"Property not suitable for people who have mobility issues, lots of steps."
We didn't realize there was three floors and the ground bedrooms you had to go down stairs which were not for the faint hearted. First step into pool was to low for us regarding mobility issues and age of our group, needs hand rail.No steps to access Jacuzzi by pool, the one outside not used regarding all grit inside jacuzzi.
Property needs decorating to freshen it up, good deep clean dusty in some
area's .
Swimming pool tiles need a clean.
Apart from above comments it's a big property for family get togethers.
Owners very lovely. Thank you for the bubbly.
Beds were comfy. Living room chairs comfy.
Back garden well maintained, very large and very safe for dogs and children to run around. Few Sun beds be nice.
Don't let this review put you off, as we did enjoy our stay, just not suitable for us oldies, and we have mobility issues.
We enjoyed games room especially the repaired pool table.
The day we left I received bond money back into my account thank you.

"Firstly, I'd like to say what a wonderful week we had celebrating my sons 18th birthday."
The house and facilities were fantastic, the dogs had a fantastic time running around the garden. We were surprised at how big the pool was and all the inflatables gave us all hours of entertainment. Everyone loved the pool, hot tub & games room. its just a shame the pool table cover wasn't repaired in time for our arrival but we were still able to use it carefully. I don't really know what else to say as the house and grounds are beautiful.
I hate mentioning negatives but I want to be honest & fair. I understand the need for rules but it isn't nice to find a rule in a picture frame practically everywhere you go in the house. It would be much better in a welcoming folder like we have received at all other properties, this would be much more welcoming. Also, we appreciate that it is a working estate but having a worker walking in was not expected, on one occasion my mum was alone swimming and every morning my sister (downstairs bedroom) was woken early when the worker checked the pool.
Finally, i'd recommend replacing quite a few plates and cups as there were quite a few that were chipped. Also, owners might want to consider checking the shower in the lower ground floor as it goes was freezing cold to scolding hot, heating is intermittent and mattress could do with replacing.

"The property itself needs a massive refurbishment."
Half the mattresses had no support being able to feel the bed frames through them. Crisps packets, socks and general dirt under beds. Mould issues in ensuites and cleanliness not up to standard, shower doors had what seemed like months worth of scum on doors and flooring dirty. Dishwasher didn't work correctly every time it was used everything came out dirty. The range oven only 1 of the ovens worked correctly, with some cooking utensils broken. Not enough drinking glass (tumblers) no pint glasses, I had to buy pint glasses for the property.
Neither Hoover's had been cleaned out before we arrived so was full, had to clean it out myself to be able to use, there is no broom or dust pan and brush.
The pool is missing tiles on the steps which caused injuries to feet.
Living room smelt like baby sick. There is a lovely wood burner with enough logs for a couple of nights, may want to bring some extra with you as no where on site for purchasing extra wood, that I could find.
There was multiple pieces of brown glass found by the picnic table at the front of the house. There are massive recycling & general waste bins on the property which neighbours was using throughout the week which took away some privacy as they had to come onto the property. Not enough food waste bags provided we were given 4 for 7 nights with 11 guests over the Christmas period.
Lower ground floor bedrooms only some the radiators worked not all, these are the coldest rooms of the house with smells of damp so heating needs rectifying.
Overall this is a lovely place to stay with enough room for 11+ guests to be comfortable, it needs a massive deep clean & some refurbishments to bring the standard up to what you are charging.
The mattresses that are uncomfortable have now been replaced, I'm not sure about the range oven not working, this must have been user error as it works perfectly. The hoover bags are not emptied for every guest check in, the cleaners will empty the hoover bag if and when the hoover is full.
There is enough glasses (all be it not all glasses are pint glasses as it is not a pub), plates etc for all guests, if you want to use multiple glasses per person then they will need to be washed.
The tiles on the swimming pool steps have now been replaced and repaired.
Neighbours would not have and are not allowed to use the recycling bins, that would have been our maintenance team and cleaners as we also have another 4 rental properties on Llannerch Park. The bins are provided for you to recycle your waste, being a big property requires big bins and it is now Law in Wales that business must separate all waste before being collected.

Just returned with the family amazing place the swimming pool is a bonus especially with the hot tub inside the kitchen I feel would benefit from an air fryer and also a clean behind the radiators lol the owner left us some bubbly a lovely touch would definitely recommend this place the kids had a ball

"Fantastic stay, 23 of us aged from 6 to 60!"
I suppose some parts of the house are getting tired but still a great place to have fun.
A few things that do need addressing are…
A ball for the table football
Ripped pool table
Maybe a hand towel in the toilet next to the utility room.
A air fryer would be good
Better WiFi.
Particularly good was the swimming pool and both jacuzzis.
The garden area and bbq.
All bedrooms beds and pillows.
We will be back!!!?

