Orchard Annexe

This was a great cottage in a good location.

It was clean and I particularly enjoyed the garden with lots of shade. The only draw back was no WiFi at the property. The only signal I could get was standing by the owners bins.

Situated overlooking fields in a quiet location Orchard Annex was clean and well appointed with everything thing included for a comfortable stay.

Great place to stay.

Very well equipped from clothes pegs to air fryer! Very friendly and helpful owners. Only potential problem is if wi-fi connection is important to you then be aware that like most of the New Forest it is very poor.

We had a "Home from Home" stay at Orchard Annexe, the location is in easy reach of various tourist attractions.

The accommodation is warm to come home to but it can be easily controlled during warmer weather. We had a very comfortable stay, everything we needed was available. Val, the Hostess is very helpful and friendly, she had provided lots of little touches that made our stay very enjoyable. We hope to visit again in the future.

Orchard annex was a lovely place to stay Double bed uncomfortable felt lumpy but still slept Every time we tried to go on the Internet it wanted us to pay so we didn't bother There was no book telling you were emergency numbers and shops were etc But apart from that it was a lovely holiday there and the new forest was great Would stay in orchard annex again

Ideal location and cottage for the quiet holiday we wanted.

A peaceful setting with plenty of outside seating choices in amongst a variety of trees.

We had deer ,foxes and numerous birds visit. The accommodation was first rate in every respect and ideally placed to get around avoiding the heavy traffic of northern forest. Val was there to greet us on arrival and show how things worked. Thank you for such a lovely place.

We loved our stay at Orchard Annexe, very comfy every thing we could need was there.

Super sunny patio area surrounded by beautiful trees and gardens. So peaceful and in a wonderful part of the country. We will return without hesitation.

Enjoyable week, helped by good weather.

Cottage easy to find, with large Orchard House signs clearly visible along main road from both directions. Don't follow satnav, which may take you the wrong way down a narrow lane. Opposite Strawberry Field which is used for large car boot sales on Sundays. Met by owner on arrival. Cottage well equipped, even has an air fryer which none of my previous cottages have had. Nice garden to relax in, with numerous birds and a Muntjac deer visitor one evening. Ideal location for visiting Lymington, with ferry to IoW (go as foot passenger and use the excellent bus service on the IoW), Beaulieu, Bucklers Hard, Exbury Gardens and many other attractions including, of course, the lovely New Forest area with numerous walks.

A very cosy property modern and comfortable we met Val who was very welcoming and nothing was too much trouble for her giving good tourist advice this was our second visit and we look forward to late June next year when we have rebooked to return

This is an excellent holiday property we recently completed our second visit, it is so nice to have our own private garden and car parking .

Watching the bird life and seeing the deer in the adjacent field was quite special, Age has caught up with us so whether we go again is debatable and depends on our health and strength. But we will see. Would highly recommend this property to anyone interested in wild life .

It is a comfortable holiday home set in lovely surroundings but close enough to roads to travel around the county.

The owners live next door and were welcoming and handy should we have any issues. It was well equipped but lacked the usual information folder i.e. what to do with rubbish/recycling, code for Wifi (although this was on the shelf that we hadn't noticed) and ideas for shopping/eating out. Would definitely recommend this property though.

The annexe was comfortable and felt homely when we returned from a day out. Kitchen facilities were good. Only a couple of slight negatives for us. We are strong advocates of recycling and there was no information in the cottage as to what we should do with waste. The outside lights (solar) do not work (I think another reviewer has mentioned this) although a torch is provided. There is no outside dining table and chairs as shown in the photos. Perhaps the photos could be updated? We enjoyed our stay and loved the proximity to the open forest and other amenities in the area. Lesley & Ron

A lovely stay, very relaxing

This lovely annexe sleeps 3 with 2 very good bedrooms.

However the outdoor seating and table only accommodated 2 people. This was a shame as we are a family of 3 and could have enjoyed spending much more time together outdoors. Otherwise we were very satisfied.

Very pleastant stay, Val and Bill always concerned everything was available.

Garden kept very well. Highlight was seeing a fox in the garden twice. Thank you both.

Everything was as described on the web site. Shame the weather was so cold and wet but it was lovely to come back to a warm and comfortable home from home. We hope to come again in the future and see more of the area.

Orchard annexe is a holiday home my wife and myself would definitely go back to even possibly later this year if vacancies would be available, but a couple of items I feel need to be addressed.

