16 The Boathouse was spotlessly clean and in a good location.

We could walk into Rye old town in a few minutes and Rye Harbour Nature Reserve was a short drive away. The apartment was very comfortable and we had lovely views of birds feeding in the river at low tide and a few boats going by at high tide. We would visit again.

We spent 4 nights at The Boathouse at the end of May 2026.

We found the description of the accommodation to be accurate. Internally it was clean and well equipped. The wine and beer left in the kitchen area was a welcome touch! The living area was comfortable and the view across the River Brede with its tidal changes and birdlife provided entertaining viewing at all times of the day, from early morning to late evening. The Boathouse is in an ideal location for visits across the South coast. Rye Harbour Nature Reserve is a short drive away, while public transport allows access easily to Hastings, Bexhill, Winchelsea and many other places of interest. Rye itself is within easy walking distance with, in addition to its fascinating history a range of shops and eating places. Overall? An excellent choice for a break. The owner was easy to contact and extremely helpful in terms of providing local information.

We were pleasantly suprised with the Boathouse from the onsite parking to the accommodation and the view over the river.

Joining instructions were very clear and precise, and we even had a bottle of wine and a couple of beers to welcome us. We would certainly consider a revisit at some time.

First impression was excellent.

Clean and bright and rooms well laid out. Location of property was very close to town and pubs etc. Only a short 5min walk away. Was great to look out of balcony and see tide filling and emptying the river we overlooked. One small inaccuracy which did not affect our stay at all was no Alexa, but the sonus speaker more than made up for that. All in all a great property.

Lovely apartment with super view over the river in the direction of Rye Harbour.

Watching the river rise and fall is entertainment on its own. Nice, warm and comfortable. Firm bed which suited us well. Information provided by host clear and comprehensive. Additional info provided on Rye also welcome. 5 minute walk into town or bus stop. Very quiet location, not disturbed by anyone.

Second time of visiting.

Flat was as well maintained as two years previously. Warm all over and plenty of hot water. Location is good for visiting Rye with its shops and cafes. From the flat we walked to Rye harbour and Camber sands. This time we visited the Romney, Hythe and Dymchurch railway, went by bus and travelled on the railway, a good day.

Excellent location, short walk into Rye for shops, pubs and restaurants, plenty to see close by.

The apartment has a fabulous view of the River Brede great to wake up to in the morning. The Boathouse has everything you need for a break. Instructions for heating, hot water etc. are very clear. The neighbours were friendly and it was nice and quiet. Personal preference for us the mattress was too hard [we actually went out and bought a memory foam mattress topper the second day]. The sofa could do with an update it was a bit saggy and a working vacuum cleaner would have been useful.

The accommodation was confortable and the view from the lounge exceptional.

Being elderly and having to get up in the night we did find the bedroom a little cramped. The taps on the washbasin and the mixer in the kitchen could use some maintenance.

Juliette balcony is great for watching birds on the river - we saw redshanks, egrets, oyster catchers and shell ducks as the water level changed. A very easy and short walk into Rye for restaurants etc. Allocated parking was really helpful, especially in an area where parking can be hard to find. The owner sent very clear and helpful information before our stay. We would very happily stay again.

Wonderful view over tidal river. Able to watch wading birds from your sofa. Excellent position, quiet but very near to the interesting, historic town. Plenty of good walks from the door. Good public transport. Gardens, National Trust properties and other attractions an easy drive away.Helpful owner with good joining instructions. Had a great time and hope to return. Just couldn’t do everything.

We very much enjoyed our week staying at 16 The Boathouse.

The Apartment was spotlessly clean and was very well equipped. It was warm and cosy and was in an excellent location close to all of Rye’s delights. The sunrises and wildlife viewed from the Juliette balcony, were an unexpected bonus. Joining instructions were excellent. A short section of the unadopted road that is used to access the property, is deeply potholed and needs extreme caution to navigate. We had a great time, thank you.

Useful info on local walks provided. Peaceful views. Pot holed short stretch of road leading to flat. Able to walk everywhere. Also very good cycle path to Camber Sands from very near the flat. Only issue I had was that the advertised DVD has been removed.

Absolutely lovely property.

Ideally situated for the area, you can walk into Rye or along the river plus it’s in easy reach of Dungeness Camber sands etc. the flat was comfortable and had everything you need. Communication was good from the owner.

Very comfortable and a short walk to centre of town. Particularly liked the ever changing view of the creek from the window. Having a parking space is also an enormous bonus. Wouldn’t hesitate to stay here again.

The property was very clean.

