The Farm House

Based on previous reviews, you have made little attempt to action feedback.

I was disappointed with the lack of basics such as bin bags, toilet rolls, hand soap and ground maintenance. The grass was overgrown which attracted a lot of flies in the evening. The standard of the bunk beds is frankly cheap and rickety. The double bed in the room with the bunk beds and ensuite requires a new mattress. The towels where tiny and not fit for purpose following a shower. The shower in the family room ensuite was dispersing water from the faucet. The House could be beautiful but was obvious cheap patch-up repair / cover had been done. The chimney flue in the games room kept depositing debris not good for anyone let alone children using the room. The bistro was amazing and the surroundings with a little bit of TLC, maintenance and actioning the review comments would be beautiful.

The property is lovely!

Big well thought out and clean. It's in a superb location and the grounds are lovely. Our only issue would be how cold the accommodation is, the games room external door has a gap all the way around (you can see outside), the door that leads to the living area from the games room doesn't close so the freezing cold air blows right through. Even with the open fire and heating on the living area was too cold that 14 of us camped out in the kitchen. The whole of upstairs was also freezing as the radiators only get warm at the bottom. (They need bleeding), overall a lovely stay but it was just too cold! I would return but maybe in the summer.

I felt I had to leave a complaint about the condition of this property and wished I'd paid better attention to the previous reviews before booking.

There were rickety bunkbeds with missing screws in one of the legs supporting the top bed. There were no kitchen cloths, tea, coffee, salt, pepper, sugar. There was no general waste facilities outside meaning we had to walk to the campsite to empty the bins. There was no food waste facilities, no kitchen caddy or bags. Many of the windows didn't fit the frames meaning you couldn't close them. This left a draught. The curtains were ripped, many of the blinds were broken, one of the bedroom radiators didn't get above tepid, the stair gate at the top of the stairs was still broken after many previous reviews had written about it. The dining room chairs were heavily stained. The telephone numbers provided either return a "number not recognised tone" or the Warden does not answer. The house had the feel of being run as a campsite but with a Manor house price tag. I'd never book again.

Could do with bits of maintenance - easing the doors so they shut properly, stair gate at the bottom of the stairs was coming loose.

A switch near the hot tub for the outdoor lights would be handy rather than having to go into the laundry to turn them on. The size was fantastic, the beds were comfortable, plenty of cutlery

Lovely house we had a lovely stay small things need attention such as wi fi is non existent (we had to use hotspots from phones for fire stick and PlayStation) dvd player, tv in kitchen & air hockey table don’t work.

Other tvs weren’t connected to WiFi or any kind of free view. No spatular in kitchen to get eggs out of frying pan!

We had a great time at Abbey Farmhouse.

The hot tub and bbq hut were brilliant. The views were amazing too. The food in the bistro was beautiful and it was directly outside the back gate so no travelling. Location perfect, as well as a nice site to stroll around and see the Abbey ruins. Would definitely recommend anyone to stay and will certainly be back.

The Farmhouse was amazing.

Spotlessly clean, extremely spacious and with all your home comforts and more. The hot tub was ready for our arrival and having arrived after a long day at work it was lovely to be able to relax with friends in after eating al fresco in the outside space. The views and the surrounding area are great whether you want to relax or take part in activities. We were able to have a walk to the Abbey and Horseshoe falls before catching the steam train into Llangollen where there are some lovely places to eat and watch the world go by. Returning to our haven later in the day. Will 100% be returning in the near future.

This was an incredible property in amazing surroundings.

It was easy to find and had plenty of space, rooms and beds to easily accomodate a party of 12. Everything was clean and tidy and the campsite was a beautiful location. The people in the offices and wardens on site were professional and helpful and were always on hand to assist with anything we needed. The only thing that was missing was the lack of Tea Towels and Oven Gloves in the kitchen, which made cooking food a little tricky!

We had a fabulous stay last weekend.

Just a few things like salt and pepper pots and herbs would have been great. Also scissors and sharp knives would have helped. Dish cloth and tea towels too. Apart from that it was it was fantastic and i will highly recommend x x x

Was a beautiful house but found the little things like curtains hanging off , bed collapsing, broken equipment and missing game parts annoying, stupid things that are easily rectified.

Milkshake machines were broken which grandchildren weren’t happy about.

Stayed at Farm House with family to celebrate my wife’s 60th birthday, was worried if I had picked the right place.

