We had a lovely stay at Rose villa for my mother’s 90th.

It would have been better if the downstairs shower / toilet was not a storage area for high chair , mop and bucket and hoover as with my Mother really only could use the downstairs bathroom. The BBQ was un usable ( covered in rust ) It would be so easy to have a kettle bbq with a cover. A few outdoor cushions for the chairs outside would make it more comfortable. I was aware that the property allowed dogs but the sofa smelt very strongly of dogs do a quick freshen up in between rentals would be nice . Overall we had a comfortable stay but with minimum effort and expense it could have been so much more enjoyable.

This was our second visit to Rose Villa.

It's in a great location in Newlyn with everything within a short walk. It's a big bonus to have a parking space in the local council car park. The views from 2 of the bedrooms over the harbour are fabulous and we were lucky to have some good weather to sit outside on the balcony. The kitchen is very well equipped and I thought the standard of cleaning was better this year. The garden really does need a bit of a tidy up. It's got brambles growing in the side passage and a dead Olive in the front garden. It really does make a difference to the impression guests get. We received a call from Sykes cottages as we were about to arrive at the house to let us know that there had been a leak in the ensuite bedroom, that a plumber would attend the following day and that we shouldn't use this in the meantime. Sadly we then spent a whole weekend speaking several times to a call centre who seemed to have little idea about what was happening when no plumber arrived. It also transpired that the kitchen tap was dripping and the bath draining very slowly. I finally managed to speak to the local office on Monday who were excellent and continued to update me until the parts and the plumber arrived on Tuesday. Whilst I do understand that maintenance issues do happen, it really does save a lot of angst if there is clear communication.

Our second stay at Rose Villa, enjoyed by three generations.

Welcoming, comfortable, spacious & very well equipped in a great location with stunning views, and easily accessible to wonderful beaches & attractions. The parking permit is a godsend! A great multi-generational, dog friendly holiday home from home. Some attention needed to cleaning - lots of cobwebs in the house (fireplaces, bedroom ceilings, various corners) and external lights, back & front, heavy with them. Lamp needs replacing in second lounge as not working. External areas need tidying up - weeds need pulling up and a good sweep back & front! Some cushions for the garden chairs would make eating outside more comfortable and comfy loungers or suchlike would be a nice addition. It's a shame the trees in the community garden below have been allowed to grow tall & obscure what was a stunning view from the dining room window (we really missed that this time!). All in all a lovely stay and, with the cleaning tips taken on board, would be even better!
