Description

This delightful holiday property set in a quiet location within the Oxfordshire Cotswolds, a short distance from Burford. The property is presented to a very high standard with seven bedrooms, three with ensuite shower rooms, a further two with ensuite toilet and basin and one family bathroom available making it absolutely prefect for large group gatherings - be they friends or family. Internally the property retains many period features along with countless contemporary touches to give this a real high quality, minimalist feel. An element that particularly appealed to us was the large ground floor which has the feeling of being 'open plan' but actually has separate 'rooms' and thus creates a sense of being together without all the noise that this can sometimes bring! Similarly appealing are the large gardens to the rear of the property, which the owners have thoughtfully added a hot tub, skittles and table tennis which are just as much fun for friends (adults) as they are families with children! A great choice.

There is a maximum of 14 guests allowed at this property. Infants not included in this number and there are two cots avalable.

A lovely holiday overshadowed by an unpleasant owner and disappointing customer service from Sykes.

We stayed at Malt Barn in August 2026 with five adults, three children and three small dogs. The property was spacious, comfortable and generally well-equipped, although some of the kitchen equipment was rather dated. There was plenty of room for everyone, lots to do locally, and we had a thoroughly enjoyable week. Dot, the housekeeper, deserves particular praise for being so welcoming, friendly and helpful. Unfortunately, our positive experience was subsequently overshadowed by the conduct of the property owner and the disappointing response from Sykes Holiday Cottages. Four days after leaving, we received an email from the owner demanding £255 for allegedly contaminating the hot tub water. This was particularly surprising because we had followed the rules governing its use, and the hot tub had been used on just two occasions, both times by the children. None of the adults used it at all. Photographs were supplied showing the condition of the water at the beginning and end of our stay, but nothing establishing that we had caused the deterioration, breached any particular rules, or that the charges were justified. We were particularly concerned to discover that another guest had published a review in July 2026 describing a remarkably similar experience, including a £240 deduction from their deposit following allegations about the hot tub water. This raised obvious questions about the maintenance and monitoring of the facility. The owner’s original email also complained about having to dispose of a pair of soiled children’s underwear. We subsequently established that a little girl in our party had wet the bed and, understandably embarrassed, had hidden her underwear rather than telling an adult. We were completely unaware of this until the owner’s email. Of course, we regretted that the underwear had been left behind and apologised for the inconvenience. However, what was an unfortunate and entirely innocent incident involving a young child became the subject of unnecessarily disparaging remarks from the owner. We found her attitude particularly upsetting. A little kindness and understanding would have gone a long way. We responded with a detailed letter disputing the hot tub charge, requesting supporting evidence and identifying relevant provisions of the booking terms and conditions. We also raised a formal complaint with Sykes and Manor Cottages. Rather than engaging with the substance of our concerns, the owner’s initial response was dismissive and included further personal remarks. Almost two months later, she finally withdrew her demand, but without addressing the evidence we had requested or acknowledging the manner in which she had treated us. Sykes’ handling of the complaint was scarcely more satisfactory. Despite receiving our detailed correspondence on 25 August, it took until 23 October to provide a meaningful response. This consisted largely of explaining that Sykes was merely the booking agent and that contractual responsibility for the property rested with the owner. The difficulty is that we had already expressly acknowledged that distinction in our original letter, referring to Sykes’ own terms and conditions. We had also drawn attention to other relevant contractual provisions and the evidence of a previous guest’s similar experience. None of this was meaningfully addressed. We never suggested that Sykes was automatically responsible for the owner’s conduct. What we expected was for a company marketing holiday accommodation to take seriously a properly evidenced complaint about the treatment of its customers, particularly where an earlier guest had reported an almost identical problem. Instead, we received what felt like a standard response explaining why Sykes was not responsible, rather than any meaningful consideration of the concerns we had actually raised. We deliberately refrained from leaving a review while the complaint remained outstanding, hoping that it could be resolved sensibly. The owner’s withdrawal of her demand has brought the financial dispute to an end, but neither her conduct nor Sykes’ handling of the matter has inspired any confidence. It is a real shame. Malt Barn is a perfectly pleasant property, Dot was excellent, and we genuinely enjoyed our holiday. Had it not been for what followed, we would have been happy to recommend it. However, the manner in which we were treated afterwards has left such a sour taste that we would not return, nor would we be inclined to book through Sykes again.

We enjoyed our stay.

The kitchen and dining areas were fantastic. However we feel that the property needs an extra bath/shower room in the ground floor bedroom. It was awkward for the couple staying there as they had to use others’ bathroom. Also it does not have a basin in the Dining/Breakfast area to wash hands after having food specially when there were 12 of us.

The barn itself is as we expected.

The lounge furnishings (sofas and cushions) were very basic and utilitarian- the living room was set up like a communal room in a care home! The towels were stiff with some having bleach marks. The first floor rooms were unbearably hot. The owner took a £600 deposit which I didn't question as we have never been refused a full refund despite numerous stays in cottages over a number of years. However this owner insisted that our use of the hot tub (no more than an hour a day for 3 days) had caused problems resulting in a charge of £240 being deducted from my deposit. She insisted that we had not showered (we had) and this led to cloudy water. She also said that there is no need for daily maintenance or chemical checks for a hot tub. Other properties we've rented with hot tubs have been checked regularly during our stay to avoid any issues. I had no redress as she already had my money and clearly exploited the situation.