But from start to finish it was brilliant. Booking with Sykes cottages was very straightforward, staff at Abbey Farm Caravan Park were excellent, problems, there were none the whole family loved it but more importantly my wife said how can anyone beat this for a 60th birthday. My advice to anyone thinking of booking the Farm House just do it don’t think about it and you won’t regret it. 5 star + brilliant

The stay was wonderful and I honestly only have a few small nitpicks: - the listing says there's a coin-operated washing machine in the area, but actually it's not needed, because the house itself has a regular washing machine present, just bring some detergent with you - the knives were all extremely dull.

Unfortunately the reception didn't have a knife sharpener, so they gave us another knife - it was slightly better than the ones in the property, but still not particularly sharp. If you can, please sharpen them once in a while - the mattress on the bed was quite tough and we could feel the springs But aside from these few things, the place was fantastic, especially the BBQ hut and the hot tub, those were really great and the small butcher nearby was also very very nice. The reception was extremely helpful and the few small issues we've had were resolved very quickly :) would come back again!

We had a really lovely stay at the cottage!

The sight was lovely situated for walks and beautiful surroundings. Only one minor thing - Upon arrival a couple of the lightbulbs were broken in the bedrooms and some guy came to fix it but couldn’t - they said they would be fixed over the weekend we were there but it wasn’t. This wasn’t a major issue as the rooms had lamps etc. however so much space in the cottage! Staff were lovely! Hot tub was ready for our arrival and given some lovely extras! Would recommend for a big group!

We had a great time at the Farmhouse!

Lots of space for the whole family to spend time together, or retreat when quiet time needed. The kitchen was well appointed- we rarely find enough cutlery and crockery for us all, but plenty was provided. The hot tub was lovely, with the added bonus of the bbq hut for changing. The kids loved the milkshake vending machine and the milk was much appreciated in coffees. The cleaning ladies were lovely and welcoming upon our arrival too. Fabulous walks in the area, though we only did the easier canal path and the viaduct with lots of rain when we visited. I’m sure we will be back to explore more in the summer!

Had a great stay over Christmas in this lovely house.

The owners added a Christmas tree so that was really nice of them. The rooms were big and spacious, all very clean. The hot tub was big and very relaxing. The only negative about the property is the showers. All three showers were only a trickle, no water pressure, we had to wash our hair in the bath each time. All in all, it was a great stay

Overall the property is beautiful and clean.

However, there were a few issues that the owners could easily rectify for future guests. None of the internal doors closed properly- which in winter meant the house was impossible to keep warm. The WiFi is horrendous, would connect for a few minutes in certain rooms but then would disconnect. Not even enough to make a FaceTime call to family at home. The beds were ok for the kids, however all adults struggled with the comfort offered in the double beds. When stripping the beds, I noticed on mine that there was 4 slats missing from the bed frame. The games room wasn’t fit for purpose, too many games tables in one room- which meant that there wasn’t adequate space to use any of them without significant manoeuvring (two of the adults are disabled so this was really difficult). The room was also too cold for the kids to play in. The pool table had a rip through the felt and there wasn’t enough balls that matched to make a game. The window in the lounge had a catch missing- this meant the window would swing open. Not ideal with 4 kids and an 8 week old baby. Couches are tired and old- making them very uncomfortable and low down making it difficult to get up and down with the baby and disabled guests. The showers are brand new and lovely to look at, but took 15 mins to warm up which was difficult with the kids. Overall we would love to come back with some changes reflected in this review as the location was beautiful and nice and peaceful. Amenities close by and staff friendly.

Had fantastic week at Abbey Farm, great location a leisurely walk into Llangollen along canal.

Hot tub well used, barbecue hut great also. Nice family friendly bar. The house had everything we needed and well equipped. Spotlessly clean throughout. All the staff were very helpful and happy to help. Booked again for next year.

The farm house was amazing from start to finish - the area and the people were friendly, the bistro did amazing food and was literally on the doorstep - was unable to get taxis but Ian who lives on the site helped us out with drop offs and pick ups to and from the main town area.

The BBQ hut on a cold evening was lovely and the kitchen was well stocked. The only thing was the electric shower in en suite had low pressure and games room wasn’t great but the main bathroom shower was excellent and we all queued for that, but wasn’t a show stopper - we’ll definitely book again in the near future

Hi.

Initially booked for the 'pool table' which was the main draw for us as a family to find it was ripped and not usable. Not happy as this was 1 of the reasons we chose the farmhouse. On asking about it we where you'd ots been removed from the pictures but no offer of compensation despite if beng a huge family celebration. Very disappointed Also booked gor 3 nights but only able to use the hot tub 2 as it became stagnant and smelly and no care was taken by staff to keep fresh

Party of 14 aged between 5 months and 77.

