    Warm welcome and some goodies to start your stay. Pleasant garden to sit in and relax. A ten minute stroll and your on the South Downs to walk at your leisure. If driving, it's not far to Worthing or Brighton further along the coast or you can walk into town and catch a train or bus.

    The facilities were good but we found the beds too firm and on one bed the mattress buttons could be felt. (Memory Foam topper would be a great improvement) All in all a great location for exploring the South Coast and extremely good value for a normally expensive area. We used it as a base for visiting family.

    It contained all that we needed in a compact and well designed space. There are walks to be had on the South Downs from the door. It is a convenient location for visiting Brighton, Littlehampton and lots of places along the south coast. It was a very enjoyable week with very pleasant weather.

  • "Generally, the property was good, as was the layout and location."

    The garden and views from the rear very good. The access is steep, but is well protected from rain and the elements by an ingenious awning. The only mentionable problem we found was the internal step from the kitchen to the dining room. At 9" in height, it makes carrying hot food/drinks awkward, possibly messy! There is adequate space for a sub-step to be installed here, which would improve the situation considerably. With this matter addressed, we would happily recommend this property.

    It had all the kitchen equipment we needed, adequate space for eating and watching TV, and a comfortable bed. The only extra thing I would ask for is a bread knife! Shirley and Nigel made us feel very welcome and I enjoyed sitting in their garden with the beautiful flowers.

  • "The annexe was perfect for our holiday, conveniently located for trips in different directions and also walking distance from the Downs, so we were able to enjoy a walk on the evening of our arrival and view a beautiful sunset."

    The hosts were very helpful, generous and made us feel welcome, leaving some essentials in the fridge and cupboards to make things easier. They allowed us to share their lovely garden with a view over Lancing to the sea beyond. We had a fantastic week, walking on the Downs, visiting gardens and seeing friends. There was too much to do in one week and we hope one day to return.

  • "This apartment was just fabulous."

    It was extremely clean and homely. The hosts had supplied coffee, tea, sugar, fruit, milk and orange juice and shower gel which was not expected, but much appreciated. There were also fluffy bathrobes to borrow and slippers. A heated towel rail and heating in the apartment was also very welcome, as well as use of a washing machine and dryer. Every type of cooking implement and dish was also supplied if you fancied cooking. The hosts were welcoming but not intrusive. Would highly recommend this apartment. Really enjoyed staying here.     There was no mention of the steps leading down to the property! The directions to the property where muddling but we mentioned this to the owner and he said he will clarify those with your office. The accommodation is below the main house and the family are unaware of the noise they make overhead of their paying guests.

The property

Located between Worthing and Shoreham this one bedroom open-plan annexe is a perfect bolt hole for the Sussex coast and guests can enjoy wonderful walking and off-road cycling on the South Downs.

The annexe is attached to the owner's home and offers a cosy base for exploring the area.

There are steps down to the main house and a slope and steps to the ground floor annexe where the accommodation is mostly on one level.

One step between kitchen and the rest.

The galley kitchen is wonderfully appointed at the front of entrance and leads to the open-plan sitting area.

The lounge has two comfortable seats, facing the flat screen TV mounted on the wall.

There is a small dining area for up to two people.

The bedroom is spacious and is divided off from the main sitting room, it is perfect for friends and solo travellers to get a good night's sleep after a day out exploring.

The sitting area has a door to the shared back garden, ideal for sitting out with a morning coffee and planning things to do for the day.

The front offers off-road parking for one car.

There are plenty of wonderful villages and towns to visit along this beautiful coastline and the walking in the south downs really is breathtaking so make sure you bring your walking boots!

About the location

LANCING

Worthing 3 miles; Brighton 9 miles

A stunning coastal village in the Adur Valley, just outside of the South Downs National Park in Sussex. A popular coastal resort in the mid 19th century, Lancingis now a well-stocked village and perfect for a holiday by the sea. It offers a good range of shops, pubs and restaurants as well as so many activities to enjoy such as Go Karting and Brooklands Leisure Park. There is a stunning beach with a green and a park nearby, perfect for a picnic on a sunny day. Lancing is laced with incredible architecture with the astounding Lancing College and the Grade II* listed Shoreham Tollbridge, the oldest licensed tollbridge in the United Kingdom. The neighbouring town of Worthing also offers a lot in terms of amenities and activities including a beach. Slightly further is the incredibly charming Brighton which is most definitely worth a visit whilst you're in the area.
