Would recommend this large ideally situated, clean and comfortable well stocked bungalow.

The best our family of 6 adults and 1 dog have stayed in on the I.O.W. Chris the owner was very friendly and on hand if needed. Will definitely be back. Thanks for a lovely holiday. The Whiteman family.

We used Byewater as a base to walk the coast path round the Isle of Wight.

It was a great location for us & the accommodation worked really well for our group.

A picture postcard panoramic view of the Estuary greeted us every morning and later when arriving back after visits.

Property had excellent facilities - very well equipped kitchen and really comfortable lounge furniture. Would recommend unreservedly

The accommodation is lovely and is situated in such a beautiful peaceful setting.

Easy to access the island from Byewater and only a five minute walk to a local pub which serves delicious food. Chris, who is the owner is so friendly and helpful and nothing was too much trouble. Thank you for a wonderful holiday x x x

We enjoyed our stay at Bywater.

The tranquil setting on the banks of Wootton Creek provided a quiet and restful stay on the Island. It was well placed to get into Ryde with its sandy beach and other facilities and also allowed easy access to the Ferry and other parts of the Island.The grounds were ideal for our grand children to play albeit supervised. The accommodation showed signs of the wear and tear from the season and we did encounter several spiders during our stay. The Owner Chris was on hand to deal with any problems but thankfully we did not need to call upon him.

This property is in a lovely location, the pictures are very accurate.

It is well placed for the ferry terminal and all facilities but in a lovely quiet area with a beautiful view from the deck. The owner was very friendly and helpful.

A first-rate location on the quiet Fishbourne inlet, with its own jetty and, thanks to the kindness of the host, Chris, the use of his paddleboards and kayaks.

The decking, with its furniture, was an added bonus. The bungalow accommodation itself is spacious and superbly maintained. There are three bathrooms and a smaller en suite and each of the four bedrooms is comfortable. The showers are modern and effective. The kitchen/diner has modern appliances and is large enough to seat at least 8 people. Chris is an amazing and friendly host. Nothing is too much trouble.

The property was in a perfect location for exploring the island.

The facilities were good for the week- home from home! Thank you for wine and biscuits! However, the property needs a very deep clean. Floors were dusty, cob webs/ spiders everywhere! Shower trays in clean, air fresheners were empty in all rooms. Windows and TV had little handprints on! Towels were on the line not on beds ready for us and outside furniture covered up even though it’s been the hottest month!! Disappointed on arrival! The decking needs a desperate repair too, lots of screws protruding the wood! Chris the property owner, did fix our toilet problem promptly and checked in on us, but as we had settled we didn’t want cleaners coming in whilst we were out to rectify what should have been done on arrival?!?

The house is perfect for a multi generational family holiday. We spent a week in this delightful property that has everything you may need. The owner was really friendly and helpful and is nearby if needed. We would highly recommend staying at Byewater, the grandkids want to go back next year which is high praise indeed!

We had a lovely week thank you, though it was a shame that we visited during a heat dome, as it was just too hot to do anything most of the time.

The house is in a lovely spot - handy for the ferry, local pub and local amenities and with a lovely outlook over the river. It's probably more a summer issue but the peace and quiet was interrupted a little by the PGL camp over the water, though watching their boat races was fun and it wouldn't stop us from rebooking. The house is comfortable and well equipped (though an ice cream scoop and some fans would be great additions please if we continue to have such intense heatwaves). The layout and all being ground floor really worked for our family group (aged from 18 to 88 plus 2 dogs) and my parents really enjoyed watching the world go by from the patio. From their perspective, some handrails or a portable shower chair to support them in the shower would have made it even better. Thank you for a memorable and relaxing family holiday.

This property is in a beautiful location as you can see in the pictures, so convenient for the ferry and the lovely Fishbourne Pub within a 5 minute walk.

The house is very comfortable, warm and homely, the kitchen is well stocked for crockery, pans and cleaning stuff etc. I would definitely recommend staying here. Chris wasn’t here to meet us, he didn’t need to be, but he messaged shortly after we arrived offering his assistance if needed, we didn’t need him. Nice to know he was at the end of the phone though.

We really enjoyed our stay at Byewater.

