"This is our second stay here."
The cottage is cosy and warm and well presented. It is situated in a very convenient part of Appleby. Three doors away from a traditional pub serving good food. The shops tearooms and other facilities are all a short walk away as is the swimming pool. It is an excellent walking base both from the door or a short drive away. We highly recommend a holiday here. We will certainly return again

There was everything we needed and of a high quality. Appleby town was very pretty and interesting. Great base for trips to the Lakes or Dale's or just enjoying local walks with our little dog. The Royal Oak pub only a few doors down was a real bonus. We ate there a couple of times and it was very welcoming after a day out and about. Good food and friendly owners and locals. We will be back.

Appleby is an ideal base for the Lakes and Dales and such a friendly place, nice river walks and near to the fells. The Royal Oak pub a few doors away from the cottage is nice for a meal.

The TV's are excellent, the bathroom is lovely and the towels are some of the nicest I have used. It may help if there was a safety handle in the shower as it does get a bit slippery even with the rubber mat. The bed is extremely comfortable. It would be nice if there was another double socket in the kitchen as you have to keep swapping the plugs with the kettle, toaster, microwave and coffee machine. Also a dish cloth or j-cloth in the kitchen would be a good addition to keep the surfaces wiped down, but all in all I would recommend it.

Whilst not linked to property, please note that Appleby horse fair starts on the 6th June and therefore being the week before, the village was getting busy with the travelling community and their horses and businesses preparing by closing early. Worth bearing in mind when booking. The house itself was fine and extremely clean. Unfortunately we didn’t find it cosy and the bed was very soft so had backache week. I know this can be a personal preference but mattress did feel thin and lacked any support. The property details are very misleading as it says the house is on a quiet road however it actually is on a busy main through road and there was a stream of traffic/ Articulated lorries passing which was not relaxing and could not have windows open during the night. It also says the house is tucked in the heart of the village however it is actually positioned on the village outskirts. The description are not accurate and advise need updating.

Its the cleanest oven in a holiday let that I have ever used! The owners are lovely and went the extra mile for us. Big thank you to them. My only comment is the access to the garden, I know the description states via a shared path but there are steps up and then a narrow path which didn't really make it easy for an aging dog and my dodgy knees. We didn't use the parking space either as it was so much easier to park on the road. There is a lovely walk across the fields nearby which was useful.

The bed is awesome and the bathroom is lovely. And I feel the price is good value. I have stayed there four times now as I visit my mum in the nursing home nearby. Looking forward to staying at Christmas and New Year!!!!

Location a few metres from pub was superb ! Bathroom was probably best we've had in cottage. There was offstreet parking but was very tricky to negotiate so stayed on street - plenty of nearby room so not a problem. As cottage is in area associated with "changeable" conditions a wet jacket hanger would be a useful addition if feasible. Overall a great place to stay for a couple and a pooch

It is well located, with Derwentwater, Ullswater and Buttermere all within around an hour's drive, and you can get everything you need in Appleby. We visited The Royal Oak three times as the food is superb and they were very dog friendly. The one thing we'd note wasn't 100% clear on the listing is that the enclosed back garden is not directly attached to the back of the house and you need to walk up a shared path. Not a massive issue but could be a bit inconvenient for some dog owners.

Appleby-in-Westmorland is a very nice town. We both appreciated the bottle of wine on arrival. The Royal Oak pub was very handy. We had an excellent lunch at the 'Crown & Cushion'. The surrounding countryside is breathtaking. The road from Brough up over the top to Teeside and of course several trips into Keswick/lakes were just wonderful.

Very clean. The bedroom lovely and comfy. The bathroom brilliant. Kitchen brilliant. The living room is a little dark. But the outside sitting area at the back of the cottage isn’t very inviting. I suppose there isn’t much that could be done about this.

The bathroom was absolutely amazing! Our issue was more around the garden and which bit(s) we could actually use. As our dog is an assistance dog, she needs to be allowed out to spend regularly and the remote garden was too 'remote' being where it is. To us, this didn't seem very dog friendly. Also, my husband has in the last few weeks suffered mobility issues and so to park at the back of the property / access the garden area was not possible for us. We did love the cottage but would probably not return.

