  • "The cottage was warm and cosy and on arrival the owner was friendly."

    However we felt it needed a proper clean, cobwebs in several rooms, the blind and the window in the ensuite were very dirty,and there is obviously a small problem with damp in both the main bedroom and the ensuite as in two areas the paint was bubbling away from the wall.We did not use the dishwasher, it clearly hadnt been cleaned as there was a residue inside which might account for the dirty crockery and cutlery.

  • "First impressions count for a lot."

    On arrival it did not look inviting. Dirty cottage sign, broken wall and the porch was very dirty. Inside it looked fairly clean but when we got plates and dishes out of the cupboard they were dirty, which immediately made us feel the cleaning was not up to standard. Gave up trying to get the en-suite shower to work. Lots of cobwebs in the cottage and the garden was neglected. It is a long time since there was a pond. The decking was falling apart and there were nails sticking up, not safe if children were around. Very noisy main road outside which is constant, so hard to sleep sometimes, doesn't live up to its name.

  • "The owners next door where very helpful and kind when we arrived."

    Idyllic little cottage with cosy furnishings and conveniently located for exploring north Norfolk. Plenty of room for two vehicles to the front on a very good size driveway. Good size rooms with the benefit of an ensuite shower room to the master bed. And a really good size family bathroom with bath. Massive garden with the use of sundowners will be great for summer months. Only draw backs are the heating is on twice daily and has a emertion tank for hot water, so when it's gone you need to wait till it heats up again. It can be put on override, but with the climate, kinda feel guilty. And with me and my family all having dodgy backs the mattresses weren't the best. Some reviews mention the noise of the A148 right outside, but we found it OK and didn't keep up awake. We would recommend this property and would stay again for a short break.

    It is very well place for exploring Walsingham, National Trust properties, Holkham Hall, Sandringham and the coast so a car is essential. Fakenham is 5 minutes up the road. We had one day of sunshine, but thoroughly enjoyed our stay.

    Main road runs past it but traffic noise was very reasonable. Unfortunately local facilities are not close as the pub next door is no longer operating. Fakenham is a short car ride away. No huge issues so we were pleased.

  • "Place was nice on outside inside very tired did not surply tea towel , could not walk anywhere the noise floor boards so bad No welcome pack milk nothing at all showering master room did not work dripped out ."

    We had no internet for the week as was down , And attacked by flies all week Heating was good very warm Easy to get to off main road as stated traffic was very noisy but can’t be helped We moved a table under was dead flies We won’t be comming back here due to to many problems but is a great area

  • "We stayed in this cottage when we attended the Thursford Christmas Spectacular."

    The hosts were very friendly and popped in to make sure everything was ok for us. The location was perfect, only a few minutes drive from the show venue. The cottage was very cosy and comfortable with everything you need. Well equipped kitchen, comfy beds, large sitting room. Lovely garden, which would be great in the warm weather. I did find the road noise kept me awake for a while, but I used ear plugs on the second night and slept well. I would not hesitate to stay here again and can thoroughly recommend Sleepeezy Cottage.

  • "Quaint spacious cottage with off road parking & was in an ideal location for our trip to Thursford Xmas Show."

    Met by the friendly ‘Wally’ who lives next door - showed us controls for heating & what they were set at.( suited our needs for this stay) In a reasonable clean state, but lots of cobwebs noted. Cleaners need to be checked that they’ve done a good job before change over of clients. Not 4/5 star…we didn’t ‘sleepeeze’!- Mattresses old style, very tired/dipping in the middle - in need of replacing. Expected basics to be provided, along with oven gloves, hairdryer, extra loo rolls & a safe (standard in 4/5* rated rentals) Saucepans need replacing( linings blistered/peeled off) & to include a small one along with a set of microwaveable bowls. No handle for grill pan either. A full set of hi hall & pint glasses would have been appreciated. The large garden would be a bonus during the summer months. Situated on the very busy & noisy A148 which is not mentioned on the site. ( ok in winter as closed windows block out noise but would be a problem during warmer days/nights. The Green Man pub- very short opening hours & no food. Felt for the young man behind the bar who himself was very welcoming & friendly.

  • "Not to our standard of cleanliness sorry to say."

    Informed on arrival we are 25mins to early, not to use electric fire and to make sure to turn lights off in each room when not in use. En-suite shower not working traces of mould. Oven requires a good clean. Toaster requires replacing would not use. Road noise was not a issue would we return sorry to say NO.

  • "We booked this property for our family summer holiday."

