Coombe Place House

No actual problems so this is not a negative review.

This huge house was a great space for us but we were very worried the whole time as the house has really been neglected. It has lots of furniture and interesting things but as for the bones of the house it doesn’t feel loved or looked after at all. For example opening the windows almost knocks the roof down. The chairs on the patio fall through the gaps. And a huge branch of the giant tree fell down in front of our eyes. It is just tired and I know it will take investment but for the price we paid I think it was more of a liability than a luxury experience. The fact that it was a quiet location was wonderful and only a short walk to a good pub for lunch was a great suggestion. Thanks for your help and we wish you all the luck in the future.

Coombe Place House was a fantastic venue for our family get-together.

The house itself has everything you could need with great decor, spacious rooms and beautiful outdoor living areas - plus the hot tub! All thirteen of us, from ages 11 to 80, we very happy throughout the duration of our stay and we will definitely look to stay again in the future.

We had the most amazing weekend at Coombe Place House.

The house itself is absolutely stunning, incredibly spacious, cosy and comfortable and the perfect size for our group. Despite there being quite a few of us, we never felt on top of one another and there was plenty of room to relax and enjoy ourselves. We had a private chef cook for all 13 of us and he found the kitchen really easy to work in. It was very well equipped, with plenty of utensils, plates, serving dishes, trays and everything else he needed, which made preparing dinner for a large group so much easier. The garden and surrounding views are truly spectacular. Waking up to the horses and cows outside in the morning was just lovely and really added to the experience. It is such a peaceful and beautiful setting. Unfortunately, the weather wasn't particularly kind to us on one of the days, but the house is so spacious that we were still able to enjoy all of our planned activities indoors without ever feeling cramped. Our only small criticism would be the lack of a covered area outside. It would have been lovely to have somewhere sheltered to sit and still enjoy the beautiful surroundings when it was raining and it would also be useful for guests who smoke. We unfortunately didn't get to use the hot tub because of the weather, so some form of cover over or around that area would have been a lovely addition too. That aside, we had an absolutely fantastic stay. It's a beautiful, comfortable home in a truly special setting and we made some wonderful memories there. The hosts sent us a welcome message with hlpful details, some usueful things to do locally. Really engaging, thoughtful anr helpful. We would happily recommend Coombe Place House to anyone looking for a group stay. 100% ❤️ Thank you!

We booked this property for a group of friends celebrating 2 of us being 60 The house is in a beautiful peaceful location with amazing views.

Access was easy and the house is very spacious with lots of places to relax. It was clean especially the bathrooms. Plenty of parking. It was very well equipped and we found everything we needed and there was even a BBQ that wasn’t on the listing which we did use. Welcome pack and flowers was a nice touch. Hot tub was lovely to sit in, it was a hot weekend ! Bedrooms are all on the first floor with the 2 staircases at either end. Bathrooms were huge, lots of towels were supplied. As well as the fridge freezer in the kitchen area there is also a small fridge and a small freezer in one of the 2 utility rooms, this came in very handy to keep the beer cool as it was a hot weekend ! The patio doors need to be looked at as after locking on the first night you could push them open, they don’t sit in the frame properly so just an easy tightening fix, one of the windows in the large dining room wouldn’t open very far and when we were sitting outside you can see that 2 tiles have slipped which was stopping the window opening. The lighting in the garden could be improved as it’s ok if you’re near the house but over by the wall it’s still quite dark. Your listing does say to be careful on the stone steps so we were aware of this but quite a few flagstones were very loose and we did have 3 stumbles and one lady tripped and fell, she was ok after a quick wash over and an ice pack x We know that these maintenance issues are easily addressed and understand that with such a quick turnaround between bookings that they cannot be fixed until the house isn’t in use. Please update your listing as there was so much more to the house than we expected and were pleasantly surprised with all it had to offer ! We would not hesitate recommending Coombe Place House as it really is a lovely relaxing place. 5 Stars ⭐️⭐️⭐️⭐️⭐️

We were very impressed with the amount of space, both indoors and outdoors, which was essential for our extended family.

