Kits Cottage

We loved this delightful cottage.

The view of the church and out across the sea was wonderful. It was extremely comfortable and had everything we needed for a really great relaxing stay. The kitchen was very well equipped. Information provided about the accommodation itself and the surrounding area was great. Very informative and easy to follow. I usually bring additional items like dishwasher tablets, extra hand soap etc. with me just in case. However, nothing extra was needed as there was a really good supply of everything provided. Hythe is a lovely little town. Plus, a great base for exploring further afield. We were genuinely sorry to leave and hope to return in the future.

Cottage in a beautiful spot with great views of the sea and especially at the moment meant we benefited from the sea breeze.

Well equipped and comfortable! The only downside was the parking as it’s rather a free for all and you can end up parking way down the road. A lovely break away though!!

Rarely do you come across a cottage as nice as this particularly one that allows dogs.

The cottage has been renovated to a very high standard and has everything you need for a comfortable stay. It is in an elevated position with outstanding views of Hythe and the sea. The owner has provided comprehensive details of all the facilities in the cottage which are simple and easy to follow. The High Street, shops and facilities are all within walking distance. We hope to return to Kits Cottage on our next visit to Kent.

We really enjoyed our Winter week at Kits Cottage.

It is beautifully placed in an elevated position overlooking the coastal plain at Hythe. You can wake up to a view of sea and blue sky even in mid Winter! It warms up quickly so no worries in cold weather. The kitchen is well equipped and it has a big table, good wifi and a big TV. Perfect for a winter break!

Really comfortable cottage with fabulous views.

The kitchen is well equipped, rooms furnished nicely, lovely artwork on the walls. The garden was a bonus but rather too wet for us to enjoy sitting out. Short walk into Hythe and the seafront. A great base to visit the many beautiful places in Kent and East Sussex; Hever Castle, Leeds and Bodiam Castle, Chartwell, Prospect Cottage, Rochester, Rye and Canterbury were all on our itinerary. Lovely to come back to a cosy cottage after exploring. The woodburner was a definite bonus.

Everything you need and welcome pack. The Bedroom needs a blackout blind. Not always able to park opposite cottage but found a safe space futher along the road. Overall, we enjoyed our stay and would stay there again.

The property had everything you could possibly wish for - even as a very demanding guest !

! The owner proved to be extremely helpful and generous. I forgot a National Trust bookmark which was returned to me at no cost for me - wow ! To our surprise we also received several welcome gifts including a very good quality white wine. We will most definitely return asap. Many thanks .

We wouldn’t hesitate in recommending it. Everything you need is provided, a real home from home with the best views we’ve seen from a holiday cottage. We hope to return next year.

Wow.

I know everyone else has talked about the view but you cannot review this property without mentioning it. It is stunning, and visible from most rooms and front and rear gardens. The front garden is a sun trap and weather permitting, perfect for breakfast and an evening cocktail. We had no issues with parking despite it being Easter school holiday. Hythe is a beautiful town with friendly people and lovely walks, and there are lots of places to visit within an hour’s drive. We would recommend this cottage and would love to return.

A very well thought out property, very clean and everything you need for a short break or longer, close to local shops,pubs etc,all in all a 5 star experience

The property has been carefully renovated and provides an excellent central base for the area.

The downstairs is lovely, cosy and comfortable; though due to lack of worksurface the kitchen is not too great for proper cooking - Hythe has masses of good food options but for health reasons we can't use these. The upstairs is also rather well done. And the shower room practical. The whole place is set up for tall people and we struggled to reach cupboards, hanging rails etc. Overall the cottage is very nice and the views spectacular. The description of the cottage is clear about the steep steps to access the property and to the garden - they mean this! If you have mobility issues you will struggle. The garden is terraced with a gate to a public footpath. And though fully enclosed it is not secure as our dog demonstrated.I There is plenty of parking but also plenty of competition for it, this can be interesting for loading. We enjoyed lovely walks along the canal (bar the odour of cannabis), the local swimming pool is a well maintained snapshot of retro seaside and the local independent coffee shops (Mit Milch particularly) and "weigh and save" are great. Just watch out for the speeding mobility scooters on the high street.

