Fantastic home, very comfy and clean.

Beautiful quiet private location which made sitting out in the hot tub wonderfully relaxing. Had everything we needed, would certainly recommend.

The place was spotless, cozy, and had all the comforts we needed for a relaxing weekend. The host was welcoming, responsive, and added thoughtful touches that made our visit feel extra special. The setting was peaceful and perfect for a getaway. We would absolutely stay here again and highly recommend it to others!

WOW, this place is an absolute gem of a find.

The location was perfect for us, tucked away behind the farm with so many walking options on the doorstop. Superb homemade cakes on arrival, so good that we bought more almost every day. Carole left Gluten free cakes for my husband who has Coeliacs Disease & he said they were the best he’s had. The brownie, in his words, was something else (that’s how good it was). Wonderful private & enclosed garden with fabulous views across the field. Everything has been thought of, it really is like a home from home. The kitchen has been equipped to the max. Glasses for all occasions, cups & mugs, crockery & cutlery for all plus spare, there was a slow cooker & top notch air fryer as well as the standard kitchen oven. Dishwasher & cleaning tablets. Washing machine, tumble dryer & laundry capsules. Shower gel & hand wash in every bathroom. Plenty of Blankets for snuggling on the really comfy sofa. Blankets, towels & bedding supplies for the dog. The beds were the best we have ever slept in at a holiday home, so unbelievably comfortable & the bedding was superior quality. Carole & Tim are top notch hosts, we were lucky enough to time it right & meet them both on arrival. Great local recommendations from them both, always stopped to chat if we saw them when we were arriving or leaving the Sycamores. Local pub The Cross Keys was excellent, staff were so welcoming & the food was exceptional with plenty of gluten free options. We were a party of 6. My parents, who are in their late 70’s & both have limited mobility, slept in the ground floor double with en suite. They were lost for words, their bedroom had so much storage, TV on the wall, great view of the garden. Their en suite was almost as big as the bedroom with everything they could need & even more storage. Our sons, 15 & 12, slept in the twin room with use of the separate bathroom, again everything that they needed was there & their room looked out onto the back garden also. Myself & my husband slept in the upstairs double with en suite. So much space, fabulous storage (more than is shown in the online photos, there is a double wardrobe & chest of drawers), lots of blankets, cushions, chaise longue & TV. This was our first visit here but we will definitely be back again next year.

Beautiful property, had a fabulous weeks stay.

Very well equipped and beds very comfortable, welcome cakes were delicious too. Relaxing evenings spent in the hot tub. The only issue we had was locking the front door, takes a few attempts before eventually locking.

The cottage was fantastic.

It was very comfortable and had everything you could need. It was really peaceful and the garden was lovely too. Watching the birds on the feeders was great, especially seeing a woodpecker. I even heard an owl early on one morning. Seeing the horses, sheep, goats, etc, was good too. We really enjoyed the hot tub, especially having the lights on when it was getting dark. Arriving to a box of cakes was a lovely welcome treat, and they were delicious. I'd definitely return to the cottage in the future and would recommend it to anyone. A big thanks to Tim and Carole for a lovely stay.

This is the 3rd time we have stayed here in 2 years, lovely house with 3 bedrooms 2 of which are massive.

We love the massive back garden were we spent most of our time either soaking up the sun or in the sun house when it was a bit cooler. The owners live next door if you have any issues but otherwise they don't bother you. They also have horses, sheep goats and some other small animals which the children loved to go and see. And if that isn't enough they have a hot tub.

Loved our stay at the property and would love to stay there again.

Had a lovely holiday at the Sycamores.

The house was comfortable, well equipped, the beds good and rooms nicely decorated. We enjoyed the cakes left for us, a lovely treat. Unfortunately the garden was not fully enclosed, our small dog could get out and we were invaded by a flock of sheep in the garden!

What a fabulous cottage.

Had absolutely everything you could need. Only sorry we didn't get to enjoy for long as hubby took ill and we had to return home after less than 2 days. We really hope to get to go back after he is fully recovered from his operations. The owners were very friendly and helpful.

