Excellent house with everything that is required for your stay.

The house is situated in a very nice location with excellent views over the river Exe. The owner was most helpful. We hope to stay again in Lympstone.

We loved our stay in Lympstone.

It’s such a pretty & relaxing village with good walking, cycling & train links to other nice places. But the cottage view was so amazing that you may not want to leave!

We stayed at 1 The Quay 31 July to 7 August.

The sunsets over the Ex Estuary were phenomenal - viewed from the front patio of the cottage with Pimms in hand. We caught the train into Exmouth for parkrun and to Topsham, brilliant service. The cottage itself is really lovely. It’s like the Tardis it just keeps opening up and up and up!! Spotlessly clean. The stairs are steep but that wasn’t a problem for us. Kitchen is well equipped with things you’ll actually need for cooking. I would imaginnitnidcslso Cody when weather not so great. We loved it and will be back!

Perfect in every way

Firstly, Lympstone is fabulous place to visit & has great links especially the train to many places of interest nearby & local facilities such as the pub are welcoming & the food is good too.

The cottage is lovely, very clean & comfortable & the ever changing views of the estuary are a joy. We would definitely recommend & would love to return.

Lovely location right on waters edge, steps down to the beach ideal for my dog in the mornings.

car parking was a problem but was explained by the owner. the cottage very clean and beds and pillows nice and comfortable. the pub near by good for food albeit huge portions. trins station near ideal for getting around, walking to Exmouth train back and the same to Topsham. (antiques three storey warehouse at Topsham on the waters edge excellent) had a lovely week there.

Fantastic location for a gorgeous cottage.

The view from your private terrace is entrancing and ever changing. Excellently maintained; not only does it look good but it is equipped with everything you need.

This is a delightful cottage in a wonderful quiet location of Lympstone Village.

Within the property whilst you have all you need in terms of facilities and good use of the space, the interior also feels so light given the attention to the design including the local art pieces up the walls. And in terms of location, it is a quick walk to the train station, shop or pub, yet sits away from the main road so you just hear the water and sea birds.

Smashing location right on the Exe estuary down an atmospheric cobbled lane.

I’d guess it’s probably the best location on the estuary. Very handy for the train station , local shop and pub. Clean,comfy and well equipped .

Kate is fantastic with communication at all times and we couldn’t ask for a better host. The cottage itself is cosy & well equipped and the location is fantastic with a great pub on the doorstep and train station to take you wherever you fancy. We didn’t touch the car for the whole week. The property was absolutely ideal for a pre Christmas getaway for me and the wife.

The cottage is superbly located right by the waterside in a lovely village with fantastic rail links and wonderful walks. Kate the owner communicated amazingly on the build up to our break and even called to let us know the cottage was ready a few hours early which was really appreciated. The cottage was very comfortable and had everything we needed including a Xmas tree, we enjoyed putting on the log burner after a day of exploring, and hope to return one day. Thank you

Just had our 10th visit to this lovely cottage overlooking the estuary, you really couldn’t ask for a better location.

Everything you need is here and there’s a lovely little outside courtyard at the front to enjoy the view from. Lympstone itself is well serviced with a train station, pub and shop. Can highly recommend!

A lovely stay - all we could have wished for and more.

The property was in very good condition and well equipped, and the contact with the owner really warm and helpful. The location was tranquil and we loved watching the estuary from our bed. It was fun exploring by train, boat and foot - we barely used the car. Having arrived exhausted we left recharged!

The owner, Kate, went above and beyond to make our stay exceptional. Sitting on the wall outside the cottage watching the tide come in was an absolute highlight. The beds were the most comfortable we have ever slept in. Everything in the cottage is in immaculate condition, and it's so wonderfully situated. We can't wait to come back.

Delightful cottage.

Very small but worth it for the view of the river and sunsets. The owner lives nearby and was on hand to deal swiftly with the issue with the hob. Lovely walks directly from the village.

Such a beautiful spot on the waterfront in pretty Lympstone.

The gorgeous sunsets across the Exe Estuary are right outside the front door. The house is really simply furnished, so quiet and with everything you need, and a thoughtful host. Much recommended!