The house had all facilities to ensure our Golden Wedding celebration was perfect. Sitting in the garden in perfect peace and quiet was a delight. Meonstoke is a lovely village with the Buck’s Head serving very good food. We would certainly recommend Coombe Place House as a top venue.

The house was in a beautiful setting with lovely views.

The dining room table seated 16 which was great and there were two generous lounges. However, despite multiple attempts to contact the hosts with a query (through Vrbo,) they ignored multiple phone calls and emails and were uncontactable. Be aware the family room has windows that can’t be opened (broken catch) a kind of small day bed which wasn’t made up, the dishwasher left some items dirty and the patio has a couple of missing slabs which is a trip hazard. As we were only there for 36 hours I didn’t want to spend the time reporting all this and didn’t think the hosts would respond anyway. Given the amount I’d paid I expected better.

This is a lovely property in a stunning location.

It worked well for us as a family of 9 adults, 5 children and 2 dogs. There is plenty of sitting space in different locations throughout downstairs, so there was often a lot going on. The hot tub view is stunning. The kitchen is a very open design and very useful pots and pans are available. Lots of space for parking. There is a lot of walking nearby (the Meon Valley trail is recommended especially as it is shady), and plenty of other options. The main downside for us was that the dogs could not be let in the garden off lead as the garden is not secure.

From booking the house up to the day of arrival communication was excellent from the owners. The house was perfect for our celebration. It was well equipped and just felt so comfortable. It was large enough to give our party of 11 plenty of space. The outside patio area was perfect for outside eating and socialising, the views are incredible. We hope to return in the future

We had a great week and the house was absolutely perfect for our needs.

Location is great. With 4 children and 2 corgis in the party we didn't mind the fact that it was a bit tatty in places, like a real home of this size. It was very comfortable and there was plenty of space, although we never found the advertised fourth bathroom! One or two small points. The instructions for rubbish/recycling could be clearer. There was no dustpan and brush, or decent broom. The 'Henry' vacuum cleaner worked fine but we couldn't find a crevice tool or other attachments. The hot water is very hot - a warning of this might prevent an accident. But overall, we wouldn't hesitate to book this house again if we wanted a similar house party in the area, and we'd recommend it.

We had an amazing stay at Coombe place!

The house was beautiful and easily fit all 15 of us. We had a bit of confusion surrounding check out times but the hosts were extremely helpful with this and returning a few items we forgot. I would highly recommend staying and we were deffinatly sad to leave! The hot tub is an amazing extra with beautiful views across the back of the house.

We have returned from a family holiday to celebrate a big birthday for our dad.

A party of 15, including 5 children aged 4-8, plus 2 dogs. We had an overall great stay but there are a few points to mention which may help future renters. Positives: - A big spacious house, we never felt on top of one another. - The views are beautiful and it's a very peaceful location. Easy to find. Nearby to lovely walks. Improvements: - The garden is described as enclosed. We did not consider it enclosed at all and this was a big factor of our booking this house, for the dogs wellbeing. You can easily 360 loop the front of house and garden, there are no side gates, and once out the front you can immediately be on the road (the front gate couldn't close through our attempts and if it did there's a big gap underneath). There's pheasants which wander through, lovely, except an accompanied dog could easily nip anywhere with nothing stopping them. It was a shame to have to constantly remind everyone to shut the door (excellent weather) or alternatively to have the dogs on leads outside. They are labradors so nothing crazy, but we didn't feel safe for them. Additionally I have no proof of this other than my print out when drafting plans (after we booked, which was a year in advance of our stay). But my print out doesn't match the bedrooms as they are now - there is 1 x single occupancy room now but I have a copy which shows 2 x 2 single bed rooms (2 x double occuppancy in single bed). This caused an unnecessary hoo ha, and it would have been extremely appreciated to have been updated that a website change to the listing had occurred. We had a lovely stay overall, its a great house and couldn't have been luckier with the weather. But the room change and mostly the unenclosed garden is worth a mention.

Quite disappointed with our stay.