Our second visit here and although we love the place, it actually wasn’t as clean or as well maintained as last time: the grill pan was filthy, the upstairs bathroom plug sticks and is difficult to pull up, some cushion covers in the sitting room need a wash and the paintwork is a little worn in places.

Might sound like nit picking just not the same standard as last year.

Cottage was exceptionally clean and well prepared.

The hosts very friendly and helpful. Would certainly recommend this to anyone and would love to come back again. Overall a very enjoyable stay.

I loved watching the well cared for funny farm animals ( the goats where my fave) The hot tub was perfect and well maintained, the property is clean homely and well looked after . We loved the heated roundhouse . The cakes where amazing , thank you . We shall be back

There is nothing to fault..exceeded expectations. So quiet and peaceful and wonderful chill time at night in the hot tub. Hosts very friendly and loved the cakes left for us. A must to visit the tearooms in Eppleby.

The house was very clean, well equipped, and the beds were super comfy! Very peaceful location, and friendly, responsive communication with the owners. The hot tub was lovely & private, a great way to relax after a day out exploring. We would definitely recommend!!

We are so impressed how spotlessly clean the accommodation was on our arrival and really enjoyed using the new hybrid BBQ. Another great holiday.

We would definitely stay here again. This has everything that we were looking for and more, the fact that we could also bring our small dog was great! The property is very well looked after, and spotlessly clean. The whole family really enjoyed their stay at The Sycamores, the beds were super comfortable, the facilities and amenities were great, and the added bonus of the hot tub was amazing! We had a wonderful stay here, the house was stunning, the owners were kind and it was so quiet and peaceful.

My children (as did we all) loved the horses in the field along side the house and we thought it was wonderful to chill in the hot tub at night and relax quietly in the garden. Totally recommend. The only thing was my children were quite scared of the dogs (next door property) as they had very loud barks which made them a little scared to walk through the drive way. A little greet with them to start with to show they are softies would be recommended

Had a wonderful time here, the place is immaculate, the owners are lovely even leaving a box of cakes on arrival.

We have just returned from a weeks stay at the sycamore’s.

A family of 4 with youngest being 3 years old. The hosts were friendly and helpful, the property it’s large, comfortable and immaculately maintained with everything you might need for your stay. The garden is beautiful ideal for nights in the hot tub, or by the fire pit, or cards in the beautiful ridged gazebo (even when the weather isn’t great). Ideally located for exploring both the Yorkshire mores and dales. Situated on a beautiful small holding with the animals being very friendly and both children loved seeing the animals. I would highly recommend this letting whatever you might be looking for an active or relaxing break. With a large farm shop less the 6 minutes drive and a Tesco’s that you can click and collect from 15 minutes away. I would highly recommend booking here, thank you Tim and Carol for a lovely break !

This is a fantastic cottage in a lovely setting .

The owners take great pride in providing a wonderful holiday home.The interior is everything you would want it to be, spotless on arrival and surrounded by a beautifully landscaped garden.The hot tub and heated roundhouse just add to the pleasure of staying at The Sycamores as are the lovely cakes which are provided on arrival .This was our third stay and we will be back!!

This is probably one of the nicest properties that we have ever stayed in, if somebody said what was not so good, I would probably have said that my stay was just too short, Tim and Caroline were great, as well as the little extras, that we were so grateful for, just a lovely peaceful stay, and so grateful to the owners for allowing people into their holiday home for a holiday.

We had an amazing stay here; it was home from home and very well equipped with everything you could possibly need.

Made to feel very welcome and loved waking up to the animal's and the beautiful surrounding. The beds were super comfy and slept in every day. We will defiantly be returning.

Clean on arrival with some lovely cakes, it’s the little things that makes this place so special, extra towels, shower gel, toilet rolls, hot tub & jacuzzi bath, also the meals they can provide which are excellent & at a very reasonable price. Will definitely return as this is one of the best places we have ever stayed.

when we arrived there was a smell of a cleaning product which was comforting until we discovered that it was not cleaning a cleaning product but cat urine which was very unpleasant as time went on which forced us tio leave early as my daughter and grand children were starting to feel ill with the smell.