The house was perfect , its very hard to expand on perfection and strongly suggest that you take the opportunity to stay if possible

This is a beautifully clean, bright little property and perfect for us.

Its position right next to the estuary is a constant pleasure as you look out of the window from the lounge and both bedrooms to watch the ever changing view. Nice cotton sheets, fluffy towels and clean oven gloves. Kate the owner was very easy to contact, and responded quickly to my questions prior to our visit. I obviously hadn't read the description properly and thought the lane meant I could drive to the property to drop our stuff and then drive to park, as opposed to drop at the end of a cobbled alley and walk down, but ultimately that wasn't a problem as we only had light bags. With the train just a few mins walk away it was lovely to walk to Exmouth and Topsham for a wander and then hop on the train to get back, leaving the car in the car park (permit was kindly provided by owner). Amazingly the trains seem to run every half an hour and till quite late if you want to eat out. Lovely fresh fish at 'Rockfish' Exmouth. We did a Beaver walk with Devon Beavers on the last night and were rewarded with a sighting and some bird watching at the RSPB. Nice three day break. If I had to say anything negative the tiniest thing would be the shower dial, I found it quite stiff to turn on and off, but that's probably me being a wimp! Thank you for a lovely stay.

The cottage was clean, bright and very comfortable. Amazing view across the estuary and lovely sunsets. It really is a little gem and great place to stay.

Would definitely recommend a stay here. Just for the newbies to the area - take some wellies if you want to walk along the estuary and pack a pair of binoculars. One of the attractions of Lympstone is the walking and the railway. You could easily stay for a week and not use your car. Kate the owner is very attentive and she even worked her magic with some marvellous weather.

This is a beautiful cottage in a unique location.

Looking out at the changing tide by the river is mesmerising. The cottage is modern and well equipped. There are lots of walks from the house so you don’t always need to use your car. We enjoyed eating at The Swan Inn and the Puffing Billy.

Such a beautiful, cosy, clean and comfortable cottage which was well equipped for everyday needs.

Plenty of space and loved the open fire. The lighting in the cottage was really good and the whole cottage was light and airy. The view from the cottage was outstanding. We have never had a place so close to water before and we could have sat and watched the view of the estuary all day long. The cottage is in such a peaceful setting and has a railway station in the village offering good links to the local area. Kate was a fantastic host and the wine and chocolates were a lovely touch. You will be guaranteed a lovely stay at this cottage.

We stayed in Quay Cottage for the New Year Break, the cottage is very well equipped and very cosy, the owner, Kate is very attentive and regularly contacted us to make sure we had everything we needed.

There is fantastic views from the cottage and is a short distance from a great local pub, The Swan, we will definitely be back and would recommend Quay Cottage

Lovely cottage and great location.

Difficult to say but walls are paper thin so basic noise from next door is an issue and soundproofing would be a real improvement. And perhaps a bigger tv and some form of heating in the downstairs cloakroom ! But lovely owner and had a great time.

We had the perfect long weekend, the cottage is perfectly located (you will love the gorgeous sunsets) and very comfortable. The communication with Kate, the owner, was great and the cottage is very welcoming.

A real hidden gem, the view is amazing and the cottage is everything we wanted.

I did find parking difficult on a few occasions with the car park full and feel as properties are built they will become even scarcer. Katie, our host was very attentive, keeping in contact with the occasional text to see if everything was okay. We would recommend this property to all of you like a quite, peaceful land laid back holiday.

This was our fourth visit.

Yet again we were pleased to see the quality and comfort of everything in the cottage is first rate. It lacked for nothing. Just one suggestion, personally I would prefer a dishwasher to a washing machine.

Fabulous holiday, the cottage exceeded expectations.

High spec, warm, comfortable and well equipped. Communication with Kate the owner was excellent both the week leading up to arrival and when we arrived. The location of the cottage is perfect amazing view, and peace and quiet yet a two minute walk to the train station which took you to Exmouth, Exeter, Topsham Paignton and more (we only used the car once!) Had a great break away, fab cottage with a bottle of wine and biscuits on the table when we arrived along with treats and a towel for our dog.

The log burner was made up ready to light along with extra logs. Fab views and short walks to the two pubs open in the village. We had a fab time thanks Kate.

