lovely warm welcome to have the heating on for our arrival, as well as the Christmas tree being up! However there was no cafeteria this time, or slow pot or DVD player - all of which have been there previously. The knob to the wardrobe door in the twin bedroom came off and needs re-gluing! All minor points but the owners should be aware.

  • "We loved it."

    ......the positives: dog friendly, the location, the view, the character of the cottage (fireplace, flagstone flooring in the w/c, beams and wooden windows), the outside garden/seating area and the car port. The 'not great but still OK' is that there are a few things that need updating/fixing i.e. the stain/ leak (ceiling near to the entrance), a number of window handles (lose), stain on the carpet (assumed from leak), TV - a number of pixels are broken leaving a line through the screen......all very minor and perfectly bearable but stops us giving a 10 out of 10..... certainly deserves a very good 8 out of 10.

  • "Ideally located in quiet Lakeland village with two good pubs within 5 minutes walk, but not too far from Windermere and Ambleside for supplies."

    We have rented this cottage annually for the past 20 years, which speaks for itself. It is always spotlessly clean and kept to a high standard of maintenance, and indeed refurbishment when necessary. Nice to see that the old post office in the village has re-opened as a cafe for a snack and a coffee within a nice 20 minute walk. Ideal for (now) aged walkers.

  • "Amazing views and location."

    The cottage is lovely and comfortable although a little tired, a little more attention could be paid to the cleaning of the cooker extraction fan also frying pans had to be washed before we could use them as all very greasy. The garden isn't very dog friendly but ok if you keep them on a lead. This is the 1st property we have had without a welcome pack so very surprised that we had to go and find somewhere open to buy milk when we arrived. We really enjoyed our holiday and felt very much at home. We would definitely book it again.

  • "Just back from a wonderful week at Butt Hill Cottage."

    Amazing views. Clean and very warm house. Great walks on your doorstep but also a great base for exploring the Lakes. Very near two brilliant and welcoming pubs. Unfortunately the washing machine wasn’t working (not ideal in January). Although stated as dog friendly we feel it should be made clearer that it is a shared garden with next door and without a gate your dog will have to be monitored whenever let outside. A few logs to start a fire on the first night would have been appreciated to prevent getting back in the car again after a long journey. Overall though a great place and would definitely recommended, sitting watching the deer with a coffee in the morning was magical. Many thanks.

  • "We’ve stayed at the cottage for many years, it does have everything that you need, however I feel as though it’s getting very tired, and in need of some updates, especially the windows, a fair few of them are screwed shut, also, the kitchen could do with updating."

    There has however been some changes, the old rocking chair has been replaced, and roller blinds on the bedroom windows. We will continue to come back, as like I have said it it a lovely cottage in a beautiful position.

  • "The shower control in the main bedroom is temperamental as it comes away when adjusting the flow / temperature."

    The dishwasher on / off button is also temperamental and needs to be pressed several times to get the machine started.

    The only negative is the mattress on the bed is very budget and firm with no give whatsoever. You wake up in the night with limbs aching as they are very low quality and hard.

  • "We had a wonderful week at the end of August with glorious weather, so could enjoy breakfast on the patio with views of the fells in the distance and the rabbits in the garden."

    There is plenty of walking straight from the door; we had a full day up onto High Street with the return along the ridge, and towards the end of the week we headed over to Scafell Pike - still with clear blue skies and amazing views. The cottage is lovely with lots of space, and only 5 minutes walk to either of the two pubs.

  • "I have completed a feedback from your last request, it obviously didn’t get to you."

    This was our eighteenth visit to this particular cottage which speaks for itself. It has always been kept to a very high standard and the location is perfect for our needs. A beautiful peaceful Lakeland village, but not too far from all local amenities. Great for walking with two good pubs within 5 minutes walk for food and drink.

  • "Excellent location and very comfortable cottage."

    Everything we needed was there. Plenty of high quality kitchen equipment. Very comfortable sofas and beds. Walks from the door and great pubs nearby. Weather was mixed, but it didn’t spoil our enjoyment. So pleased to be able to take holidays once more.

The property

Panoramic views through enormous picture windows, and a feature fireplace with multifuel stove provides warmth for cosy evenings in.

Even the kitchen enjoys stunning views, with slate floors, classic wooden units and access to the shared utility room.

Stairs lead to a double bedroom with en-suite bathroom and additional twin bedroom with separate shower room.

The Troutbeck Valley sits at the start of the dramatic Kirkstone Pass, is a haven of peaceful grazing land, scattered rural homes and pretty woodlands surrounded by many walks.

Leading north toward Brotherswater & Ullwater, and south to Windermere & Bowness.

So despite your blissful seclusion, you are close to a fabulous selection of cafes, shops, bars, restaurants, walks galore and lake cruises.

The village of Troutbeck, has the excellent Mortal Man pub, and the Queens Head Inn, both renowned for their locally sourced food and accompanied by real Lakeland ales.

In the village is the National Trust Townend House & Garden, for a quintessential trip back in time to how the Farming family of the Brownes lived, and a lovely local church.

There is also a small local shop serving coffee and bakery.

About the location

TROUTBECK

Windermere 3 miles; Ambleside 4 miles.

The small Lakeland village of Troutbeck can be found between its more famous neighbours Windermere and Ambleside, close by the Kirkstone Pass. A mixture of houses, cottages and farms, the village is scattered along a narrow lane bordered by a drystone wall. Many of these buildings date back to the 17th Century with features such as mullioned windows and heavy cylindrical chimneys and the northern end boasts its own 17th century inn. Close by, the bustling towns of Windermere and Ambleside are popular with visitors, providing a range of amenities to suit all tastes. Lake Windermere offers boat trips, including the lakeside ferry to the Lakeside Aquarium and Grizedale Forest Park. The ‘Windermere Steamboat Museum’ displays a fascinating collection of boats whilst children will enjoy the ‘World of Beatrix Potter’ in Bowness, where technology brings her characters to life. Within easy reach of destinations such as Coniston Water, Kendal, Keswick and the Lakeland Mountains, Troutbeck is ideally situated for exploring all that the region has to offer.
