A beautiful well equipped property and very well managed by Sykes with no hidden extras unlike other rental companies.

This is our second time at Oak House and it is just as lovely as the last time, very well equipped, clean and just what you need to be able to relax on your holiday.

We haven't stayed as a group of 8 before and I think it would be snug downstairs but the bedrooms and bathroom facilities are certainly good enough for that number - thank you for your care and attention during our stay.

The house is well appointed and very comfortable with a hotel vibe - lovely bedrooms.

Oven tricky to navigate could do with clearer instructions. Also would like curtains as blinds don't cut out the light at night / early morning. Electric carving knife and whisk would be useful. Apart from that a perfect stay.

We really enjoyed our stay in Oak House.

It’s very close to the centre of Keswick which we really love. It’s spacious and homely, very nicely decorated and well maintained.We would happily come back. We climbed Cat Bells which was challenging but enjoyable.We enjoyed Fellpack restaurant in Keswick which we would recommend.Thanks for a lovely stay and the complimentary welcome pack .

We are just back from a week at beautiful Oak House where we were joined by family members.

We couldn't fault the house at all. Everything has been thought of, it has a lovely homely feel & very comfortable beds! The only small thing that we couldn't find was a pizza cutter in the otherwise superbly equipped kitchen! Location is great for easy access to Keswick on foot and also great for exploring the rest of the Lake District by car. We had no issue at all with parking apart from on the Saturday when we arrived we had to unload around the back then park in the adjacent street until 5pm which wasn't a problem & thereafter there was always space right outside the house. Thank you for providing such great accommodation which we hope to return to.

The property was just as it looks on the website.

It was bright, clean, comfortable and well equipped. The en suite and bathrooms were large and new. The downstairs toilet was also handy. The welcome tray was a nice touch and the owner text on our first night to make sure all was ok for us. The location for Keswick town centre was ideal and approximately 5 minutes walk. Also, an excellent position for the many walks/hikes on offer from Keswick. Although no dedicated parking, we had no problem parking on the streets. We had 3 cars between us as it was a family get together and we all managed to park less than a minutes walk away and were able to unload at the back of the house. A great find and would have no hesitation staying again in the future.

The house was beautifully presented and so warm on a chilly March visit.

We enjoyed the space, the lovely bathrooms and the location so close to Keswick town centre.

.we all love it! It’s like our second home! Everything is just perfect for us as a group of three couples. Such a beautifully renovated house with lovely rooms & it’s so comfortable with everything you need! Great location too within a short walk from all the amenities in Keswick with great walks on the doorstep! We will be back!!

Oak house has the WOW factor.

Every bedroom/bathroom are just stunning. Super comfy beds. The lounge and dining room are a great place to relax and eat together as a family after a full day out, the log burner was such a lovey addition as the weather was chilly.The kitchen has all mod cons, there is absolutely nothing we could or would want to change. 4 adults and 2 children the house suited us perfectly. Very central to town about a 15 minute walk, plenty of shops, pubs and restaurants. Parking is an issue but we managed to find 2 spaces literally in a side road around the corner and never needed to use the cars all week as the House is so central. Would 100% recommend Oak house its just perfect

This property more than lives up to expectations it is well positioned to give easy access to the town and the neighbouring lakes.

It is a warm and comfortable home from hope and well equipped for self catering. Its spacious feel means you don’t feel crowded. It is very quiet at night which all helps you to relax. Cannot recommend it enough

Oak House had more than everything we needed to enjoy a great week in Keswick.

Tastefully decorated and furnished, with quality and comfort a priority, it felt like a home rather than a holiday let. May not be a priority for some, but we were especially pleased to find it had its own recycling bins, a first for us in 9 years of staying in Keswick! Would love to return again.

This was our 4th stay in Oak House and we've already booked for next year.

We have stayed in Oak House many times and love to return, it always feels like coming home.

It is well maintained and well equipped and is ideally placed to walk into Keswick for shopping and catching the boats on Derwentwater. We can highly recommend for families and groups of friends.

Lovely, quiet house had everything we needed. Would definitely visit again. Occasional need to park round the corner. Though, well worth it to be near to everything.

We have been at Keswick for the last 15 years staying in 7 different properties - this has been by far the best.