A beautiful cottage with incredible views over the estuary. Loved the decor and attention to detail, very relaxing to spend time in and hard to leave! Sitting outside in the courtyard with a drink at the end of the day watching the sunset and ever-changing water was a real highlight. The village is very pretty with easy access to Exeter, great to visit nearby Dart Farm for breakfast too! Will definitely be returning to the peace and tranquility of this lovely location.

Would love to own it! Sidmouth and Topsham both worth a visit. Sit outside in the sunshine and try the seafood platter at the Sidmouth Riviera ….. but share it….

The cottage was amazing, wonderful views of the estuary, clean comfortable and exactually as advertised.

Communication with the owner was excellent. The parking was close by and well used by holiday makers and residents, limited spaces however we managed to find a spot and felt the car was safe. The train station was near by for day trips, the village had convenience store and coffee shops along public houses. Would not hesitate to recommend this little gem as the perfect holiday cottage, especially for those who like a quiet and relaxing holiday.

Fantastic location and cottage was spotlessly clean.

Absolutely no issues with the property although the stairs might be a little challenging for anyone with a disability and the outside space was a little restricted. Transport links from Lympstone to towns and villages around the estuary are first class. Nice touches on arrival - flowers, wine and chocolates. Thank you, Kate. Thoroughly enjoyed our week and even Storm Neo didn't stop us from getting out and about.

1 The Quay. Decor in such good taste, nothing was shoddy or cheap, everything you went to use, whether towels, electrical or kitchen equipment you knew would work and be nice to handle. Communication with Kate both before and during our stay was easy and one felt she wanted us to be comfortable and enjoy our stay. There was no mention that there is no dishwasher - easy to see why as space is tight but perhaps should have been on listings. The view is, of course, the main star, how fab to be able to put our telescope up just in front of the front door and see such a variety of birdlife.

What a remarkable holiday home.

Beautifully presented through your, immaculately clean, fantastic communications and, of course, the most incredible water-side location that you could imagine- constantly changing with bird-life and boats and the most beautiful light. All 3 village pubs are worth a visit, Susannah’s tea room is lovely, and we loved cycling the estuary trail from Topsham at Dart’s Farm to/from Exmouth. Very many thanks for such a memorable February stay! X

A beautiful cottage in a fabulous location.

Well equipped and very comfortable. Lympstone is a quaint and picturesque village with lots of footpaths and alleyways to explore. Kate was wonderful at keeping in touch. Thank you for the tin of biscuits and delicious bottle of wine.

We enjoyed our week spent in 1 Quay Lane.

The location was excellent for watching wading birds as the tides ebbed and flowed just feet away from the front door. The cottage had everything you need including a log burning stove in the lounge, a small but perfectly functional kitchen and two bedrooms on first and second floors. There is no parking at the cottage so you have to unload when possible about 30m away and then leave your car in the village car park around 300m away - a permit was organised by the owner for this. We mainly explored on foot via the Exe Valley trail or using the excellent train connection which runs every 30 minutes. Nice pubs and tearoom.  A very relaxing bolt hole.

Everything was just right for our stay.

The cottage was very comfortable and welcoming. The owner made us very welcome too and was very helpful.

2nd visit in 2022 so planning next one .

1 The Quay is a beautiful little cottage in a great location to explore East Devon.

It has all the facilities you require and is very welcoming. It has been very well looked after by the owners. Lympstone is a lovely village and there is a lovely walk to Exmouth along the estuary. Kate the host could not of done more to make us feel welcome and would certainly recommend cottage to others.

1 The Quay was fabulous from start to finish. A great location! The cottage itself is beautiful and very clean. It has a comfortable bed, nice hot shower and lovely smelling towels. The extra special touches such as fresh flowers on the table, wine, biscuits and dog treats were greatly received! For any fellow dog owners, our spaniel Nelly made herself right at home! The downstairs is all hard flooring, so easy to keep clean after a walk. A hose is provided outside and easy to access. If your dog is a little fussy about toileting like ours, there’s a grassed area near the car park, a very short walk from the cottage. Thank you Kate for a wonderful stay. We will 100% be back again! We have been staying in cottages in the south west for over 30 years.

