Lovely, cosy, stay over Christmas.

Generally well-equipped kitchen, but another saucepan would have been helpful when cooking the Christmas lunch! Property clean, comfortable and in a good location. Would definitely like to stay again.

What a beautiful modern property, the decor throughout is excellent and Jeanette is a great host, she was very responsive and extremely helpful and we would certainly return to this dog friendly property which is located centrally in Guisborough.

We had a great stay at Roseberry House.

The house was clean and had everything needed to cook and do some washing if needed. We found the beds very comfortable and the welcome pack and milk was much appreciated. The cottage was central and we didn't find it too noisy except around closing time for the spoons across the road but saying that there is a bus stop outside and any noise only lasted until the bus came, that being said we did have our windows open and given the location you'd be foolish not to expect a small amount of noise however it didn't spoil our holiday. Due to the location we couldn't believe the massive amount of takeaways either within walking distance or a short drive and being on holiday tried a lot but wouldn't like that temptation daily lol but great for holiday non cooking. Oh and I almost forgot that Jeanette offered us more towels and sheets which was very nice and thoughtful. We would not hesitate to recommend a holiday there.

Fabulous house, modern, comfortable and well located in the town centre.

We could walk easily to the town’s many supermarkets, wine bars and shops. We visited Redcar, Marske by the Sea, Saltburn, and Beamish. A great property for a family get together during half term.

Added bonus of car parking in Guisborough, although a little tight. Ideally located. We enjoyed our stay and would use this property again.

As usual the cottage was clean and welcoming always well equipped and the Xmas tree was a nice touch.

There was a bit of trouble with the heating, this was quickly resolved by Jeanette. One of our dogs hurt his leg and she was quick to recommend a vetinary practice. The cottage is ideally placed for shopping and any takeaway you fancy. We will definitely recommend and we will be returning.

The shower was blocked when we tried to use it had to unblock and overflow on sink was very very dirty /also the add dose not say the garden is not attached to the property and is in need of TLC , the pictures show different seating in living room Less then shown in pictures, also we had a problem parking at the back as other cars were parked there during the day , a bit of TLC all round the property would not go a miss

Property was spotless.

It was well equipped and had a lovely kitchen and bathroom. Beds were very comfortable. Welcome pack was excellent and lots of extras such as shampoo, body wash etc. provided. As previously mentioned parking is provided to the rear of the property and although it is a tight space once you get used to it it is fine. The garden is in a padlocked area through the car park and has garden furniture in it and a washing line. At the back door there is an area which is enclosed with a metal gate which was ideal for us that our dog did not escape into the car park when the back door was opened. Can highly recommend this property.

If we were town folk this property would have got 5 stars, but we live in the middle of nowhere and it was a little too noisy for us.

But if you are used to traffic noise then it would be the perfect stay. The housevitself was beautiful and clean and local to lots of shops. The little welcome basket was a lovely suprise.

It felt like home as soon as we entered the cottage, it looked very clean, tidy and well maintained.

There was a lovely welcome pack, toiletries in the bathroom and the bedding and towels were spotless, the cottage was warm and cosy even though the weather was a little chilly in the evenings, we were still warm. The facilities and equipment in the kitchen was well thought out and the downstairs wc was a bonus, we thoroughly enjoyed our stay both dogs and humans, the gated garden was a bonus for the dogs and would be lovely to sit and read in when the weather improves, lovely view of Roseberry Top. We are planning to return later in the year, maybe for 2 weeks. Parking was a bonus at rear of cottage although a little tight. We would recommend this accommodation.

Roseberry House is an excellent property and extremely well appointed.

I don’t think I’ve stayed in another rental property that was so well equipped. Jeanette, the owner, was extremely helpful. We had a slight incident in that the power mains tripped out on our last day. Jeanette was round in minutes to get it sorted out for us. The only other feedback that I would add is that the stairs in the property are steep! The parking at the rear of the property is also quite tight as it is a shared drive. Fine when no other cars are parked but rather a sharp turn in with not much room for manoeuvre when the other half of the drive is occupied. We had a fantastic stay and it was great to have such a central property with shops and facilities all very nearby. We would highly recommend Roseberry House and hope to come back one day.