It has been beautifully decorated and kitted out, from lovely bathrooms to a well stocked kitchen. Eveyrthting for family lifr has been thought about and catered for and we had a fabulous week staying at Oak House. We are sad it was booked for next year but plan to be back soon. We had a wonderful stay…Oak House was perfect for 7 of us and we felt right at home as soon as we walked through the door.

Clean, well equipped, comfortable. All 4 bedrooms are a good size with very comfortable beds. Parking was never a problem even in the late May bank holiday week. There are a good selection of books and games so no need to take your own like we did! We’ve already booked a return stay which says everything.

This property is the best we have had in Keswick.

It has everything you need and is done out very tastefully and feels like a proper home. Only minutes to the park and 10 minutes to the square in Keswick where u can go to lake shops restaurants. I hope to come back again and to Oak Cottage our first choice -,came as a family with our daughter husband and 2 children everything perfect for them all . Managed to park nearby and outside too.

Wonderful stay, just one gripe it would be nice if the previous occupants had removed items from the fridge, or whoever cleans the property had checked it had been done as we have no desire to consume them.

Lovely decoration, spacious, good quality furniture, very well equipped kitchen, excellent bathrooms and heating, an ideal location for exploring Keswick and the Lakes. We really appreciated the house being decorated for Christmas and would gladly stay again.

Lovely property to stay in.

Great location near town but always had parking in nearby roads. The property is spotlessly clean and very comfortably furnished. Plenty of cookware in the kitchen. Bathroom towels were soft and fluffy, the beds were divine. We would be delighted to return in the future. Thank you for sharing your property.

Oak House is a lovely property that we have stayed in on numerous occasions.

The owners are caring and quick to respond to any issues ( not that there have been many over the years)) ! The property suits groups of friends and families and is very well equipped. It is well placed near the centre of Keswick but away from the main bustle of the high street. We will return again next year and look forward to it.

We always have such a lovely time at Oak Cottage, whether as a family holiday or with groups of friends.

Oak Cottage is perfectly situated for getting out and about in the hills, or just for the shops, pubs and restaurants in Kesick.

Beautiful property with everything you need.

Minor maintenance issue notified to owners, maybe due to previous occupants not letting them know. Bit tricky getting cars parked on Saturday but no problems after then. Liked the option of leaving via the back door/utility area as we could take off boots and coats. Boot warmers were welcome after a wet day. Short walk into town and 555 bus route close by. We didn’t move the cars for a week and either walked from the house or took local transport. Would stay again.

Excellent house with everything we needed for our large group - we particularly appreciated the plentiful supply of mugs and glasses, the large saucepans, the drying rack and the recycling info.

The 4 toilets are amazing when travelling with a group! We really enjoyed our stay and have recommended the property to our friends, some of whom have booked already!

Lovely comfortable House.

Effective power showers. Back yard patio could have been swept and couple nice potted plants out there or hanging baskets to make it more appealing as weather very hot we ate outside there 3 evenings. Parking was less of a problem than we anticipated as we could always get a space nearby for our 2 cars. Don’t sleep at front of house if you value your sleep as very noisy disturbances from people walking by on way back from Keswick nightlife most nights .

Lots of space and well laid out all in good condition and well cared for. Really comfy beds everyone agreed on that! Great position for getting out on walks or getting into town, no need to use car. Parking is on street but not a problem (we are used to that at home anyway). Nicely decorated and great bathrooms my daughter was in her element with the master bedroom with ensuite - felt like royality for the week!

An excellent property.

Comfortable, very well equipped and decorated to a high standard. This was our second year at this property and the only reason we can't book for next year is that we will have a dog in the party otherwise I would have no hesitation in booking. The location is ideal as walking distance to the town centre.

We have stayed here many times and will continue to do so. Steve and his family go the extra mile to make sure everyone has a perfect holiday home. We can fully recommend Oak House. Beautiful comfortable house.

Lots of attention to detail. Perfect location. Have stayed here for 3 consecutive years. Would definitely stay again. Only negative is the huge (50% approx) rise in cost of renting the property since Sykes took over. Paid approx £1500 in 2021 but £2200 this year. A bit steep by any reckoning.

sofas were a bit too soft for my liking.

I loved the house though.

