A deep clean would be benificial to the property.

Fridge Freezer filthy and shower cubicle dreadful black mould. Matress badly stained. No matress or pillow protectors in use. Outside of property dirty and gutters overflowing when raining. Reality not as pictures show.

The bungalow was very clean comfortable and well maintained.

We arrived Saturday & left on the Tuesday after spending just 3 nights of our holiday there due to a number of issues.

We took our own pillows & didn't use the ones provided but both the bedsheet & the duvet had a bad odour & clearly had not been washed properly. In addition there was black mould in the shower & the outside of the property was dirty & full of cobwebs. Considering that the previous guest had departed days before we arrived there was clearly plenty of time for the owners of the cottage to address these issues. They did not.

Beautiful bungalow and fab location .

reason i gave 4 stars everywhere clean but bathroom sink blocked on arrival and mold in shower cubicle needed a good clean .

A lovely little cottage and a perfect base for exploring .

Some of the places we explored were Yarmouth, Caister, the broads and a beautiful beach at Sea Palling. It is such a shame that some of the surrounding cottages have been pulled down due to sea erosion and the beach is now much further to access, however there is a car park nearer to the beach. Demolition was active while we were there but as we were out daily it didn’t bother us. It’s just so sad for the people who have lost their homes. A lovely comfortable cottage, however be aware the hot water is extremely hot!! Just one niggle, we didn’t actually meet the owners who lived directly opposite, they were away on the Saturday we arrived but were back on the Sunday and we did feel it would have been nice if they had popped over to meet us and make sure everything was ok. Plus the wheelie bins had not been emptied and were rather smelly by the end of the week, we would have gladly put the bins out had we have known the collection day. Overall a lovely week with beautiful weather.

Wonderful cottage, very clean, very well presented, lot's of room well equipped, lovely touch the owner left a bottle of wine on our arrival, enclosed patio which was brilliant for our dog, would definitely stay there again

What a beautiful holiday home kingfisher lodge is a credit to Wes and Trudie for offering the perfect place to enjoy a relaxing break that we needed.

The lodge was an absolute dream.

Lovely big rooms, lots of light and beautiful layout. Sofa, chairs and bed extremely comfy and the bathroom fitted out with a full size bath and a walk in shower was great as my husband is a shower person but I love my bath. Would love to go back later this year if I can.

The property is spacious and clean. We enjoyed the walks with our dog(wilson) and would recommend to others.

02 person come to clean and said you’re still here I had stripped bed hovered and cleaned kitchen and bathroom that morning and was just finishing loading car was not very happy with their comment and wish I had not bothered the only other small niggle was no street lights so was really dark but the touch on the cottage was a great help for when taking the dog out in the evening

Sorry we forget to write in the book bit of a rush to avoid the weather we all had a great time seal spotting made my wife's holiday .

and visiting red wings to see the donkeys also had a good day at Sandringham Christmas fair and the snow made it our dogs first snow there are some lovely beaches close by and plenty to do in the summer close by. Thanks had great time pete ,Irene.and teddy

Kingfisher is a beautiful, modern yet cosy retreat, my husband and I felt immediately at home and spent 5 days relaxing and enjoying the bungalow.

It was clean, well presented and the kitchen was well provided with pots, pans etc. The armchairs and sofas are very comfortable as is the bed, lots of hanging space in the wardrobes. The bathroom is huge and my husband loved the deep bath. Being able to sign in to our Netflix account on the big tv screen meant we could catch up with things we had been watching. The garden is totally safe so our Labrador Layla, could wander around without any worries that she could escape. Hemsby is a quiet place with lots of pubs and places to eat and we will definitely be coming back again. The hosts Wes and Trudie are lovely people and made us feel very welcome.

Lovely bungalow - spotlessly clean, all the things you need for a relaxing stay.

10 minute walk from the beach. Close to the amusements but if you don't like those you are not bothered by them while in the bungalow.

Kingfisher Cottage was perfect.

Very spacious, everything you would need was there. Spotless, nice touches, lovely decor and very homely. Will definitely recommend to friends and family and we will be back again in the future. Jackie and Steve

The bungalow is absolutely immaculate.

There is everything you need for your stay. A lovely location and I would highly recommend staying at Kingfisher Lodge. We stayed in w/c 25th August this year and couldn't wait to book again for next year. The owners live over the road and popped round to check everything was Ok and to let them know if we need anything. Beautiful, comfy and clean. I would highly recommend staying at this bungalow and I love they are dog friendly too as we have an assistant dog. Thank you so much for the lovely holiday.

The property was immaculate inside and very spacious and comfortable.

We were welcomed with a much needed bottle of wine after our journey. The owner Trudie popped over to say hello which was nice. Very friendly and polite neighbours. Perfect place for a couple and secure garden for the dog. Definitely recommend.

Disappointing stay.