Accommodation was as described and we all found it very comfortable. Cleaned to a high standard and well equipped. The hot tub and garden where well used and the farmhouse was well screened from the campsite. Great views and nice local walks to suit all. The excellent weather was an added bonus

The property was very large and we really enjoyed our stay!

Staff where friendly and efficient and didn't bother us but where always around if ever needed. Facilities on site where very good, the pub and bistro where a 30 second walk from the lodge. Very useful! The rooms where as you'd expect and again very clean and tidy upon arrival. A couple of downfalls would be the shower in the main bathroom does not work. A very small trickle at best. This was mentioned to site maintenence who said they will look into it. The other en suite bathrooms where totally fine. There was a faint bad smell whenever the drains where being used (for example, someone in the shower or the sink was running water to wash some dishes/wash hands). This really didn't bother us as it clears within minutes and it's the countryside. The site is 6 minutes from the town centre where we did local activities. So this was ideal. Overall we had a very nice weekend and would definitely stay again. I'd recommend this lodge! We all had a blast!

Great house for a large group.

Positives... very clean, all bedrooms a good size, well stocked kitchen, large garden, ample parking, hot tub well-maintained, kids loved the vending machine, bar/bistro was handy. Great having an extra living room for the kids to take over. Good location on the outskirts of Llangollen close to Horseshoe Falls. Negatives... Dishwasher broken by previous occupier, cleaning lady v apologetic and provided extra tea towels and washing up liquid, even offered to wash the dishes! Water pressure a problem and showers were very erratic. Games room/pool table a waste of space, would be better as a downstairs loo and utility room.

We had a 5-night stay at this proporty from 14 to 19 July.

It was a lovely place and the location was fantastic. We highly recommend this place, although we had a few minor issues with hot/cold water supply which could have been due to high demand during the heat wave.

I booked the farmhouse for me an my friends for my birthday we had an amazing time ,lovely and clean and staff in the little pub next door were lovely

On arrival sewage pipes were blocked and this was a reoccurring issue throughout the week.

The smell was horrendous! No information pack provided. WiFi very limited. Poorly equipped kitchen and the dining room had 8 chairs not 14! Lack of kitchen utensils, fridge not adequate for 14. No rubbish facilities, we had to walk onto the campsite to dispose of our rubbish. Games room awful not as described. PlayStation leads damaged, pool table wonky and ripped, dartboard missing and no heating. Generally lots of items damaged, curtains hanging off the tab, mattress springs sticking out, bunk beds very wobbly and the main bathroom lock broken. Baby gate at the top of stairs was also broken. On the whole not a described, we were very disappointed. Such a shame as it’s a lovely property, nicely decorated and has a very nice new main bathroom.

Nice area, nice cottage and the room has got extra bed which was great, beautiful garden, nice hot tub and was a wooden room for barbecue which was great.

Absolutely loved our stay at this amazing farmhouse!

Whole place was cleaned to excellent standard. The house itself is just brilliant especially the hot tub which everyone enjoyed alot. Perfect location with short travel into Llangollen. Will definitely be returning for the next celebration.

Booked as a family break and all parties had the best time.

Facilities were as listed. Maybe the pool table was a disappointment for the kids but all in all can’t complain. Kitchen well equipped and whole house suitable for all the family including the baby. The only criticism I would have is that I wanted to book again for next year and the deposit has gone from £30 when I last booked to £400. So need to wait until after Xmas to book and may miss the dates we want. Other than that no complaints.

It was a lovely property in stunning settings but the property listing was deceiving in relation to privacy, it wasn’t clear that you were totally surrounded which was disappointing.

The dishwasher didn’t work snd there was a leak in one of the en-suite rooms a roof window had opened and there was no way to close it so the rain came straight through onto the floor. The hit tub was lovely but there weren’t any instructions available on how to use it which made it quite challenging. Overall we had a lovely stay and would consider going again.

Lovely house in a beautiful location with great facilities on site.

It needs a bit more constant attention on the finer points (dripping tap, torn duvet cover, broken pool cues, etc) to maintain it to be as good as it could be. All just minor distractions from an excellent holiday though. Would happily book again.

We thoroughly enjoyed our stay at the farmhouse and the hot tub was amazing!