The views were absolutely spectacular and the property offered ample space for our group of eight people and one dog, which made the stay very comfortable and relaxing. The layout worked well for both shared time and privacy. Any questions we had about the property were answered quickly and clearly, and the host, Chris, was very attentive throughout our stay. It was clear they genuinely cared about our experience and went out of their way to ensure we were happy. We would happily recommend Byewater to others and would love to return one day.

Byewater is a great house for a family holiday with lots on offer to use while staying. Ours enjoyed being able to fish off the pontoon, with great success. It's in an ideal location to explore the isle of wight. We had a very comfortable stay.

What an amazing place to have a holiday home a very quiet private road takes you to the driveway of Byewater.

The cottage is very spacious with amazing views from lounge and 2 of the 4 bedrooms Chis the owner came to see that everything was ok ( there was a damaged pan he took it with him and returned with a replacement the next day day ) he told us about walking distance to local beach pubs the abbey etc

Byewater is in a lovely situation and has everything that makes for a comfortable stay.

It is a lived in house that could benefit from an occasional deep clean to enable the changeover clean to be more effective. Chris the owner is very responsive with any queries or problems.

Chris is an excellent host and facilities at the house even better than expectations. Water sports equipment an added bonus! Would recommend this property to anyone who has their own transport.

We all loved our New year stay in beautiful Byewater overlooking Wootton Creek.

Its so spacious with 4 comfortable ensuite bedrooms and a well equipped kitchen and comfortable lounge. Chris was helpful with comms too thankyou so much! Great rural walks to Quarr Abbey and Ryde etc and love Cibo Mediterranean Cafe just 15 minutes walk.

This was a wonderful place to stay, spacious but lovely and warm and we also took some logs so could make use of the wood burning stove.

The property is in a fabulous location and the kitchen was very well equipped with plenty of crocks and dishwasher. The bed in the main double was extremely comfortable, great nights sleep (we didn't use any of the others so can't comment). The driveway looked steep when we first arrived but we soon got used to it - and the shopping delivery van didn't have any problem (but you might want to warn them). Chris (the owner) popped by to welcome us and check we had found the thermostat okay (it snowed while we were there - very unexpected). We really enjoyed our stay and would love to stay again.

Byewater is a lovely bungalow very spacious with a stunning view at the rear of the property.

The drive is very steep which is hard for disabled people like myself to walk up. The property is comfortable it is ideally situated with everything you need a drive or bus ride away i.e. Supermarkets, nearby towns, beaches, restaurants and attractions.

Perfect location and very well equipped. Everything you need for a comfortable stay. Beautiful views and great fun paddleboarding and crabbing from the garden. We stayed with 4 adults and 4 children aged 10, 12 and 15. We all had a wonderful time and the children have already asked to book again! Thank you for a super holiday.

I booked this for my husbands 60th birthday as a surprise, he had no idea the rest of the family were coming.

Byewater is the perfect property for a larger group and comfortably accommodated all 8 of us and 2 dogs. What a wonderful place to stay, peaceful and relaxing. Well maintained and clean property, ideal for a mature group of friends for a holiday week.

We appreciated the comfortable chairs/sofas in the lounge and cooked a meal most nights. The red squirrels visited nearly every day and we kept the nuts topped up. Great to watch the kids learning to row a large canoe on Wootton creek. The instructions to get there were helpfully precise. A peaceful spot on a lovely island

I am sure last we visited there was a welcome hamper with guidance and instructions re property functions ie boating ,heating, rubbish ,squirrels,ect we found this useful then and even though not really needed this time others might.

This was the best holiday cottage we have rented, not posh or fancy but clean and comfortable with everything needed for a great holiday, and in a stunning location also perfect for dog owners.

Plus a friendly owner on hand to provide any help or assistance needed. Highly recommended.

Byewater is the perfect holiday let in many ways, Chris the owner was very helpful.

The house is perfectly situated for peace and quiet with a lovely view and was very clean and all mod cons. Easy accessible to all parts of the isle and Fishbourne to Portsmouth ferry 400 meters away, there is a local pub 400 meters away which serves lovely food. We will return again for sure.

We loved our stay at Byewater.

It was perfect for our party of 6 adults, 3 small children and two dogs. The view is stunning and we loved being able to use the kayaks and paddleboards. We saw red squirrels every day and they were very happy to sit and run along the decking. The owner provided nuts for us to leave out and the squirrels loved them. It was wonderful! We met Chris, the owner, and he was very warm and welcoming. It was very reassuring to have him close by if needed. We would love to stay again.

