    Peaceful, relaxing, comfortable stay. The hot tub and secure back garden for the dog made it perfect. Lots of lovely walks from the door. Close to the town of Appleby, which is cracking and has everything you could need, plus an amazing Indian restaurant. We loved it so much we rebooked for next year.

  • "We have just got home and did not want to leave!"

    Highly recommend. The hot tub was a hit with the kids, nearly 12&16. Our black Lab loved it. He had his own little enclosed garden. Beds were comfy. The views are amazing. Loved waking up to the sheep everyday. The family on the farm are friendly and made sure we were happy. Can't wait to go back. We have family in Penrith, only half hour away, if that so perfect location for us and the places we wanted to visit. It isn't luxury as it's on a working farm but the cottage was clean and well looked after. As a family we all wanted to experience the rural life in the fells. We did the tourist experience of Windermere which we have done before and love but it's nice to escape that when we get back to the cottage. It's great for the kids to get their heads out of their devices and climb fells, walk along rivers and waterfalls.

  • "The cottage was stunning, far away enough from all the noise so you can relax but close enough to all the walks we wanted to do."

    2 points about the maintenance... 1st. The jacuzzi definitely needs a new lid asap and 2nd the heating, not sure how it worked as it was either too hot or had to turn it off, no between so maybe soon Instructions on how that works. But apart from that the cottage was perfect would definitely stop again.

  • "We had an brilliant time!"

    The cottage was cosy, the heating was already on when we got there which, given the recent cold snap, was much appreciated. It's only a short drive from Appleby if you want to pop out for supplies or a pub lunch. The location was perfect for walks with our dog and the view from the hot tub made it even better. Would highly recommend, we will definitely be back!

    Very nice owners, the place is spotlessly clean, the heating was on for our arrival and the makings of a log fire ready! Great area, feels very remote, cut off yet isn’t at all! Very peaceful. I’d highly recommend it so long as you don’t want the weeks I want!

    The location was fab, cottage was basic but had everything we needed. It was perfectly clean and the hot tub worked well (the lid just needs replacing). One of the light bulbs was flickering but this was replaced for us as soon as we reported it. The price was very reasonable. We would definitely recommend staying here.

    The owners were very accommodating especially as we on booked on the morning of our arrival. The cottage was very clean and well maintained, with a spacious living and dining area on the first floor of the cottage which allowed for great views down over the Pennines. Ideally located in a rural setting with great walks on the doorstep but still close to all amenities in Appleby. The hot tub is a great addition especially on a clear night, there were hundreds of stars out. Some great villages around the area and a visit to The Stag Inn at Dufton is a must. We will certainly return to this cottage.

    Lovely property in a lovely rural location, great for getting away from busy lives to relax. Good that tea towels and cloths provided nice touch. There wasn't a welcome pack like had at other properties previously, we had a sainsburys shop delivered after arrival.

    We enjoyed the rural quietness and the hot tub was great. Just a few niggly bits that need attention the oven and one of the hob rings does not work. The bed was uncomfortable, for me very springy. This would not stop me staying here again or recommending staying here.

  • "Really fantastic location and hot tub was a great feature."

    Everything was in order from cleanliness to useful facilities e.g tumble dryer, cutlery and crocery , lovely bathrooms. We had a great time taking on some challenging walks, also kayaking, and could come back and enjoy the hot tub, and log fire too. The lady on site was wonderful and friendly. We had lambs for neighbours and we loved watching them! Otherwise, not overlooked at all and felt nice and secluded. Only negatives are the taps just needs some general maintenance: almost every tap would not turn off, and remained dripping. The DVD player struggled a bit on a lot of our different DVDs we brought. But otherwise perfect place and we would love to come back!

    It is in the ideal location for total rest and recuperation. The cottage was absolutely spotless on arrival with all the amenities required and the hot tub was clean and maintained regularly throughout our stay. As you sit in the hot tub you can look out onto views of the Cumbrian countryside. The locals are friendly and happy to offer advice and there are sheep literally outside the front door. We would absolutely recommend Rum bush cottage as a holiday destination and we will definitely be returning.

  • "I thoroughly thoroughly thoroughly recommend this cottage!"