This stay was possibly the best. Kate is a credit to your company the presentation of this cottage was the best ever.

Really enjoyed our stay and would love to use the cottage again.

The only disappointment was the bed on top floor not being very comfortable, it was very hard for our liking.

So nice we have booked again for autumn

It is in the lovely village of Lympstone, literally a stones throw from the sea! Walking/cycling routes and the train station on the doorstep. Would highly recommend.

This sweet little cottage is a bit of Devonian perfection!

We had an absolutely brilliant time in this charming house situated in lovely Lympstone village. The house was extremely clean and well-kitted out with everything I needed. The best part was the view - an unencumbered view of Lympstone Harbour perfectly situated for the sunset. The owner couldn't have been more helpful or kind with recommendations and help. My children and I loved it and will be back.

This was a beautifully kept cottage and a comfortable place for a relaxing break.

The position of the cottage meant there was no passing traffic and has beautiful estuary views with just a few steps down onto the pebble beach. There were pubs producing a good menu and a cafe offering delicious snacks within easy walking distance. The local shop/Post Office was well stocked and were cheerful and helpful. The lovely cottage owner was easily contactable for any queries. After exploring the picturesque lanes winding through the village there were lovely walks along the coast whilst watching the wildlife. This wasn't our first visit and certainly won't be our last.

Just the most idyllic cottage.

We had a wonderful week. The dog loved being right on the beach, as did we. Waking up to the sound of water lapping on the beach was lovely. Lympstone is a really pretty Devon village, very peaceful with 3 pubs, cafe and well stocked local shop. Just what we needed after lockdown. Thank you Kate. X

Very easy to book, excellent communication from the house owner, lovely house which was well equiped and well looked after by the owner

Idyllic location (waking up in the morning to an estuary view a highlight) and a cottage you could happily spend all day in (the top bedroom/sitting area is a magnificent spot to sit at any time) or explore either side of the Exe.

Avoid Exeter like the plague! Lympstone is a gem with quirky lanes (there are cobbles!) and hidden corners, the Globe’s Sunday lunch a happy meal, the local shop well stocked if you don’t want to take the short trek to the Dart Farm Shop (a bit up itself!) and the cafe (Suzanne’s) served a wonderful bacon/sausage bap. Ten minutes and you’re in Topsham which is another place to spend a deal of time.

This was a wonderful holiday.

The accommodation was excellent – neat, elegant and cosy – and we really appreciated the owner's helpful instructions, information and welcome treats! The view across the River Exe estuary was stunning and made the whole place feel truly special. With the high tide rising right up beside the front wall, we looked out of our bedroom window every morning and it was as if we were in an ark. The village is a very pretty place, everyone very friendly and helpful. Fantastic walks on the local beaches and East Devon coastline. Highly recommend this cottage. Five stars!

The Quay must rate as one of the best places we have every stayed in over twenty years of holidaying in self catering.

Everything was in very good order and spotlessly clean plus of course the location was amazing. The owner, Kate, provided very useful additional information for the holiday and made us feel very welcome. It is a place we are seriously considering returning to. Lympstone itself is a very nice location with shop, cafe and pubs and very easy to travel around from, either by foot, train or car. There is only one negative and that is the parking within Lympstone is somewhat limited and the public car park was full on a number of occasions overnight... in September! This charming cottage is in set in one of the most beautiful locations, looking through the main bedroom window is like looking at a painting, but it's a different picture everyday.

It is beautifully decorated throughout, with everything you will need to make your stay comfortable. The kind gesture of a bottle of wine and delicious biscuits were a welcoming touch. If you are wanting somewhere quiet, peaceful and relaxing this is the place for you.

Despite a week of terrible weather, we had a great holiday. Highlights included watching stormy high tides and listening to howling wind and rain... all from our cosy vantage point! The cottage has everything you might need for a relaxing holiday and Kate left us some hugely appreciated, and unexpected treats as a thoughtful welcome gift. Getting around Lympstone and the surrounding area is easy both by public transport and by car and we had a great week dodging showers (aftermath of Storm Dennis!) and visiting this beautiful part of East Devin. We would have no hesitation in staying at 1, The Quay again and can’t recommend it highly enough.