This property has been modernised to include extra bathrooms and fitted to a high standard.

It is in a very convenient location and parking, whilst on the street was never a great issue. The area is very quiet and there was no noise at night. The bed linen and towels were of high quality. The property was immaculate and very clean. It could benefit from blackout blinds in the bedrooms as Venetian blinds are hopeless at keeping out the light. Although there are beds for eight, the ground floor is too small for eight to be comfortable, particularly the kitchen. Taking out a cupboard for an extra fridge would be helpful. Having said this, most people probably eat out a lot in Keswick so it would not be a problem. We had dry, sunny weather and enjoyed a fantastic week of outdoor activities.

Very enjoyable stay lovely property with many home comforts.

A walking distance to most places shops walks etc. Only thing missing could do with a set of table and chairs to the back yard so you could sit out.

Oak House is an excellent property for groups\family get togethers.

It is well resourced with good supplies of mugs, cutlery, plates and cooking equipment. We have stayed at Oak House many times and always look forward to returning. It is well placed to visit Keswick town and the many walks available from the door.

This was a beautiful, clean and well thought out house.

We prepared Christmas dinner here and there was good quality knives, steamer and kitchen utensils. The only slight draw back was the size of the freezer and fridge given that it was Christmas and we were feeding 7 people. They had even decorated the house for Christmas. It made our Christmas very special with elderly parents.

A beautiful house very well furnished to a very high standard well situated in Keswick The only disappointment was we had requested a cot and a high chair and neither were there on our arrival.

One of the best properties we have stayed in in the Lake District.

Spotlessly clean and comfortable, this well equipped house is ideal for family gatherings. Thoughtful touches left by the owners were appreciated.

Superb property.

Comfortable and well thought out. Couldn't have asked for more. Our best over 30 years of visiting the lakes.

We have stayed in Oak House many times and it remains one of favourite places to stay in the Lake District.

However I am concerned that since Heart of the Lakes has been taken over by Sykes that the booking fee has risen sharply. This does not seem justified. I am also concerned that the cost of the accommodation has also risen sharply. I accept that costs are rising but feel that Sykes are profiteering from the situation. Heart of the Lakes was a lovely independent company, I hope that Sykes are not going to spoil this. Oak House is a lovely property, well cared for by the owners.

The key box number provided was incorrect but apart from that the accommodation was brilliant

Lovely house in a great location!

I rang approx 2 weeks before the holiday to request a change in the makeup of the beds as one room has the option of being 2 single or 1 kingsize bed.

This wasn’t done and meant we had to contact the owner to come over and change it the following day. Also, we have booked for next year as we like the property but the price has increased extortionately by £700, a 50% increase. Please can the rationale for this be explained?

The accommodation is first class and a real ‘home from home’. Extremely comfortable and immaculately clean. Would highly recommend.

Steven's property is wonderfully set up and decorated and supplied with all you'll need.

It's in such a good location; close enough to the park and the town but away from the crowds. You can really see the care that has been taken to make it work for guests. I can assure you that it easily exceeded my wife's expectations - and that's not easy to do. We plan to be back if we can find a space in the calendar.

Beautiful, three storey home just a few minutes walk from the centre of Keswick This was our first post-lockdown holiday.

Not everywhere was open but this allowed us to enjoy the backdrop and facilities in a quieter and more relaxed manner. The town may not have had many people but there was an abundance of young birds, some of whom were nesting in the hedge outside. A 4am wakeup call was not always welcome but the sound of mother sparrow and her fledglings was a delight to behold. Oak House was beautifully presented in tasteful colours. Very Farrow and Ball. It had all the facilities we needed. Four great, double bedrooms. Three bathrooms and a downstairs WC. The utility room was especially useful after long walks where we could leave our muddy boots without tracking through the immaculate home. There was even a very fancy device to heat up your walking boots, should you want to indulge. Parking was on street and we never had an issue - but it was a quiet time. We normally stay in Grasmere but would definitely return to Keswick. There is just so much on your doorstep. Also a fab E-bike rental firm that we used for our exploration around Derwent Water. We would love to return to Oak House next year.

Oak House is exceptional.

We have never stayed in better. In fact, if I won the Lottery I’d make the owners an offer they couldn’t refuse!