The oven was not working as it should ( 2 hours to heat a precooked lasagne ?) The hot tub lights did not work correctly making the steps up to the tub hard to negotiate. There was dog dirt or cat dirt in the lawns The owners offered us a small sum as compensation. or a free stay later but we could not accept due to family commitments. All in all it spoilt my wife's 70th birthday celebrations

Fabulous holiday home ; the owners have thought of everything.

We really appreciated the heavenly cakes, all the extra toiletries and more than enough loo roll to last the week. Beds are extremely comfortable and the hot tub is great. It was our second visit to the Sycamores, we will be back soon . Happy to recommend this five star ⭐️ property to anyone.

Very spacious house, lovely enclosed garden for our dog & hot tub makes the house perfect, owners very friendly who don’t bother you. I can honestly say that The Sycamores is the best place we have stayed in with Sykes as we book with them every year. Already booked to come back next year. Also so much to do in the area, Barnard Castle, Richmond, Raby castle & lots of beautiful walks within 30 minutes. Thanks for a great holiday.

We had an amazing week, this was our 2nd visit and we just love it here.

Has gor everything a family needs and could want. Great location, seeing the horses, sheep, goats, ducks and chickens on the farm everyday was lovely. Our dog loves it here to. It has an amazing little field behind to let the dog run about on days when you just don't want to go walking. We will definitely be back.

What a fantastic property, large spacious rooms.

Clean and well equipped. Beautiful garden and farm round side of house. Lovely animals trotting around. Horses, chickens, ducks, sheep, goats....such a glorious setting. Owners were lovely, helpful and approachable. This holiday home was absolutely first class.

We all absolutely loved our stay at the Sycamores, it was a real home from home with plenty of space and everything provided that you could want, with a beautiful outlook from any window, we really enjoyed looking out the window to see the beautiful horses, sheep ducks etc really felt relaxing and didn’t want to leave.

The hot tub was one of the best ones we have had, possibly could do with some hooks to hang towels etc and some sort of cover for certain times of year as our weather wasn’t the best but didn’t spoil our holiday .would highly recommend and would love to go back and explore more.

We enjoyed our week at The Sycamores.

Lovely quiet location but with a couple of good pubs for food nearby. (Cross Keys in Eppleby, Brownlow Arms in Caldwell, The Fox Hole at Piercebridge and The White Swan at Gilling West). The accommodation was very comfortable. Beds were probably the comfiest we have had away from home. There was plenty of space for two couples and the hot tub and garden were both lovely. Showers and jacuzzi bath worked perfectly. We enjoyed having a cuppa in the garden roundhouse. The cakes on arrival were a nice touch and the quiche we bought from the owners to take away on the last day was delicious. It’s worth bringing essentials like milk and bread with you as the little shop in the village was closed when we arrived on Good Friday and the A66 was very busy so we were unable to access another farm shop or supermarket on that day (it may well be easier when not a bank holiday though). Our favourite days out were Forbidden Corner and Middleham, Barnard Castle and the Bowes Museum plus Newby House Gardens for the dolls house enthusiast in our party (it is a nice place to visit anyway though).

An exceptional cottage, with a home from home feeling.

Hosts very friendly and helpful. Everything about the cottage was wonderful, cosy living room, comfy beds, fully equipped kitchen, bathrooms very clean. Lovely established gardens, with a lovely sitting area. Garden secure for the dogs to wonder around. We all loved the hot tub. Hopefully we will be back to explore more of scenic Yorkshire.

Its a brilliant cottage. Tim,carole and the lovely lady who works with them ( didn't get her name ) could not do enough for us. We made full use of the meals that Carole made and delivered to the door. Lovely meals and plenty of them. 2 great pubs,dog friendly,great food and just a walk away. Very friendly people in the area always a warm welcome . Fabulous week. Can't speak highly enough.

What a gem of a place!

Lovely and quiet, lovely walks on your doorstep. The cottage is large and everyone had their own space. Used the hot tub loads. Lots of animals around and mostly friendly. Ideal base for what we wanted. Lots of parking also. The cottage was well equipped and also lots of lovely blankets, not that we needed them as heating was brilliant. Fabulous selection of cakes on arrival! Can’t wait to be back again!

Excellent property.

