  • "On arrival, we found the accommodation to be immaculately clean although we had nine guests and two dogs there was plenty of room for us all in comfort."

    We used the log burner hot tub and games room and couldn’t find any complaints One comment, I would make initially finding the place in the dark wasn’t easy. May I suggest using the what3words app as a better location finder apart from that we had an extremely enjoyable three nights?

  • "We couldn’t use the conservatory as it smelt overwhelmingly of dog urine, the games room was also unusable as it smelt strongly of damp and was damp and the pool cues were broken."

    There was dog mess in the garden that hadn’t been cleared (and it wasn’t from our dog) Holiday was ok but totally not worth the money we paid.

  • "We was let down by not being informed till after booking that there wouldn't be a Christmas Tree in place even though it was a Christmas booking."

    The property itself, it wasn't explained about a shared driveaway with a property behind. The Pool Table room lacked quality and needs some TLC, the TV doesn't work in this room either. It wasn't made clear the house only had 1 TV throughout. The pictures make the house look a lot bigger than it is. There was no instructions in the property so for the first 2 nights we only had 1 oven. There was no welcome book in the property giving you information on the property or the workings of the property. The shower upstairs leaks into the Kitchen. Some rooms are boiling hot others are freezing cold. The French doors out to the Hot Tub don't open. The lounge is small for 10 guests. There is only 1 fridge freezer which needs to cater for 10 guests. Pre-Arrival information didn't give us equipment lists for cooking etc. The beds and bedding was very comfy. It was a disappointing stay.

Unfortunately, we were not informed about the maintenance and appliance issues that you had during your stay, otherwise we would have attended the house to make your stay more comfortable. The images and property description provided of the property accurately describe all the amenities, including TV's.   • "A lovely homely place."

    Lots of space, well equiped and beds very comfortable. The only fault was the glass door in the upstairs single bedroom, there were hooks for a curtain but this was missing. Would definately stay there again and recommend to friends and family.

  • "After reading other reviews about this property, I had mixed feelings prior to my arrival."

    Once arrived, my first reaction was how close it was to the main road. I then read the instructions for the hot tub and to be threatened with a fine and seeing a camera was not a good start. I understand rules need to be put in place but a fine goes too far. I’ve never come across a curfew on a hot tub either! Apart from this, there was 7 people staying here and the property works well for large families. The kitchen provided plenty of gear - may need to stock up on a few more cups/mugs though. The front room was very clean and cosy. The roll top bath may work better by being replaced with a shower over bath to prevent bathroom queuing. The large dining table was great. The bedding was extremely comfortable. Staying in the location of Staveley was lovely. It’s a beautiful village. The welcome packs of tea/coffee and biscuits was a nice touch.

  • "The house was in a great location for visiting nearby tourist spots and the village itself has decent facilities."

    All the bedrooms were a decent size. The kitchen is well stocked with all the crockery, cutlery, glasses, pots and pans you could need. There was washing up liquid, dishwasher tablets, sponges and cloths provided as well as tea towels and a little pack with some cookies, milk, coffee, tea and sugar sachets to get you started. There was also salt pepper and oil in one of the cupboards. There were small complimentary packs of toiletries in all the bathrooms too. The hot tub was great as was the pool room (although that smells a bit damp) Although the fixtures, fittings and decor ard a bit tired we had a comfortable stay and would be happy to stay again. The door lock is a little tricky to manage though and takes some fiddling to open and lock. The upstairs door was easier to use

  • "The external bin for the property was overflowing with and surrounded by rubbish, presumably from previous guests."

    It was unsightly and we couldn’t put our rubbish in the bin, so retained bin bags in the porch area. It’s disappointing in this day and age that there were no bins for recycling or any instructions on the matter. Apart from those issues we enjoyed our stay at the house, which was clean and comfortable.

  • "Great cottage with loads of space."

    Very private place with good links to Windermere. Beds were all very comfy, large living area was perfect for 7 of us. Hot tub was clean and hot when we arrived and easy to work! Would highly recommend this place.