The only criticisms would be that a lot of the internal doors didn't shut properly, which was an issue with us having two dogs with us. Also the garden was not as secure for the dogs as we expected - we had to make a few adjustments to the exterior fencing ourselves to keep our 6 month old labrador puppy confined. Other than that the place was brilliant, the on site Bistro was excellent and the shop extremely handy - thank you for a lovely stay!

We had a lovely time.

The staff were lovely and helpful. They are on hand whenever you need them or will give you privacy if you like. It’s not as excluded as it looks in the pictures but the Bistro and shop next door are quite handy. Great food! The house was a great size and nicely done. Not much supplied but may be due to COVID times. Be mindful that 2 rooms have to share a bathroom. The pool table is a children’s toy only. The hot tub was new and fantastic! Staff checked it daily. The bbq room was a nice extra. The garden is large and fenced but has gaps so be aware that dogs can get out. Overall we had a nice time.

The farm house is an absolutely lovely house.

The hot tub and indoor bbq hut are great. The house is spacious and very clean and had everything we needed. We booked the end cottage too as there were a few of us.

We arrived at the cottage and was surprised at the location.

From the pictures I would of thought it was in the middle of no where. There was a car park along one end and access to restaurant / reception via a wooden gate at another which had a lot of visitors being nosey. Needs a proper gate for privacy and even a higher fence so people who park cars cant just see u all in hot tub etc We also had a hot tub that we was unable to use as it wasnt at temperate. Had maintenance who thought the issue had been fixed. Replaced electrical panal the following morning. Did use hot tub but less than a handful of times due to water level continously dropping. We had to refill ourselves but with cold water which made us then have to wait for it it to warm up. We only managed twice on the sat 3pm ish and it then took till 8.45pm to warm back. Sunday morning i think it had lost all it chlorine with water top ups that when opening smelt like dirty fish tank. We called again and they came and put some in. Similar issues on sunday with topping up and heat issues. Was in it 10am. 3pm and then 9pm. We wanted to use the hot tub all weekend. This is why we chose this accommodation last summer. Was gutted. Luckily area is lovely for walks so was able to take kids away from the farm house/caravan park issues House is lovely. Except games room. Completely pointless. Table tiny. Wasn't used. Would be better as downstairs toilet facilities. Bedrooms lovely. Child gates would of been nice on the stairs with advertising as family accommodation. Still trying to sort out a refund as had to go through sykes as reception staff/owners at farm house werent able to sort there and then

The farmhouse was damp in parts and plaster peeling off walls.

Flush on the toilets broken. Very overlooked by other holidaymakers the hot tub took two days to heat up. The farmhouse needs painting from top to bottom. A downstairs cloakroom is a must. Staff very friendly and the bistro food great.

Unfortunatley the showers were a bit of a disappointment they changed from hot to cold a number of times whilst showering and also there was very little power in them.

As the house sleeps 14 people only allowing 6 in the hot tub was a little disappointing as it split the group a little when we wanted to use it as had to take in turns. I will say these are just two minor things, overall it is a great location, very clean and was perfect for what we needed. Very spacious. Would recommend staying here and we are looking at coming back next year.

Arrival. We had a minor inconvenience with the hot tub and this was rectified within 15 mins out of hours thanks to John, a hosepipe and the Bistro :) The house was clean and tidy and so spacious. Missed having a Hoover as i always clean up before leaving but had sweeping brush so task completed. The house was perfect for our group and would be immense in the summer with the huge garden and BBQ hut. The Abbey down the road was beautiful and some beautiful local walks were available on the door step. Highly recommend for families and groups

We really enjoyed our holiday at the farm house it was very clean and comfortable plenty of room for us all (13) adults and children loved the hot tub food in bistro very good really close to Llangollen which has lots of shops for all your needs.

Staff really helpful and friendly. Only negative could do with a downstairs toilet. I will defiantly go back

From the moment we arrived, the Farm House felt like home and what views there are to wake up to every morning!

There were 13 of us that stayed here for a week, and with 4 large separate rooms downstairs in addition to the large bedrooms and games room, you never felt like you were on top of each other at all. The cleanliness of the house was outstanding and there was plenty of equipment and crockery to host 14. We did have some issues with the temperature of the hot tub but the staff on the campsite were all great and acted on things immediately. The only thing that the house could probably do with is a downstairs toilet but this is minor really when you consider everything else. Would certainly recommend.

The Farmhouse is a very good spacious holiday venue .

