Description
Hawkshead 1.1 miles.
Situated in Outgate, near the village of Hawkshead in Cumbria, lies this grand, four-bedroom property, Orchard Cottage.
Completed to an exceptional standard, with state-of-the-art appliances, stylish interiors, sleek bathrooms, and a large private garden, whilst retaining some of the home’s original features and beamed ceilings, dating back to 1603, the cottage welcomes eight guests and two well-behaved dogs, perfect for a countryside retreat.
Orchard Cottage is also set amongst a semi-rural setting of land gifted by Beatrix Potter to the National Trust, offering both peace and tranquillity with stunning panoramic fell and country views.
The house and gardens have wonderful views across rolling countryside to Latterbarrow, which is a fabulous viewpiont itself and just a mile away and the Windermere valley.
Many enticing country walks start from the doorstep, whilst the high fells are only a short drive away.
Enjoy the outside space, offering rolling views across the manicured lawn and shrubs, where you'll find several patio areas with inviting furniture in tow.
Head inside to relax in the suntrap conservatory, prepare meals in the contemporary kitchen, dine around the grand table, and unwind in the sitting room, perched in front of the woodburning stove.
Heading to the halfway landing, be welcomed by the master super-king-size bedroom with an opulent en-suite, along with the main Victorian-style shower room.
On the first floor you'll find the additional bedrooms, one of which also homes an en-suite, whilst the remainder share the beautifully decorated bathroom opposite and the half-landing shower room.

What guests are saying
The house and garden are lovely.
Views are amazing. The house is fully kitted out for a great short stay. However it is looking fairly tired. Paintwork needs touched up throughout particularly in the conservatory. Carpets are stained in a few places. All showers need attention to black mould. The tone of the email sent regarding cleaning the house before leaving needs some work as it is rather high handed and prescriptive.
Beautiful cottage with space for everyone, bathrooms well appointed and large Beautiful gardens with ample car parking, bright and spacious overall a lovely property that we,d certainly book again.
Conservatory needs sofas to enable chilled relaxing time but i understand that there is a rebuild in the pipeline, also noticed before leaving small leak from bath dripping from lounge ceiling as bathroom above this drips just inside lounge door which needs looking at Also need a knife upgrade in kitchen re bread and meat knives. . These are observations and certainly not criticisms as feedback always helps for future. Highly recommend this property you will not be dissapointed..
Our stay included 6 adults, 2 young children and 2 dogs.
Whereas the property itself is magnificent, it is the extensive multilevel gardens and view from the property that really stand out…these are amazing. Inside the property is nearly everything you need in terms of high end facilities, and copious amounts of space for any group to gather together, or have time to themselves. I note from other reviews a couple of niggling shortfalls that I would agree with, that is sufficient bedroom mirrors near enough to plug sockets to allow hair drying or for the application of makeup. Also as we stayed during hot weather the lack of shade above the outdoor table plus the absence of a bbq detracted a little from our stay. I note that a replacement conservatory is to be installed, which will further enhance the property, although I would hope that the opportunity to enhance the current conservatory furniture once the new conservatory is completed is taken. Overall, we have a thoroughly enjoyable stay despite the issues I mention, and we would definitely think about booking again.