    We found it to be comfortable, clean, and as advertised. A perfect location for exploring this beautiful part of Norfolk. Having a car is essential though as not much within walking distance from the property, but loads to do in about a 20-30min drive. The property was ideal for our family and having use of the garden and garden loungers was a real bonus. Use of Wi-fi was also good and great to have a dishwasher too and on site parking! We read some reviews about traffic noise as the property is on a main road, but we didn't find this disturbed us at all. Other places we've stayed have left milk and tea bags on arrival which were missed this time and meant we had to go straight out after arriving for supplies, and things like bin liners etc weren't available which would have been useful, but other than that, it was a really comfortable stay. We loved watching all the birds, house martin's and swallows in the garden, and the bats at night. We discovered a playground and playing field behind the caravan park across the road which the kids enjoyed but only found this later in the week so would have been nice to know about this earlier. Shower in the ensuite was a bit temperamental and the folder of information could do with an update, but we would definitely recommend this property to others. There is a lot of stairs in the property so probably not ideal for those with mobility issues, but it has a real charm to it. Thanks for a great stay.

  • "Lovely, cosy cottage near the North Norfolk coast."

    Generally very comfortable to stay in although the mattresses are very tired and need replacing. Lots of the reviews said the traffic noise was terrible but we really didn't find it bad and were not disturbed by it. Kitchen well appointed with lots of cooking utensils, crockery etc. You have to provide dishcloths, tea towels, washing up liquid etc. yourself. The cottage is approximately a 20 minute drive to the coast.

  • "It was a lovely cottage generally and the owners were very friendly."

    An ideal location to tour north Norfolk. Road noise didn't bother us as much as we'd been led to believe. There was a pleasant garden available for us to sit in on sunny days. Generally the cottage was comfortable and well equipped but we had to provide extras we've normally found in other Sykes cottages, such as bin liners, an oven tray, kitchen towels, washing up liquid. . We were there for a fortnight and were given clean towels in the middle weekend, which we'd asked for. There was good Wi-Fi connection and good TV reception which has not always been the case in other properties

  • "Cottage smelt very strongly of oil resulting in all of us having dry throats and one child with very sore eyes and coughing and had to be checked out at A&E, we expected to be relocated but customer service were just so unsympathetic."

    We had to leave all windows open all night resulting in very little sleep due to the very noisy road, traffic all night long. Broken glass in garden, botch jobs everywhere. Tap in bathroom broke resulting in flooding, owner used our towels to mop up and left dirty towels in bath. I should be refunded part of the money I spent on this cottage as I feel robbed abs holiday ruined. Cottage not as described

    Being situated on a main road could be a problem during busier times and this should be listed more prominently. Also should say that cottage is next to a Pub which wasn't open during our stay but again may add to noise levels plus camping pitches at the end of back garden. Owners were very friendly and helpful and a problem with the shower in en-suite was rectified within 24 hours. In terms of comfort, the mattress/pillows in main bedroom need replacing - very uncomfortable. DVD needs to be in lounge not dining room. Property has been substantially redecorated and website should be updated to reflect this.

  • "Whilst buried in the description, it does say that the property is on an A road, not knowing the area, we didn’t know that this was the main road across Norfolk to Cromer."

    ..therefore a very busy, noisy road. This combined with ill fitting windows meant road noise made it difficult to sleep in the front bedrooms. An additional problem in the single room was the mattress which had no spring and was therefore uncomfortable to try and sleep on. All in all we did not Sleepeezy at this cottage. Plumbing problems, one blocked shower and one leaking shower (causing two days of water running down the kitchen walls) further detracted from a relaxing holiday. Apart from these issues, the cottage and owner were pleasant but I wouldn’t return and think that people should be made more aware of the road proximity and noise.

  • "The cottage is very family friendly."

    We took our granddaughters aged 8 and 11 they loved the bedrooms and the garden which was fully enclosed so we knew they were safe while playing. There is an ensuite shower room in the double bedroom, a family bathroom and a separate toilet which is very useful. The only extra thing we would have liked was an over bath shower as the girls have long hair and rinsing in the bath was tricky. Overall Sleepeezy cottage is a holiday destination I would recommend.

  • "Perfect central area for doing and seeing what we wanted from our visit."

    A very nice cottage. We loved the quirkinesses of the many different levels. Lovely big garden, perfect if you have children with you. I do agree with previous comments, the double bed did feel small and it was not comfortable. The mattress was very soft and the pillows lumpy. As there was only the two of us, we moved to another bedroom with two single beds. One was fine, the other creaked and groaned at every movement. The bedding on the whole, on all the beds seemed ‘tired’, it would be so much more comfortable and inviting with new crisp bedding and the pillows replaced. Apart from this we had a lovely stay and would recommend the cottage.

  • "Had a really nice welcome from Mr Pace and Pat."

    Location of cottage was central to were we wanted to go. Although close to A148 the road noise did not really bother us. However we found down stairs toilet very awkward to get into by door placement maybe could open outwards instead of inwards or a sliding door. We found the beds very soft and the double was a small double. The pictures do not show all the different levels in the cottage if i had my elderly father with us like we normally do it would have been very difficult. Lovely big garden there is a touring camp at the back but that did not bother us.

  • "All of it. The lovely welcome, the cleanliness of the cottage, the extreme comfort and amenities."