"We stopped in late September was a lovely holiday home family had a fantastic time and loved the pool, had everything we needed."
Only issues we had is the 4 single bed bedroom was a long way from the others if younger children are in it , oven didn't work that great as we cooked in most night as a large family, we did a family come dine with me where we took it in turns to cook . And couldn't use the outside hot tub due to previous guest breaking the lid , ( that was one of the reasons we booked it along side the pool) but apart from that we loved it there and would definitely go again xxx ps hot tub was being fixed the wk after we left .

"I've stayed in a few properties for this price range and this was the best."
An indoor and outdoor hot tub, and a lovely super warm indoor private pool, were amazing. Property is full of charm and amazing oak beams but unlike many cottages it's massive, spacious, and flows beautifully, and despite this still felt warm and cosy. Lovely open fire, and the owners provided wood and firelighters which was a nice touch. Great kitchen, great cooker and lots of pans and utensils if you like to cook. Bedrooms nice and spacious, lots of ensuites, and a great bedroom for 4, which the kids loved, and with access to the pool house. And even though it's dog friendly, it smelt fine and wasn't tatty or damaged in anyway. It's just an amazing property.
Now for the negatives and what could be improved. Games room needs a bit of love. The table football had no ball, aside from a ping pong ball which is no good. Snooker table had no chalk until I bought some. The basketball was flat. Its a great space and even with a nice working TV, but you can't use most of the games. I'd suggest a good ping pong table addition and keep the pool table and table football, but maintain them properly. It was too rainy for the outside ping pong and the bats were damaged and perished anyway. Some money needs spending on the showers and bathrooms, a bit of modernisation, as in places they are a bit tired.
For me it's a 9 out 10, and with not that much money, it can easily be a 10.
I would certainly go back in a heartbeat.

"Fantastic house set in beautiful surroundings."
Ideal for groups or families. However the house is in need of a good deep clean. All bathrooms very grubby, particularly the pool room. Lot of grime around shower stalls. Faulty shower in the basement which made it impossible to turn the temperature down from scolding. Lot of dust on lamp shades etc. Kitchen needs some attention also, broken toaster, dodgy dishwasher and extractor not working. In spite of all this, we had a wonderful time and would definitely look at re-booking.

"This is a honest and frank response to our stay at home farm."
Firstly when we arrived and had a look around the property there was a poo stain on the down stairs toilet seat next to the kitchen. I went to clean it with the toilet brush and that was covered in fresh poo. I then had to clean that as I didn’t want are other guest to see it. The whole house needs a deep clean carpets top of cooker, light switches, lamp shades etc. Our bedroom en-suite needs attention the shower doors don’t close together properly and there are jet knozzles missing of the shower, the general appearance of the tiles and grouting needs attention and old pipes just left sticking up next to the toilet. We had to fix 2 toilet seats in the other bedrooms. We had a water leak in the down stairs bedroom having been there less than a hour. We did get a quick response by maintenance and was fixed for 2 days and day we left started leaking again. The jets on the hot tub don’t work properly and was disappointing, Now to the houses best asset the swimming pool. Great addition and was a great hit with all the family. Just a couple of small maintenance issues here and easily fixable. The pool has some tiles missing from the steps as you enter the pool, (could be a issue with a cut foot) the grouting in places needs cleaning and the silicone in the over flows needs cleaning or replacing. The shower room toilet seat needs replacing and the shower filter needs cleaning out full of hair. The grounds outside needs attention the rear grass could of been cut so the kids could play games out there, I know it’s been raining a lot but it could of been done. The games room is a hit with adults and kids alike but the lights on the games don’t work and the games themselves are looking tired. So to sum up the photos shown aren’t a true reflection of the way the house is today. I see that the house is well booked up with holiday makers and would say some of that money needs to be ploughed back in to the property to bring it up to a high standard. It’s a shame really as this property could be fantastic. If the basics were taken care of. Having paid £2350 for 4 nights I feel a little let down by all the issue we experienced.

"Wow wow wow what a fantastic place."
The weather didn't stop us having a fabulous time. The pool was super, a good size and not cold, the grandkids could not get enough of it. The house was super size and so so comfy. As a family we loved our stay. A big thanks to Tracy.