Comfortable bed, beautiful bathroom and cosy living room with the log fire which really throws out some heat. Just be aware that the back garden area isn’t immediately accessible, you need to go up steep steps and a bit of a hill to reach it. Didn’t spoil our holiday at all as we only have a small dog, but thought it was worth mentioning. Would definitely return.

Royal Oak pub 30yrds away, lovely stroll into town, lovely walks on the door step. Bed was super comfy and the bathroom modern and luxurious. A couple of points which I’m sure would help future guests. Somewhere to hang wet coats and jackets after a walk would be really useful ( there were a few short hooks under the but this was full of household items) and a light in the porch would be most helpful for returning after dark.

2. Very dark porch, difficult to see how to get in. Batteries in lights dead. 3. Disappointed no washing machine, but had dishwasher. Would prefer other way around but that's what was advertised. 4. Narrow staircase, not suitable for people with disabilities. 5. Extra steps in to bedroom and bathroom. Not good for disabilities either. Property should be advertised as no use for anyone with a disability.

"A superb terraced house in a beautiful little town."
Exactly as per the listing and the photos. Kitchen beautifully equipped and a stunning bathroom. Lounge a little dark, but not an issue as out walking for most of the days. Great to sit out by the front door and enjoy a glass of wine in the afternoon sun. Beware the back garden is not directly outside the back door, but up several steep steps and a steep path at the top of a small hill (set behind the garden belonging to the neighbour) so didn’t find that particularly convenient - hence sitting out the front. Not a problem for me - but anyone with mobility issues would struggle (similarly be aware the steps to the upstairs in the property are fairly narrow and steepish - again, not a problem for me, but I would hate for anyone to find this lovely property is not for them if discovering these things on arrival). Very friendly town. Neighbours were lovely and chatty every time I saw them. Great pub with amazing food almost next door. Just 15 mins walk in other direction into the town for shops. Easy to park out front on the main road, which isn’t overly busy. Will definitely be back, if I get the opportunity.

Close enough to walk into Appleby. Very comfy bed and cooking facilities fine. Steps up to front door were not too severe for my wife who uses a walking stick. Only snag was the access to car parking at the rear is up some steps that she couldn’t manage. So, we left the car at the front and no problems. In fact, everything is so handy we left the car parked up. There’s a laundrette in the town (cottage has no washing machine) but plenty of pubs nearby whilst you wait. The cottage is always warm and log fire is very cosy whilst you drink your wine kindly left by the owners. Brilliant shower and soaking in the bath was great after a long walk in the rain. The Royal Oak pub 30m away is very cosy. We didn’t eat there but food looked fine. Access to the numerous walking paths is very easy from here and you’re quickly into the countryside along the river. Plenty of castles around to explore and Penrith handy if weather is too bad to walk. The town has a swimming pool too. We would return here without hesitation.

Really thoughtful touches and everything just so. As a minor suggestion. A note about the access to the rear parking would be useful for people with larger vehicles. Nothing that detracted from the stay though.

However, it would have been helpful to have some instructions on how to work the heating system even though we did not need it during our stay. It was also very difficult to get in and out of the parking space unless you have a small car. Otherwise everything was fine.

The town centre was just a short walk away, with a well-stocked co-op and several nice cafés. There is also a butcher, greengrocers and bakery. There is a pub just down the road which does delicious food and has a lovely outdoor seating area. The owners of the cottage were very helpful and we thoroughly enjoyed our stay.

Lovely little touches provided by the owner that made the stay even easier. The cottage was spotless and no smell of animals considering dogs are allowed. The bed is massive and extremely comfy, I want the same mattress for home now! The bathroom is beautiful and we both loved having a long soak in the bath every night after a day out. The cottage is warm and cosy, couldn’t get the burner to light as it was a lot smaller than my own, but the heating is so efficient it wasn’t needed. Kitchen is modern and fully equipped. The only suggestions to add to the magic would be some hooks in the bathroom, maybe on the back of the door and a full length mirror in the bedroom. I would 100% recommend the property, the owner has done an amazing job.

