Flat 1, Cambridge Court

We're in our eighties and have stayed at 1 Cambridge Court for a number of years.

We keep going back because of it's accessibility (being a ground floor property), its location (esplanade & walking distance to the high street shops & restaurants) & the easy free parking. Initially, we enjoyed the good TV (we purchased a similar model ourselves), comfortable seating inside & outside in the garden, and a surprisingly comfortable bed. However, the years have passed and suddenly the flat now seems tired & unloved. The sofa is older & stained, the only toilet, in the wetroom, still has the broken seat that was reported by us (& other clients) years ago. This year things were far worse because the wetroom extractor fan wasn't working. No opening window, meant the floor remained wet & toilet odours were trapped - all very unpleasant for toilet users. This was reported to the owner & Sykes, but a remedy came too late in the holiday. We look forward to receiving some form of compensation for the inconvenience we put up with. Another irritation this year was the unclean state of the cutlery, china & utensils, as left by a previous tenant. Will we book again? Probably, but not with the happy expectation we once had.

The accommodation was well situated for beach, shops and station and parking in the street outside the property was easy.

The property was very well decorated and on the whole clean - although, the bathroom and kitchen were not as clean as I would have expected. No problems with heating either... A few niggles: I couldn't find any booklet within the property to explain local amenities and where to place rubbish etc. Also, a DVD player was listed and there was no DVD player. And the microwave is situated in a ridiculous position and is very difficult to reach - far too high up on wall in a corner! But overall, I was very happy with the property and would stay there again...

Beautiful flat in a perfect location, right opposite the sea. The flat is tastefully decorated, clean and bright and is adorned with beautiful furnishings. When we arrived we were greeted with a lovely little welcome hamper, which was very useful and gratefully received and also meant we could sit down with a cuppa before unpacking. (Very nice touch) There is plenty of clean wardrobe, with hangers, space and drawer space, so you don’t have to live out of suitcases. Sweet little front garden looks out to sea. We didn’t use half the facilities, but you have it all, just like at home. Couldn’t fault it, and hope to stay there again.

Great location and lovely bright aspect especially main bedroom.

Maybe a few more mugs in the kitchen would be useful! The only issue we had was a strange smell as you walked into the flat, especially the lounge area. The communal entrance smelt damp and musty, so wondering if that may be seeping into the flat? Otherwise very happy with the accommodation overall.

Everything anybody needs is in this property, it is a lovely flat in a great location.

The flat had everything we needed & loved the delicious welcome pack of local produce on our arrival. The location was fantastic with a seaview & easy access to the beach & a 10 minute walk to the main street. Enjoyed cups of tea under the veranda, so peaceful!

My stay was fab.

Great location and the apartment was peaceful, clean, comfortable and fresh with everything you need. A small glitch was dealt with promptly and did not spoil my stay. The offer to reimburse me for food in fridge spoilt was much appreciated. I'm moving locally and will be recommending Cambridge Court to future family and friends wanting to visit - a great find. Thank you!

Nothing has changed, still spotlessly clean, warm and inviting. Generous welcome pack. Fabulous position. It would be useful to have a dustpan and brush.

WOW!

is what I said when I walked into this property. Clean, beautiful and a wonderful 'welcome pack' was left for me. You can hear the sea and see the sea from the bedrooms and living room. I enjoyed sitting in bed with my morning coffee watching the sunset. The sunsets were amazing! Unfortunately I had to come alone as my elderly friend, who I was supposed to take with me, died in August. But I did not feel alone. Frinton-On-Sea looked after me very well. Lovely friendly people. Lovely shops and cafes. Hopped on a bus to Clacton and the Naze. This is a well appointed ground floor property. Everything is close. I will miss my beach walks and sunsets!

Very comfortable, spacious ,clean and well kitted out.

The welcome package greatly appreciated as was the view and seating on the veranda. Second time here and would not hesitate to book on our next Frinton trip.

Lovely location, with great sea views and sheltered terrace to sit outside with an evening drink watching the world go by!

If popping into the town, its small, however a great selection of independent shops which is ideal if shopping for food or clothes. Flat 1 provides compact accommodation which is fitted out to a very high standard with everything you could possibly need - perfect for a couple plus 1.

