An exceptionally clean and spacious apartment.

It’s so well placed to explore the lovely town of Oakham with its many excellent eating places and independent shops. It made a great base to explore further afield eg - Burghley House, Barnsdale Gardens and of course Rutland Water. Owner keeps in touch to make sure everything is as we wished

Flat 2, The Maltings, was surprisingly spacious and exceptionally well-appointed.

It felt safe, comfortable and very clean with keen attention to detail and with clear, helpful guidance. First impressions included a glorious decor and a generous "welcome basket". Being located in the centre of Oakham and having its own parking bay were additional bonuses. In all, this apartment was one of the very best we have rented through Sykes Cottages: a pleasure to have stayed there.

Flat was very homely and clean.

Location very central to town centre. The owners left ua a selection of teas, coffees and biscuits which was very thoughtful of them . I would definitely recommend the flat if you are in the Rutland area with lots of attractions nearby . Very good property

We had a fantastic 3-night stay at Flat 2, The Maltings in Oakham with friends.

The flat is finished to a very high standard, spotlessly clean, and has everything you could need for a comfortable stay. We particularly enjoyed the lovely outside space for afternoon drinks in the sunshine. The central location is excellent, and ideal for exploring the area (Rutland Water, Stamford, etc). Neil was also fantastic with communication both before and during our stay. We would highly recommend The Maltings and would happily stay again.

Best apartment we have stayed at!

Honestly can not fault anything about this place. We booked this place for a friend's wedding and genuinely felt right at home - didnt want to leave. … Neil and Tanya where extremely sweet and thoughtful. Arrived late evening however prior to checking in Neil kept us informed with how to enter the apartment and even stated we could check in early which I found so sweet. One thing I have to say the entire apartment made us feel at home and the little details of the welcome basket, milk and coffee pods was thoughtful and definitely needed for our late night's. The whole apartment was beautiful- can not complain. The beds where very comfy, kitchen was well equipped and many mirrors and good lighting. The terrace was also good unfortunately did not have the time to use. There was everything needed from an iron to a ghd iron. I just want to say a big thank you to Neil and Tanya they kept us informed and were there when we needed any help. Niel was prompt with messages. Unfortunately we came during a heatwave so it was warm during the nights however no one was expecting the heatwave. Model hosts and honestly just such a beautiful property that we have decided to come back annually for a trip. I definitely recommend this place highly.

The apartment was spotless, comfortable and despite being close to the centre, very quiet. There was also the bonus of onsite parking. The owners have gone above and beyond to make sure every need is catered for, we didn’t want for anything. Communication was excellent! Oakham is a great base with plenty of cafes, pubs and restaurants and is central to some great attractions and pretty villages. We were there to walk locally, but there is lots of information on nearby attractions in the apartment.…5* plus!!

It is the most well fitted-out, clean, comfortable, perfectly located flat I've been to. We thought it may be noisy being central but it was so quiet and peaceful on a lovely street. Easy parking, the best Welcome Basket and the nicest people. Just go, stay there and enjoy the ospreys at Rutland Water.

Wonderful welcome pack and it has everything you need for a home from home. Super comfortable. Right in the centre of Oakham which has fabulous pubs, cafes and restaurants. With the added bonus of a parking space. Excellent base for exploring the countryside around and Rutland Water. Great communication from the hosts regarding stay. We will be back!

Very friendly and helpful hosts.

Property ideally situated in the centre of Oakham. The accomodation had everything we needed (including the best welcome pack we have ever received). It was clean, tidy and tastefully furnished. I would not hesitate to recommend this holiday home. We easily filled up a whole seven days with trips to Belvoir Castle, Woolsthorpe Manor, Stamford, Uppingham, Gates Garden Centre, Southwell Workhouse and Barnsdale.

It is very comfortable and well equipped. It was a pleasure to return after a day out to the warm and homely flat. It is ideally situated for getting around Rutland and there is a large supermarket within walking distance. We had such a lovely time and would love to return to this beautiful accommodation. Neil kept in touch during our stay and was very helpful and kind.

A beautifully decorated, spotlessly clean and comfortable flat right in the centre of town with easy access to local shops, restaurants, cafes and pubs.

It has that lovely home from home feel as it is really well equipped with everything you could possibly need. It was far more spacious than the photos suggest. We were a party of 4 adults and never once felt under each other's feet. The outside south facing terrace is a bonus if you are lucky with the weather, which we were; a lovely spot to take in some Vitamin D! Tanya was a great host, checking in regularly and providing a lovely welcome basket which was a generous gesture and much appreciated.

