  • "The cottage had a lot of character and we felt very much at home there."

    The setting was beautiful and picturesque. The kitchen was well stocked which made staying in an easy option. It felt peaceful, serene, and safe with young children. The layout worked well and the number of games provided was great. The cottage was nice and clean on arrival which was a lovely welcome. I would have expected other areas of the cottage to have been as equally as well stocked as the kitchen. It was a little disappointing to have to plan a shopping trip for household essentials within the first few days of being there as it was clear there wasn’t enough toilet roll or hand wash to last the week. It was useful having a washing machine, however, it would have been even more useful if detergent was also provided. Also, we weren’t able to locate any spare linen or towels. I would have expected to have at least a change of towels available for a week long stay. The showers were disappointing. The temperature on the upstairs shower was very temperamental and the flow of water on the downstairs share was merely a drizzle some days. Overall, we had a comfortable stay.

    We are very sorry that you were unhappy about some aspects of your stay. The house is let on a self catering basis and, therefore, as is the norm in with self catering holiday lettings, we provide spare toilet rolls and rubbish bags etc to cover the first couple of days, however, after that the guests are expected to provide their own. The exceptions we make are that we provide sufficient handwash, washing up liquid and dishwasher tablets for the week. It is not usual for a change of linen to be provided during a seven day self catering letting. In addition, it is expected and usual for guests to leave the house in a reasonably tidy condition when they leave. For guests comfort we do provide bath sheets instead of ordinary bath towels. With regard to detergent for the washing machine, Sykes do advise guests that not all properties have washing machines and, if they do, suggest that guests should, consider brining their own detergent. We are sorry that the showers were “disappointing”, but unfortunately this is a temporary problem outside our control. Both showers are electric showers connected directly to the mains water supply and, therefore, rely on the water pressure to be high enough for optimal operation. Unfortunately, at present, the mains water supply pressure is fluctuating, due to a number of leaks in the local system. United Utilities are currently working on repairing these leaks, however, while this is going on they often further reduce the pressure during periods when work is being carried out. In addition, using the washing machine, dishwasher and both showers all at the same time can also cause the water pressure to drop. If, for any reason, the water pressure is low the shower manufacturer recommend that the showers are set to the Medium or Low setting, instead of the High setting. Property Owner

  • "We had problems with both showers during our visit which we flagged up to Sykes, who didn’t really respond with anything useful other than “turn them off and on again” The showers are really old and need upgrading."

    Both showers are Mira electric showers connected directly to the mains water supply. Occasionally they "trip out" if, due to high demand, the mains water pressure is lower than usual. Also using the washing machine, dishwasher and both showers all at the same time can cause the water pressure to drop. If, for any reason, the water pressure is low Mira recommend that the showers are set to the Medium or Low setting, instead of the High setting. Both showers have previously never "tripped out" at exactly the same time. The instructions given by Sykes to reset the showers were absolutely correct and it is the action advised by Mira. Once the showers had been reset no further problems were reported. The shower in the bathroom is only four years old and while the shower in the shower room is older, the model is still available. Finally, we were also disappointed that on this occasion it took our team of three cleaners an additional hour to complete the change over. Property Owner

  • "We love this cottage."

    This was our 3rd stay at Town End and it never disappoints. Ideally situated to explore the South Lakes. The kitchen is extremely well equipped and the bedrooms are all a good size and comfortable. Lovely garden to sit out in, if you don’t mind sharing it with the occasional sheep! We will definitely be returning.

  • "Town End house we loved everything and thank you for making it so comfortable for our holiday."

    We had everything we needed and the beds were comfortable and the garden big enough to play ball. We used the tree in the middle of the garden for shade with the picnic blanket. We loved the garden, the views and all the Countryside in the area. It was ideal for 5 adults and 8 and 4 year old and we did hiking everyday

  • "We had a brilliant stay at Town End, and found it nicely homely, tastefully decorated, and well equipped."

    Immaculately clean, too. The kitchen was especially well equipped and organised, which is always nice to walk into for self catering. The lounge and dining room were plenty big enough for our three generation group, and comfy. We used three of the four bedrooms; the one we didn't need is a twin that sits close to the top of the stairs, with a step down itself, so more for older children up. A stair gate would be a comfort, but because the other bedrooms are set back away from the staircase we actually found it okay for our young child. The garden patio is a bit up and down with various steps so needed a careful eye on my little one as well but it was a lovely place to sit out in the sun after a day out, very peaceful and not overlooked. We didn't use the wood burner, but I think it would be lovely and cosy in cooler weather. We used it as a base for exploring the local area and the route around Lake Windermere is easily accessed, plus various very local attractions that were only a short trip away. As we left, we crossed the railway bridge and then drove alongside the steam train.