Everything was as noted on the website, and great communication from the owners before arrival, kitts is a little gem of a cottage, clean, comfortable with lots of charm.

Great location for a wander down to Hythe town, we also visited Dover Castle & Rye. Highly recommend this well located property, it certainly ticked all of our boxes. We will be back. Thank you for the biscuits & wine. Gaynor x

Kits Cottage is a lovely, cozy little house that provides everything you could ask for on your holiday.

It's located on a quiet street with a beautiful view of the sea. The walking distance to the town center with shops , pubs and stores is really short. What impressed us most is how well equipped and well maintained the whole house is. A great thanks to Rob for his quick response to our questions. I can only highly recommend Kits Cottage!

It was a pleasure staying in Kit's Cottage.

Not only was it clean, bright and comfortable, but the view over St Leonard's church and on to the sea is wonderful, the garden looked (and sounded) fantastic, and there were lots of thoughtful practical touches which made it easy to settle in and live for the week. We liked Hythe and the surrounding area too and will certainly try to book Kit's Cottage again whenever we return.

The accommodation was very nicely presented, clean and tidy The only drawback was parking and the condition of the road surfaces.

However, the location (Hythe) is good for visiting along the south coast and for walks along the military canal and seafronts- overall a good place.

very steep but was a lovely walk we are all in our 70s and took us 6 minutes walk to canal Cottage was very cosy the kitchen small but we loved the kitchen there was only one thing it lacked was a can opener that worked Even the neighbours were friendly We managed to get parked every day so it was fine The cottage was amazing cannot fault it

Well equipped with everything needed to make our stay comfortable. Lots of care and attention has gone into the restoration and decoration of the property. We particularly liked the original artworks and other unique features.

Everything was clean, every conceivable need was anticipated, the cottage was cozy and well decorated, and the beds were comfortable. The owners provided a very clear, detailed document covering every aspect of the house and everything we needed to know regarding our stay. To top it off, the view on the Hythe churchyard and ocean is lovely. We would certainly recommend this cottage to anyone wishing to stay in the area.

Fantastic views from the cottage, sitting on the sofa in the living room you can look through the glass in the door and see a beautifully framed view of Hythe.

Having a shower, again, looking over Hythe. What a wonderful way to start the day. The cottage was spotless and has absolutely everything and more that you can think of for a great stay. A lovely welcome pack with a packet of biscuits, milk and bottle of wine was a lovely touch. The cottage is dog friendly and there are loads of places to go with the dog nearby. The cottage is situated in a perfect location for getting to Folkestone, Dymchurch and Dungeness. We caught the bus easily to Folkestone for the day and went on the Romney, Hythe & Dymchurch Railway to Dungeness, again all dog friendly. The Steam train is absolutely amazing, definitely worth a trip and our dog loved it too. Brockhill Country Park is closeby and a lovely place to walk the dog and there is a little cafe there too. St Leonards Church is opposite the cottage and there is an Ossuary (Crypt) which is amazing to see and again we were allowed to take the dog in with us. We had lovely walks along Military Canal. All this is on the doorstep, I just can't rave enough about this cottage and its location. The bed was comfortable and we have never slept so well, maybe due to climbing lots of hills too lol. Even the dog was tired out by the end of each day. It was a really relaxing and fantastic holiday at the cottage for us all. We would definitely recommend coming here to stay especially if you have a dog and we would definitely love to come back and stay again. Oh, maybe leave a pen by the visitor book, we weren't able to sign the book as we didn't have a pen, sorry. We would have loved to have signed it for you.

The owners have done a brilliant renovation of this charming cottage which is a perfect base for exploring Hythe and the surrounding area.

Very peaceful location with walking tracks in every direction, and just minutes from the High Street. Highly recommended!

A lovely cottage well fitted out with superb views over the channel and France.

We normally managed to park in North Road but expect to park in the road behind if back late. We had a dog and it's a 2 minute walk to woodland. Minor gripes. Netflix went off part way through our stay, it said there was no account. Terrestrial TV tends to stop when it rains. Finally the back garden is very steep and the path is far from good. Despite that we loved it.

We had a fantastic 3 night stay at Kits Cottage.