The roulade was delicious. The Xmas trimmings were fantastic. Couldn’t fault anything about our stay. Would highly recommend to anyone. If I was to book again I would book a summer break so I could make more use of the garden and hot tub.

This is no ordinary cottage it is the top of its game,so many extras the kitchen was stocked to the brim with everything you could possibly need. Lovely toiletries in bathrooms. Board games for kids and adults. The list is endless. The garden was fab trees laden with apples which we fed to the horses and goats every day.special mention to the running ducks as they made me laugh never seen them before so cute.Tim and his family were fantastic,on hand for local info and never intrusive.make use of the food service they provide as lovely meals delivered to the door prices very good. We had a fantastic family holiday and can't speak highly enough of this lovely cottage with great walks for the dogs and brilliant location for surrounding village and Richmond. Thanks guys you are top class x

What a great week away in a lovely property

An oasis of peace and calm The Sycamores is situated in a peaceful haven.

Garden is beautiful and well equipped. Cottage is well furnished with comfortable beds and soft furnishings. Having 3 bathrooms is ideal for a family. A couple of small problems which were dealt with immediately by the owners who live close by but don’t intrude. Lovely welcome pack of cakes supplied by Rosas Sweet Boutique which were delicious. This is a beautiful cottage.

Everything you need is provided. There are fluffy blankets if the weather is cold. This was our second visit here, we have been in the winter and summer now. and I’m sure we will come again. It’s very private, the hot tub is fab. The garden is beautiful and lovely to sit out on sunny days. All the rooms are very spacious. We visited Fountains Abbey in Ripon and the workhouse museum which our 10 year old loved. I would definitely recommend a visit here.

!Such a lovely place for a holiday and it doesn’t surprise me at all that when you read the cottage visitors book so many people rebook or plan to come back again.Inside the cottage is all you would ever want ,clean spacious bedrooms and bathrooms to go with a lovely kitchen and main living room.That’s before you venture outside to the hot tub and the heated round house which are set amongst a fantastic well maintained garden.You only need to look at the photos of the cottage which certainly tempted us to book for our first visit in 2021 ,and as a few have said certainly don’t do this wonderful place justice.Thankyou once again Carole and Tim for a fantastic family holiday and we will see you again soon.

Tim and carol are lovely hosts, very helpful but non intrusive.

The cottage itself is absolutely beautiful, well laid out, well thought out, and just about everything you need for a relaxing family holiday. If anything the photos on the website don’t do it justice, it’s definitely a cottage we will revisit in the future.

We loved our stay at sycamores even though the place is remote and my dad wanted his daily paper which he couldn't get without a 7/8 mile drive (he's a creature of habit)we loved the peacefulness of the place the animals the garden with all the beautiful plants the folly in the garden with the heater which meant we could sit out even when it was chilly and the hot tub was brilliant we used it daily lovely friendly owners there really is nothing bad to say about the sycamores

Spacious with everything that you could need for a very comfortable stay. Jacuzzi bath and hot tub a definite bonus. Would highly recommend for a comfortable stay in a beautiful area of the UK

Outstanding property every need catered for.

Beautiful garden with hot tub and heated roundhouse for outdoor dining. The property is next to a farm where the owners live and nothing is too much trouble for them. The children loved the animals especially the horses. A great place for a family of six.

The best family weekend getaway ever started on arrival at this beautiful cottage and gardens.

It has the wow factor immediately you set eyes on the delightful garden and the view over the surrounding fields. The house was warm and comfortable with plenty of room for everybody. All the facilities in the kitchen and bathrooms were top of the range and everything was included, even down to the little touches like soap dispensers and shower gel in the bathrooms. Dining in the summerhouse was amazing for a cool April evening, thanks to the built in heater. Everyone loved the hot tub and it was used every day. The local shop and pub's were amazing too, with no need to travel for miles to re-stock the fridge & get fed and watered in style at some amazing pubs. The owners live nearby and it was reassuring if we needed any support or advice they were near to hand and they were welcoming but inobtrusive and left us to our own devices throughout. A great find!!!

