Needs a little TLC, baking trays are well used and need replacing, light bulb needs replacing on floor lamp.

Also brush to clean the barbecue should be provided.

A modern property on a quiet estate a short distance from the main town.

You can walk either through the estate or along the promenade that has fantastic views of the hills and sea. Spotlessly clean with everything you need in the kitchen. Recycling available, nice garden for kids and dogs. Field behind the house for walks. Very dog friendly. Only small negative is the second double is a little small if 4 adults staying.

The cottage was perfect for our needs and ideally situated for the many trips we had.

The village of grange over sands was also lovely and we enjoyed our stay .Would definitely recommend the accommodation .

The house is lovely and clean the garden is enclosed and quiet, great for your dog to be let out. The location is great, a short walk from the prom and a nice walk to the villiage. Didn’t bring our dog with us this time but will definitely return in the future with the dog. Love how we had a couple of packets of rolos and biscuits and a pint of milk. Lovely touch.

Prestine property & lots of lovely personal touches too. 5 mins to Esplanade but not near to shops for anyone with mobility issues. Communication from Amanda & Sykes was first class would certainly recommend . We would definitely go again.

Great property in a lovely quiet location perfect for the promenade and the short walk in to GOS.

Our beagle loved the enclosed safe garden and the squeaky ball that was supplied. Loved all the doggy supplies and the packets of rolos. Thanks also for the milk. The house slept 5 adults easily and comfortably. The kitchen had very basic cooking utensils which enabled us to cook most mornings and nights. (I wish we’d taken a large frying pan and our own knives but we managed) Can highly recommended Rolos Retreat.

The house was very clean,comfortable and in a quiet area of the town.

Local for the train station to visit Ravenglass to catch the small gauge Eskdale railway. Lovely scenery especially when the rhododendrons come out. The town was handy for small shops. Local park and promenade had beautiful gardens. No beach as the sea was always far out in May.

Spotlessly clean, very comfortable bed. All you need to prepare & cook for yourself. Excellent garden space with facilities to eat outside. Nice quiet area. Would definitely recommend.

Rolo's Retreat is a lovely, well appointed and comfortable little property.

It's in a great location, not too far from Grange-over-Sands High Street shops yet very peaceful. We enjoyed that it was very close to the promenade and the beautiful views it affords. The back garden catches the afternoon sun which was appreciated.

Second stay at this lovely house made all the better by the sunny weather.

The chocolate Easter eggs & card were a welcome gesture. We even received an Easter card from the neighbours next door. Everything is spotlessly clean & fresh. Enclosed back garden ideal for our little dog. Ideally placed to access the Promenade through the park and wander into town with its numerous independent shops & cafes. Parking for 2 cars. Great base to explore from the beaches at Arnside & Silverdale are just a short drive away . We will be back thank you Amanda & Phillip

We loved the accommodation for our family of four and our little dog Digby.

We had the park and fields at the back and short walks to everything we needed. Toby - loved the remote control sofa and his bedroom. Millie -loved her bedroom and the bunny teddy in the window.

Rollo's Retreat is in an excellent position - especially for dog owners with its enclosed garden.

Easy walk down to the west end of the Esplanade and recreation fields. Overall the house is very good and I would return again if the occasion arose to be in the area. One of the parking spaces is very narrow and while good to be off the street it would help to warn new arrivals of the need to take care in parking. There are no hanging wardrobes in the bedrooms and while this was not a problem for our short stay, it could be a problem for some staying a week or more. Single pegs on the back of doors is not really enough and not the norm for most rental properties. There were adequate drawers in all bedrooms but some people require hanging space depending on the purpose of their stay in Grange-over-Sands. Beds used were comfortable and showers were very good. The Commodore Hotel in town was the best value for evening meal and good service with dog while the Pheasant Inn in Allithwaite was also dog friendly but just adequate with variable service and noticeably poorer value. Patio area at Rolo's was very nice and secluded and accessible from both lounge and kitchen. Altogether a nice base for a memorable weekend stay.

Everything you needed was avail. Set in a quiet culdesac on the edge of Grange over sands. 5 min walk to promenade. Cracka our dog loved the secure garden and big playing field at back of house.Easy drive access to Lakes,Morecambe and of course Cartel for Sticky toffee pudding . Weather was fab. Amanda the owner was lovely when we met her. Def recommend a stay here.