Weeds all over patio, not a flower in sight in the pots just weeds and a few bluebells. Hot tub wasn’t hot enough to use on Friday night - 21* TV in master bedroom didn’t have any signal so couldn’t use. Owners didn’t ever respond to my asking how we got a signal to make it work. Duvet in master bedroom was stained with bodily fluids in duvet. How terrible to give this to a guest. Slept in our blankets I’d brought and used my hot water bottle! No logs provided for the open fire even though it shows logs all stacked in photos advertising of property. Went to 4 shops to try to get logs. Kitchen cutlery had to be washed before we could use some of it. On the morning of check out we had a man walking round at 7.30 am moving the chairs around and looking round the patio and hot tub. We were checking out at 10am. We might of wanted to sit out for our morning coffee or use the hot tub before we departed!

We had a fantastic stay at Coombe Place House and have already booked a weekend away there for next year!

We were a group of 11 women just wanting to catch up, relax and have some child free time focused on ourselves. The house was perfect with all the space we needed to enjoy time as a whole group. A beautiful setting for a nice country walk and the hot tub was great for warming up afterwards!

We were a group of 10 with three dogs and had a wonderful stay over New Years.

The property is well maintained with great sized rooms and plenty of living space. Plentiful hot water and great showers, something we often find lacking in bigger, older houses so this was great! The kitchen was really well equipped, the coffee machine was a real bonus, the only thing we didn't find was a measuring jug! The grounds were good, although the listing states fully enclosed it isn't entirely fenced so we couldn't let the dogs out without supervision, which wasn't a huge deal for us but could be for others. Owners left a lovely welcome pack and were available and responsive if we had any issues. We would definitely consider coming back as there is loads to do in the area which we didn't have the time or weather to explore fully.

We had Christmas week 2025 here and had a fantastic time , property was perfect, large and very warm .

Location was lovely and quiet with local walks and lovely pub in Meonstoke. Hot tub was great on a cold winters night star gazing.

A lovely, comfortable property that provided a great opportunity for our whole family to get together.

The kitchen was well equipped with everything we needed for an early Christmas dinner and the Christmas tree was a lovely surprise. The only negative was that we couldn’t get the dishwasher to clean properly. Not sure whether that was down to operator error or a faulty machine, but it wasn’t a problem for us to do the washing up by hand.

It’s a measure of how much we love this place that we chose to return with our expanding family.

The hot tub is a great addition. We had a bit of difficulty finding the house when we came last time but your new house signs made it much easier this time. I’m already looking at possible dates for next year!

Coombe Place House on the South Downs was a picture perfect place for our family get together, ages 78 down to 14.

The house was very clean, comfortable and well equipped with everything that we needed. The only criticism I would have was the lack of standard size wine glasses, but that is a minor issue. There are lots of walks from the doorstep with lots of pubs en route for very enjoyable lunches. Pizza night at the local pub was excellent as was Sunday lunch at the Flower Pots at Cheriton. One small problem with the hot tub (caused by our over enthusiastic family) meant that it had to be emptied and refilled but this was carried out quickly with no disruption to the young ones fun. Coombe Place House has certainly been one of the better large properties that we have stayed in. We will definitely be back. Thank you Louise and Nii.

A brilliant house for a large group of us!

Suited for all ages! Was lovely to wake up each morning to the views of the horses and fields. The owner was so accommodating with our dogs! Thank you for allowing us to bring all our doggies! Would book again. Thank you.

The booking process was brilliant!

Communications were regular and clear managing our expectations perfectly. The house was as described and a great setting for our special get together with friends. It was clean with comfy beds, nice bed linen and soft towels. The welcome pack was lovely too! The only comment I would make is that the property is a little tired and whilst I recognise it’s a very old property it is definitely in need of a redecoration and refresh! There were also a lot of cobwebs!! Again I appreciate this is difficult to keep on top of in an old property which is in the country. That said we would book it again as it’s a lovely location and good space. Thank you to the Sykes Team for managing our booking so well!

Coombe Place House was well presented, very comfortable and a spacious property.

We could not fault the facilities, especially the kitchen and equipment. The welcome pack was a thoughtful and generous gesture. We had one glitch, we couldn't open one of the doors due to a missing key. A locksmith arrived and promptly sorted the problem. We all had an enjoyable time.