  • "The property is tired and dated, and in need of modernisation."

    When we first arrived the heating was not working so we went the first evening and following morning without central heating. Once fixed, which the company were quick to do, it went well for the following 2 days. On our final night we noticed a damp patch on one of the walls in the twin bedroom and had to move the bed as it was gradually getting worse throughout the evening by morning the patch of damp had grown considerably and on closer inspection another 2 of the remaining 3 bedrooms had a similar issue although not as bad. It was our last morning but we called the company to let them know. A maintenance man arrived quickly but was rude and failed to listen to what we were saying. He insisted the issue had been going for some considerable time and it was impossible that we would have just notice. This was definitely not the case as all rooms were being used and as a result of the appearing damp we had to move the beds. Despite what we had read in previous reviews the property was clean although a little musty smelling and could have done with some air fresheners.

  • "We had a wonderful stay at Reston Mill."

    The location was perfect as it was just a short walk to a fantastic micro brewery and independent shops amongst beautiful scenery. But then also only a short drive to Windermere or Kendal. The hot tub was a massive hit, although we had an issue with the door from the conservatory for easy access which had frozen over but this couldn’t be helped. Perhaps maybe though some hooks outside to hang towels would be a good idea? The kitchen and living room was a brilliant size for our party of 9 and all of the bedrooms and bathrooms were all very clean. There was a few nice touches when we arrived as well with a little box of biscuits, few cleaning bits and also toiletries in each of the bathrooms. Brilliant stay!

  • "The property was comfortable, spacious and was located in a very good position."

    When the heating came on , the house warmed quickly and stayed warm for a long time. The house and location met all our needs and the issues we raised with Sykes at the time were responded to instantly, with excellent customer service. The hot tub was perfect once we had got it up to temperature , within 12 hours of arriving. The pool room was well used by the young people, and on the wet days kept them busy. The house was tidy , but it was clear it had not been dusted for some time. The bath leaked water, there were several hornets in the cleaning room, the heating did not always click on, so we had some chilly early mornings. The camera looked straight into the hot tub, which was something we all felt uncomfortable with, especially at times when the young people were using it!! 2 dining room chairs were not safe to sit on and there was no visitors book to leave comments in, which made us wonder if the owners were aware of the above issues? The village and local pub were lovely, and only a short drive to many key destinations.

    However, there are a few things that could be improved: - quite a few cobwebs throughout the property - a full length mirror in every bedroom - only one shaving socket which did not work - more hooks in the bathroom (behind the doors) to accommodate towels and dressing gowns - a bigger games room

  • "Fantastic time at Reston Mill."

    Very spacious and roomy, very clean. Could do with a little updating, but we all enjoyed our stay, and the dogs loved it. Hot tub was brilliant for relaxing after long days out. Staveley village was a 15 minute walk away from the property which was a pleasant walk with the dogs. Overall, would definitely recommend.

  • "Firstly the pictures do not really reflect what this property is like as furnishings have changed and extra lighting has been used."

    This property is semi detached and overlooked by the adjoining property however the photos make it look like it is very private and sits on its own. Having said that our experience was really good. The upstairs shower which others have commented about worked efficiently for us. The property was warm and very spacious however we spent the majority of our time in the conservatory. There is a leak from the roof when it rains. The grandchildren (aged 4 and 3) were able to play in the garden which was secure the only downside was the stone steps leading to and from the grassed area and no garden toys to play with. The hot tub was not up to temperature on the Friday night however by the Saturday morning we were able to use it. The area around the hot tub needs a good clean or rubber matting in place.. The games room was very small and restricted the game of pool. The property was clean with a well equipped kitchen and the large dining table enabled us to enjoy a meal together. We had a lovely weekend and would certainly recommend it to family and friends.

    Great location within easy walk of interesting locations to visit, only a few miles to Kendal in one direction and Windermere in the other. Good local facilities in the village as well. The only comment would be that it looks a little tired and could do with a bit of a spruce up. Had a great time and would go again.

  • "This property was ideal for a family of 10 gathering and accommodated us all including the dog."