The host were great and we also found a great Chinese restaurant and takeaway called Welcome In. The property was spotless and a great size

We are a family of 6 with 4 children aged 12 down to 3.

We wanted a base in the area to visit family and this did not disappoint. The house was lovely . Really comfortable and the space well thought out . There was more than enough space for all of us and any family that visited . Its location was perfect for the High Street. It’s a lovely little street to potter along with enough shops and cafes to keep everyone entertained. I was worried initially as it’s opposite the large Wetherspoons but we heard nothing . It was so quiet and having a Spoons opposite for breakfast was a bonus ! Its proximity to both the beach and the woods was ideal and I loved the short walk to see the Priory. My only negative would be the garden. There is a small space but it isn’t attached to the property so you can’t just throw the doors open and chuck the kids out. This is me stretching for a negative though ! It’s a lovely space and more than I’d expect on a terrace in the centre of town.

Roseberry House was prefect.

Very clean and comfortable. Care had been taken for humans and dogs. So thank you. It is in a wonderful location and we had a lovely break.

Gorgeous house/cottage in a good location, local supermarkets nearby, pub across the road.

We went to the beach which was a 15 minute drive. House was clean, came with a lovely little welcome basket for the humans and the doggos - made it that much easier we could bring our dogs with us!

Stayed at Roseberry house with my two teenage sons my elderly parents and three small dogs.

The house is immaculate clean, modern in design and has everything you could possibly need or want. The extra touches such as the welcome basket , the beautiful bedding and the large fluffy towels were just fabulous. The house is ideally located in a lovely town with shops, coffee shops, pubs, market stalls, supermarkets and dog walking facilities on the doorstep. Days out to tourist destinations such as Whitby, Saltburn on sea, Robin Hood’s Bay, Staithes are within a thirty minute drive. Guisburugh Forrest is also a lovely walk. The only downsides for us, which is of no fault to the owners but just the style of the property. This is a beautiful large town house and I hadn’t taken in to account the size of the staircase, it’s very tall ! Possibly not suitable for people with joint or mobility issues as we found out with my elderly father. The other down side which again can’t be helped is that the gorgeous little back garden is not attached to the back door. It is separate, you need to cross the shared driveway to access it. There is however a very large gate at the back door so dogs and small children can’t run out on to the driveway and the road but I found this a little awkward. We had a very comfortable stay at Roseberry house and I would certainly recommend this residence as a great place to stay. Thankyou very much to the owners for creating such a comfortable and lovely holiday home.

The house was perfect for our stay.

There was a problem with the shower on the first morning. The owner’s response was to arrange for the fitting of a new shower the same day and the job was completed within 6 hours. Excellent service, just doesn’t get any better than that.

We live nearby and moved in for a week whilst building work was going on at our home.

We had an excellent stay. Great communication with the owner (who we didn’t actually meet). There was a lovely welcome pack and a he house was very well equipped. As we live in Guisborough we can warmly recommend the area to prospective visitors. The house is very well located for all Guisborough’s facilities and there is easy access to our lovely Priory, the North York Moors, the Esk Valley and coastal resorts such as Whitby and Saltburn. Highly recommended.

We had the most wonderful 7 night stay over Christmas, we instantly felt at home at Roseberry house, it is absolutely beautiful, the finish is to an extremely high standard, the bedding and towels provided etc were all good quality and the little extra touches were really thoughtful, especially the Christmas tree and all the Christmassy extras.

