Holly Farm Cottage

This property was presented very well.

We arrived to a lovely welcome hamper which was considerate to our needs. The property itself was spacious with a lovely kitchen/diner and living room. It was just like home from home with every aspect thought about from a guests perspective. The owners themselves had great communication ensuring a smooth arrival & departure. The bedrooms again were very comfortable with a lovely walk in shower in the en-suite room. Plenty of places near by to visit. If there was one negative and it is only a small one it is situated on quite a busy road so can be a bit noisy with traffic. Would that stop me from booking this property again? No it wouldn’t but I know that wouldn’t suit everyone.

This cottage is wonderful.

It is well cared for and maintained and very comfortable. The kitchen has lots of high quality equipment and there are thoughtful touches all around the house. We enjoyed using the outside space - the table and chairs on the patio, the summer house, large bike shed and hose to clean bikes off. The communication from the owners was very good and the welcome pack thoughtful. A big bonus was being able to walk to the cliffs to see the birds. A great place to holiday.

This is one of the most comfortable cottages we've stayed in and we really enjoyed our week here.

Everything was clean, beds were very comfortable, the garden was pleasant to sit out in. The kitchen was extremely well equipped and everything was of a high standard. Cooking was very easy and had all the items we needed. It's a great location for seeing nesting birds on the cliffs, easy walk or quick drive. Sharon and Mark look after the place very well and were at hand when we needed help with an item we left behind. Communication was good. We would definitely consider a return visit. Excellent welcome pack too.

An excellent property, with everything you need for a lovely stay.

A lovely welcome pack was waiting on arrival. Good communication with the owner. The only negatives are that the hallway was dirty on arrival and there is some traffic noise. A great location for exploring the East Yorkshire coast. I would stay again.

Tastefully furnished and decorated.

Very well equipped,especially the kitchen, with good quality china, pots and pans. So helpful to have instructions for all the appliances. Our one query about the heating was dealt with immediately and satisfactorily. A very welcoming and comfortable place to stay.

This was our second stay at Holly farm cottage.

We decided to return due to the cleanliness and homeliness of the property. It is also ideally situated for exploring the local area. Attention to detail is evident in the property as soon as you walk in. Everything you could need is provided (and some extras). Excellent property.

It's a fantastically equipped cottage in a fabulous location. Loads of places to visit and things to do in the surrounding area and being able to go for a full day's walking on the coast path straight from the front door keeps us coming back. Proximity to Bempton Cliffs and the lovely puffins and gannets is an added bonus. Can't wait to return later in the year

I wouldn’t book with Sykes ever again due to them taking the deposit immediately when only so much was available and then taking g full payment a year before the actual holiday.

An amazing cottage!

Very clean and has everything you could possibly need for your stay. (We had great fun playing games from the selection available after our days out.) In the information folder, there are lots of ideas for things to do and places to eat (we tried lots of them.) The welcome pack was perfect. It was great to be able to have a cup of tea and piece of cake after a long journey. All of the other goodies were enjoyed throughout our stay

Everything about it is outstanding. The hosts have gone to great lengths to make sure visitors want for nothing. Comfy beds, superior quality appliances/crockery, linen etc. Amazing welcome pack and a lovely garden with great little summer house. Also great location for nature lovers and walkers with Bempton cliffs just up the road. Would highly recommend this cottage to anyone considering a visit to the Yorkshire coast.

The main reason for booking this cottage was to visit RSPB Bempton which we visited four times in the week.

There are lots of coastal walk nearby. Also, lots of nice beaches in the area. The cottage was exceptionally clean and comfortable with high end appliances. We would definitely book this cottage again.

Communication was excellent, the property was as described and it was a great location to get to all local tourist spots. Parking was a big bonus, as was the quiet area closeness to the train station. We appreciated the well provisioned kitchen, welcome gifts, supply of tea/coffee, comfortable beds and powerful waterfall shower in the large ensuite. The hosts were friendly, helpful and clearly care about the guests comfort and experience.

The property was spotlessly clean and came equipped with everything you could ever need.

This combined with the excellent location made it an ideal base for exploring the Yorkshire Coast. Communications from the owners from booking to arrival was excellent.

The house was immaculate and spotlessly clean on arrival.

The service from Sharon & Mark was exceptional - they even asked if there were any specific item's we'd like in the welcome pack and they responded instantly to a couple of text questions. The standard of fittings and equipment in the house was very high - quality linen and Denby crockery etc.. There was a fantastic assortment of maps, books & games etc.. We really can't think of any way Sharon & Mark could improve the experience - thanks!

This was the best holiday cottage we have ever stayed at!

From the outset it was clear that Sharon and Mark would be fantastic hosts, with excellent contact prior to arrival, even allowing for customisation of the welcome pack, which was extremely generous. On arrival Holly Farm Cottage was spotless and even better than the pictures are able to do justice to. Every detail had been carefully considered with quality and design in mind. It was truly a home from home! A great location for both coast and country, despite the poor weather we experienced, returning to this fantastic property made this a relaxing break. I cannot recommend this highly enough and am sure we will be back.

Good communication with the owners made us feel welcome. This time we used the train a couple of times for trips into Scarborough and Bridlington so we could leave the car behind.

It was a great base for travelling around the area and wonderful and comfortable to come back to after a day’s sightseeing. The cottage had everything we needed and was spotlessly clean with every amenity you would need to enjoy your stay.