It was very convenient for walking into Rye and leaving the car in the carpark. The flat was comfortable and we enjoyed the view of the river, particularly the birds. It is a good location for visiting attractions in the area, Hastings, Battle, Bateman's,Bodiam etc. We would stay there again.

16 The Boathouse was a lovely little apartment.

Perfect for walking into Rye and exploring the local area. A short drive to most other attractions and towns. The accommodation had everything you needed in the way of facilities. It was modern and clean. Highly recommended.

Absolutely ideal.

Situated near town you can walk to’everywhere’ including the supermarket. A welcome pack in apartment is up to date and very useful. We’ve stayed at Number 16 before and it never lets us down.

Our stay at the Boathouse was very comfortable and peaceful, everything was in place for an enjoyable relaxed break.

The Apartment is within minutes walking distance of the towns shops and restaurants. I noticed 2 recent TripAdvisor Awards on the wall in the hallway and can genuinely say they are well deserved.

16 The Boathouse is ideally situated for all of the treasures Rye has to offer.

We travelled there by train from Wiltshire and arrived in less than 3hours. Really glad we left our tin box at home, because the walks, which are numerous, are stunning and town is within a few minutes walk! The Boathouse is amazing, everything you need for a long or short break. We will certainly be rebooking in the future. Regards, Robert and Elizabeth.

16 Boathouse is a great place to stay and is very well equipped with everything you could need.

It is comfy, cosy and in a great location to explore the town and surrounding footpaths and coastline - all on foot.

This is a lovely flat, conveniently located near to beautiful walks around Rye Harbour.

We have been before and have booked for next year.

The Boathouse is a tidy modern block of purpose-built short-term let properties at the end of an unassuming road.

The property's lounge overlooks the river and south towards Camber Sands. The apartment was very clean and tidy and comfortable and warm. Welcome gifts left by the owners. Rye itself is a lovely town, surprisingly busy for its size, even out of season.

Interesting view over tidal river. Relatively short walk into Rye, easy to access its facilities. Did not use the car all week, walked from flat or used the frequent bus service to local villages/towns to walk back. Will consider booking next year.

We very much enjoyed our stay at 16 the Boat House which is situated in a very pretty part of Rye and very close to all amenities, including goods pubs and restaurants.

The accommodation was very clean and comfortable and was fully equipped with a good selection of cooking utensils when eating in. It was very good to have parking facilities.

Enjoyed the bird life outside by the river, plus the binoculars were very handy . It’s a very well appointed property and minutes from lovely Rye centre , which was great. We also appreciated the fan as it was rather warm. Excellent communication with owner and overall very clear instructions. Couple of points, could you consider a non slip mat in the bath , plus moving the grab rail nearer to the shower. We also wondered about moving the toaster away from the cabinets to the counter top to avoid anything nasty happening . We had a marvellous time and looking forward to returning for another stay. Very happy with property location.

Lovely thought owner leaving wine & beer, very grateful. Impressed with quality of towels and bedding. Plenty of hot water, didn’t need heating & didn’t bother with ‘Alexa’! An oven tray would have been useful but all other utensils etc were provided and of good quality. No loo roll provided at all, we had to buy some, but sure this was an oversight and our only niggle. Spotless throughout, very comfortable, very satisfied and we would def go again!

Perfect location by the river & only 5 mins walk to Rye town centre. Great info/details provided by the owner prior to our visit. Will definitely be coming again.One small thing, whilst we appreciate the covid reason for removing dvds, we felt that it would be good to still have a dvd player. Guests could then bring their own if they wish.

Everything was good at 16 The Boathouse, it was clean and worked well.

We would like a rubber mat in the bath and in our opinion the handle over the bath should be nearer the shower. Our main problem was Alexa, which wouldn't answer and therefore we could not turn the heating up. Lovely location though and wonderful Juliet balcony to watch the birds.

Lovely apartment, in a great location.

The property was welcoming and always warm, lots of little touches such as torches, binoculars, umbrellas and wine which were very welcome. It was an excellent base for exploring Rye and the surrounding countryside, would certainly book again and recommend it.

We had a fantastic stay, the apartment was clean and could not fault anything in it.

A bottle of wine and some beers were waiting for us from the owner. Our weather was glorious and Rye was a short walk away. We will definitely recommend the property to our friends and family. Rye Harbour nature reserve is recommended for a variety of birds and we saw from our window red shank, curlew, oyster catcher, little egret, avocet and two gull varieties plus several boats when the tide was in. Plenty to visit within a radius of thirty miles. Oxney organic vineyard,Battle Abbey and battlefield, Romney Hythe and Dymchurch railway and Dover Castle were our highlights.

