    They differ in expectation quality and tolerance but appear to be similar when it comes to ‘value for money’ Reviews therefore are personal and reflect such opinion. My wife and I read a couple of reviews sent to us with access details by Sykes for Limhus cottage which did not paint a good picture of this accommodation which we followed up with them before departing for the holiday. The owners replied with the words ‘everything will be according to your expectation. We were more than pleasantly surprised with what we found. EVERYTHING PERFECT. We only have one suggestion to make. The mattress is past it sell by date too firm and maybe it should be replaced.   • "We have been going to Limhus cottage for about fifteen yrs about 20 times."

    and in those years we have slept on the same bed, it is now very uncomfortable as are the two red chairs, and the list of items you have to take is enough to fill a small suite case, etc bin liners hand wash ,washing up liquid and the list goes on for the price I would think a bit more comfort would go a long way, you don't expect to pay top prices and to go shopping for household item as soon as you arrive, disappointed in the new owners

We will pick up with the cleaners re the cleaning products etc. They should be there, so please accept our apologies if they weren’t. As regards the bed, it is the same bed as has been in place for your previous visits. Point noted re the chairs - they are a change but you still have the same sofa if they aren’t to your taste .   • "We had a great holiday at Limhus Cottage."

    It is the best two person holiday property we have stayed in. The living room is very spacious; full of light with several windows giving views of the garden and Skiddaw so even if the weather prevents outside activities,the feeling of being outside can still be enjoyed. The cottage could with a little attention outside of routine cleaning but this concerns minor issues With regards to an earlier review, we found the two armchairs were comfortable enough and that there was also a settee still in place, perhaps the photo should be changed to avoid any confusions

  • "Shower hose and head need replacing."

    We found bed and sofa/seats very uncomfortable. The bed was too firm for us and bedding was clean but marked. There was also quite a strong smell of dog. This was a shame as it is a lovely property with good outside space and parking. It could have great potential but looked like it was furnished partly from a house clearance sale and partly from Ikea's cheapest range.

  • "This was our third stay in Limhus Cottage during the past two years."

    The location, garden and views offered across to the fells are all top class. However, on this occasion the standard of cleanliness has been extremely disappointing. The main areas of the property that are on show were all okay, but closer inspection reveals that the thoroughness of the cleaning between guest occupancy that should be expected is not being carried out. My major areas of concern were: Shower enclosure - it would appear that this has not been correctly cleaned for some considerable period of time. Black mould and debris are visible around the door frame and seals, the gab handles, and indeed the suppled cleaning blade for drying off the shower walls and screen. The reverse of one of grab handles was completely black with mould. I cleaned this myself as best I could. Additionally, the shower door is no longer water-tight and leaks out onto the bathroom floor. Dust - the bottom half of the bathroom heated towel rail was covered with dust. I cleaned this myself. Other areas that haven’t seen a duster for a while are the flat surface behind the TV, and the tops of skirting boards, especially those in the bedroom and bathroom. Dirt - the bathroom vanity unit shelves were stained, and the wardrobe floor was covered with what appeared to be flakes of dry paint. I cleaned the vanity unit and vacuumed inside the wardrobe. All of this would suggest that either the terms of reference that the property owners have with the current cleaning company needs some revision, or the work is not being performed as contracted and therefore needs to be subject to closer control. Lastly, a suggestion. As the house next door is now also being let, a voile or venetian blind fitted to the bedroom window would offer a degree of privacy, rather than needing to keep the curtains closed. Please view these comments as being constructive and hopefully they can inform the necessary remedial actions that need to be taken, because the property really is a lovely place to stay.

  • "We have stayed at limbus cottage twice now."

    And we have already booked again for next year. However we did feel that the cottage was looking and feeling a bit tired and not overly clean. Also the seating in the front room had changed from a sofa and arm chair to a broken arm chair and 2 very un comfy wooden rocking chair style chairs.

  • "Lovely cottage and the views both front and back were wonderful."

    The garden was perfect for pets. I would even live there permanently, given half a chance. The property was just on the edge of Keswick and only 5 or 10 minutes walk into the Centre which was perfect. Plenty of pubs and restaurants within walking distance where everyone was friendly and the food delicious. Also, spoilt for choice of where to go on days out. Would definitely stay again and recommend it.

    Great views from the house, with a comfy chair and foot rest I could enjoy the view with a good book after a long walk. Plenty of walks from the house or there's a bus stop right outside which we used several times as well as the launches. Easy walk into town or to Booths to stock up too

  • "We had a lovely stay here."

    The views from the lounge and back garden are some of the best I’ve had staying in and around the Keswick area for many years. The accommodation is cosy and warm and the gas log burner is a lovely touch. We were fortunate to have snow during our stay but had no problem warming up when returning from walks. The only small drawback was the very early 9am check out time which was a shame for our last night’s stay. We were aware so worked around this but the lack of flexibility was disappointing and just a bit of a shame after such a wonderful stay.

    The property has a was well equipped kitchen, it was clean, and after a busy day walking the chairs and bed were very comfortable. It was nice there was a secure garden outside for our dog with lots of grass. Plenty of parking outside the cottage. The property is easy walking distance to Keswick town center and Fitz park. There is a lovely river walk through the park which was beautiful.We liked it that much we have already booked to go again.

    Plenty of space. Comfortable. Great view of the fells from the lounge area. Good to have a parking space although good location to do lots on foot without moving the car. Didn't get to use the patio area due to the weather but good to have it if the sun shines! Only gripe would be is that the 9am checkout is a bit severe - 10am would be better!

    ). Ideal location 10 min walk to centre of Keswick. Keswick was incredibly busy due to it being August Bank Holiday start of our week so you really need to book places to eat etc. Pheasant Inn round the corner and Chinese take away down the road (both 10 min walk) both excellent food. Recommend old railway track walk to Thelkeld about 4 miles and walk around Derwentwater which is 10+ miles. Excellent Holiday in which we walked nearly 70 miles with our dog!

    This is our first time at Limhus Cottage and we can confidently say it is one of the best properties we have visited for comfort, location, facilities and cleanliness. It is ideal for a couple with large rooms which you cannot appreciate from the on-line pictures. The covered storage area for bikes is so secure and close to the driveway. The garden is splendid with magnificent views of Skiddaw. We cannot wait to return.

    Really spacious and the kitchen is full of all the equipment you need and usually end up having to bring or buy, true self catering. Blissfully quiet back garden with incredible view of the mountains. Pstio doors mean you can enjoy this from the inside too on wet weather days. 5 mins walk into the town in one direction, 5 mins to walks and rivers in the other. Perfect base, could not have been better.

The popular town of Keswick is the holiday centre of the North of the Lake District and has plenty to offer the visitor at any time of year. The town boasts numerous shops and restaurants to suit all tastes, as well as offering miniature golf, excellent parks, the famous Theatre by the Lake, a charming cinema, the Pencil Museum, a climbing wall, fishing and great mountain biking opportunities, whilst the beautiful lake of Derwentwater at the head of the stunning Borrowdale Valley is only a few minutes walk from the town centre. Nearby, between Braithwaite and Buttermere is the beautiful Newlands Valley, while picturesque Bassenthwaite Lake is well worth a visit. From a gentle countryside ramble to a challenging hike up Skiddaw or the famous Catbells, there really is something for everyone.