.thankyou!. The kitchen has everything you need to self cater, we were panicking before we arrived that we would struggle to cook a full Christmas lunch ...how wrong could we be, everything has been thought of! The location is perfect, right on the local high street, which is fab and has lots of shops within walking distance, there are also lots of pubs and restaurants, everyone is super friendly. There is a park within 5 minutes walk which is great for walking your dog, saltburn by the sea is a 15minute drive, we had a lovely boxing day walk on the beach. There are also lots of other lovely walks locally, there is an info book with all these in at the house. Parking wasn't an issue atall, there is ample space for 2 cars (which we had) in the allocated area behind the house, it is a shared area with the neighbouring 2 properties. We met some of the neighbours one day and again they were super friendly. The garden is accessed through a gate, slightly detached from the house, we didn't use the garden as preferred to walk our dog on the park, but in summer i can imagine it is a lovely little sun trap. Overall we had the most amazing stay at Roseberry house, we really didn't want to leave. The owners were great at communicating with any queries we had before our arrival. Thankyou so much for everything, we will hopefully be back to stay sometime in the very near future.

Lovely clean property just like the photos really easy to keep clean comfy beds and good quality towels really nice dog friendly area our pup really enjoyed being fussed over in the local pubs everyone very friendly.

Great place to stay as a base in north yorkshire

This was our second visit to Roseberry House,( first time was before COVID).

Family of 5 adults, we enjoyed it just as much this time round, and would happily book again. We also found the patio/ garden area at the back was re-designed since our first visit. It had comfortable furniture, plenty of space, ideal for relaxing outside. A few yards walk from the back door of the house across to the patio area was no hardship The house was just as clean as before. Well equipped kitchen, plenty of seating, lovely comfortable beds, large bathroom (only slight negative, probably because it’s an older house - bathroom door will slowly swing open unless you make sure you close it properly! This didn’t affect our holiday in any way though.) The welcome pack was appreciated, especially the tin of good quality coffee, sugar, tea bags & milk. I’d taken a few items with me for the kitchen (sponge/ dishcloth/ tea towels), but didn’t need them as they were also provided. The Main Street has outdoor markets a few days a week, plus lots of shops/ cafes etc (Brickyard Bakery worth a mention, lovely cakes & bread) and other small shops & eateries could be found down some of the narrow side streets. (We had a lovely meal in ‘The Priory Bistro’ just off Chaloner Street - the Ploughman’s Platter was gorgeous!). ‘The Ironstone Miner’ opposite the house, had plenty of outdoor seating, nice friendly staff, served decent good value basic meals, with an added bonus of very reasonably priced drinks! We never heard any noise from the pub late at night, just occasional faint background chatter from someone waiting at the bus stop outside the house. There’s Aldi/Lidl/Sainsburys/M&S etc five minutes drive away from the house. A Morrisons Supermarket is nearer, with an entrance set back down a wide alley-way just off the Main Street. It’s worth a visit to Guisborough Priory, towards the end of Westgate, for a nice walk round, & St.Nicholas Church next to it. The nearby Priory fish shop is also recommended. Guisborough is a good base for exploring North Yorkshire, Teeside & the coast. Whitby approx 30 minutes away, Saltburn on sea, less than 15 mins drive, with lovely beach, small promenade & pier, and ancient, well photographed Funicular Cliff Lift. It’s worth a visit to the small nearby town of Stokesely, especially the 1st Saturday in the month when they hold a Farmers Market outside, & usually a Craft Fair in the Town Hall. Kirkleatham Museum is also worth a visit, and nearby Roseberry Topping is a must for any walkers, or just for the photographs. Wished we could have stayed for longer, as Roseberry House is a lovely comfortable ‘home from home’ in an ideal location. Hopefully we’ll be back in 2023 for a third visit.

Very clean, plenty of space inside. Little extra touches made us feel it had been prepared with care. Things such as welcome hamper, shampoo/conditioner and plenty of dishwasher tablets. On Main Street and easy to walk to shops/bars. Definitely recommend.

Had a lovely holiday, weather was perfect.

Our second visit to the property, it is in a perfect location, close to lots of pubs, restaurants and shops. The house has everything you need. Just one thing that needs looking at is the shower control, the water was too hot and we couldn’t turn it to cold, as the control valve was stiff and we couldn’t turn it down. Apart from that we would definitely return.