The ridge in the lounge carpet could easily be a trip hazard my wife and I are both in our late 80s and although we didn’t fall over we did stumble on occasions. The lighting in the lounge was not good enough to read by a separate reading lamp would be an asset. I appreciate that we stayed in the middle of winter but I feel another couple of degrees on the heating would have made the evenings a little more comfortable. I hope the owners ( very nice people ) would take our remarks as constructive criticism because we enjoyed our stay very much and as I said we would like to return possibly later this year .

Nice, clean, fairly comfortable (very warm!

) peaceful annexe with two small bedrooms - a good base to explore the area. We rang to voicemail and then texted our arrival time but neither picked up. Owner seemed surprised that solar lights didn’t work in the middle of December so needed torch to safely get to the entrance - it was dark and the night sky was lovely! Phone signal poor but better than WiFi which was awful - barely faster than dial-up! The vast majority of places we’ve stayed at leave a welcome pack (milk, tea bags) - absolutely nothing at this one so after a long drive we had to go out again to get some basic provisions. Those drawbacks apart, we had a nice stay with plenty of bird-life in the garden.

The property was nice and quiet and very comfortable. The Red Lion pub a short drive away became our place to eat. Parking was also really good and secure. Thanks for a great stay.

We enjoyed our holiday in the New Forest despite having issues with the property.

,It was advertised with a fridge/freezer but it was only a fridge with an ice box. The shower room needed a deep clean as the tiles down each side of the wash basin had not been cleaned in months. Both beds needed replacing. The single bed had a depression down the middle and the double bed was hard, sagging and uncomfortable. Also there was no hot water for 3 days and when it was fixed it was only warm. The double bed had a king size sheet on it and there was a king size quilt cover on the double duvet. If these problems were rectified it would be an excellent property.

Orchard annexe was lovely nice and clean smashing enclosed garden with foxes visiting a woodpecker and lots of little birds bill and val the owners were very friendly and very helpful it is nicely located for visiting all of the new forest .

The images we saw online which encourages us to choose a property didnt match up in reality,cream settee,bright cushions etc,a bright outlook,instead everything was dark grey,all very dull in comparison .

Also it would have been helpful to have a list of instructions,emergency numbers,places to visit etc .A visitors book which would have been very helpful to see where other visitors had been.The kitchen had everything needed and the property itself stood in a lovely spot,just a few tweeks needed in our opinion,sorry.

The single bed needs replacing.

There is a long dip along the length of the mattress. This didn't cause loss of sleep but with the very high rental charges, I feel this is unsatisfactory.

We would definitely recommend this cottage, very comfortable, warm and convenient for the Forest and seaside.

Afternoon sun in the private garden was lovely to sit in and relax after a day's walking with bird song and deer in the next field.

Owners were so welcoming and friendly. Nice central place to visit the forest and surrounding area. The property was well equipped but a few more cleaning products ( dishcloth/sponge, surface cleaner, antibacterial hand gel etc) would be good. All electrical items were PAT tested but I did notice a bedside light flex was taped together which is obviously a electrical risk. But overall a lovely property and I had a great stay. Thank you.

This was our second stay in February in this property.

It is very well located for the New Forest and the Lymington-Keyhaven nature reserve. It is particularly well-equipped and comfortable, although the bedroom was a little chilly - we borrowed the duvet from the second bedroom! We would certainly recommend this secluded accommodation.

It was very warm and cosy and extremely well equipped. We stayed for Christmas and we were able to cook our Christmas dinner, having everything we needed. The perfect location for the forest and Lymington. The owners were so friendly and helpful and we are looking forward to returning soon. We would highly recommend.

Orchard Annexe provides warm, comfortable and well equipped accommodation set in a private garden with views over open fields.

It is away from the main road with ample parking space and is in easy reach of Lymington, the I.O.W. ferry, Beaulieu and Bucklers Hard as well as having the whole of the New Forest, with its ponies, donkeys and pigs, nearby. Very friendly and helpful owners too.

We would have liked some form of heating as it was decidedly chilly.

Owners obviously don't put heating on until October.

We had a lovely 2 weeks at Orchard Annexe.

Bill and Val were extremely hospitable and there was everything we needed at the accommodation to make our stay enjoyable. We will certainly be booking to come again.

Plenty of attractions nearby as well as many walks. The Annex was very comfortable and clean on arrival. I would recommend this as a good base for the area.

Excellent holiday accommodation which was spotlessly clean and comfortable.

The kitchen area was well equipped and the cutlery and crockery were of a good quality. We enjoyed walks in the surrounding area and visited Beaulieu motor museum, Lymington and Exbury Gardens during a sunny week.

This was a cosy (warm), tucked-away cottage, very private even though it’s beside the owners’ home.

It’s good value for money; not grand, but an ideal base for exploring the New Forest and the south coast. The WiFi worked fine in the living room.