Apartment in good condition, clean and very comfortable.

Living room looks out onto tidal channel. So gulls, ducks and waders to watch as well as boats passing when water deep enough.

Really nice well appointed apartment, we have been several times now, & will be back again soon, can't fault the cleanliness & amenities, nice touch to leave some drinks, five stars.

Great property to rent for a holiday.

A brilliant location to walk everything in Rye. The bed was comfortable and clean. The towels provided was was lovely, the kitchen had everything you can think of and a free view TV. Highly recommend.

Very neat and tidy,everything easy to use.plenty of wardrope space aswell,comfoty bed. Very close to the centre of town. Good parking. There was a bottle of red wine and 2 bottles of beer in the fridge left so i presumed that it was for us,very nice they where and all,luckily we had brought our own milk and coffee.we where getting low on toilet roll,only 1 full one in the holder and could not find any spare ones. Other than that we really enjoyed our stay,Rye is a lovely little town with plenty to do and see around it. Would be happy to rebook again

Beautifully appointed and spotlessly clean, warm and cosy apartment, very well situated within easy walking distance of the delightful old town of Rye with cobbled streets, narrow passages and plenty of great pubs,restaurants and cafes.

. We arrived to find a welcome pack including wine and beer and the informayion folder was one of the best we have seen. Only drawback was the very poor wifi reception and we even struggled with accessing 4G until we went outside. The only other comment I would make is that we would have much preferred a Saturday to Saturday booking. Coming from the North the Friday traffic around London and the motorways was horrendous and added a couple of hours onto our journey time both coming and going. All in all though we had a great time and would certainly visit Rye again.

Property was OK and how described.

Did not mention however that there was a water pump in the bedroom cupboard. When taps used it was quite noisy. Could also sometimes hear the neighbours pumps. Only a minor point was the sofa is quite small and not very comfortable.

We love this flat, it’s just perfect for walking the salt marshes around Rye.

The flat is comfortable, well laid out and the view from the sitting room is just brilliant, over the ever changing tidal river to the mud flats beyond. We have stayed before and have booked again for next year.

Good location within walking distance of the town.

Comfortable accommodation with nice views over the tidal river. In places the property needs some updating and redecoration. The floor boards need attention as there are lots of squeaks and noise from them. The cleaning wasn't quite up to scratch. Drink stains left on the nest of tables, crockery found with dirty marks on (although that would probably be due to the previous occupants rather than the cleaners). They could do with a new vacuum cleaner as there were hairs on the carpet. So the cleanliness let the property down.

The apartment was of high quality, parking was excellent.

The location meant that you could easily walk into Rye. Lots of places nearby to visit.

Needs a little TLC ,ceiling where a loft hatch has been fitted needs finishing off and the kitchen unit that houses the cooker ,the veneer is coming off and rust on bottom of fridge.

Would have hope for better as we paid a lot of money for what it is.

What a lovely place to stay, very clean spacious, and modern.

The owner left us a bottle of red and a couple of ice cold beers in the fridge, great, after a long drive down. You do need a good torch , as we found out on the first night making our way back to the apartment . We found 2 in the broom cupboard the next day. Plenty of clothes hanging space ,with supplied hangers. We had our own parking space, which is great as parking can be very difficult our friends told us. Wonderful place to stay. I would stay here again. My one and only grouse, some of the floorboards creaked quite loudly,and as we are quiet people ,i felt sorry for the people downstairs, as our apartment was on the first floor. Thanks to Geoff the owner for a great place to stay.

Flat was very well presented, albeit slightly let down by the approach road.

Just a few minor niggles - DVD/CD player was missing (don't think due to the pandemic - we'd been told the DVDs had been removed so we had taken our own) and no electric shaver point in the bathroom. Could have done with a few more mugs and a bigger microwave, and the wi-fi security was rather aggressive, blocking several fairly standard websites. Transfer of postponed booking from last year was handled smoothly and clearly, so thanks for that.

Very enjoyable holiday. Rye is a very interesting place. Packed full of history. Would definitely stay at the boathouse again.

The apartment was lovely - spotless and comfortable.

We particularly enjoyed bird watching on the little tidal creek overlooked from our balcony (lots of avocets and oyster catchers). It's also really convenient to be able to park outside the Boathouse (particularly as Rye is tricky for parking generally). The Boathouse is also very close to the centre of Rye, with some great pubs and restaurants within a very short walking distance. We hope to return!

A very comfortable base to explore the surrounding area and visit Rye.