What a gem of a cottage, so delightfully appointed and so very welcoming.

Our host ensured are arrival would be the perfect start to the holiday. Even on a grey November day the house was warm and comfortable, with incredible views accross the estuary. It is a unique and welcoming cottage with everything one neds for that break from the pace of modern life - yet with both Exmouth and Exeter on the doorstep. Wonderful to watch the ever-changing vista from the windows, with the ebb and flow of the tide up the estuary. To wake to the call of the Curlew, now-rare in England, to draw back the curtains and see him standing silhouetted on the shoreline, with a host of scurrying Turnstones, Sandpipers and other wading birds, feeding in the shingle and the seaweed, with Brent Geese bobbing on the water! We found a corner of Paradise here - a cottage with every comfort and an area of water, great walks plus towns with history and a cathedral. What more could you want! A holiday we will long remember

1 The Quay is a gorgeous cottage in a stunning location.

It has been very thoughtfully renovated and everything is done to a very high standard. We stayed here with four adults and it contained all of us with comfortable seating in the living room and a great dining area for all four. The two bedrooms are lovely with the one on the first floor having spectacular views over the river. The one on the top floor has a nice sitting area which also looks out towards the river. This gives you some privacy should you need some alone time :) The best thing about the cottage is the wonderful host Kate who could not have been kinder to us. We would highly recommend this place for a holiday any time of year and we will be looking to stay again ourselves.

The highlight for us was the location.

We didn't use the car all week. Plenty of walking and the train so accessible made it all so easy. Virws from the cottage were idyllic.

A welcome package with a card from the owner was a lovely touch too. The village shop/post office was well stocked and eateries in the village were very welcoming. Exploring the village along the many pathways between the cottages before easy walking along the coastal walkway made for a relaxing break. There were quiet areas with seats to sit in the sun overlooking the estuary or even the coffee shop with a delicious snack. A single-track train ran along the coast from the village so there was no real need to even move the car. What else could you ask for?

The cottage is stylish, functional and essentials and treats are provided in a goody collection.Its location next to one of the best estuaries in England provides wonderfully changing scenery. The village has all one needs with the opportunity to walk up or down the estuary or use the local train. Plenty of places to eat nearbye including a Michelin starred restaurant. All just excellent

Fantastic location with no cars or traffic noise.

Village is good - pubs, tea room, shop and most important for us a train station with regular trains to Exeter or Exmouth. The cottage is lovely and like something out of a TV ad, everything we needed was there including toys for our grandson. Chairs situated so you can see the view were appreciated.

Loved the cottage and its position in the village of Lympstone.

A dishwasher would make it perfect but my husband made up for the lack of one. The décor was contemporary but still charming and comfortable and the log burner was a cosy feature.

We had a wonderful time in Lympstone, made particularly special by the beautiful little cottage with a gorgeous view and a lovely welcome.

We have been back to this property 5 times now, initially as a couple and most recently as a family of 5.

The charm of this cottage being almost surrounded by water at high tide makes it a truly magical place to recover after a busy day with the family and to grab a drink in time to watch the sun set over the estuary.

Great for walks with dog, visiting local beaches, Exeter and Dartmoor. 3 good pubs in walking distance. The cottage itself was very clean, comfortable and well-designed and organised. Everything we needed from our week away.

Views are exceptional as is every little detail owner has put into making this a very comfy cottage. Lots of super walks straight from the door and having a luxury bathroom to relax in after long walks was superb. The local pubs are dog friendly which was an added bonus for us.

Very cosy! Bird watching on the doorstep, pubs and a shop round the corner and frequent trains stopping in the village station to take you to the bright lights of Exeter if required. Very well looked after place and helpful, friendly owner.

A lovely cottage looking out on to the estuary.

This time of year there are migrating birds to watch. There’s plenty to do and see around Lympstone and even further afield. Am certainly returning again next year.

This is a beautiful location and home, we loved our stay here - from friendly and helpful pre-arrival contact to the thoughtful items left for our arrival.

The home was extremely well equipped and comfortable. We loved the little front yard where we watched sunsets and the kids were able to enjoy the shore area with their cousins. Thanks Kate for making this such a lovely week's vacation!