    Like the previous reviews we also had problems with the upstairs shower which was cool to cold no matter how long we left it to heat up. We were unable to get hot water from any of the taps including the kitchen also the radiators did not heat up even when we turned the thermostat up. Thankfully the gas fires in the living room and dinning area were good and gave out the warmth we needed. A few other things to note is the conservatory roof leaks and as we had rain we had to put a few pots down to catch the rain. The hot tub was fabulous it was such a shame it wasn’t in a cleaner environment, getting in and out wasn’t inviting with rough dirty ground and as in a previous comment a couple of cigarette butts on the ground. Sorry to sound negative but for the price we paid we expected to have these basic Facilities in working order. The property was spacious and the ample seating and beds were clean and comfortable. It’s in an ideal location for the lakes, the main road at the back wasn’t all that noticeable and we had a lovely family break.

  • "Very good property with all the facilities we needed and great location for the lLakes."

    We had an issue with the showed that had been identified in a previous review but was not sorted! This was frustrating but we got a Lakelovers engineer in to sort it quickly! Only other thing would be to have another shower for a big party like ours and more understanding as to how close the main road was! Enjoyed our stay though!

  • "The house smelled damp on arrival, although heating was good when it got going."

    Beds were very comfortable. The location of the property was great and it had everything you could want in terms of facilities although the upstairs shower didn’t work. We just felt it could have done with a deep clean. The area around the hot tub was also dirty with cigarette end and bottle tops. The games room was very cold, dark and unusable with dog dirt outside the door. We did have a good time but felt the whole place needed freshening up.

  • "Comfortable cottage, decor a little tired despite some review replies saying it had been recently decorated."

    Kitchen very well equipped, beds spotless and very comfortable. Hot tub a real bonus especially for young children. Main disappointment was one of the (only two) showers being out of use due to very poor drainage caused major leak in the kitchen ceiling. Despite travelling to Windermere to report said leak, no one came to repair it, although I was promised someone would be there that day. This meant only one shower for 6 adults for 5 days. Despite this we had a a fabulous week, great location, excellent pub, brewery and walks in the area.

  • "Reston Mill has the dream combination of being on a main route within short distance of everything you could want for a holiday in the lake district, while also feeling quiet and secluded."

    Great venue. Few minor issues with loose door handle, a shower working intermittently and the lack of radiators in few areas. However overall the house, facilities and its surroundings were lovely would highly recommend.

  • "The property is a little dated compared to the pictures, would recommend a little spruce up."

    The hot tub was not turned up on our arrival so thankfully someone in party actually checked it out on arrival and turned the temp up otherwise we would have been extremely disappoint when we came to use it and missed out on half the holiday waiting for it to heat up! Wasn’t warm enough by Friday evening so had to wait until Saturday. A number of broken glasses in the property, the crockery could do with an overhaul and to be checked. Hearing rooms was difficult, bedroom downstairs never really got warm, our nana had to use multiple blankets. Otherwise a fantastic location and place to put your feel up for a large family get together.

    Thank you for your feedback. On your arrival day the hot tub had been emptied, cleaned, then re-filled & it takes time to get back up to temperature. This can cause delays, but we'd rather you had sparkly clean water. The company usually leaves a note to explain, perhaps this got mislaid? The property was completely re-decorated in April, but we will investigate to see what needs sprucing up. We've taken onboard your comments about crockery & glassware & are replacing all. All radiators have thermostatic valves so guests can control heat in each individual room, perhaps this needs better explaining in the property? Property Owner

  • "The property is very dated and not very clean."

    More 3 star 70's bed and breakfast than expected luxury cottage. Multiple issues on arrival with heating, power to games room, hot tub, shower not draining. All were responded to quickly thankfully but wise to manage anyones expectations if staying here. That said, lovely location, great chippy, bakery, pub and cafe all nearby. Enjoyed our break in the end for large family gathering and dog friendly too.

  • "The house was perfect for our needs, lovely big dining table, kitchen & lounging area, plenty of bathrooms and accommodated 8 of us very comfortably."