No1 smelt when you went in had to open windows &doors.

No2 MICROWAVE not cleaned. No3 on last day noticed water in main entrance coming from flat 1 bathroom

The location of the flat is what lead me to book it!

Right across the road from the beach which was a great benefit! Lovely view and outlook from the flat, was nice sitting on the bed looking at the sea the sea! The flat itself was lovely, nicely decorated with original features, the master bedroom bright and airy. The bed was very confortable. Had everything you would need. The welcome pack of essentials was great; i would not have packed as much of my own if i had known in advance. The only thing I would change is the position of the microwave, it is high up, I could just about reach to put plate in, the position makes it difficult to clean! However, very impressed with the flat would definitely like to stay again if ever visiting the area. I would recommend!!

Short stroll to high street.

For older persons is the couch low and difficult to stand up from.

Tiles are falling from the roof and so we were not able to sit outside. Photos are not accurate in that there was no stools or table outside. Location is really the attraction; you only have to cross the road and follow the path down to the beach. There is a public park close by. Parking was no problem. Apartment was clean and well maintained; let down only by the wooden toilet seat that was not suitable and was loose. Double bed in second bedroom filled the whole floor area and took a while to get the bed back into a single bed. I'm 68 and my wife is 76 and this sort of physical activity on vacation I am not looking for (especially after a long trip).

The property was booked for my elderly mother while waiting for completion of her own flat , communication was excellent and entry on the day was easy, The flat felt luxurious and decorated fabulously My mum felt very secure and comfortable, there was everything she needed.

Parking was just outside property and allowed her to access the high street. Was very happy and throughly enjoyed her stay

This was our fourth stay at this lovely property.

It is very comfortable and clean, and very well equipped with everything you need, and a fantastic welcome hamper is always waiting. We love the sea views! It is perfect as a base to explore Essex and further into Suffolk. We loved the zoo at Colchester, Colchester Castle, the Naze and the seafront at Frinton. We will be back again next year.

We had booked a three-day break but arrived to find that the flat had not been serviced after the last visitors.

It took many frustrating phone calls to finally get cleaners to arrive. This left us very angry and very disappointed. Not the relaxing break we were hoping for. In addition, visitors were greeted at the entrance by a sign recommending that they should not stand there because tiles had been falling from the roof! It is a comfortable and well-positioned flat let down by poor maintenance and organisation.

Property was lovely, great location and well presented with some nice touches.

However there was a lot of noise from the other residents that meant we didn’t get much sleep which impacted on our break. Only other criticism is that the front door wasn’t overly secure. So despite all the good things about this property we wouldn’t stay here again.

Comfortable and well equipped.

Being disabled it was great to have plenty of room for my rollator.

We have stayed three times in this property now & it does not disappoint ,lovely flat.

Had a slight issue with Flush on loo on the Sunday eve & it was resolved within a an hour of reporting it .

This is the third time we have stayed in this lovely property.

It is comfortable and well equipped. The property has stunning views across the seafront and the neighbours are friendly when you bump into them! We really appreciated the welcome hamper of milk, bread, cakes and lots of other goodies.

It is a beautiful flat with every comfort provided for. The views are incomparable and having had such good weather the sunrises and sunsets were glorious. The welcome basket of useful items was a great surprise and much appreciated. The owner could not have been more helpful. All in all a first rate holiday experience, thank you so much.

This is a beautifully decorated flat, with an exceptional position in Frinton.

The flat has an excellent sea view from all rooms. There is a pleasant garden and seating area outside. The beach is directly accessible and just 5 minutes away.The kitchen is well equipped. I strongly recommend!

Flat 1 Cambridge Court is stylish, comfortable, clean and very well equipped.

Everything needed for a break away is provided. We liked sitting outside the flat in the sun enjoying the view to the sea. The flat is a pleasant walk away from the high street for coffee or a meal. The path down to the beach is just across the road where there are rows of beach huts seemingly for miles in each direction. The Nase at Walton is just up the coast. The architecture of Frinton on Sea is worth a visit for the many Edwardian and modernist houses built in early 20th century. We enjoyed visits to Grayson Perry’s House of Essex, the location of Constable’s Haywain painting at Flatford and the places of interest in Colchester. Altogether we had a very pleasant trip.