. The house was welcoming, clean and very comfortable, a real home from home with everything we needed thought about. The garden was safe for our dog which is always our main concern. The location was perfect for us, as we enjoyed the walk along the promenade into the town and our dog really enjoyed having the park so close to the property. I would not hesitate to recommend this property and we hope to return soon to do more of the lovely walks we enjoyed so much.

Just back from a great week in grange over sands, staying in “rolo’s retreat.

” The house was perfect for us, and our dog, Mia, with the enclosed garden, and the nearby park, where Mia made some new pals. Couldn’t fault anything about the house, and its situation, with access to the promenade nearby. So, we’d recommend rolo’s retreat, happily, especially for dog owners.

This is a fabulous house in a quiet location, so comfortable and clean with a safe garden for our dog.

We had a wonderful week's stay at this delightful, cozy property which had everything we needed, including a welcome pack of biscuits (for humans and furbabys), Rolos (what else) and milk.

We felt right at home and pleased that Murphy dog was safe in the secure garden. The beds were so comfy and we also made the most of the lovely garden furniture and parasol as Amanda had so kindly ordered beautiful weather for that week. She also replaced the standard lamp very quickly when we reported that it was not working. Thank you Amanda! There is a super playing field behind the property which also leads down to a lovely promenade, it quickly became a favourite walk. Grange over Sands offers so much, it is peaceful, set in beautiful surroundings. We will definitely return to Rolos Retreat.

The house was absolutely spotless, cleanest I have ever experienced across multiple providers. Lovely touch of Rolo’s and biscuits left by Amanda. The furnishings and beds were extremely comfortable and the bedding and towels lovely and fresh white linens. The garden furniture was of the highest quality and even that was spotless including the glass table top. I cannot recommend this house enough.

Quiet residential area and central for what we wanted to do. Promenade easily accessible as is the playing fields to be able to give your dogs a good run before you start your day.

We only stay here when we are in the lakes. It's very clean, lots of space and a lovely enclosed garden for my dog. We found a new pub for Sunday lunch. The Pheasant inn in Cark. Dog friendly, lovely food and friendly staff. The cottage has a new neighbour, she introduced herself, lovely lady. See you later in the year! Justine.

Rolos Retreat proved to be a warm, comfortable and very dog friendly base in a quiet residential location, excellent for exploring this area of Cumbria, we very much enjoyed our trip, the garden, a sun trap, very secure for our dog.

Everything we needed for a lovely stay.

It's a beautiful wee place, great location.

Very comfortable beds, lovely high quality bedding and towels. The whole place was lovely and clean to a high standard. The keysafe is a bit of an issue, the rubber cover comes off completely and I was covered in black marks all over my top, the keysafe itself comes out completely and isn't on hinges, I found it difficult to use. The bathrooms have no extractor fans so we had to open the windows for ventilation. A lovely neighbour explained that we could use the parking spot at the side of the drive which was really helpful as we had come in 2 cars. When I saw the sign that said parking for number 42, I assumed that meant on the drive. Amanda left us milk, tea, coffee biscuits and some Rollo's, this was a lovely gesture and was appreciated. We loved the torch in the hallway as we definitely needed it to take Ziggy for a walk down the field at night. We would definitely return.

This is our 2nd stay here and we will definitely be back.

The house is perfect for us, carpet in the living room and dining room ( my dog hates wooden floors )and downstairs toilet. Always clean and welcoming. Fabulous location, easy dog walks from the house and easy to go anywhere by car. The owner is lovely and my dog went right back to her for a cuddle! See you next year! Justine.

The cottage is in an excellent, quiet location, near to the town.

It is ideal for dog owners with its fully enclosed garden and a nearby path to a recreation area and the front. There are many dog friendly cafes/pubs in Grange plus a great pet shop. We had some gorgeous weather towards the end of our stay and we really enjoyed sitting in the sunny garden on very comfortable patio chairs.

What a wonderful place.

It was perfect for our family. The garden was well used with the lovely weather we had. The beds were very comfortable. The two good parking spaces was a winner too !!

The standard of all facilities & cleanliness were outstanding we had a lovely break the property was first class in all areas lovely location information and support services covered cant think of any improvements continue doing what you are doing it is perfect !

