  • "Lovely location, tranquil outdoor facilities, large enclosed area at back safe for small children and dogs."

Enclosed courtyard at side. Everything you want inside, spacious kitchen, dining room, 2 large comfortable lounges. A big games room to keep everyone amused and a wonderful swimming pool and hot tub, maintained twice a day. Bedrooms are large, with all double beds and 2 travel cots provided; a bit difficult if you have 3-5 year olds! Owner responds very quickly to any questions. A wonderful place for a large family gathering!

  • "A warm welcome from the owner Danny."

The house was huge with plenty of space for all 12 of us. A fabulous swimming pool, games room and huge garden meant that we never really wanted to venture out (except to stock-up on groceries from Coop in Welton, 3.5 miles away). All communial rooms and bedrooms were large. Very well equipped kitchen. The bar off the games room was very popular! If I could make a small suggestion going forward it would be that one of the bedrooms could have two single as my teenage grandsons had to share. Overall a great weeks stay.

  • "The house was truly fantastic, really spacious and we had a ball all weekend!"

We were 12 adults and a toddler and everyone had the space to enjoy themselves without getting under each others feet. Even though the weather wasn’t great there was so much at the house to keep us entertained that we didn’t leave for the entirety of our stay. We especially enjoyed the games room, pool and jacuzzi. It was a great touch that we could have a supermarket shop delivered before we arrived which was all put away nicely so when we arrived we could just start the weekend straight away. Everything has been thought of and there was nothing that we ended up needing throughout the weekend, from having a full set of toiletries in every bathroom to fans and phone chargers in the bathroom and an incredibly well stocked kitchen (including oil coffee tea sugar etc!) it really does make the difference. The house was pristine and appears to be really well maintained. All the rooms and beds were comfy, and we also found everything we needed to keep a 2 year old entertained. My only feedback for an area of improvement is the check in/check out times are a bit stingy for a self catering holiday home. Not being able to arrive until after 4pm and then having to be out by 10am meant we felt like we had to instantly crack on with dinner on the night of arrival and on the day of check out was a big rush in the morning making and tidying up breakfast for 12 people and packing the house up. Just an extra 2 hours on the check out day would really extend the enjoyment of the house :) it’s just that good we didn’t want to leave!!

  • "The holiday property was absolutely superb, we were greeted by Danny, the property owner and he showed us around and familiarised us with the facilities."

Every area of the property was beautifully kept and clean. The swimming pool was simply fantastic and the hot tub was exceptionally pleasant in the cold February air. The garden was awesome for the dogs and they were able to play unencumbered by leads, and we have two sighthounds! Although Lincolnshire is a beautiful and under mentioned County, we id not venture further than the large parking area, as there was simply no need - we had our shopping delivered and the facilities, including games room kept us fully entertained for the week. We even saw the Red Arrows practicing, as they are stationed at RAF Waddington. The bedrooms were spot on and the main bedroom had an en-suite with a large bathtub, big enough for two! I am a particularly fussy and notoriously hard to please person (according to the wife), but I have no hesitation in awarding this property and owner 10/10 and would fully recommend that others book this property for their family event, especially at a very reasonable cost in comparison to other properties with this level of facilities and quality.

  • "Overall this is a fantastic house for a large get together."

The facilities are first class, there is something for everyone and plenty of space to chill out on your own if necessary. The bedrooms are spacious and comfortable with plenty of bathrooms. The hot tub is super on a chilly day, either during the day or at night watching the stars. The swimming pool was a fantastic addition and enjoyed by all the family, whilst the games room kept us all very entertained. If there are any criticisms it is that the bottom of the pool was not clean, there was lots of grit and the sides needed cleaning as there was residue all around the waterline. The need to enter the pump room to either activate or deactivate the air conditioning to the pool was not a pleasant experience as the room was very dirty and full of stuff The light switch was not easy to see in the dark - positioning the switches outside the room would be preferable and safer. Additionally, the drive in was extremely rough as the surface was unmade and very rough and difficult to walk over. The outside lighting to the front side of the house that overlooks the terrace, steps and car parking area is totally inadequate - at night it is barely possible to see where the steps are, which is a hazard both getting out to the car and upon return. These apart, it is an exceptional house with beautiful gardens; we all fully enjoyed our stay and would not hesitate to return. Our host Danny was brilliant and showed us around on arrival and was available to answer any questions we had.

Loads of games to play, DVDs table football, pool table and air hockey and outdoor games meant we never had a dull moment. Lovely location and the grandchildren loved the horses at the bottom of the garden. Quiet and peaceful location with some great nature parks just a short drive away. One suggestion for improvement would be instructions on using the microwave, oven and coffee machine as these took some time to sort out. Perhaps also some suggestions for places to visit instead of having to look things up on the internet? Oh, and loved the music selections!! Can’t wait for next year!

  • "We booked this house on the basis that if lockdown didn't allow us to be out and about, there should be more than enough to occupy the kids in the house."

The house and facilities definitely met this. We all loved the swimming pool which was clean and tidy, as well as the garden games and pool table. The house itself and the grounds are gorgeous and we loved every minute. The owners were amazing, responding to ours queries immediately, and cleaning the pool and hot tub everyday without intruding our space. Our only feedback for improvement, would be more comfortable seating for outside, there's a lovely bench style dining table, but something more comfortable to relax on. Other than that our stay was perfect. Thank you so much!