Easy walk to shops and lots of places to eat or have a cuppa. Lovely to be overlooking the river and watch the boats and birds with the ebb and flow of the tides. Apartment ideal for a couple, with clean and comfortable facilities. Wine and beers on arrival a nice touch.

For a visit to this part of Sussex the boathouse was perfect, it’s nice and quiet but central to the town of Rye all places of interest pubs and restaurants within easy walking distance.

Lovely warm apartment.

Ideal for chilly Winter/Spring break.. All shopping and eating walking distance. We had the most lovely days followed by some of the wettest I have ever seen. The river outside is different every day so it is great for bird watching coupled with, nearby, Rye Harbour reserve only a mile or two away.

The location of the apartment is excellent and it was warm and cosy. The town of Rye is delightful.

Not a huge problem, but in the sitting room there were some what seemed to be quite old cob webs high in the corners with dead flies.

in them . But it didn't spoil our time there . We enjoyed our week every much.

The Boat house is a very nice apartment and the location on the river estuary is very quiet with only a 10 minute walk into Rye town centre.

Everything we needed for a comfortable stay was provided including a welcome bottle of wine and beers. It would have been nice to have pint of milk in the fridge and at least a couple of tea bags on arrival. It was also nice to have your own allocated parking space. We had a lovely time in Rye made all the better by great restaurants and pubs and good weather.

Description of accommodation and facilities were spot on and the photos were accurate too.

The area around Rye did not disappoint either. Communication with Skyes and the owner prior to holiday were easy. We had no problems so can't comment on the efficiency of dealing with a problem or complaint.

Rye is an exceptional town with so much history, beautiful architecture and wonderful dining and drinking venues.

The Boathouse, just a few minutes walk from the centre is ideally situated and the birdlife, particularly when the tide goes out, is fascinating. There is great walking nearby and numerous National Trust and English Heritage properties within easy driving distances, we even managed Dover Castle which was exceptional as was walking round the 1066 battleground at Battle.

The actual view of the river Rother is one of nasty brown sludge even when the tide is in.16 The Boathouse is stuck in a timewarp.The decor,furnishings,duvet,bedding,pillows and decor think it is 1960 and all need replacing and bringing up to what we expect in 2019. We are extremely disappointed with everything about the place.

Holiday was fine,but had to be re-booked at extra cost to me,which I felt was and is unfair.

Inside was well equipped. It over looks a river, so it's a bonus to watch the birds come and go. Rye itself is lovely with plenty to see and eating out was a pleasure too.

Plenty of wardrobe space and cupboards to put away our belongings.

Lovely bathroom well designed and all in all a very comfy flat.

Always lives up to expectations of comfort, convenience and lenliness.

The apartment was excellent and well equipped, also the owner was extremely helpful and got back to us immediately regarding a small problem which he soon fixed.

A super position close to all amenities, we enjoyed walking around the town and there were several other local walks nearby. The approach road to the Boathouse is very poor at the moment due to building work and tricky after heavy rain. Hopefully this will improve.

The apartment is a little on the small side and my wife is a little claustrophobic.

It was otherwise very well appointed. It is a tidal river outlook so most of the time there is more mud than water to be seen. Rye itself is a lovely town in a lovely area.

Easy access to Rye by foot, whilst being situated in a quiet and pretty location, was a real plus.

Also to be able to park in a designated space takes away the hassle of finding a place in a very busy town.

Superb relaxed holiday cottage, within easy reach of shops and good beaches.

The photo is unrealistic.

It led me to believe I could enjoy a riverside holiday. The reality is that the boathouse is beside a muddy channel which, for most of the time, is a muddy puddle. It occasionally fills from the tide. We saw 2 boats only in a week. Also, I was hoping to be able to walk by the ‘river’ but there was no access. The boathouse was surrounded by industrial units, not very picturesque! The flat was exactly as advertised, clean and reasonably comfortable, but the location was misleading in the advertisement.

We really enjoyed our holiday in Rye at 16 The Boathouse.

Lovely views of the estuary and beautiful walks in the area. The apartment was clean and nicely furnished and the kitchen was well equipped. Parking was easy and we hope to visit again.

As usual, it was all very smooth from start to finish.

The property was excellent and a great place to base yourself to explore the surrounding coast line. A very convenient location close to shops and facilities, but remote enough to be able to enjoy rural views. We will be recommending this to others and hope to return next year if we can.

Beautiful town. Views of the river and marshes from the window. Good centre for exploring the area. Take a torch if walking out after dark. Top of outside steps too dark and no streetlights until you reach the main road. Brilliant holiday.