    The hot tub was a huge hit! Staveley is a lovely little village only 15 min walk with an amazing bakery worth a visit! Tiny improvements would make it even more comfortable such as hooks on the back of the bedroom doors, more mugs and it would be really helpful if you could make it clearer what wasn’t provided so we know to bring them (such as fairy liquid, bin bags, toilet roll, cleaning products etc). There is only a small shop in the village so much easier to bring with. The toilet seat in downstairs bathroom was broken. Great stay and would definitely recommend.

  • "The cottage itself is nice and is in an excellent location."

    It wasn't as clean as we expected there was a lot of dust about, the wood panelling in the living room was black on the top. There were several black cobwebs one just above my head in the bedroom. We expected it to be spotless especially when it is supposed to be deep cleaned due to Covid. All be it the oven was clean and so were the beds and bathrooms,it just needed to be clean everywhere. The showers also need sorting out the heads dribble water out where the head fits and one of the drains was blocked so the shower tray filled up with water one of the showers makes a terrible banging noise all around the house when in use.

  • "The cottage at Reston Mill was only just adequate, the photos on the website were not up to date, the house needs a lot of TLC, particularly the bathroom upstairs and shower room downstairs, the carpets were very grubby and stained everywhere."

    The house was dusty in general so feel like the cleaning was not sufficient, particularly during Covid times!! One thing I must stress is the road noise, it is extremely noisy when the windows are open and sitting in the garden isn't relaxing due to this, although it is mentioned on the details albeit briefly! Although there was outside garden furniture, it wasn't sufficient, with no table - what was there was very shabby, just an old wooden rustic table right outside the kitchen. The kitchen was well stocked with pots and pans, the beds mostly comfy, the hot tub was a welcome distraction from the shortcomings of the house. Staveley is lovely, Hawkshead brewery great and highly recommend eating in the Eagle & child pub. We had a great family holiday in the lakes but unfortunately won't be returning to this house again. Not up to our usual standards sadly.

  • "Delighted (and relieved) that no hint remained of dogs having previously been in house or garden - congratulations to cleaners."

    Garden near the house well enclosed, safe and spacious for our 6 and 3 year olds. Garden furniture was quite sufficient. Details could make clear that downstairs single room has windows onto hall, so was not suitable for any child used to sleeping in a dark room. Rubbish arrangements insufficient for family of 10: the bin was full when we arrived. We coped by designating our own recycling bag in kitchen, which grandad then took (2 or 3 trips) to recycling centre in the village. New kitchen bin needed anyway. A plug and /or a bowl in the sink would have been a great help. Otherwise kitchen well equipped. Mealtimes were accompanied by disconcerting clanks and grunts from the boiler.

  • "The house was fully up to our expectations."

    It was clean, well equipped and comfortable. The kitchen appliances were modern, new and worked well. The accommodation was spacious and well maintained. Unfortunately the house was let down by the garden and external facilities. The description referred to a BBQ area, but there was no BBQ. The garden furniture was dirty. A garden table was rusty and dangerous. There were only two sun loungers, both dirty and covered in leaves and mud. The garden chairs were in a similar state. The garden was also littered in dog poo. A dog seemed to be coming from the adjoining property. Moreover, the occupier of that property appeared to have permission to park on our site, directly outside our conservatory. They used the hosepipes on our property to fill their pool without comment. Empty beer bottles had been left in the external play area building and some waste in the form of cardboard boxes and empty bottles were left on the property throughout our stay. Eventually, after we complained someone came to clean the garden furniture. In summary, an excellent house let down by the garden facilities and maintenance.

"Staveley is a vibrant Lakeland community, rather than primarily a tourist destination.

The pretty village lies at the gateway to the Kentmere Valley, right between Kendal and Windermere.

Staveley is alive with artisan crafts, live music, and art galleries, and it's also an absolute treat for foodies.

Also within the village is the Eagle & Child Inn – a popular place for a hearty meal, with a pretty riverside beer garden.

All of these destinations are accessible by foot and only a 10 minute walk from the house.