It was a shared front path and next door tended to leave the gate open to the front garden which was small. The back garden that went with the cottage wasn't near the back door, it was right up the back were cars would be parked and wasn't fenced off, it was also a shared space with 3 other cottages so difficult to just let him out. Would recommend this cottage for a get-a-way for a couple, the bathroom was awesome, made the most of the bath, basically the cottage itself was great, very clean no complaints on the cottage.

Pub within 50 yards and serves good food. Only one problem and that is the rear garden. It is far from clear which area belongs to the cottage. If you wanted to sit outside, the only option seemed to be the front of the cottage which is close to a busy road which is not ideal.

I didn't feel confident in letting my dog in the garden as it didn't seem as secure as I had anticipated, but this didn't cause any problem as there was plenty of lovely walks in the vicinity. The cottage was immaculate and I felt very much at home. The owners kindly left some milk for my arrival and a bottle of wine. I could happily recommend this cottage to all my friends and family.

Comfortable big bed, beautiful big bathroom with fab shower and huge bath. Lovely laid out - ideal for us and our spaniel Tilly. We’ve stayed in Appleby befor so had an idea what to expect. Loved the walk down and over the jubilee bridge past the castle gates, around the river and back up the hill to the cottage. Appleby is a lovely town with everything you could need. Recommend the Tufton hotel for a first class restaurant meal. Bar meals in the Royal Oak and Pin and Cushion are great too. And the Indian was delicious. All the locals friendly and helpful. Oh and don’t forget to visit the Midland Hotel lovely hosts Clive and Amy. Walk around Dufton Pike is s must and Lowther Castle. We will back next year. Thank you!

The cottage was just big enough for a couple, a dog and a baby and it was STUNNING. It was so clean and new that we felt like we were the first visitors. Beatiful bathroom, super comfy bed and well equipped kitchen. Local shops and Appleby within walking distance and dog-friendly pub 2 doors down made it a fab base for visiting all over the lakes. Thank you so much for such a pleasant stay!

The bathroom is outstanding and the bed enormous as well as comfortable. Good location for exploring in every direction and plenty of facilities in the town itself. Would suggest that you need to be a confident driver to use the parking space at the rear, however there was plenty of on-road parking as an alternative. The bottle of wine and fresh milk on arrival were an appreciated finishing touch.

The property was warm, super clean and with a fantastic bathroom! The bed is also really comfy. It is a great location with a dog friendly pub two doors down and a ten minute walk into the town centre with another dog friendly pub called the crown and cushion. Both of these allow dogs in to eat with you so our boy was with us every time too. There are lovely walks through Appleby and so much to explore, also great links to the lakes via the A66. The property provide a car parking disc for the town centre and a handy folder with all instruction manuals. Also in one drawer you will find all the leaflets of what is nearby to help plan your stay. The only thing we found slightly difficult was that it is a small shared garden with steep steps and next door have a cat and the other side had a young pup, so we kept our bouncy ten month old on a lead as he likes to explore! He is a golden retriever and struggled with the steps, no fault to the cottage though. We had a fantastic stay and are already looking to book again. Highly recommend.

Easy to get to A66 and explore the Lakes and the Pennines. Cottage equipment and furniture was perfect for the two of us and the dog. Fresh flowers were a very nice touch. This is the second year we have booked with Sykes and both accommodations have been accurately described and of an excellent standard so wouls be confident in booking with them again.

The kitchen, central heating and television are all new tech and added to our enjoyment. The stone floors were great for the dogs! The location in Bongate is really nice with a short walk to the footbridge over the River Eden and an even shorter walk (practically next door) to the best pub in Appleby!

The historic town of Appleby-in-Westmorland lies in a loop of the River Eden and is overlooked by the North Pennines, an Area of Outstanding Natural Beauty with the Lake District Fells showing on the western horizon. Set at the heart of the lush Eden Valley and steeped in history, this is one of the loveliest towns in the north of England and was originally the county town of Westmorland. Appleby is nestled between the Lakes and Yorkshire Dales, so guests can enjoy the contrasting scenery of these two National Parks, plus numerous walking and cycling opportunities as well as the fantastic leisure centre in the town.