Very friendlY owners and very comfortable accomodation however if visiting in the winter months I would recommend taking a small electric fire as to booster the heating which seems to be turned down from the big house during mid evening otherwise a great time was had by my wife and myself

The Annexe is comfortable, warm and well equipped and the owners are very friendly.

The property is a good base from which to explore the New Forest and coast. There are plenty of good walks - we managed to clock up over 60 miles during the week, both in the woods and along the coast and estuary walks. The only minor drawback is you can't really walk directly from the property as the road outside is very fast, so you have to drive to a suitable starting point. That said, everything is within easy reach. Some others have commented on road noise but we didn't hear anything. It was lovely to see deer coming into the garden to feed on the fallen apples, and of course there are New Forest ponies everywhere. It was strange to see highland cattle wandering along Brockenhurst High Street as though they owned the place! A very enjoyable week and highly recommended.

Directions the pub has been closed a year , it is now Roses tea rooms .

Nice little annex, very clean and well equipped.

Lovely garden, managed to get some super photos of the family of deer. The only drawback is the WiFi connection, it is terrible! We think the signal comes from the main house next door and is very weak. It was constantly on and off, and we could only get it in certain parts of the cottage. This was a pain as we had a teenager with us. We enjoyed the new forest and the coast, both within a short drive away. Enjoyed evening strolls along the numerous marinas in the area. Can recommend the Red Lion in Boldre and the Monkey brewhouse just a couple of minutes drive away towards Lymington for dining. Overall we had a lovely holiday in the annex.

Orchard cottage is a very nice place to stay. Only downside is the noisy road nearby. Had to leave windows shut at night due to the noise.

Both Bill and Val are lovely hosts. The accommodation is perfect for our needs. The garden space is beautiful with all sorts of wildlife visiting the garden while we were there (birds, squirrel, rabbit and deer) We will be back again next year

The Owners Valarie and Bill are so welcoming and are very knowledgeable, so helpful nothing is too much for them always there if you need them.

The bungalow is exceptionally clean and beds are so comfortable. This is our third time of booking and can’t wait to book again. Perfect location for everything would highly recommend the red lion pub food is amazing especially Sunday lunch, would also recommend the Boathouse in Christchurch. Lovely walks easy access to all the lovely places.

We had an amazing time, the annex was just as expected and the couple that owed it were very welcoming and friendly.

The living room was spacious yet cosy and the kitchen had everything you would need including a washing machine and dishwasher. The double bedroom has a large wardrobe and two bedside tables with lights, the single bedroom also has a similar set up and the bathroom was also clean and tidy. Even though it rained pretty much every day we still managed to enjoy the garden and even saw two beautiful deer eating some of the apples that had fallen from a tree. Only thing we did notice was that the Tv and Wi-Fi signal would sometimes cut out especially when the wind and rain were in full force, but we knew that being in The New Forest the signals could be interrupted but it didn't affect our time to much as we came to enjoy the beautiful surroundings. Would definitely recommend to anyone who wants to enjoy the comforts of 'home' while being on holiday.

A bit isolated this suited us but would not suite everybody. The host family were nice. The only drawback was the busy A337 road particularly in August. We could hear it in the night sometimes. Being on one level was important to us particularly my wife who is disabled. There are facilities near by. At the bottom of the hill is a co-op garage and shop. The Red Lion pub in Boldre is about one mile, they do nice Meals. There are Supermarkets in nearby Lymington.

We have just come beck from a 2 week stay at Orchard House.

We thoroughly enjoyed our stay. The house is set in a wonderful area surrounded by apple trees and views of open fields from the garden. The owners are very friendly making us feel very welcome. We will be going back.

The annex was very comfortable for 3 adults, good value and quiet.

The owners are friendly and available if needed. I had been concerned about the nearness to a main road but we couldn't hear it at all. The annex is very well situated for the New Forest and the coast, our first time here and we loved cycling in the magical forest. Annie

Lovely accommodation with a very friendly welcome and ideally situated for exploring the New Forest.

The property was easy to get to, being on a main road, and easy to find because it was well signposted (Some holiday accommodation can require map reading every day to get back to it!

). The only disappointment was seeing no donkeys in the adjacent field!

We were made very welcome ,milk n fridges,heated towel rails , tea and coffee already there , superb much better than we expected , can't wait to go back ,

Accommodation was spotless, cosy and hosts Bill and Val lovely! We would recommend Orchard Annex in a heartbeat and would love to return another time. The 3 deer in the garden was a particular treat for our little girl. Worth noting though that the wifi or 4g wasn’t great so be aware. 10 out of 10 from us though.