A beautiful and very comfortable apartment.

Comfort and cleanliness all exceptional. We had fantastic communication throughout with Tanya, who was extremely helpful and accommodating. We arrived to a superb welcome basket, the best I have ever had in any rental. Stayed for one week with family and it was perfect for our needs. I would definitely recommend this apartment. There really were no negatives to report.

We loved the flat and Oakham and hope we can return some day! The flat was everything and more that was promised in the listing - it was impeccably clean and was amongst the best equipped and furnished properties we’ve stayed in. The owners have thought of everything - every little touch in the flat you can see has been carefully thought out with personal touches everywhere you look. The owners were also brilliant with their communication - they answered our questions before our stay including providing really helpful updates on the day we were to travel up owing to the threat of a severe weather warning (that seemed to miss Oakham thankfully) and messaged during our stay to make sure we were comfortable. It was a perfect getaway in a really pretty town and we would thoroughly recommend it to anyone thinking about booking it - you won’t be disappointed!

This is a superbly well appointed apartment and perfectly placed in a quiet courtyard in the centre of Oakham.

The accommodation is cosy, comfortable, quirky, furnished to a high standard and immaculately clean. We appreciated that the owners made a point of making sure we were warm enough during a particularly cold snap. We loved it so much we booked again before our holiday finished.

This is a lovely apartment: warm, welcoming and very well equipped.

2 The Maltings is a little haven!

It's immaculate, comfortable, well appointed and in a fabulous location. The fixtures and furnishings are all of good quality and the interior has been carefully curated to offer a very grown up but fun space. Neil and Tanya are really great, conscientious hosts, who clearly put a lot of love, thought and effort into ensuring their guests have a great stay. The attention to detail really shows. The place is spotless and very well maintained. Oakham is a wonderful location, with everything you could need on the doorstep. The surrounding area is just beautiful and there is so much to see and do. I had a thoroughly lovely week, would definitely return and wouldn't hesitate to recommend.

This is a great place for a stay in Rutland.

The apartment is spacious, comfortable and well equipped. The owners have taken care with the information about everything and were easily contactable if needed. There are steps up to and within the apartment (as info said) but if you can manage steps the space is great. And Oakham is a delightful town to be based in with good facilities. We even managed a performance by the local theatre group.

Definitely an apartment with a wow factor in a peaceful location.

Spotlessly clean. So well appointed we didn't want for anything. Many good restaurants, coffee shops and other shops within walking distance. Lots to see and do. Fantastic location. It was our first time in the area and we had a thoroughly good stay in Oakham.

Flat 2 is beautifully presented and very well equipped, a real home from home.

We had a wonderful 5 night stay which we wished could have been longer. The owners were very easy to contact if you needed anything and had provided a welcome bottle of milk and goodie basket. Parking is a bonus in the middle of Oakham and convenient for the flat. Would love to go back again.

This flat is absolutely amazing. It's clean and very comfortable. The décor and furnishings are of a very high standard. They have thought about everything you could possibly need and it is there for you to use. It's in a quiet location but is very close to eateries and shops. We thoroughly enjoyed our stay and hope to come back again.

It was perfect for travelling to see family or taking time to explore the local countryside. Within walking distance to some wonderful pubs and restaurants in the evening. High recommended!

It's location in the centre of Oakham makes it very convenient & a great choice for a short break. Only criticism is that we had to v careful.with ornaments etc.especially when keeping windows open in the v hot weather. Also I damaged the underneath of my car on the yellow barrier when parking as it stuck.up too high.

An excellent property, beautifully decorated with high standard fitting and fixtures.

The owners left a very generous welcome pack and were very helpful with a couple of queries we had. The central town location is very handy for shopping, dining and drinking. Parking for one car is provided and because there were 4 of us, we also used a private drive for the second car which worked very well There is a private sunny patio which we were lucky enough to be able to enjoy. So I can highly recommend this property

Extremely well equipped and comfortable accommodation, probably the best we have used over many years of using Sykes. Great location for visiting the bird reserves and sites of Rutland Water. In easy reach of Stamford - always a pleasure to visit.

Had a lovely 4 night stay at this property.

Location was perfect for exploring the area, Rutland water, Stamford lots to see. Then back to the beautiful and comfortable apartment to relax. Plenty of places to eat and drink good selection of shops. We would definitely return here.