    The luxury of having a bathroom, an en-suite shower room and an extra downstairs toilet, having a lovely garden to relax in and a very useful utility room was second to none. Better than home from home. We were able to thoroughly enjoy The Green Man pub two doors away, the food and service was excellant. We were superbly placed for the surrounding villages and the coast to enjoy. Will definately visit again in the future.

  • "I booked Sleepeezy as a holiday treat for my sister and mum."

    We looked at alot of cottages and decided on Sleepeezy. It looked quaint, reasonably priced and was pretty central for places we wanted to visit like Holt, Sheringham, Fakenham and Cromer. Inside was lovely too, if a little tired decorwise in places. That said, we were comfortable, warm and had everything we needed. The owner visited on our first evening explained heating etc, and left us to our holiday. As he lived over garage he was on hand should we have needed to ask anything. I would advise taking earplugs for a good night's sleep, especially in front bedrooms, as the road outside cottage is very noisy, up to late at night and starts again early morning. Would recommend to friends and family.

    On the downside the noise from the very busy A148, which the cottage is very close too, is a real damper on a holiday. Some of the windows do have a very old form of double glazing to them but, it is very ineffectual, the cottage would be much improved if it was properly double/tripled glazed.

  • "The cottage in places was very dusty with lots of cobwebs."

    In the kitchen there was no fire blanket or fire extinguisher as I would expect, is this not a legal requirement in a holiday let. The two sinks in the kitchen and utility both had drainers that simply did not drain, the water just stood so all clean plates etc we sitting in dirty water. As list the cottage is on an A road the statement of some noise is an understatement the cottage is not double glazed so noise can be heard, but when it's a heatwave and the windows need to be opened its awful and the road noise goes on til at least 12am. There is a little respite before it starts again at about 4.30am. We had a lovely time at the beaches etc but are extremely tired from the road noise. In the back garden we found up to 15 screws on the patio near the picnic table that the owners had not cleared away. I swept them up so that neither myself or my family didn't stand on them.

  • "Cottage was in a good geographic position for the holiday we had planned."

    The cottage style is very typical of the surrounding area with its flint exterior. The interior is decorated as you would expect a cottage including the comfort. Pat made good communication with us prior to our visit and Mr Mace was there when we finally arrived. The cottage was next to a fairly busy road which took a bit of getting used to as we live in a very quite area however the double glazing on the windows did help. The Green Man Inn next door provided us with a very good meal on our first evening. As the holiday was a trip down memory lane to seek out ancestors and reminisce of a visit in 1947 we feel it ticked all boxes. Thank you.

  • "Spoke to the owner 48 hours prior to start of our trip and she mentioned briefly that there is a washing machine but that she does not provide any washing soap due to a problem she has encountered in the past."

    However, there was no hand soap or any soap anywhere which was a little inconvenient and we had to go out to Fakenham to buy some for all 3 handwash sinks as well as dishwashing liquid. We also felt having some waste bins in the bedrooms and perhaps one in the living room would have been beneficial - the only one was in the kitchen. I can't remember if it is mentioned when booking that the property is on a main road and as it is not double glazed, two of the three room which overlook the road were noisy with cars driving past. Otherwise Pat, the owner was lovely and helpful and showed us where everything was soon after we arrived

  • "This was a lovely cottage, very quirky wth the various steps up and down."

    The bed was very comfortable which was a bonus. The only negatives we had were no coat hooks anywhere apart from in the bathroom. We are birders so we have quite a few coats and we had to drape them on the dining chairs. I always bring an over the door hook but it didn't fit these doors. The other negative is there were no bins in the bathroom or the bedrooms, I had to hang a plastic bag on wardrobe door. The only other waste bin was in the lounge and it was being used as a magazine rack, everything had to be put in the kitchen bin. This cottage was all we thought it would be in a good location with off road parking so overall we were happy.

LITTLE SNORING

Fakenham 4 miles; Sheringham 17 miles.

Little Snoring is a north Norfolk village, ideally placed for visiting this beautiful part of Norfolk. The village offers a small shop selling newspapers and a village pub. A short drive takes you to the famous pilgrim destination of Little Walsingham, an historic village with timber framed and flint buildings lining narrow streets, and the remains of an abbey with woodland and riverside walks. The nearby market town of Fakenham offers independent shops, a Thursday market with traditional country auction, and, on the outskirts of the town, Pensthorpe Wildlife Park. Wells-next-the-Sea is just 8 miles away with a busy harbour, where you can enjoy crabbing and sitting on the quayside wall enjoying the local fish and chips, then walk along the sea wall or take the little train to the seafront where you will discover a golden sandy beach with a medley of colourful beach huts backed by beautiful pinewoods. To the west of Wells is Holkham Hall with stunning house and park grounds and a beautiful beach. Just a few miles inland you can discover the chic village of Burnham Market with The Hoste Arms, tea rooms and lifestyle shops, and to the east is Stiffkey, a coastal village with safe creeks ideal for paddling and dinghies!