Excellent spacious cottage, with everything you could need, even comfy beds which is hard to find, has excellent parking facilities which we always look for, the owners Sharon and Mark are always on hand if any probs or questions, but you wont have any, everything is perfect.

Enjoyed the area, lots to see and do, local pub White Horse does amazing meals We will be back without question.

We are frequent visitors to the east coast and have stayed in many lovely properties but this is by far the best we have holidayed in! Sharon and Mark have thought of everything you could ever need for a comfortable and enjoyable stay (the welcome pack really is above and beyond!) The cottage is spacious, decorated beautifully and IMMACULATELY clean. We could not have asked for more and cannot wait to return in the future!

Holly Farm Cottage exceeded all our expectations.

We booked fairly last minute and were lucky enough to find the property free for a few nights a week before Easter. It’s an extremely comfortable and well equipped cottage with everything you need. The beds are some of the most comfortable we have ever slept in. There is plenty of sofa space which made it really relaxing in the lounge with the log fire and smart tv. When we did manage to tear ourselves away from the cottage we really enjoyed days out in Sewerby and Beverley and had a lovely walk across the cliffs of Bempton. We recommend a drive out to Cayton to visit the Farrier with some of the best gastro pub grub we’ve ever had. Check in and check out was simple and the welcome hamper was so generous. Although Sharon was very responsive via text we didn’t need to contact her at all during our stay because everything was perfect. Highly recommended to all!

It is so homely, comfortable, clean and so very well stocked. Everything has been thought of, with clear information and instructions. The welcome pack was amazing!! We even got to sit in the wonderful summer house in the early evening sunshine. A thoroughly wonderful stay in a great location for exploring the nearby coast and cliffs. Would highly recommend.

High quality, light and bright, immaculately clean property.

Well equipped and very comfortable. I offer this info constructively: I know they're safey features and to be welcomed but knife block and under sink door were baffling as was the kitchen tap. Huge file of instructions needs simplyfying to 'how to' guides. Garden is lovely to look at but difficult to use for those with limited mobility - steep slope, slippy grass and gravel path that moves under foot.

It’s in a great location for beaches ,bird watching, and walking It’s within easy access to Bridlington,Scarborough beautiful Whitby and for a bit of retail therapy your near Hull too The cottage itself is pure luxury Sharon has thought of everything you would need and more for a great holiday Everything is of the highest quality and equipped with absolutely anything you could think of .The welcome pack left for guests is fantastic she has put thought into who will be staying at her property and if they have any allergies etc that could impact on what she puts into her welcome pack As stated before what thoughtful owners Sharon and Mark are Very approachable if you have any queries ,always at the end of a phone If your looking for luxury and indulgence BOOK this cottage I myself hope to return in the near future

The house was perfect and easily the nicest holiday home we had stayed at. Sharon and Mark have thought of everything to make your stay comfortable. Communications were clear and concise. Location wise, the house is ideal. Close to Flamborough, Filey, Bridlington, Scarborough. Lots to see and do only a short distance away.

The house is immaculate with everything we could possible have needed during our time away. The cottage is situated close to Bempton Cliffs and there is plenty to do in the local area. Lovely evening sat in the summerhouse at the tip of the garden. I’m sure we will have a 3rd visit soon

Fabulous place in a great location. Recommend the walk along Hoddy Cows Lane to Bempton RSPB Reserve. The cottage is superbly equipped, clean and comfortable. We loved the evening sunshine in the summer house and can't wait for a third visit soon.

On our arrival, the property was immaculate inside and there was an excellent welcome pack.

Having stayed at a number of holiday cottages, this welcome pack was the best I’ve ever received. The owner has thought of everything you could possibly need for your stay. We didn’t want for anything. Everything was just perfect. Lovely friendly neighbour. The summer house at the top of the garden is beautiful. The entire house and garden were extremely well presented and very clean. The two off road parking spaces were ideal. My 3 year old loved the ‘holiday house’. The safety features for toddlers like the child lock on the kitchen sink cupboard were appreciated. This is a fantastic holiday home and we didn’t want to leave! We’ll definitely be back.

We rented this cottage for a family holiday including two grandchildren under 4 years old The owners have put a lot of thought into their property and it is very well appointed with every need catered for.

Holly Farm Cottage has everything we could have wished for and more. All of its equipment is high end spec and it offers comfort in all respects. We loved the kitchen for its ease of use and the log burner in the lounge is just a bonus. Great communication from the owners who could not have been more helpful. Highly recommended not just as a cottage but also as a great location for exploring the area.

This property has been finished to a very high standard and was immaculately clean.

The living room was lovely and cosy and was so nice to light the log burner after been out on cold windy walks. We could see how the property would lend itself to been just as perfect in the summer with the garden and patio, a lovely open space guaranteed to be a sun trap again all completed to a top quality. We cooked alot in the property and found there was every cooking implement we could ever need which made it easy and a joy to do so. Location was also ideal, lovely quiet village but surrounded by loads of things to do within a few miles drive. All in all we had a fantastic week, Sharon and Mark kept us informed of all relivent information. Would highly recommend

Absolutely loved the cottage.

It was in an ideal location to catch up with family and to visit the coastal towns nearby. The owners have thought of everything and furbished the property to a very high standard and provided a fabulous welcome pack. The property was immaculate and beautifully presented. Although the weather wasn't great, it was the perfect excuse to make full use of the log burner. It was a pleasure staying there and can't wait to return!