Had a wonderful week in this beautiful cottage seen both sides of the Yorkshire weather it was 17 degrees one day then dropped to 3 degrees with snow but it didn’t stop us enjoying ourselves, we enjoyed watching all the animals especially the goats and horses, we ordered a meal thru the owners for our wedding anniversary and it was absolutely wonderful and delicious delivered to our door, this is our second time of staying at this cottage hopefully we will stop again and next time order more meals from them making it a real rest from cooking as you had plenty to chose from the menu at a reasonable cost, what else can we say we loved it.

Great cottage, lots of space.

Good facilities, the outdoor dining hut was used in February. Nice large garden. Main bedroom and en-suite are huge. Very comfy bed. Walkable Local pub is closed, looks like undergoing renovation. We ate out at the Crown Inn (DL22RF) who did a great Sunday lunch. We also had city restaurant standard food at Brownlow Arms (DL11 7QH). Both recommended.

We had a fantastic family get-together at The Sycamores and will definitely return in the future.

It is a superb holiday cottage, very well equipped and the owners have thought of every detail to ensure their guests have a relaxing stay. There was even a complimentary, delicious cake on our arrival! Whilst the cottage is very spacious, it is still cosy and very comfortable. It was also very clean. The cottage is in a lovely, peaceful setting with a beautiful garden. Even though it was a chilly and blustery January, we still managed to enjoy the garden and some of us even managed the hot tub! The owners live nearby, yet we were very private and nothing was too much trouble if we asked for help. We really appreciated them helping us sort a local garage to fix our car. A truly exceptional break - thanks so much Tim and Carole.

Owners meals excellent value with lots of choice. Just 1 very small point we love a teapot so much nicer for that early morning cuppa

So glad we spent Christmas at the Sycamores, this really is worth the money.

You can comfortably have three couple stay, we were 4 adults , 2 kids, a baby and a dog and there was plenty of space. The bedrooms are huge and the the two largest include a large en-suite and smart TV.s. the hot tub is a great luxury and is very private tucked away at the front of the cottage. The large garden includes a covered seating area with heater and a fire pit, we didn't make use of this due to the weather unfortunately. The cottage is up a private drive away from passing traffic . Can't fault the owners, we were left to our own devices but when needed Tim replied promptly. We would definitely stay again if we can find availability. 10/10

The house was clean and tidy, with a welcome box of cakes which where delicious, it is very quiet and peaceful really nice place to unwind and relax, a great location for some lovely walks and visiting very nice historic landmarks, owners right nextdoor you drive through there property to access where your staying, ducks ,hens and two nice dogs running around, and the odd horse now and then when it gets out the field but friendly too,if you get the weather garden is a lovely place to sit or unwind in the hot tub .

Maybe a bigger toaster ,as its only a 2 slice toaster, with 4 people it takes a while and a larger tv in the main sitting room ,but definitely not a put off ,would go back tomorrow,

Had a lovely time cottage inside and out brilliant very spacious and surrounding gardens peaceful ,even weather was good.

Owners very helpful and lent us a extension lead in order to charge my sister's hybrid car. Only negative for my elderly Mum was shower base trays on ground floor too high to negotiate. Unfortunately the only shower that had a lower base tray was upstairs and she was unable to manage the stairs. That said, we would certainly book again and look to buy some kind of step aid to bring the next time.

Absolutely amazing property.

The kids absolutely loved staying next to the farm, lots of animals to meet and greet everyday. The Sycamores is beautiful, had everything we needed and more, and very spacious inside and out. Owners were nearby, very friendly, approachable and excellent cooks! Location is perfect for lovely walks nearby and many things to do and explore for the kids in the Dales. Would definitely recommend and would definitely stay again. Thank you again Tim and Carol.

As we are in the UK, it would be worthwhile considering a tumble dryer.

This cottage is an absolute gem,it certainly exceeded our expectations.

We could not fault any aspect of The Sycamores .The heated roundhouse is a fantastic setting for having meals ,evening drinks or even just to chill out and have quality family time.The hot tub was regularly used during our stay by the whole family.Inside the cottage was spotless and we loved the welcome cake box that Tim and Carole gave us .Thankyou for a lovely holiday and the greatest compliment I can give Tim and Carole is that I have without any hesitation booked The Sycamores for a week next summer.

The cottage was very well equipped.