The house is very nice and nestled well in beautiful countryside.

It is large and spacious and very user friendly. The decor and rooms are a bit dated and tired in places - however it was comfortable and relaxing to be in. The views are gorgeous . The hot tub was a lovely addition, and a bit of fun at the house. we took lots of games to play on the lawns but the house also had games you could use. Kitchen was overflowing with dishes , cutlery and cooking items which was brilliant. Welcome pack was greatly appreciated. We would have loved an extra chopping board! Dining room was great to sit in and eat - ( no wasps!!) Outside the patio could do with a little bit of love - the borders have large saplings there of ash trees which I dont think the owners would really want taking hold! - and to sit and relax totally on the patio I think the comfy seating could be added to as there was only 4-5 comfy seats, so not as relaxing as it could have been. However they are just mild suggestions and on the whole we enjoyed our stay, enjoyed the house and would recommend to a large group -

A beautiful house in glorious countryside.

Quiet location with ample parking. Our large family group made good use of the facilities, although did find the kitchen became somewhat congested at times! All in all a very enjoyable and memorable stay.

We were 4 generations. Loads of space, well equipped kitchen and the Hot Tub was a big hit. Excellent communication with owners through the app with instant responses. The views are beautiful and plenty of space in the garden for children to run off energy. Would highly recommend.

We had a wonderful stay at Combe Place House for my husband’s 50th birthday.

The house was beautiful both inside and out with plenty of space for our party of 13 and our dog! We particularly enjoyed the garden given that we had beautiful weather, and it was great to be able to fit everyone round the dining table. The hot tub was a big hit and there was excellent response times from the owners who were able to help with the minor issues we had. Thanks again for a fabulous stay.

What a wonderful house!

It is even better than it looks in the photos. We booked Coombe Place House for a long weekend to celebrate my mother-in-law's 70th birthday. We were 10 adults, 5 children with 2 dogs and the house still felt very spacious. The owner Louise was very helpful and responsive to our questions before arrival. The house is perfect for a large group celebration, there was everything you could possibly need - loads of crockery, glasses, ice machine, pots/pans and vases of every shape and size! Really lovely welcome pack left for us as well. The gardens are beautiful and the view across the fields from the terrace is so peaceful. The hot tub was very much enjoyed. It's a 10/15 minute walk into the nearby village and we'd recommend the pub by the river - delicious pizza! It was a wonderful weekend and we're already looking for an excuse to go back!

Beautiful home in a wonderful location with everything we needed.

We absolutely loved our stay at Coombe Place House.

It was in a beautiful part of the countryside. We stayed for Xmas and before we arrived I was worried it would not have all the amenities to make a great Xmas but I need not of worried. It’s a really spacious and comfortable home it had everything we needed. If I was to give any constructive feedback a bit more instructions on disposing rubbish and recycling also some more outdoor lights. Coombe Place House gave our family one of the best Christmas’s.

We had a brilliant time in the house, such a wonderful house, so big, bright, well equipped, we were a party of 10, celebrating my wife's 60th birthday, from start to finish we filled the house with laughter, it felt like home, we were all very sad to leave on the Friday morning.

Unfortunately you had a problem with the 2 open fires and therfore we were unable to use the fires, this was sad as we booked the house because of the fires..!! Nobody came back to us to advise what the situation was with the fires, we were happy for the men to come and clean them, but we heard nothing more from you! Never the less the house was still wonderful and we would love to return for anothe happy stay! Barry Ballard

Lovely clean house. Straightforward to find and really warm on our arrival. Plenty of space for 9 friends. The owner sent several messages and responded very quickly to ours. We would love to stay again.

A great house for a large gathering.

Comfortable lounges and bedrooms. Just a shame the kitchen is a bit small for gathering as a group. Lovely country views and hot tub. Good pubs and walks close by.

Our two dogs loved the garden and the little ones enjoyed seeing the horses every day. Lovely country walks from the house and lots of pubs nearby for relaxing lunches.

Absolute gem of a place well worth a visit

We all had a fabulous time staying at coombe place house.

