  • "Firs time staying in Bowness."

    Thoroughly enjoyed our time. Unfortunately the weather was quite poor but nobody can control the elements and we didn't let it put a dent in our break. Our dog was very welcome too. Numerous cafes and bars and even a cinema right on our door step, not to mention the lake itself and the evening entertainment. Would love to stay at the Roses again!!

  • "Location of the roses is perfect though not sure if suitable for the elderly or someone with a disability due to the hilliness, loved finding the viewpoint though again the steepness nearly killed me lol."

    .... would certainly stay here again if I ventured back but do think it would benefit from a bit of a makeover as living area looked more like a dentist waiting room and dining area was a bit of a let down loved the comfort of the bed in the back room but again a bit old fashioned so overall needs a bit of a makeover, the biggest let down of all was the distinct lack of tea sugar coffee salt ect the absolute basics which you even get in a hotel room. Overall not enough to put me off coming back but think it would a lot of other people and for £700 for 5 nights I'm sure there's a lot of competition out there.

    I am delighted you enjoyed your stay - despite the hilliness of the Lakes! And, as in the brief, the Roses is a four-storey terraced house so there are flights of stairs within as well as steps to the front door and from the back gate. The lack of basic consumables was an oversight which has now been addressed with a Welcome coffee/tea pack as well as a separate cleaning one. Oil, vinegar, salt and pepper are also provided.   • "One of the most comfortable, pleasant houses we have stayed at in the area."

    Spacious yet warm with a lovely calming atmosphere and many personal touches which made it all the more interesting in comparison to many otherwise bland holiday cottages. Feels very much like an existing family home. Views from upstairs are lovely. I came here to rest and write, but those seeking easy access to transport and local shops (not to mention being just around the corner from the lake, will love it as a base. Being slightly set back from the road with trees and only private parking to the rear lends this property a quieter feel compared to many others in the area. The interior is much nicer than the online photos' with good wifi, a cozy fire and smart tv. Only issue I would mention is that the freezer is in the cellar, which might not be a great idea for those wishing to nip down for ice cubes whilst drinking alcohol. The stone steps are steep! The downstairs fridge could do with an ice compartment for this reason. Washing machine, cooker etc all excellent. The property has it's own dedicated parking space at the rear, which is easy to locate as the door number is painted on it clearly. We were very sad to say goodbye!

I hope it helped to support your writing. I am concerned however by the cleanliness rating as it is professionally cleaned. Please do let me know how it was lacking? Was this included because of the trip to the cellar for ice? There is a hand rail and for info a handful of ice grabbed on the first visit will keep quite some time in a bowl in the dining room fridge for ease of access. Hoping this might encourage a return visit when the roses are in bloom. PS Thank you for clarifying that you had no issues with the cleaning and saying that The Roses is the best cottage you’ve stayed at! Property Owner

The property

The Roses is a wonderful Edwardian terraced house, unspoilt terraced property constructed in 1925 by local Arts and Crafts builders Pattinsons in Bowness-on-Windermere which offers a warm welcome to lovers of the Lakes – and up to two dogs. Located in a quiet residential street, but less than five minutes’ walk from Bowness village, this three-storey home captivates with its distinctive period detailing, transporting friends, families and couples to an era of elegance.

The house name The Roses is incorporated in its roadside metal gate and the five steps up from the front rose garden to the door which opens on to the hallway.

The sitting room, with sofa, armchairs, coal-effect gas fire, smart TV and a selection of books and board games, is perfect for snuggling up after a hearty day’s exercise while the rear rose garden courtyard offers a sheltered retreat when the sun comes out.

There is also an outside toilet with small hand basin.

Folding wooden doors open wide to create a sense of space in the dining room with a gate-legged table that can seat up to six comfortably when opened out.

There is also a fridge for wines, beers and accessible perishables such as milk.

Next to it is a sideboard with place mats and vintage crockery.

There is a radio on the 19th century antique bureau and an original wooden cupboard for glasses. The compact, well-equipped kitchen packs in a dishwasher, toaster, cafetiere, teapot, a two-oven gas cooker and four-ring hob, pans and Le Creuset casserole.

Stone steps lead down to the utility cellar.

This has a fridge/freezer and washing machine/tumble dryer.

There is also an ironing board and large dog basket.

The boiler houses racks and hangers for drying clothes.

There are spare jackets, boots and wellies which may be borrowed during your stay.

Please take off walking boots, wellies and shoes outside on in the kitchen, not in the carpeted dining room. Upstairs the master bedroom with radio, wardrobe and dressing table, is at the front of the house, the second double bedroom with TV, wardrobe and chest of drawers, overlooks the courtyard and a wooded glade opposite.

The bathroom, with original bath, toilet and up-to-date power shower, is a step down on the landing.

The top floor offers a single bedroom with chest of drawers, a good work table and chair and fast WiFi.

From the dormer window, guests can catch a glimpse of the north Windermere fells.

The steps front and back and the three flights of stairs inside without stairgates do make this challenging for those with limited mobility and unsuitable for children under the age of 12.

Guests can travel by train to Windermere and take a bus or taxi for a five-minute ride to The Roses.

By car, the property is best accessed initially driving up the alleyway behind, by The Westbourne Hotel on Biskey Howe Rd.

Please only park by the black back gate (which has 109 on it) while unloading as the neighbour at 103 needs constant access to his garage for his work then park on the dedicated lot diagonally opposite the back gate which has a bench with 109 chalked on slate on it.

Up the steps behind is a little terraced garden that catches the evening sun.

Please be mindful of the drop between the two parking spaces and let passengers out before parking.

Nestled beside the tranquil shores of Windermere in the heart of the Lake District, Bowness-on-Windermere is a picturesque and charming village for holidaymakers.

The twin towns of Bowness and Windermere are both vibrant, fun-filled places set within the splendid scenery of the Lake District.
