"I have seen previous reviews and would agree with many of the positive comments therein, which I won't repeat."
Additional positives include the beautifully soft, fluffy white towels and the small but more than adequate back courtyard, which had sunshine all day.
However, this review reflects our concerns regarding value for money. We expected a higher standard of comfort, information, facilities and maintenance for the amount we paid.
On arrival, there was nowhere to park our three cars. One was finally placed at the top of the road, one was parked on another street a five-minute walk away, while the other had to be parked in a local car park overnight at a cost to ourselves. This was a pattern repeated to some extent during the week. There was no mention of this potential difficulty when I booked the house.
Within the house there was no information about such things as how to get hot water for some of the bathrooms, resulting in cold showers for some; refuse collection times; manuals for equipment; or local area information such as shop closing times.
While it was reasonably comfortable, some beds were uncomfortable, with a hollowed mattress in one room and a thin mattress in another through which the bed boards could be felt. There were no spare sheets available as an option for very hot nights. The dining room chairs were uncomfortable to sit on for any length of time, and some were very rickety.
Some bedroom doors did not fasten. On a windy night, one door was banging and had to be held closed with a cushion on the floor. One of the knobs on the hob was indicating 'off' when it clearly was not, and the integrated dishwasher had no front. The inner kitchen door handle fell off, effectively locking people out of the rest of the house and requiring urgent repair.
Additional towels and tea towels in the kitchen would have been useful. The furniture in the garden was comfortable, but the glass-top tables were in need of some attention.
In a number of rooms, paint was peeling off the walls and in some showers there appeared to be signs of mould. A warning about the seagull chorus throughout the night would also have been useful.
Despite these negatives, we nonetheless had a pleasant and comfortable stay at All Seasons.

"Amazing stay here, everywhere bedroom has en-suit, lovely and clean, love decor."
Very spacious. Kitchen has everything needed, enough of everything and the plates/table wear very nice. Excellent location, would highly recommend for many reasons especially if staying in cooking on an evening and sitting together perfect for getting family or friends together.
Thanks Hilary. Lovely to hear you had such a great stay at All Seasons. Glad you'd recommend it, and we'd be happy to welcome you back again!

"The property was just right to house 5 families and a dog."
We had a fantastic time catching up with friends and the children loved having a breakout lounge.
There were a few wrappers and bits of half eaten food found behind furniture (from previous visitors) which was a bit of a shame because if it hadn’t been for that it would have been perfect.
Thanks Emma. Glad you had such a great time at All Seasons. Sorry about the bits of food and rubbish you found, and thanks for letting us know - we'll make sure this is picked up with the cleaning team. Thanks again!

"The house was comfy and spacious with plenty of crockery and utensils."
Unfortunately we couldn’t use the hot tub as there was a broken pipe at bottom the tub making it smell. Plus the first floor bedroom shower, at the top of the stairs, didn’t have any hot water. The front door was too narrow for a buggy and the other side bolts too stiff to open
Thanks Gill. Glad you found All Seasons comfortable and spacious. Sorry you had a few issues during your stay, particularly with the hot tub and shower. We'll get these checked, and we'll also take a look at the front door access. Thanks again for the feedback!

"The holiday home is lovely and in a fantastic location ,very clean and plenty of room for everyone ."
Would have helped to have a guide book regarding bin collection day ,doctors phone numbers in case of emergencies etc and if we needed to strip the beds before departing, and a visitors book to write any small problems eg shower fixture broken when we arrived in one of the en-suite and water taking a long time to warm up in some of the sinks ,blocked drains which meant sometimes a bit smelly .This obviously has been going on a while but nobody had anywhere to write it down .However this wouldn’t stop us returning as these are only very minor problems .The house is beautiful and enormous for a large group of family and friends and has everything you need .Downstairs bedroom is great for anyone with mobility issues, and Filey of course is such a pretty little seaside resort and the local people so friendly .would highly recommend.
Thanks Caroline. Glad you enjoyed your stay at All Seasons and that you'd consider coming back. Thanks for the suggestions too - we'll have a look at the information provided and the maintenance points you mentioned. Thanks again for the recommendation!

"Great property for a big group of adults, infants and dogs."
Kitchen well kitted out with good quality appliances.
All 7 bedrooms very well sized with comfortable beds and quality bedding.
Two well sized lounge rooms easily accommodating all the guests.
Location very central for the town and very close to the beach front.
Lots of nearby parking though, as it was Easter weekend, spaces were in short supply. Car park (£10 per 24hrs) nearby if spaces not available.
Would definitely recommend for a big group of couples getting together.
Thanks Stephen. Great to hear All Seasons was a good fit for your group and that you'd recommend it. Glad the location worked well too, and thanks again for your feedback!

"Since returning home from the All Seasons in Filey I have already recommended this property to several of my friends & work colleagues."
The property is as described and very spacious. Fabulous for a family get together. Beds are comfortable & added bonus every bedroom ensuite. Parking on the street which is helpful. Probably be busier in peak times. The house is in a great location, very close to the beach & town for all amenities. Would definitely stay again. Communication with the owners Alex & Amber excellent too. Cannot wait to return. Thank you.

"Eleven of us of various ages felt at home, especially as there was plenty of space for all."
The younger ones had a lounge to themselves so adults could relax completely and enjoy a glass or two in peace. Meal times were a breeze, as the dining room had plenty of space for all, along with a fully equipped kitchen, crockery and glasses for every requirement. Every bedroom was spacious and had an ensuite, very convenient with so many of us staying. Easy to walk to the town centre, so cars not needed. To cap it all, a hot tub to relax after a busy day.