Hythe is a lovely little town. The nearby church is a superb example of Norman architecture. Unfortunately whilst eating my breakfast, enjoying the lovely views over the sea, the old wooden outdoor chair that I was sitting on suddenly collapsed beneath me

The owners have thought of everything, one of the best equipped kitchens we have had in a rental. Comfy beds and a lovely walk-in shower, where you can admire the views as you wash! Would definitely return.

Had great stay at Kits Cottage, super clean and really well equipped , amazing views over the sea , even spotted the twinkling lights of France one evening.

Restaurants, pubs and supermarkets all within walking distance with regular bus services to nearby and further away towns, you could just park up for the week . We loved coming back in the evening and enjoying the cosy space of this cottage and its views and would love to return....

One of the best cottages I’ve been to.

Great access to town or walk out the back and up the lane to walk the dog. Excellent. Woyuld love to come again. Also very impressed by Hythe.

Cannot fault this place.

Probably people need to know it has a lot of steep steps to and from the property which I think kept us fit! The stairs in the house were actually not too bad, for an old property. We really enjoyed our stay in every way. The view from the front is outstanding. Walking from the cottage was good into town in 7 minutes. Some good dog walking areas. Kitchen was the best stocked kitchen yet , we have stayed in, with extras supplied of necessities such a toilet paper, soap, shower gel etc. plus fleece throws. We always come prepared but it was lovely for the consideration that was given. We definitely will consider a revisit or recommend it to friends and family.

The cottage is just lovely, with everything you could need for a short or long stay.

The views are amazing from the front of the property and just a short walk in to Hythe where there are shops, restaurants and coffee shops. We can recommend the Red Lion pub, Hythe Imperial Hotel for Sunday lunch and the Nutmeg Café. We had a great week and will be booking again.

Very cosy - when we were there the weather was awful but inside was great - especially with the wood burner going. Location is ideal with just a short walk to the High Street

Lovely snug two up two down with lovely views of the 12th century church and the sea beyond.

Kitchen well stocked cooking-implement-wise. Lots of channels/ streaming services on the TV. Particularly liked the thoughtful welcome pack.

Kits Cottage itself is perfect with all the facilities you need and had some lovely art work.

Lots of place to go for a ramble and recommend a trip to Samphire Hoe. The shop in the high street are varied but do visit the local butchers for some amazing choices.

We enjoyed a lovely few days in Kits Cottage, it really is a little gem.

Very clean, very comfortable, and everything works !! The view is just stunning. Eaton Lands is just beyond the back gate and is a must if you bring your dog with you, a safe dog haven . We will be returning next year for sure.

Really lovely cottage.

Great communication. We were blessed with perfect weather but even with less idyllic weather the setting is gorgeous. Couple of things stopping a five star review - beds were hard which we aren’t fans of and pillows were poor. Garden is lovely but isn’t for anyone with mobility issues and the back gate doesn’t shut so watch your dog or children. But stunning views front and back. Would return but with our own pillows and mattress topper

The cottage was spotless it was so ideal to cut throught the grave yard to the shops .

Can recommend the whiteHart for a meal if you go sunday make sure you book in a advance it is very popular . close to rhdrailway and a few miles to folkstone and canterbury . We got round site seeing the sitesvery easy as the busses are very reliable and quite often as well . The only issue we had was the back and front door . to open . But it did not stop enjoying our holiday. The views were amazing .

It was a good idea to send a PDF of the house info before we arrived and it wasn't overburdened with excessive info. I wish more property owners did this. Very well equipped cottage and very comfortable throughout the property. Particularly liked the lack of meanness re: toilet rolls

We loved our first trip to Hythe- what a lovely town!

Our holiday home was wonderfully situated above the town where we could enjoy drinks on the patio overlooking the town and onto the sea. We could even enjoy those views whilst taking a shower! Thankyou to the owners for providing some treats for us to begin our holiday- they were very welcome! Our dog Molly enjoyed the various walks in the area- Eaton lands; the Canal and of course the promenade. And the humans enjoyed the little shops and cafes along the high street too!

The decor was eclectic but so cosy and comfortable.

There was everything you could want or need by way of domestic appliances, kitchen utensils. There were even batteries, cellotape, pens. Unbelievable. The owners left us nice bottle of wine, biscuits and ground coffee. Position was great too and easy parking. Will definitely go again

Immaculately clean with lots of much appreciated extra touches. Within walking distance of beach, canal and high street shops. Lots to do locally, with Dungeness being a standout visit for us with it otherworldly charm.