A delightful property.

Warm and welcoming. The property is not huge but has everything you need and more. The weather was awful when we arrived, cold and wet, but the property was warm and cosy. There was also some welcomed groceries which saved us gong straight back out in the wet. The property is very tastefully decorated and really cosy. It is very clean and the bed in particular was comfortable, we slept so well. It was a shame we booked so late in the year and could not take advantage of the outside space. We could imagine sitting out the front of the house with a coffee with the sea view and watching the world go by, maybe next time! It is in a very convenient position. Within walking distance of the town with plenty of shops to meet all your needs and with plenty of cafes and places to eat. Also very convent to the beach, just across the road, with a nice flat footway, promenade . Whilst there is no parking in the property grounds there was plenty of free parking on the roadside. A wonderful stay. Hopefully one day we will return.

Superbly appointed accommodation, in a very sought after location and within close proximity to the beach.

Quality furnishings, pillows and towels also. If the weather is fine the resort is inundated with day trippers, as it was Sunday and Monday of this week, and this causes parking issues and for local businesses, trying to deal with Covid restrictions, some issues. However the resort returns to tranquility once the rush abates later in the evening. Some very good eateries available in the town. ***You may publish this feedback but use only ‘Peter’ in the publication***

Loved the little touches with this property for children (cutlery, crockery, games, beach toys) which made it a very relaxing and enjoyable stay for our family of four.

Would definitely recommend, we're already discussing when we might be able to come back!

This flat was so well equipped, you could want for nothing.

Tastefully decorated, nicely furnished and spotlessly clean. So comfortable I would recommend a stay here to anyone. My favourite thing, sitting during the winter in the warm sunshine having breakfast on the patio, looking out at endless sea. Its close to the town, and if you like walking you can find footpaths along the coast on your doorstep to neighbouring towns and nature reserves. A fantastic relaxing break.

Great facilities....loved the wifi, netflix and tv. Amazing welcome basket met us on arrival, even fresh bread and cake from the local bakery.Great week. We will be coming again!

The accommodation far exceeded our expectations.

The taste and interior design of the property was creative, comfortable and cosy, enabling us to immediately feel at home by the sea. We were welcomed with nice touches such as a generous food basket, dairy items, Egyptian cotton towels, slippers, sewing kit, shower caps and the most lovely smelling soaps and moisturisers - even the shower head had a water softener attachment, which worked a treat. Every facility was at hand including board games, the latest heating technology, coffee maker and audio/visual equipment including a fantastic curved 4K TV with Netflix, in fact the host kindly upgraded our system with a Bose soundbar during our stay. The host is a true professional and understands exactly what a customer wants and needs to relax during their holiday. We’re beyond impressed - the views from the master bedroom and living room have to be seen to be believed - simply, if you want to be amazed and stay in the most luxurious environment in one of the best seaside towns in the UK, then choose this flat in Frinton-on-Sea...you won’t be disappointed!

Very clean and well quipped with a generous welcome pack of food. Sea views from all the rooms. Great place for a relaxing time.

The flat was very comfortable, well presented and clean.

The immediate area was quiet and attractive, and Frinton itself was a pleasant environment. It was nice to be able to walk to the main shopping street, which was about 10 minutes from the flat. The flat was generally suitable for visitors with limited mobility, with easy ground-floor access. The only slight negative in that respect were some inevitable minor compromises in the galley kitchen. The only other very slight negative was the absence of side lighting in the main room. A standard lamp or a focused side light would be greatly valued by those with impaired vision. Overall I would rate 1 Cambridge Court well above average. I was also grateful to the property manager for his swift attention to a minor request we made.

Well equipped flat except there was no toaster.. Lovely welcome pack the best we have had.

The flat was beautifully presented, very stylish with a seaside theme.

It was warm, comfortable and the owner had paid great attention to detail such as lap tables, picnic basket and a really welcome basket of provisions on arrival. Great views and a lovely little town.

The location, on the sea front and close to the town is superb.

The apartment is very well equipped and looks even better than in the photos. We would definitely stay again and recommend this property.