We had a wonderful week catching up with family in this area, the accommodation was spot on and true to the listing, and provided us with a home from home.

This is a lovely spacious house & the parking was a bonus.

The location on the High St is perfect for the shops, supermarkets, coffee shops & restaurants. The beds were the most comfortable we have slept in. The only criticism I have is that the crockery & cutlery was not over generous. We were only 2 people, so if there were 6 people staying, you would certainly have to use the dishwasher every day & only 4 dishwasher tablets provided. I don’t know whether it was an oversight but there was also no dishcloth or kitchen roll provided, so in order to wipe down the kitchen surfaces, we had to go out & buy them, which I don’t expect to have to do on holiday.

We found the property roomy, clean and tidy with comfortable rooms and very well equipped.

Guisborough has an excellent range of shops and facilities both in Westgate which is the high street and a selection of supermarkets about 200yards away at the southern end of New Street. It is located in a beautiful part of the world so in many ways ideal. Our only disappointments were firstly that it was right opposite a large and very popular pub so at closing time the racket of people leaving the pub and slow to disperse plus the slamming of taxi and car doors was horrendous for anyone trying to get a not so early night’s sleep followed by the noise of early morning traffic and a very noisy road sweeper. Secondly, yes there was parking for two cars but with another two cars parked on the opposite side there was no way the two furthest from the road could get out without a merry game of car juggling. Finally the garden was a bit of a disappointment being detached from the house and locked so a faff to use and when in it very drab, plain and with no greenery at all so we never used it. So, would we book it again? Well we would certainly not rule it out for staying in the area but we would try to find somewhere else first because of the late night noise.

We loved the property.

Clean and all very comfortable. In the house was all that a group of 4 needed. The property is in Guisborough so shops were on the door step. Also Jeanette was very accommodating allowing us to come a day early and her communication was brilliant. We highly recommend.

Absolutely loved the house, the kitchen was to die for.

The bedrooms were immaculate and the beds really comfy. Location couldn’t fault it. Only problem for us which was my fault hadn’t noticed it said separate enclosed garden which was a problem has our dog won’t do his private bits on concrete but was some grass not far away. Any way we are back later in the year for our wedding anniversary minus the pooch.

We stayed over Christmas when visiting family and couldn’t have had a better time.

We really appreciated the Christmas tree and decorations to make the house feel festive, and the welcome pack and toiletries were a very thoughtful touch. The house is lovely and has everything we needed, comfortable beds, modern bathroom and kitchen and plenty of space. Location is perfect, right on the High Street for access to shops , restaurants, pubs etc. We will definitely be in touch again in the future when coming back to the area. Thank you.

One minor issue dealt with very promptly by the owner, who also was very helpful when we broke down enroute and arrived very late the first night.

Lovely cottage in a great location.

This was our 2nd stay in the cottage and I would use it again. However having looked at 2022 the price is over £300 more for the same week so unfortunately we won’t be going back next year.

Fabulous holiday cottage.

Furnished to a high standard. Lovely little town with nice local pubs - the locals in The Mermaid made us and our 2 dogs feel very welcome. Supermarkets and takeaways all within walking distance. Excellent walks in Guisborough Woods just a few minutes away. Fabulous dog friendly beaches at Saltburn, Sandsend and Redcar. Will definitely be booking Roseberry Cottage again.

The property was immaculate and met all our needs.