  • "We loved our stay at Town End Farmhouse!"

    The property was spotless on arrival and well-equipped throughout. It’s situated in a peaceful location, with the only sound being the cockerels over the road! However this does mean needing to drive to access shops etc. David was easily contactable and responsive (when we discovered a wasp nest in the roof). Beautiful garden, comfortable beds, good wifi and adequate off-road parking.

  • "We had a lovely stay at Townend and vote for the tree to stay for the resident Robin."

    Was very clean and comfortable with more than we anticipated, and a lovely peaceful garden.We would definitely recommend the cottage to others. If there were considerations for improvements we would just mention the showers could be upgraded the water went from cold to very hot with no adjustment (thinking of children) and a new hoover as it has seen better days and some parts missing.

  • "This property is unreal."

    It is facilitated with everything you could ask for and it is absolutely to the spec detailed. My only thing, to request, is to remove the tree in the middle of the garden. One guest walked into it and cut all his nose and the other was kicking a ball and ran into it and nearly knocked himself out. I believe it is partly dead anyway, so maybe something that could be looked at in the future. But I would highly recommend this property to anyone wanting to stay in the lakes for a week or so.

  • "Lovely spacious property with a pretty garden."

    The property is also very private and has great facilities including board games and plenty of firewood. Only gripe would be the uneven, lumpy floors but I suppose this can’t be helped in a super old house. Overall, it’s perfect for a large group and I would definitely stay here again!

    Lovely garden but we couldn’t take full advantage of it as the owner had not put the garden furniture out and left it locked up in the outside so we could not put it out ourselves.

  • "Another awesome stay at Town End Farmhouse."

    This is the second time we have stayed and it was a s good as we remembered. The cottage is a great size for our extended family and the garden is a lovely space for relaxing in the sun. The location is also great to visit all the surrounding sites, and also ideal location for getting to the Steamer. Will definitely look to return again in the future

  • "What a lovely place to spend a week."

    A wonderful cottage in a beautiful setting. We were intrigued by the Cambridge connection, and loved reading the notes in the folder and the visitors book. The kitchen was particularly well equipped. Just be aware if you do an online shop before arrival that there is just an icebox and a small freezer compartment. We look forward to coming again.

  • "Absolutely lovely house and rural location."

    property was very clean, comfy beds, lots of walks nearby. However be warned; we stayed there at the end of November and had a powercut which lasted the entirety of our stay - this meant no heating, no showering as no hot water and no ability to cook or make hot drinks. Sykes offered us nothing to compensate for this.. not even a minor refund or voucher, despite it being a major inconvenience and not what we signed up for! apparently their terms and conditions don't cover events out of their control. Just something to bare in mind if you book a trip with them, the customer care is just terrible.

  • "The house was comfortable."

    It's well situated in a good location for a number of activities. The beds were comfy. The mid-size garden was very nice. The owner was very pleasant, answering queries via email. We found were that the place wasn't particularly clean, especially the kitchen. Only one bin-bag was provided. There seemed to be a problem with the water pressure: Often we'd turn a tap and no water would come out of the utility room and downstairs bathroom. The heating was unusual and difficult to get right. However, overall, the cottage is nice 'oldy worldy' oak-beam kind of place and well placed for a good holiday.

  • "We had a fantastic holiday, helped by the amazing weather, which meant we could eat outside in the lovely garden every day."

    I was delighted by how quiet this spot is, as I had worried about the road, but it is rarely used. We enjoyed so many great walks straight from the house as well as trips to lots of lovely villages and National Trust properties. The second room with double bed was a bit small with no wardrobe and the cushions and bean bags need an upgrade, but these are very small things. Overall a nice cottage in a super location.

  • "Lovely old farmhouse with plenty of room for 8 people ."

    It was nice having the extra room where adults could relax away from children or vice versa. The best equipped cottage I have ever been in . There are a few little things that need updating in the visitor information - and instructions for the Vax etc would be helpful . We had a great time despite some awful weather.

    The disappointment really was 10am depart. Made the last morning a bit hectic particularly with young children to get sorted. Just an extra hour would have been great. That would have given us time to reflect on the good time we had spent together. As it was we all just departed, shame really.

