"Comfortable and clean but we experienced problems with the gas oven, ie: loose knob on one dial and smell of gas."
We felt uncomfortable using gas oven/grill so did not use and feel appliance needed attention/ upgrading. Internet connection was very variable and mobile phone reception experienced was not satisfactory. Furthermore, property is adjacent to a busy road through village with noise from passing traffic. Despite issues, stay enjoyable.
We are sorry you experienced some issues. Although there was a damaged knob on the grill, there is not a safety issue. We are looking for a replacement knob. The WiFi signal is strong in the sitting room but weaker in the bedrooms due to the thick walls. Terrestrial television is also available should the internet go down. Mobile phone network is governed by guests own network provider. Carolyn and Ian Property Owner

"A very enjoyable and comfortable stay at Elm Tree Cottage."
This was our second visit and everything was as we remembered from the time before, a well equipped and spacious cottage which suited our needs as we were visiting family nearby. Thank you once again.

"Elm Tree Cottage was lovely."
But if we had read the description more carefully we probably wouldn't have booked. Bedrooms were joined. Had to go through one to get to other one. We were a party of 4 adults so made it a bit awkward. But we managed. Did try to change booking 4 weeks before but you said not possible.

"While the listing does say the property does back onto the road running through the village, it doesn’t state that it is a very busy road."
Also, I hadn’t comprehended just how close the road was. The pavement between the property and the road is so narrow you would have problems walking along it, meaning you are constantly aware of the whoosh of traffic noise. The first thing we did, after a broken nights sleep, and getting woken up at 5am with commuter traffic, was go and buy several different ear plugs - hoping one of them would work. And they certainly helped. Had we known about the road noise we wouldn’t have booked this property. The property isn’t bad, it’s just wasn’t the right property for us, and if I had realised about the road noise then we would have booked elsewhere.

"Booked Elm Tree Cottage so we could visit relatives around Melton Mowbray."
A beautiful, spacious, clean and comfortable home from home . It is on the village road but you hardly hear traffic so not a problem at all . Ironically after we booked the cottage and told relatives where we were staying they were good friends of Ian and Carolyn the owners who incidentally are a very pleasant friendly couple . Highly recommend staying here and we will be using it again for future visits .
Glad you enjoyed your break Nice to have friends in common (even Rob) Look forward to perhaps hosting you again Ian And Carolyn Property Owner

"It was a lovely stay with a homely feel, would stay again."
Was cold on arrival due to heating issue, resolved by owners within a few mins. Although next to the main road of the village had no issues with noise. The wifi is very temperamental especially in the kitchen and living room, phone signal can easily drop but that’s understandable due to location. Lovely farm shop and cafe just located up the road along with the local milk hut as you enter the village. Perfect for a peaceful relaxing stay.
Pleased that you enjoyed your stay, and thank you for your comments. The WiFi issue is being looked into with a change of provider in February. Property Owner

Carolyn was very welcoming and made us feel at home. Even though the road is right next to the property you don't be put off it is very quiet inside and watching the comings and goings from the comfortable sofa is a daily treat.