Loose paving slabs, dirty facials, hair and smudge in kitchen drawer, two lights not working in bathroom, oven that didn’t work, cracked and chipped plates to name but a few issues that we had and quite honestly spoiled the whole holiday. I will never use this place ever again. Some of the conversations we had with the owners, on the second to last day of our booking Hello Stephen, discovered you had left early as you were disappointed! Can I just say, you are the first visitors to Kingfisher Lodge to leave such a negative review....our numbers are in the book, had you of contacted either of us, we would of done our very best to have righted anything you were disappointed with Regards Trudie & Wes They didn’t. I wrote: - Hi Trudie, Yes we left early due to the dissatisfaction of the resolution to the issues that we did raise with you on Tuesday. I accept that you had replaced the plates, which incidentally you knew about before you went away, and could have quite easily left a note stating that you already knew that this was the case. I hasten to add that without a fully functioning oven, we had to eat most of our meals away from the cottage which has had a very negative result to our bank account. Now if you wish to take this further, do let me know. But I have already instigated a conversation with the booking agency. As for the extra day for you to rectify your issues that we listed before your next guests arrive. Incidentally, my wife and myself have taken ourselves to a different venue due to the health and safety risks that were pointed out to you by myself that has had no resolution to date. The owners wrote:- Firstly we did not know about the " cooker knoberer" which we believed the previous holiday guests would of mentioned as they were kind enough to let us know re plates n lights in bath....yes, we were aware of plate cracks , but as I mentioned, as soon as we got home from being away ourselves, they were replaced....as advised...all other repairs would b carried out ASAP to which you had no objection to.... As a note...the holiday makers before you had no issues with the knob on the oven...and as mentioned, re slabs, u where advised this would be rectified ASAP... I wrote: I am not getting into an argument with you over the issues. We pointed them out in good time to get a resolution as you stated asap. To date (Friday 23rd May) nothing apart from the plates was rectified. I pointed out two things that are a heath and safety issue, and nothing had been done to rectify these two major issues. I am by trade an Estate Manager and part of my role is health and safety. I work in an outdoor education environment and when a guest mentions anything, it gets rectified with a realistic time frame. You had the time frame but yet nothing was done. Even in your comment book, there were mentions of the hot water temperature being excessive and whilst I acknowledged that fact, I took the necessary precautions not to burn myself, but again you have not rectified that. There are a set of regulations called L8 and would suggest you read up on these, as well as getting the path and oven sorted before your next guests check in with you. As I have said before, I have always felt safe in the cottages that are on the bookings website, however I did not here.

The property was lovely and clean and a delight to stay in.

It is well equipped, decorated lovely very spacious it’s a credit to its owners. We had lots of rain every day and came back dripping wet , so we could have done with a mop bucket, but other than that it has everything you could possibly want. St Mary’s Road ( the Lane) which takes you down to The Larcon pub was constantly flooded and very deep we waded through it and ruined shoes, if we had known we would have chucked our wellies in the car boot. The property could do with its number fastened to the wall on the roadside as it’s easy to miss. Had a lovely time in Kingfisher Lodge and would stay again, I recommend this property.

Cant fault anything with property

We have stayed at several holiday cottages in Norfolk and Kingfisher Lodge is definitely the best so far.

It is a beautiful, well furnished cottage situated in a quiet road in Hemsby and well away from the noise of the main amusement area yet only a 10 minute walk to the beach. The accommodation was spotlessly clean and equipped with everything needed for the perfect stay, including a bottle of wine for us and a treat for our dog from the owners. The secure patio area is perfect for a dog and being covered in shingle, there is no problem with dirty dog paws should the weather be poor. Altogether a wonderful holiday and we would certainly recommend Kingfisher Lodge to anyone for a perfect holiday stay.

Fantastic property, we have had an amazing 2 weeks.

Well equipped, spacious, comfortable, very tastefully furnished and decorated, an abundance of storage and quiet. Our little dog Charlie loved being able to wander around the little garden area and we didn’t have to worry about him getting out. The bottle of wine and dog treats were a welcome surprise. Trudy was really welcoming and helpful, she arranged a change of bedding and towels halfway through our fortnight. I would advise that when you arrive to reverse into the parking spot, as it’s a bit tight unless you have a small car. We had amazing weather so almost everyday was a beach day, we have returned home with a great tan. The beach isn’t too far and we used the coop a lot in Hemsby as well as Lidl in Caister. Overall I would recommend Kingfisher Lodge, and I think we will almost certainly return

Great location .

Very clean tidy and modern and we would definitely return . The owner was lovely friendly and helpful .

On the whole a nice facility however, internal cleanliness lets it down particularly the cob webs all over the kitchen sky light and uncleaned for some time kitchen overhead lights.

Also, having to secure the garden gate with a stick is not good!

A well appointed and spacious holiday home.

Property was good however its position was not.

Because of sea erosion the access to the beach is no longer available which gives a problem for elderly and disabled residents.

Beautiful cottage, extremely comfortable with everything you need.

Parking a little tight with a bigger car. Access to beautiful beach via a 5-10 minute walk down the lanes - you can walk for miles in both directions.

Lovely stay at well appointed property.

A number of personal touches made us feel very welcome - may seem like small things but they made a big difference (Christmas tree decorated and lit for our arrival, bottle of wine, mince pies and a couple of treats for the dog!). Hemsby was quiet (to be expected at the time of year we went - and what we were looking for). Beach is fantastic and dog enjoyed the long walks. Only word of "warning" - parking tighter for those with larger cars (but we managed more than fine). Would recommend.