We booked it so the whole family could get together and celebrate several big birthdays and an anniversary. It had so much room it made it comfortable for everyone. I couldn’t believe how clean it was throughout the property, I’ve never experienced a holiday rental so clean. We all enjoyed the hot tub as well. We had everything we needed for the weekend. And I would definitely recommend this property.

We had a brilliant stay - 8 children and 8 adults - there was so much room and the place was so cosy and welcoming.

It’s really well placed for Portsmouth/southampton/winchester and there are plenty of walks from the front door. The owners and Jan were really lovely - we had a couple of minor issues which were sorted out straight away. I would definitely book to stay here again, it was just what we needed.

We had the most wonderful weekend, plenty of room for us all, a true home from home in a beautiful setting, would highly recommend.

From the friendly welcome from the housekeeper, to stepping into the impressive country home, we had the most amazing stay.

The vast property was stylishly appointed, spotlessly clean and perfect for our family group stay. We're already looking for another time we can all get together, to share cosy nights in front of the fire, play board games and enjoy meals around a huge dining table. The location was superb, plenty of walks across the fields, especially to the local pub and the surrounding villages/towns are full of speciality shops and great coffee houses. The hot tub and swing ball tennis were great fun too. The views across the fields and peaceful/no traffic location made this a real gem of a holiday choice. Thank you for excellent communication and this is a highly recommended choice for anyone.

Such a lovely house to celebrate a 60th birthday with friends. The house provided every thing we needed. Lots of space and comfortable rooms. ( A couple of the smaller rooms had no mirrors, which would have be helpful) The views were amazing and we all enjoyed a dip in the hot tub. Thank you and we have already booked to return next year.

Coombe Place House exceeded our expectations.

It is just as described and illustrated, very spacious, impressive and well furnished. Everything is good quality and in good condition. Our family party of 14 were very comfortable and had a great weekend. The location and scenery is wonderful.

The house and location were both absolutely incredible.

The house was so clean, well presented and comfortable and had everything we needed (a group of 11 grown ups and kids ranging from 5 - 6 months, as well as a dog!). All the rooms were great sizes and the beds were very comfortable. The living rooms were gorgeous, light and airy. There was so much space to celebrate together and also space to relax. At night it was so peaceful- no light pollution and just the sound of the owls. We can't wait to come back - we've been doing these trips for 12 years since we graduated university together and this was our favourite house so far!

This a stunning property with amazing views.

Lots of facilities such as hot tub, bbq, outside seating, games, lots of books (the owners really like their books!)... you shouldn't get bored. There are 8 bedrooms of which one is a twin and one is a single. 6 bedrooms are double. The master suite is massive with a massive walk in dressing room/en suite. In addition to the en suite upstairs you have one main bathroom, a second bathroom with a shower cubicle and an extra separate WC. This was a weekend away for 9 guys and we had no problems. The kitchen is of decent size and there are more than enough pots, pans, cooking trays, cutlery, glasses, etc. You don't need to bring anything. There is an electric hob and a large free standing gas cooker. The fridge freezer is an american double door one with an ice maker and water dispenser so no need to buy ice. The TV room downstairs is Freeview so if you want to login to your Sky then bring a laptop and HDMI. The view from the rear of the property is breathtaking as you can only see countryside with hills. Be mindful this is an old property so it has old doors and old windows that don't have good latches. However, the inside is clean and well kept. Nearby there are plenty of walking routes. We ordered food from Bishops Waltham on one night which was delivered fine and second night we had a private chef who had no issues preparing our meal with the facilities provided. One bit of feedback for the owners, please put some lights at the front and rear of the property. There are none so at night it is pitch black. If you go outside you need to use your phone light at night. Wonderful stay at Coombe Place House and we will look to come back here.

Absolutely fabulous house in a wonderful setting.

Exceptionally clean and with an incredibly well stocked kitchen - we were only 5 people and 3 dogs but you could easily cater for a special occasion for 16 with everything that is provided! The house is beautifully presented but homely enough that we still felt relaxed about the dogs being with us. Janette the housekeeper was so helpful and a font of local knowledge. We would return in a heartbeat!
