Description

Set in an acre of grounds, this character-filled residence sleeps groups of twelve with room to spare. Two reception rooms, glorious farmhouse kitchen, wood burning stoves and beamed ceilings give Hawkshead Hall the most welcoming atmosphere imaginable.

The first of the two reception rooms doubles as a handsome dining room with a table that extends to seat 12 hungry souls gathered for a splendid supper prepared in the nearby farmhouse kitchen. This room has a marvellous open fire and impressive French doors opening onto one of the many patios. The kitchen itself is a joy. The original range, sturdy farmhouse table and host of modern appliances make this the heart of the Hall. Somewhere to gather and chat while meals are being prepared and plans made for the following days. The second sitting room is as cosy as the first with its gas burning stove, magnificent views and comfortable sofas and chairs.

The bedrooms are spread across the upper two floors. On the first floor a king size room comes with en-suite power shower room, while two attractive doubles share the house bathroom with shower over the bath, basin and wc. Up to the top floor where two fun triple rooms have open beams, comfortable single beds and share a shower room with wc. The views from the top floor are some of the best in the whole of Hawkshead Hall.

Outside, guests have an acre of grounds and gardens to explore. Fabulous terraced areas are perfect for bird watching with a glass of wine or local ale, soaking up the sun and reading the papers. A detached sunroom/games room offers even more space to spread out, and its wood burning stove keeps away the evening chill. This annexe has its own shower room and wc, as well as pool table and table tennis. Why would one ever leave this glorious holiday paradise?

Lovely house, enjoyed by three generations and dog.

Excellent location, so good to be able to walk to village for Co-op and pubs! The dog really enjoyed being able to run off lead in field in village. Prompt response from Sykes when I needed to report a few issues.

Hawkshead Hall is such a special place for our family, so it was wonderful to be able to share this idyll and create new memories with the next generation.

The house, its location, grounds and facilities are second to none - congratulations Viv and Steve! The grandchildren and their parents spent many hours in the stream, building dams and scaling the waterfalls. There was much competitiveness in the games room as well as Scrabble tournaments! The gardens are so big, we had brought pickleball and Corn Hole with us and the grandchildren loved making friends with the stone rabbit as well as seeing real ones and playing hide and seek. The weather was superb, so we appreciated the BBQ and extensive outdoor seating. As foodies, the kitchen is superbly equipped for home cooked feasts and with little ones, the washing machine (and dryer in wet weather) were much appreciated. We will be back very soon.

Wonderful property to stay in and fantastic location.

The games rooms still has a strong mold/damp smell which I’d seen previous feedback for however it’s perfectly usable and we had great fun playing table tennis. The grounds are fantastic and perhaps the photos don’t do justice to the outside space - on this note the property seemed to have been recently refreshed perhaps the photos online could be updated as furnishing are more modern and comfortable that I recall the pictures showing. Kitchen had all the facilities we needed for our large family though we’d have loved a BBQ outside and my only other critique is the main gate being unsecured it could do with the latch fixing to prevent it swinging open (then it’s be more pet and children friendly/safe). We took walks straight from the door followed the public footpath by the river into hawkshead on many evenings and had a wonderful family holiday here we’d look forward to returning.