Lovely property, lovely location, comfortable and warm.

High level cleaning could be better ie cobwebs on ceilings especially in kitchen skylight. The access to beach was rather further than anticipated as erosion has shut all near accesses and were not safe. Made to feel extremely welcome with some nice little gifts left to make us feel at home. Owners popped round to make sure we were warm enough which was a lovely touch. Overall this was a great break and would recommend it to anyone.

What a lovely place - the 'wow' factor was there as soon as we walked in.

Despite just being a 1 bedroom bungalow it felt light and spacious everywhere and very comfortable. The kitchen was well equipped and the bottle of wine was much appreciated! We loved it there and hope to return one day.

Clean, spacious and comfortable accommodation.

The safe, enclosed patio at the rear of the property was ideal for our dog and is close enough to the sea to sit outside listening to the waves. Beautiful! Just a couple of minor suggestions would be the provision of washing up liquid as using the dishwasher for just 2 people is impractical for this low amount of guests and costly for the owner. Also, checking of all utensils between hirers is advisable as the provided cheese grater was rusty and unusable. One other issue that is VERY important and wasn't made available was the provision of a contact number for the owner. Should there be an emergency relating to the property during the holiday, guests should be able to contact either the owner or a designated person for assistance. We had a very enjoyable week at this delightful property and the weather was fabulous.

Enjoyed our stay in the lodge amenities good furniture and bed very comfortable cleanliness and decor excellent would certainly recommend this property for a nice relaxing break we made an excellent choice

A great couples get away.

Very clean and welcoming home and some of the best dog friendly beaches in the UK.

This is such a comfortable holiday home, it has all the comforts and everything you need to enjoy your holiday.

Parking can be an issue if you have a long car, as the drive is shared with a property at the end facing the sea and cliff. They have to open there gates in order to get in and out. Our car was a bit long and stuck out of the small allotted space at the back of the cottage, but found if we parked diagonally they were able to open their gates fully back.

The cottage was really nice , great decor and very comfortable with all we needed for our stay which we enjoyed very much.

What a beautiful place, well decorated and clean.

Every thing you would need had been provided. You can hear the sea from the garden. The coastal path is only a few minutes walk from the property. Would definitely recommend this to other people. Situated in a lovely quiet lane.

The cottage was perfect.

It had everything we needed and was very comfortable. The outside area is great for dogs. Loved the sound of the sea when sat outside. The owners were very friendly and helpful. Would definitely return.

Kingfisher lodge is a lovely modern property with everything you need to make your holiday perfect. It is in a quiet area of Hemsby a short walk to the beach. We would definitely recommend to our family and friends and hope to stay there again soon.

Everything in the kitchen very good and good size fridge and freezer. Heated floor in bathroom a nice bonus!

We were at Kingfisher Lodge for three very comfortable weeks.

It had all the comforts of home, was very clean and was also supplied with the little things one usually forgets to take !! Wes and Trudie were always ready to help or advise with our questions. We would certainly recommend the accommodation.

A lovely property in a great place.

We had a very enjoyable time and our dog loved the beach. Great base to discover Norfolk. Owner very helpful and friendly.

Normally, I don’t leave reviews but this gem of a place needs one - WOW.

What a wonderful place, exactly like the photos and as described. The customer care from the owners was exceptional, they even called whilst they were away on holiday. We would highly recommend this accommodation and ideal for dog owners as it’s got an outside enclosed space which is secure. Ideal location to explore Norfolk and its outstanding beaches.

Lovely cottage we had a very nice pleasant stay

What a fabulous place and 2 excellent hosts, Wes and Trudie made sure that everything was ok from the moment we arrived and also checked in on us during our week there as well.

The bungalow is really spacious and comfortable with everything in it that you could possibly need. It is very well maintained and beautifully decorated. The heated bathroom floor is a real luxury and also keeps the room lovely and warm. I honestly cannot fault it, we will certainly be back and will also recommend this little gem to everyone.

Notes for Hemsby visitor book I had a relaxing week here with my dog Stella.

A well equipped bungalow with good layout. The kitchen had everything you would need plus comfortable furniture in the lounge. The big tv screen was a bonus for watching the cycling in Spain. Found the bed excellent and had good nights sleep. The enclosed patio area was very good to let my dog out. The bungalow is ideally positioned for beach trips or further inland to Norwich and the Norfolk Broads.

Lovely cottage and certainly has the wow factor.

The only downside is a ring doorbell/camera and another camera recording in the garden. This was not stated on booking and felt very uneasy whilst in garden as didn’t know if we were being listened to and watched. There is a sign on patio window to state 24 hour recording!! But this sign isn’t in photos on site but cameras are, now we know that is what they are.

Absolutely blown away with the property, it was absolutely fantastic a real credit to the owners Wesley and trudie , lovely accommodation, everything there you needed, very modern, immaculate, lovely and quite , definitely be booking up again, thanks for a lovely stay

An ideal base to explore this area of Norfolk and found Kingfisher Lodge a haven to return to after a long day out.