Although I think 14 people in the house would be too many ,as seating would be a squeeze and the dining table only seated about 10 people. We were a party of 8 and we only just fitted comfortably around it. The games room was disappointing, it didn’t have any darts and no tip on one snooker cue The BBQ hut was used once with no problems. The hot tub was well used. Good large grassed area , we took a badminton net etc ,plenty of room to play. Staff were very helpful and friendly .Not quite as private as expected, we were overlooked by another cottage terrace and could be seen from The Bistro next door. In spite of the few negatives I have indicated, it was a good place to visit.

Had a fantastic weekend at the farmhouse last weekend.

It was well equipped and furnished to a high standard. We had a problem with the hot water not working in the kitchen, although this was immediately fixed. The staff couldn’t have been more helpful and friendly. Stunning views of the beautiful Welsh landscape, slightly spoilt by the view of two disused phone boxes and privacy was a bit of an issue. Llangollen village is an approx 40 minute walk from the farmhouse, well worth it though as it was very scenic, walking alongside the canal, otherwise it’s only a 5 min drive away. The farmhouse would benefit from a toilet downstairs. I would definitely recommend it and hope to return next year.

The farmhouse is amazing, lots of space and beds very comfy, fully equipped with everything we needed, lovely garden and loved the hot tub and bbq hut, also had a brilliant meal literally just feet from the house.

We had a brilliant stay at the Farm House.

Plenty of room for all of us (12). Staff were very helpful, we had a small issue with the Hot Tub but they fixed it straight away and I even left something behind that they posted back to me. Would highly recommend.

Sykes staff were really helpful and friendly, really enjoyed the whole experience.

The staff at Abbey Farm were fantastic and helped make thus surprise 60th birthday perfect. Thank you to Becky, the two Nics and John, brilliant people.

The cottage was lovely, however I was given some wrong infdormation by staff and the hot tub was set far too high so please check the temperature before you get in!

The area and scenery are beautiful, very picturesque. The farm is lovely and great with the bistro. The house is plenty big enough (in places) the lounge was too small for our party of 14 (that’s how many it sleeps) and the dining room was very very snug once all sat round. The games room was ok but could be better, maybe in the reading room which isn’t needed. The house is beautifully decorated and all furniture is wonderful, some parts here and there just maybe need a little tidy or fix (like the cupboard door in one of en-suites). Otherwise perfect place just a bit more needs doing to make it even better!! However, we will be back :) thank you.

After long days on the hills the hot tub was a god send.

More than enough space for 6 adults, 5 kids and a baby. Kitchen well equipped. Hot tub was used daily. Very warm house (I was expecting it to be a old, cold house!). Thoroughly enjoyed our stay xx

Overall the holiday home was fabulous, there were a few small points we thought could be improved.

We couldn't find any information on how to put the heating on which took a bit of working out. More info in the property general about where to get coal for the BBQ etc was needed in the guide book. We also felt that in a house that size there should be a main bathroom to general use (all the others were adjoined to bedrooms). The area between the garden and the bistro should have been fenced in with a gate (the was an open metal gate) to provide some privacy for the guests - particularly when using the hot tub. The darts in the games room were all broken and the pool cues had no tips which is very poor.

We had a fabulous stay, enjoyed every minute and would be more than happy to stay again and recommend to people!

Just some feedback on the house itself. Games room wasn’t equipped well. Had a dart board but only one dart.....can’t get much of a game going with that! We didn’t realise we needed to bring our own charcoal for the smokehouse. (Probably our own fault) Maybe 1 bag as a starter pack would be helpful. Also, and it’s not something that can be rectified really, but it’d be perfect if it had a downstairs loo. Lastly, the staff were a bit eager to get into clean, so although check out is at 10, the ladies were outside by around 9.40 and we felt we had to rush. They actually started cleaning upstairs before we left!

The Farm had a really relaxed atmosphere which we liked a lot.

There was so much to do in the local area, it was beautiful too. The Farm had been refurbished and was excellent for our needs. The BBQ hut was really good and the hot tub got plenty of use. The Bistro was also excellent and the Guinness was fantastic.

a downstairs toilet would have been handy ,the children had to dry off when they needed to spend a penny when they really didnt want to be away from the hot tub for too long.

also a bowl in the sink would have been useful.

Loved everything about it, the only recommendation I would have is to put a better barrier between the public pub bit and the hot tub as it's a bit awkward with others drinking nearby!

Customer service was brilliant though and would defo go back!

Very nice location just outside of Llangollen with very good facilities on the site.

The only negatives were the dishwasher, in major need of replacement, and the lack of soap throughout house.