We had a fabulous week at Byewater.

The location is stunning. Our group was 7 adults & 2 dogs - and we had plenty of space without feeling cramped. The house is well set out, with the bedrooms being separate from the kitchen & dining / living area. Plenty of parking space (though the drive down is steep!). The back of the house opens onto a large deck overlooking the creek. It is just fantastic. Red squirrels were daily visitors on the deck - easily persuaded to stop & eat the peanuts that Chris had left. Communication with Chris was great. We left a couple of mentions in the maintenance book - such a good idea to be able to note down any small issues as they arise. It was our first family holiday all together & we couldn't have stayed anywhere more wonderful. Thank you to Chris & his team. We would love to return.

Byewater was the perfect place for us.

Probably one of the most peaceful places we have ever been yet so close to all the amenities and easy access all over the island. As the place is a 5 minute walk from the ferry and the bus stop is not far away the car was not needed all the time. My grandson adores squirrels and they made an appearance every day. Any questions we had were quickly answered/dealt with by Chris despite the fact that he was in the States, so thanks go to his, very efficient, back up team as well! We didn't want to leave and think it will be difficult to find anywhere else that we'd rather stay.

We had an amazing time at Byewater last week (25/09/23 to 29/09/23).

The location and description of the property was exactly as we were expecting from the description on Sykes website. However, I have to say, this property was exceptional !! It far exceeded our expectations. Amazing location, fantastically clean and well-proportioned/layout of the property overall. Beautiful freshly laundered towels, bedding and all the little extras that were included in the kitchen....the little things that you forget to bring.....washing up liquid, oil, salt & pepper, tea bags/coffee, tea towel to name but a few....and the nuts for the squirrels that make an appearance daily !! Chris, the owner, is super friendly and always on hand and so keen to make our stay as lovely as possible. We will be back and I can't wait.

It’s in a stunning quiet location and is a fabulous large property, begging to be upgraded.

But its downside at the moment is its ‘needs an update and a really good deep clean. The paintwork is grotty, some curtains mouldy and torn. The showers don’t work properly, neither does the dish washer. The master bedroom bed is uncomfy. But to be fair to the owners, they’ve just started to let it out and say they are on a learning curve. Its a gorgeous place with plenty of opportunities for swimming, canoeing, boating. A big private, perfectly located property. We had a great stay. So thank you.

What a fab spot Byewater is, this is the 5th house we have hired on the Island and is our favourite, good size bedrooms, lots of wardrobe/cupboard space, very large lounge and kitchen/dining area, great for entertaining (we had friends and family over) , large decking area leading down to the pontoon - children had a great time crabbing and feeding the ducks, nice pub in walking distance.

House has everything you need to feel like a "home from home". Will defo book again. Thank you :)

Absolutely loved this house.

It’s rather rustic looking from the outside but really lovely inside and the setting is amazing. Took our paddle boards out on the creek from the jetty and loved sitting on the decking with a cuppa in the morning. It would be nice if there were gates on the decking so you could relax a bit if you’ve got a dog or smaller kids. We would definitely come back , we had a wonderful stay .

As a family of 8 we were let down on another property we had booked elsewhere 4 days before our arrival so i was chuffed to bits to get this house, and what a blessing in disguise.

Our ages ranged from 28 to 89 and we had a fantastic time at Byewater. Sitting on the enormous decking looking out on the estuary watching the dog play and one of our party paddle boarding in the sunshine was the highlight. The front room is amazing with large bifold doors that open up to look out to the decking and back garden and has plenty of sofas and recliner chairs. Some parts of the house are a little tired and could do with freshening up. The beds are very comfortable and clean. A proper information book with things like rubbish procedures and if we were able to use the out buildings would have been nice, but i don't think the house has been rented out for long. This did not stop us from enjoying what could be an amazing holiday home though, and we all said we'd definitely stay there again. Also it's literally 4 mins drive from Fishbourne ferry terminal.

Well maintained with great facilities. Some thoughtful inclusions like guidebooks and dog treats, tea, milk, etc. easy to reach from the ferry and very close to ryde, etc. we will be back!