This was our second year running at the cottage and it was just as amazing as last year!

If you're looking for a holiday with the 'wow' factor then this really is it, The views over the harbour, the tides, the estuary birds, the boats - all superb. Added to that is the beautifully clean cottage with it's tasteful colour themes, artworks and whitewashed wooden floors. Utterly charming. Lympstone itself is also a hidden gem with lovely pubs, a shop and cafe all in easy walking distance and train links to Exmouth, Topsham, Exeter and the other side of the river. Hoping to make it back next year and would also love to visit in the colder months to try out the woodburner!

The cottage is in an excellent position right on the waters edge.

It is very well equipped and was immaculately clean upon our arrival. It is decorated to a high standard. Communication with the owner was very positive in the run up to our arrival and useful information was provided with regards to parking and the local area as well as our preference for the beds being made up etc. Unfortunately we had one major issues with this cottage. Every night at about 10pm the lounge became infested with what we have been told are ‘Sand Hoppers’. 30+ would take over the lounge crawling around and jumping if you go near them. They would not only crawl over the floor but also up on to the sofa etc. This meant that the lounge could not be used in the evenings and every morning all of the now dead ‘Sand Hoppers’ (again 30+) required removing. Full photographic and video evidence is available. We have been informed by the owner via Sykes that they are well aware of this issues and it is due to the properties close proximity to the beach however I feel this should be mentioned in the advert as I would definitely not have booked this cottage. It is also completely unsuitable for someone with a dog as it states very clearly that it would have to stay downstairs in the lounge at all times meaning it would be completely overrun by the bugs. In summary a great cottage in an idiic locations however our break was completely spoilt by these ‘Sand Hoppers’. We were refunded £50 as a gesture of goodwill which I feel is pitiful against the near £1400 cost of the cottage in the height of summer. Clarity of the issue is required in the holiday property description so people can make an informed decision on if it is still suitable for their requirements. **** Owners response: I am sincerely sorry for your experience with 'Sand Hoppers' during your stay at our cottage. As a waterside property along with our neighbours we are aware of one or two 'visitors' venturing in late at night in the same way you might see occasional woodlouse or beetles at home. Sand hoppers are common in low lying mild coastal areas and unfortunately due to the phenomenal weather and low tides we have had an unprecedented amount of seaweed washed up on the beach in front of the house. This has lead to much higher numbers of sea creatures on the beach including Sand Hoppers. As a mum of three girls I can understand how this must have made you feel uneasy and I take your comments very seriously. May I assure you that this is not a regular occurrence in our cottage. We would never knowingly put our guests in an uncomfortable situation. We opened our business two years ago and have been lucky enough to have been fully booked ever since, families, couples, groups of friends and dogs, many of whom have made return visits. Prior to us 1 The Quay was open for seventeen years as a holiday cottage. This is the FIRST TIME such an occurrence has been reported to us. The comfort of our guests is paramount. We try to be as welcoming as possible to help our guests make the most of a 'home from home', enjoying the peace of being on the water. If you had brought a dog with you, you would have experienced the same welcome to our four-legged guests with extra treats, towels and rugs. The seaweed is being removed and higher tides are expected but unfortunately this does not help you or the memory of your holiday. I am sorry that you felt you were under-compensated. We have a very good relationship with our holiday company and left this element of your stay in their hands. I hope that you were able to enjoy being by the sea in such exceptional weather and are able to take away some happy memories of your holiday in Devon.

Kate and Iain have gone to great lengths to make 1 The Quay both comfortable and very attractive. A vase of flowers on the table, along with wine, biscuits and also milk in the fridge was a very nice welcoming touch. Lympstone itself is a very friendly village and it's so easy to get about on foot or by train, down to Exmouth or up to Topsham and Exeter. Only one fault - I don't think a hair dryer's provided - at least I couldn't find one!

We were very fortunate with exceptional weather, the sunsets fantastic and great walks all around the village with our dog, very pet friendly.

Also the villagers are very friendly. You can park up in the car park and use the train to get most places, buy a weekly ticket and it saves having to pop back daily.