Excellent property Excellent location loads of pubs restaurants takeaways shops didn't want for anything owners had covered everything would highly recommend and we will be back.

We thoroughly enjoyed staying in this Grade II flat, which is beautifully appointed, comfortable and clean and where every attention to detail has been considered.

Oakham is a delightful town with plenty of nice shops and eateries within walking distance. Surrounded by beautiful countryside, it is a haven for walking and birdwatching. I would certainly recommend staying here, and hope to visit again when we next come to Rutland. The welcome pack was very much appreciated, too!!

The accommodation was excellent.

Bed comfortable, corner sofa good for relaxing. Nice to have more than the basic tv. Heating worked well and was easy to use. Welcome basket a nice touch. Situated in a good courtyard with lots of local shops nearby. I can highly recommend this flat.

A gem of a find for our first stay in Oakham.

Very well appointed and spacious apartment just off the town centre, with dedicated parking. Easy to walk to anywhere in or around town. Excellent information before arrival and in the apartment, really good communication with the owners. Cosy (December stay) quiet apartment, very comfy beds, decent curtains for sleeping, lovely big fluffy towels and a great welcome pack of treats. Excellent kitchen with all mod cons and plenty of crockery/cutlery - even pint glasses which are often lacking! We stayed 4 nights but you would be comfortable here for a longer stay.

Very clean. Very safe and very quiet location. The welcome basket was very much appreciated. Although we did not have a car, I suspect those with a car would appreciate the convenient parking location for the flat. On holiday, my wife and I do not cook. There are four coffee shops within a five minute walk. For dinner, there are at least five restaurants within a 10 minute walk.

This is a lovely flat.

Equipped to a very high standard. Lots of extra blankets and throws if you need them. Warm and cosy but also lots of room. We loved the extra décor touches and it is clear the owners have a good eye for detail. The flat is very close to the centre of Oakham and near to most of the town's amenities. Would stay there again no problem.

The facilities and decour in the flat are excellent. The local shops, cafes, restaurants are a short walk from the flat.I highly recommend this flat.

We have just returned from a four day break at the apartment.

Everything has been perfect from start to finish. The apartment is only a few yards from the high street with everything to hand, including the car parking space provided nearby. Shops, cafes, pubs and restaurants within a few yards. We thoroughly enjoyed the local market stalls on Saturday morning purchasing local produce to take home. Tanya and Neil are exceptional hosts and nothing is too much trouble. We will definitely return at some point.

Beautifully appointed in the centre of a quiet peaceful little town the property has everything you need for a relaxing getaway.

Spotlessly clean and very well equipped. There is much to see and do in the area with plenty of pubs and restaurants, a twice weekly market.

There is a warm welcome in this cosy and beautifully presented flat with plenty of special touches by the owners from a generous basket of goodies to prettily folded towels. We loved the character of the flat, its changing levels and pretty windows. Parking provided close by we found a bit tight but very handy. There was lots of clear information and recommendations making our stay easy to enjoy. The owners have thought of everything to make a stay a real treat . We spent a week in this lovely apartment and as soon as we made contact with the owners the communication was excellent.

Prior information was clear and timely, questions were responded to promptly and we were greeted on arrival with a tray of 'Welcome' items (much appreciated). The facilities in the apartment are excellent and we thoroughly enjoyed our stay in the middle of the delightful town of Oakham, where there are plenty of first class places to eat. All in all a brilliant choice for a very relaxed, comfortable and interesting stay..

The owners had thought of everything, and created a very welcoming homely holiday experience, we would struggle to fault it. We loved the decor and the quirky touches. They may be new to the holiday letting business, but they are Very Good! (Why only a 9 to the 'would you recommend' question? Simply because of the internal steps that would mean it wasn't suitable for everyone) Thank you for sharing your 'home' with us.

Nice flat with everything we needed in a great location

The Maltings is a comfortable and beautifully presented holiday property.

Ideally located in the middle of Oakham it is truly a home from home. The pre arrival details and contact throughout our stay by Neil and Tanya was excellent. We hope to return at some point and would have no hesitation in recommending the property to our family and friends.

This was, without a doubt, the best equipped holiday accommodation I have stayed in and was a real home-from-home.

Even though I was working, I felt really relaxed in the environment and thoroughly welcomed and put at ease by the hosts who were extremely responsive and helpful. It is worth making visitors aware that there are a couple of steps at random places in the flat, though these are well lit with motion sensors. I wanted for nothing during my stay. Would give more than five stars if it were possible.