    !! When the world began opening up from lockdown... We went here for a week instead with our 2 children age 7 and 3. We absolutely loved it. The most idyllic place with stunning views and just so peaceful. It had an enclosed garden but we went out the little back gate and played in the fields and explored.. This was our little evening walk every evening! The hot tub was perfect however the screen didn't work so couldn't see the temperature and we wanted to lower it for our children. Eve kindly left the thermometer so we just used this instead! Beautiful walks nearby. Mr Wharton was great, he rang on check out to say not to rush and the cleaner would be with us slightly later! I left my lattee machine there and couldn't get through to Sykes at all... He kindly posted it back to me. We would 100% go again and I don't often say that. Usually we can't afford things like this but with the schools being closed we could go outside of school holidays! It was so needed as we had both been working through lockdown and managing our children too... What a way to unwind. Thank you so much!!

  • "The cottage could do with more instructions as on arrival I couldn’t turn the oven on."

    Also the hot tub wasn’t looked at from fri to Monday and that was only because I rang and said I wasn’t happy at it been left without chlorine etc. The house is full of spiders to the point I couldn’t sleep but I am very frightened, I realise not much can be done about this. The lady next door looks after the cottage but was away most of our stay. The owner was very helpful and came as soon as he realised we were left alone. Excellent facilities however as we were two couples staying together it was awkward. With only 1 shower the main bathroom only has a bath, needs a shower fitting over the bath. The main bed and bedroom is very very small and the second bedroom is 2 singles which didn’t suit our situation. Was in nice location.

    The wood burner heated the cottage beautifully, the jacuzzi on the deck was clean, comfortable, very warm and afforded the user the most incredible views towards the western lakes. Eva, the housekeeper next door, was very kind, welcoming and kept the cottage beautifully.   • "This cottage was visited by my family and I during early April 2018."

    The lady in the adjoining cottage (is very nice) meets and greets and basically answers any questions during stay. during your stay. The cottage is on the doorstep of a working farm which we enjoyed (seeing the farmers and livestock). The nearest pub is a rural 30 min walk. Nearby Appleby (3 miles) is a beautiful spotless town which is a must to visit. We also visited Penrith which is also very nice (15 miles). The local people are very friendly in all nearby areas. The cottage itself is very good, modern inside yet traditional feel. The living area is on the first floor with the 2 bedrooms on the ground (1 with en suite) with bathroom. The standard of the kitchen/tv appliances is high e.g. cooker, dishwater. Obviously the hot-tub was an important reason for our stay and we were not disappointed. Excellent scenery during use. Only minor issue was the dog or livestock droppings in the secure garden (chihuahua exercise). Previous cottage users should really be more responsible. However, an excellent stay and cottage. Of course we'll return!!!!!

  • "We were unlucky and suffered the worst storm since 1960's and were snowed in."

    We had to stay an extra 3 nights. I can not fault the cottage. It was weather tight, so warm that we couldn't really use the log burner. We had the most comfirtable and warm week of relaxation as we were unable to get out. The caretaker and local farmers were absoltely amazing. Digging us out. Fetching us milk on the quad bike, giving us food and baking our children cupcakes. Nothing was too much trouble for them all. We were kept updated on the lane out. When leaving we became stuck on the lane and they worked hard on getting us out. They even checked up on us to see we arrived home safely. AMAZING service. We shall go again and hopefully get out to see Cumbria next time.

This beautifully-presented, semi-detached stone cottage is located on the owners' working livestock farm, on the edge of the Eden Valley in the hamlet of Keisley, near Dufton in the east corner of Cumbria, nestled between the Lake District, the Yorkshire Dales and the North Pennines.

Well-furnished throughout, this elevated cottage provides upside down accommodation for friends and families wishing to explore some of the most stunning areas in this part of the country.

This unique cottage oozes character, with stone flagged floors and latch doors whilst upstairs the open plan living space has a vaulted ceiling, beams and a cosy woodburning stove, ideal for those chilly winter nights.

Appleby-in-Westmorland 3 miles; Penrith 13 miles.

The attractive, unspoilt rural village of Dufton is ideally placed for exploring the Lake District and Eden Valley. The village has a pub, which serves good food, an Agricultural Show held on the last Saturday in August, and is just three miles from the historic town of Appleby. At the heart of the lush Eden Valley, Appleby-in-Westmorland is one of the loveliest towns in the north of England and was originally the county town of Westmorland. Appleby is a major stop on the Settle-to-Carlisle Railway, which is one of the most beautiful railway journeys in Britain; still today, many of the old steam trains wend their way along this line and over the awe-inspiring Ribblehead viaduct. Visit Appleby in July and experience the atmosphere of the Jazz Festival, which is fast becoming a popular attraction, enjoy a walk on the Pennine Way at Dufton, or explore one of the local cycle trails.
