    The apartment is comfortable and the location is very convenient. I used the buses into town , they were frequent and efficient. Enjoyed watching the world go by from the lounge window. Like others have mentioned the lift was temperamental and the oven does not heat up but neither influenced our enjoyment. We would definitely stay again.

  • "This looks like a bad review but it isn't."

    When we arrived laden with luggage the lift wouldn't work very bad start as we found out lift works intermitedlywhen we finally got to the second floorFor we had to walk 2 flights of stairs with no hand rail on left hand side disgusting.the holliday was saved on entering the flat it saved the holliday it was really lovely.cleanwarm no faults there. But we would never return unfortunately as for the stress of getting in the flat.

The lift requires the outside door to be completely shut in order to work, it recently had repairs and is in full working order so far as I am aware. I’m sorry you were unable to make this work.   • "Great location- 10-15 minute walk from town."

    no major concerns- a leaky shower, blind in bedroom velux needs repaired and oven a little slow to heat up. Have stayed before and hopefully will again in the future.

  • "This was my 3rd visit to Royal Manor Park."

    Its in a beautiful area quiet and peaceful but also accessible to most places. For those without your own transport there's a good bus service right outside the apartments. Lovely views from the lounge. Comfortable beds and two bathrooms such a bonus. I know we will book again.

  • "Excellent property and facilities."

    Lots of welcome little touches like milk, Welsh cakes, cleaning and cooking materials. Full sized fridge, freezer, oven, stovetop and microwave. Nice TV. Great bathroom and seperate ensuite shower. Excellent location right next to bus stops and close to shops and town centre.

  • "This is a nice property, a comfy bed, lovely views and a great location."

    Sadly the lift doesn’t work properly and hasn’t done for a while, you can only use it between floor 1 and 2 so need to use stairs to get to 1 and from 2 to 3. The towels are stained and need replacing. There are no blankets so in chilly weather you need the heating on in the night or it’s cold in bed. There is no shower shelf or caddy so you have to put your shower gel, shampoo etc on the floor of the shower. There is a terrible sewage smell in the main bathroom. We found it was worse after the toilet had been flushed. On day 3 we used the bath and once that drained the smell went so we assume it must have been coming up from the bath drain. There was not bleach or anything in the property for us to put down the drains so we just had to keep the door closed to avoid the smell filling the apartment. These issues (except the lift) are quick fixes but well needed to make this apartment comfortable. If these were resolved we would stay again.

  • "A great holiday, the apartment was very good, but the main oven was not working, limiting my ability to self cater."

    Also there were no contact details for owner/caretaker. I can understand them not wanting to be pestered with trivialities, but should something serious occur out of Sykes hours there is no help. Have left note to this effect in their very helpful communication book was impressed by that, never had that before.

    Few minutes walk to the sea front. So much to see in the area. Access was as explained in the literature. We cooked in so it was great to have the coop so close.

  • "This property is not really suitable for the elderly the lift is very small and a little scary."

    The oven didn’t work at all I couldn’t find a number to report it only emergency number for Sykes I didn’t consider it an emergency . The fridge wasn’t very cold so the milk went of quickly. The toilet didn’t always work people had mentioned it in the book but obviously they hadn’t done anything about it. The tv was very dark and we couldn’t change anything on the settings to make it better couldn’t see much on films. On saying all that it didn’t spoil our holiday it’s a lovely apartment. They do need a book with information in there was a fire alarm on the Monday night apparently this happens every week but we were not informed and my mum is 84 so was a little scary as we thought it was real and mum wasn’t very well.

    I'm very sorry you feel the property is not suitable for the elderly and experienced some issues, I would have loved to help rectify these for you during your stay. There is a folder in the property (in the lounge by the TV) with lots of information for guests, this includes the number of my property management company in case of any issues during your stay. I stayed at the property myself 30/7-5/8 and the toilet, TV, oven & fridge were all working, but they have been checked again following your feedback and confirmed to be in full working order. We do list the number of stairs required to reach the property along with information on the lift in the booking details to advise guests prior to making a booking. Once again, I'm sorry you had some issues but please do feel you can contact Sykes or the Management Company should we be able to welcome you again in the future. Property Owner

  • "The apartment is clean, comfortable and well equipped."

    It is on the 3rd floor with a lift to the 2nd floor, so some stairs are unavoidable. We got a digital bus pass (£19 each for the week) via the Arriva app. It was well worth it to get to the centre of Llandudno and along the coast. It even covered going up the Great Orme.

    Everything was great we have stayed here before even the lady underneath us came up to thank us for being so quiet in fact she asked us to move in hahahahah it was brill would recomend only thing if you are bad on youre feet or legs there is a lift to go up to the second floor or if you want some excercise take the stairs would be better if there was 2 keys with fobs on so you can each go out

  • "What a fantastic property, a penthouse flat with wonderful views all round."

    Everything you need is there in this comfortable bolt hole in the sky. Anyone booking must be aware that to access these views there are 54 stairs to negotiate, some of which can be dodged by using the lift which is very small. However it is well worth the effort to enjoy this superb flat.

The property

Royal Manor Park is an excellent, penthouse-style apartment located in the Craig Y Don area of Llandudno, Conwy.

A wonderful coastal holiday base, this property is a fantastic choice for a couple or a small family wishing to spend a relaxing break in this idyllic seaside area.

The property is accessed by a lift and staircase from the ground floor entrance using a key and key swipe fob, with plenty of on-street parking outside.

Entering the apartment, you will find a contemporary, fully-equipped kitchen with everything you need to cook up a delicious meal together, with local shops nearby to stock up on the essentials.

Head to the open-plan living/dining room for breakfast around the dining table, whilst you admire exquisite views of Great Orme, Little Orme and the wonderful architecture of Craig Y Don from the bay window.

Turn on the gas fire in the exposed, redbrick fireplace during colder months and settle into the sofa for a family film night on the Smart TV.

Sleeping three guests, Royal Manor Park has two light-filled bedrooms; one zip/link super-king with an en-suite shower room and one single with a Velux window, both of which have storage space to unpack and make yourself right at home.