It is very comfortable and spacious. The garden is a delight. The hot tub is a feature we use all the time. The hosts were very helpful and meals of an excellent quality were available. The location was quiet and rural. we had an excellent stay and can highly recommend this property.

Very quiet and peaceful. Everything without exception was the highest standard. Will be booking to go again next year. If you need a holiday that will squash all your stress from the past year then this is the place to go. Hope you enjoy your holiday at Sycamore as much as we did.

What a wonderful cottage this is!

Spacious, comfortable, warm & clean. Beautiful, well maintained garden with a fabulous heated and weatherproof ‘Roundhouse’ which seats up to 8 people. Perfect for my family to meet on an inclement afternoon. The snug with the recliner chairs was a favourite spot to enjoy the morning sunshine whilst reading a book. I also loved the electric log effect fire, which gave out plenty of heat, making the evenings very cosy indeed. So many added extras, such as the welcome cakes on arrival, the basket of doggy accessories, the private paddock at the rear of the garden for walking the dog, meals available to buy direct from the owners’ catering business, the private and secluded hot tub all make this a wonderful place to stay.

The Sycamores is a fantastic holiday cottage with everything necessary to make your holiday as comfortable as possible.

It is in a beautiful , peaceful setting with a lovely garden. The owners live nearby and offer a meal delivery service which is amazing.

Arrived to a stunning cottage, it was a well equipped home from home, the gardens with the wooden gazebo & hot tub where truly fantastic & enjoyed by all, it was lovely to sit and watch the wildlife we had squirrels, chickens, rabbits & pheasants all visit the garden every day , would highly recommend this outstanding cottage & hopefully we will return next year

The was an excellent cottage and nothing was too much trouble for the owners Tim and Carole.

Both the house and the cottage were beautiful. It was a delight to be able to sit in such a lovely, colourful and well kept garden. We also enjoyed the visits from the hens which were very tame and Carole showed newly born lambs triplets. When called, the horses in the adjoining paddock came to the fence to say hello. Carole and Tim also have a catering business and their Sunday lunches are superb. Lovely, quality ingredients which were beautifully cooked. We would encourage all visitors to try their food.

One of the major + of this property, particularly during covid restrictions, was the option of the cottage owners providing takeaway meals.

The food was exceptional value and of wonderful quality. The property itself, is well equipped, comfortable and spacious. My one reservation was, that the once beautiful garden, was unkempt and in need of TLC. If this is allowed to continue the property will loose its appeal, as the heated garden construction is a wonderful place for pre dinner, or in deed anytime drinks!! The garden surrounding this however does need attention. But guess what, we've booked The Sycamores again for next year!

We had a lovely week, really enjoyed staying at the Sycamores, it was very clean and comfortable we even had our groceries delivered by Tesco, our dog made friends with the owners dogs and it was great to get up in the morning and see the horses in the paddock we can’t wait to stay there again the homemade cakes were absolutely delicious.

The owners were caterers , made us an amazing meal.

We have had a fantastic stay at the Sycamores from the moment we arrived the owner welcomed us, the cottage is well presented throughout.

Once we had settled the owner called round to tell us about the meals they do, we agreed to have Sunday lunch which was fantastic the Vension is well recommended. We spent most of our time on an evening in the Round House which is a great feature, its also great for walking the dog through the paddock at the back of the garden, we visited some lovely places including Thorp Perrow in Bedale, Fountains Abbey in Ripon. The local Pub in Caldwell Brownlow Arms is also worth a visit, this cottage is definitely worth another visit in the future

This cottage is a real gem!

So spacious, clean and equipped with everything you could possibly need! Beautiful garden and heated round house made this cottage unique. I agree with another review that the pictures do not do it justice! Location wise it is ideal for many varied days out all within an hours drive in all directions. Fabulous family holiday wouldn't hesitate to recommend.

Loved the cottage, it was exactly as shown in the pictures on your website.

Sometimes the pictures make rooms look bigger etc, that was not the case here, it was perfect. We are discussing another break early next year and will probably be booking this cottage again.

Beautifully presented with everything you could possibly need for your stay. The cottage is presented to a very high standard with beautiful garden to enjoy with the added extra of a heated round house which is perfect for dining outdoors as a family/group.