Roll’s Retreat is a lovely comfortable home we enjoyed our stay (2 couples and dog).

The enclosed garden is very safe for dogs even our greyhound I doubt could jump the fence panels. Grange Over Sands is a charming quiet old worldly type of place with plenty of green spaces to walk dogs and there is a field at the back of the property too. The promenade is also a lovely walk. The property’s kitchen was well equipped so we ate in most evenings also making use of the BBQ. Beds were very comfortable, bedding and towels were of lovely quality. Nothing not to like about taking a holiday here. We drove to Lake Windermere (30-40mins) and Grizedale Forest (40mins) so lots to see and do with good walks from the property too. It was lovely to have milk, treats for us and the dog, soap, cleaning materials and loo roll already at the property. We would not hesitate to go back to this lovely home from home.

We have have thoroughly enjoyed our 5 day stay in Rolos Retreat.

This is a real home for home break. The house is very cosy and welcoming in a very quiet cul de sac. The owner left us a few treats too to enjoy which was a lovely gesture too. The location is also perfect, from just exploring Grange over Sands all within walking distance to a car ride out to enjoy an ice cream in flookburgh or sticky toffee pudding in Cartmel. If you fancy further afield, there are plenty of places to enjoy each day before returning to Rolos Retreat to enjoy the sun-kissed garden or head off to bed in the hotel quality bedding in a super king sized bed. Would very highly recommend adding Rolos Retreat to your wish list if you are heading to this part of the UK.

Rolo's Retreat is a very comfortable and well equipped holiday house.

It is also very clean - possibly the cleanest one we have stayed in and this is greatly appreciated. The enclosed garden is perfect for enjoying the sun and knowing that the dog cannot escape. There is easy access to good walks nearby so not far to go for the first outing of the morning with the dog. The location is quiet but not far from the town centre. We walked to the local shops for provisions and only used the car when we were going further afield. The owner responded very quickly to questions and was very helpful. I would definitely recommend Rolo's Retreat.

We had lunch in the garden and found the patio furniture so comfortable that we decided to order a set for our own garden. The location was great, being near the promenade and shops. Everywhere was clean and the bed was comfy. We enjoyed our stay so much that we have booked again in June.

The only thing we couldn't find was a clothes airer as we did a few washes because of the weather/mud! But other than than that the property was perfect. It was in a great location for us and everywhere we visited was only an hour away. We loved Grange over sands too. Thank you Amanda for the Easter card and treats, that was a lovely touch.

Clean and tidy and well appointed property. Close to the area of Grange Over Sands. We enjoyed walking along the prom with our dog and visiting the local villages. All in a lovely quiet week.

Fabulous house, very clean and well equipped.

I couldn't find a hairdryer? Great location, far enough away from centre, but can easily walk there. Also at the bottom of the estate, pathway to a big field and a under pass to the prom. The owner Amanda was lovely. I forgot my dog's harness and she very kindly lent me one. We will definitely be back.

Really nice, comfortable and well equipped home ideally situated for exploring the southern Lakes.

Grange is an interesting small town with a Promenade along the bay and several parks so it was ideal for us to walk the dog. We used trains and buses to get out and about. We were two couples and we all had a very enjoyable holiday.

The property was really good - clean, comfortable and very handy for access to the town. It was also very quiet and peaceful as well as close to the town. You can access the prom from the bottom of the road through the playing field. Parking not a problem - so important when we choose a property. The owner was very friendly and if you need any advice etc you can just ask. We would definitely like to go back again.

A very well furnished home from home great outdoor space for our dog and for us to relax with an excellent patio set and BBQ.

Everything as advertised with good quality Wi-Fi. Great location near the beach with a lovely promenade to walk the dog and a great gateway to explore the Lake District. Owners where friendly and helpful with so great personal touches.

The property was almost new and in good condition.

Because it had recently been put on the holiday rental market all the non-structural items were new and in first-rate condition. The owners were very helpful and accommodating. On the downside Sykes proved to be a pretty poor rental agency and failed to warn us that there would be no Wi-Fi or smart TV despite having advertised these facilities . I would have expected Sykes to recognise their incorrect advertising and notified us, together with the offer of a modest refund of the price. We would visit again, but hopefully book via an alternative agency.