The local area had ample things to see and explore and even though we were there in what is clearly their off peak season (as many attractions weren’t open) we didn’t struggle to find things to do. The only suggestion I’d make is to make it crystal clear in the advert that the garden is not adjoined to the house and cannot be seen from the windows etc - it’s a short walk over the open access shared driveway to the enclosed garden. This is a little unusual - We didn’t realise this at first and assumed the driveway would be locked/gated so that you wouldn’t need to keep putting the dogs on a lead to walk them from the house to the garden but the comments thankfully alluded to the fact this wasn’t the case here so we were prepared and it therefore didn’t detract from our stay. Also, another thing to note on the garden is that although there are 6ft brick walls or fences around the garden making escape unlikely, the iron gate to access the garden has gaps wide enough for small/medium dogs to fit through if they chose to (thankfully we caught ours squeezing through before he managed to escape!) The house really was wonderful though, very clean and comfortable and had everything you’d need making it a home from home. That being said, the road noise outside was noticeable and you could overhear conversations of people walking by when sat in the living room. Sometimes the people at the bus stop right outside the front door were extra loud - I’m sure someone was leaning against / kicking the door at one point sending the dogs bananas! All in all, it was a great stay and we managed to get some much needed reset and recuperation.

Fantastic home from home Could not fault it

The house is very central for all amenaties, plenty of shops, pubs and things to see and do.

A great park just 200mts away which was perfect for our dog. The little garden at the back of the house is a very cute little space for sitting out. The nearby beaches are amazing, we did Saltburn beach, Marske by the Sea, Skinningrove and Runswick Bay, all dog friendly and a short drive away. The walks in the Guisborough Forrest are well worth doing, also Roseberry Topping, if you fancy a bit of a challenge and some superb views. The property was truly superb, very warm and cosy. So well presented, very modern with a beautiful large kitchen/diner, very big bathroom with a lovely shower and bath. Parking for 2 cars at the rear of the property. All in all we just could not fault this property and would most certainly recommend it to our family and friends.

The only thing I would say was the location was busier than I expected because there is a bus stop directly outside house and a busy pub across the road but shops are conveniently located.

All information given by you were exactly being found at Roseberry Hause in Guisborough.

We have found a nice English location which was clean, well equipped and everything was functioning during the 2 weeks. Only small negativ efactor was that the noise from the mains street at Guisborough was distrubing though out the night, but this is what nobodde can be blamed for as it was written in the description that the hous is located st the main street of Guisborough. We are sure to choose Sykes again when going back to the UK for vacation.

Wished that the description state that although there is a garden that this is not attached to the house but is situated at the other side of the drive. I didn't realise this until I'd read a review on TripAdvisor; it was only a minor issue but I think this could be described in the property information more accurately. Wouldn't put me off staying again but it's nice to be prepared.

We had a lovely holiday while staying at Roseberry House.

The property has been beautifully furnished with quality fixtures & fittings and every need was catered for. Lovely welcome pack on arrival. Ideally situated in the heart of Guisborough, so plenty of shops, pubs, eateries. Opposite a pub, but a good enough distance away that there was no noise at all. Handy bus stop outside property. Short distance away from the coast.

The house was the best we have stayed in - we usually have accommodation a little way out but this made a change - although a little lively Friday/Saturday but nothing to spoil the holiday.

Having Weatherspoons and cafes on the doorstep meant breakfasts out - the little market day was enjoyable. We enjoyed good weather and countryside is beautiful. CL. (Birmingham)

Roseberry House is a beautifully refurbished period property which offers everything you need and is perfectly situated in the lovely town of Guisborough.

Good base for exploring the N York Moors

This accommodation is simply perfect.

The welcome pack was great and having milk and tea ready for a cuppa when we got there was wonderful after a long journey.

The property is lovely, well equiped,clean and comfortable.

Roseberry cottage was every thing we could have asked for and more.

It was beautifully presented and in a great location for exploring the north yorkshire moors and coast. Little touches like the welcome packs for both us and the dog made us feel very welcome. After a long day exploring and walking, the Wetherspoon across the road was the icing on the cake!

The only disappointment was the garden.Although it was just like the photograph it was separate to the the cottage.It was accessed by going out the back door ,then the back gate , across the parking area and unlocking a padlocked gate,This was not very clear in the advert.

The owners left a lovely welcome basket with lots of goodies & also something for the dog. Beds really comfy. Overall we had a great time & would highly recommend a stay at Roseberry House.