  • "Fabulous house - so comfortable and welcoming."

    All the "quirks" you would expect to find in an old farmhouse. The welcome pack of drinks sachets, jams etc was a lovely touch. The garden is beautiful, lovely to sit out in the sunshine. The rooms and beds were very comfortable, accommodating us all easily. Very clean and well looked after. Parking for 3 plus cars was very easy on the gravel driveway. Kitchen was well equipped, with photos of where everything went on the inside of the cupboard doors. Good location for the South Lakes attractions. (We did the Haverthwaite railway, South Lakes Zoo, visited friends in Ulverston, did the Fell Foot Parkrun on the Saturday morning). Plenty of information in the house about where to go and what to see. Can't find any faults at all. Didn't want to go home - absolutely loved this house!

  • "We booked the holiday for 3 nights."

    We arrived there was no heating it was 13.5 degrees. There was no hot water. There were only half rolls and only soap in one bathroom. The washing machine had previous rental underwear! We moved the settee and there were dead flies and very dusty the same was true in the bedrooms. I found sweet wrappers in one bedroom. The single bed was unstable and we had to put a pan underneath to secure it. I contacted the owner and said I would clean the property. It was awful weather and we had to dry our clothes hanging them from ceiling in the kitchen with the oven full on. We did not want to publicise our disappointment and contacted Sykes Cottages on our return. Despite a formal complaint raised they did not deal with our concerns, in fact suggested we were not telling the truth. When asked if they had discussed our concern with the owner merely suggested they were the management company. We rent properties each year and have never experienced such poor customer service.

  • "Everything was lovely."

    The cottage was very clean and had plenty of plates, dishes, cutlery etc. The garden was beautiful and there was plenty of space and seating for 8 of us. The only issue was that the bathroom door upstairs was very stiff and difficult to open. Two of us got stuck in there and had to be 'rescued'. It just needs a bit of attention to the door. Also we couldn't get the key safe to lock on the day we left. Apart from that I would highly recommend both yourselves and the cottage

The property

Town End Farmhouse is a four bedroom cottage situated a few minutes' drive from Newby Bridge and the shores of Lake Windemere.

The farmhouse is set over two floors and has four bedrooms, making it ideal for larger family holidays or groups of friends getting together.

On the ground floor of the farmhouse, you'll find a lounge equipped with a wood-burning stove, sofas and two bean bag seats.

There is also a dining room with a further sofa and dining table.

The newly modernised kitchen is also located on the ground floor and offers an electric oven and hob, fridge with icebox, microwave, dishwasher and a breakfast bar for informal meals an additional small fridge-freezer in utility room, Upstairs there are four bedrooms.

The master bedroom has a king size bed and spectacular views of the countryside.

There is also a double bedroom and two further twin bedrooms.

The property has a bathroom with a bathtub, shower head, basin, and WC as well as a separate shower room equipped with a shower cubicle, basin, and WC.

The property enjoys a private garden, accessed via French doors from the lounge.

The garden has two tables and seating for up to eight people, making it perfect for alfresco dining during the summer months.

The farmhouse's location near the hamlet of Newby Bridge means that it enjoys a truly tranquil setting.

Nevertheless, you'll be within a quick drive of a popular pub that sells meals.

The nearby village of High Newton offers a small shop and Kendal, around a thirty minute drive away, has supermarkets and all of the amenities that you would expect from a larger town.

Further afield, you'll find that the farmhouse is within easy driving distance of the historical city of Lancaster, home to many fabulous museums.

You'll also find it easy to explore the AONB Lake District by car and many popular walking and cycling routes pass close to the cottage.

The farmhouse's location, relatively close to the M6 motorway, makes it well suited for short breaks no matter where in the country you'll be coming from.

This is an excellent cottage for larger, outdoor loving groups and the great range of amenities and private garden means that you're sure to make the most of your time here.

NEWBY BRIDGE

Bowness-on-Windermere 8 miles.

The small village of Newby Bridge takes its name from the five arched stone bridge built in 1651 over the River Leven. The famous Furness Railway, one of Britain's oldest working standard gauge steam railways, runs between Haverthwaite and Newby Bridge. Visit the Lakeside Hotels and enjoy magnificent views across Windermere and the surrounding fells, or enjoy the Aquarium of the Lakes, where the naturally themed habitats, bring the history of the Lakes vividly to life. Bowness-on-Windermere provides a lovely day out, plus the picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter, and admire the views at nearby Gummer's How.