Perfect location to stay in Hythe: we visited Canterbury, London (train from Folkestone).

Hythe is a very nice city with beautiful gardens, nice shops and nice sea front. We loved the cottage which is provided with everything, a very detailed guide made by the owner and very nice and cosy decoration. Just perfect !

Kitts cottage is absolutely perfect, with everything you need and amazing views over Hythe.

Especially loved the wet room shower. Property was extremely clean and loved the decor and homely touches to the cottage. a lovely well kept garden to sit out in. Views great from both front and back of the cottage. Dog friendly. Myself, my partner and our dog had a lovely time visiting Hythe and staying in kitts cottage. We would definitely return to stay here again.

This was our first break with the dog so it was something of an experiment.

We are happy to say that everything worked extremely well. The cottage was delightful and extremely well situated and we would definitely recommend it.

Lovely cottage with every thought given to comfort, a real home from home.

Sitting on top of a hill the views are beautiful, finishing at the sea! Hythe is a lovely little town, an easy walk from the cottage. Keep going and you come upon the canal and shortly after that you are on the sea front, just lovely!

Excellent use made of space.

Best feature was front and rear garden seating with sea views. All the facilities you need for a holiday.

Superb cottage.

The views overlooking the church and sea are stunning and equally the rear garden is lovely. Our dog loved taking walks in the nearby Eaton Lands area, which can be easily accessed via the rear garden gate. It was full of springtime flowers, birds, bats and trees. The cottage was warm, comfortable and immaculately clean. The views from the bathroom window overlooking the sea have got to be the best bathroom views anywhere the world! Our only gripe was that we had difficulty locking the front door, but the trick is to pull it very hard and then lift the handle firmly before turning the key

Kits Cottage is a fantastic place in all respects.

Very well equipped, cleaned to the highest standards with plenty of cleaning materials left as well. Excellent communication before the holiday meant we knew exactly what we were doing. The cottage has been refurbished quite brilliantly, combining the character and charm of a 200 year old cottage with modern facilities, bathroom and kitchen were both excellent. The book of photos of the refurbishment was also very interesting for the story it told. The cottage is very bright and airy, the back garden very dog friendly which was much appreciated. However it is the front garden and table that is completely breast-taking!! The views across the old church to the sea will be long remembered and as we were lucky with the weather we had several meals and also coffees at the table. I would return to this cottage just for those views! An easy access walk into town, which is delightful, the delights of the Military Canal, the lovely seafront all make this place a must for anyone that likes a decent walk. Easy access too for lots of attractions, Folkestone, Dover, Rye all within an easy journey. Would thoroughly recommend a stay at Kits Cottage.

Cottage was lovely, spotlessly clean and well equipped.

Contact with the owners in emergency was great. The garden was not really dog friendly mostly because the back gate was not secure at all as the gate is not even wide enough for the gate opening so it was basically open. Also the wooden steps to access the garden are not particularly dog friendly. However as long as people are aware of this on booking it was lovely to have a cottage where our dog was welcome. Would definitely use again and would recommend

We really liked the cottage and enjoyed our stay.

Our issue was with Sykes as we had hoped to be able to change the dates of our holiday and this was not possible. We had booked the cottage as we had planned to attend a wedding that was cancelled due to the pandemic. This has been rearranged but unfortunately we have not been able to rearrange our stay.

Terrific views from the cottage across the town to the channel, and on a clear night to the brightly lit coast of France.

We enjoyed our week staying in Kits Cottage over New Year.

Very comfortable with panoramic views over the channel. An excellent base to explore this area of Kent and if you want to forget about driving there are regular buses from Hythe to Folkestone, Dover and Canterbury, which we used. Several good pubs and restaurants in the town and the walk back up the hill isn't to bad.

We struggled with both front and rear door locks - rear in particular was very difficult.

This is the first Sykes holiday where we didn't have a " Welcome Pack" Just a little thing but makes all the difference!

Straight down the hill and you can explore Hythe, lots of shops to wander around. Beds are comfy, house has everything you need. Thank you x
