The house & facilities was great nothing missing.

Starter pack was the best we have ever seen. Once you have gone down the steep hill to the beach, the beach itself was great. Plenty of space to let the dog run about. The local towns of Filey & Bridlington are nice to do your shopping.

Best views but a few niggles this time.

Not quite as clean as usual, with kitchen and table surfaces not clean. No kitchen roll again which is strange as not stayed in self catering without this before. Welcome pack appreciated but this time no bread was provided. Strange to see rug upon another rug in the living room which looked odd and untidy. Winter duvet on bed upstairs which made it far too warm, summer duvet would be better. Not enough dishwasher tablets for the week.

This was our 3rd stay at this property.

We love the house and its proximity to the beach. The house is very clean and tidy and the kitchen well equipped.

Modern house in very good order.

The house is located in a fabulous position with exceptional views. Despite the vast expanse of floor to ceiling windows the heating was exceptional, warm and cosy when required. A well equipped kitchen although rather spread out. The only criticism would be the lack of furniture in the upstairs bedrooms. There are no wardrobes and only a couple of small 3 drawer bedside cabinets. A good time was had by all.

Lovely property, great location, lovely views, and really nice personal touches with the Christmas tree and food hamper!

Lovely place to stay with great views out to sea and up to Filey and Filey Brigg.

Plenty of room to relax and enjoy our holiday. Garden was nicely fenced off so that the dogs couldn't get out. Comfy beds, massive well equipped kitchen and lovely lounge/dining area. Handy wet room shower for people and pooches who have been to the beach. I'd suggest getting some blackout blinds for downstairs bedroom and some wooden utensils to save the non-stick pans would be handy. Plenty of places to visit with Filey, Bridlington and Scarborough nearby and Whitby well worth the drive. Please be aware that the majority of the nearby cliffs above the beaches are very unstable and during/after wet weather can be prone to sudden collapses - the beaches are very nice just don't go too close to the clay slopes. Check tide times before heading off to Filey and back. Clifftop footpath to Filey is a bit slippery in places and winds along the coast through the Primrose Valley holiday park.

Great place to stay, only a few minutes walk from the beach and very good facilities provided in kitchen & bathrooms so it’s practically a home from home.

What a beautiful holiday home to stay in!

The house was so clean and the kitchen was really well equipped - had everything you could possibly need. Was lovely that no curtains or blinds had been put in the back living room as was so nice to be able to just sit and gaze at that view... not much reading got done as we all got distracted by the view a lot. Lovely to have so many bathrooms with 5 of us there. Garden was safe to let our dog out to play without worrying they could get out. A really lovely peaceful place to come and get away from it all!

This is a five star property in a superb location.

It is a real shame therefore that one or two things let it down. Previous guests have reported a problem with the large blind in one of the en-suites but nothing has been done to correct it. It is now malfunctioning and is a problem overnight in terms if keeping the light out. We were astonished to find no clothes-hanging facilities in the en-suite bedrooms. We were only two people - how a larger party would mange is beyond us. Yes the shape of the rooms makes it difficult to instal wardrobes but there are other solutions these days as seen in some hotels. We have never encountered such a problem before. Not a big deal but there's not a single toilet roll holder anywhere! We had a great week but it would be a real shame to attract negative comments for such a beautifu property. Do something !

Had an enjoyable break in a lovely house.

Plenty of space. Large rooms. A lovely garden fenced in so the dog could be safe. A beautiful view of the sea and nearby beach was lovely. The beach was a short walk away and had miles of lovely clean sand in both directions. We were given a hamper of things like bread, coffee, tea, biscuits as well as crisps which was very much appreciated. There was also eggs and milk in the fridge. A welcome pack gave us all we needed to know about the house and appliances. The weather was good so we could get out with the dog without any rain to spoil things. A great holiday in a great house. Would thoroughly recommend it as a great holiday destination!

Beautiful property in an excellent position.

When we arrived the rear garden was severely overgrown with grass over a foot high in places. The gardener came the next day and sorted it. The bedroom blinds were ineffective in keeping out the light and the large glass windows on the front were bare. We were unable to find the switch that turned off the light in the garage. I only list these points to help make a really nice holiday home top notch.

Fantastic location with a view to match.

Some downsides: We were greeted by an overwhelming stink of clearing chemicals. These are toxic all human beings, cleaners should know better. We could still smell the stink at the end of the week’s stay. In the upstairs sea facing bedroom, the bed needs replacing, the frame is broken and the mattress is like lying on a lumpy mountain. There are many comments about this bed from other occupants, so something really needs to be done. A mobile hanging clothes rail would be really helpful as there is very little place to put anything down. Even a chair would be a bonus. There are repeated comments from other about the blinds in the upstairs sea facing bedroom, so by now they should have been replaced. A shelf or a few hooks to hang things on in the bathroom would be very helpful. The shower doesn’t drain very well in the sea facing bedroom/bathroom. Thought has been given to make a bedroom for older/disabled people downstairs, with a wet room etc, yet in the downstairs sea facing bedroom the bed is far too low, and the mattress is unspeakably lumpy.

There is no doubt that this property is amazing, but just spoilt by silly little things.

Firstly the size and location of the property is probably the best in the area. And the cleanliness was great, with just the kettle needs a descale, otherwise perfect. Facilities were good, with perhaps an update on Crockery, and an inclusion of oven trays would improve things. The welcome pack was great with all the things you need to start your holiday. And our dog was well catered for, accept we couldn’t find the dog towels, just blankets. We loved the views from the front of the house, and how quiet the area is. Plus just a five minute stroll to the beach was great. It should be noted however, you can no longer get to the beach from the back garden. The house is massive, and even if there is 6 of you, there is still plenty of room, including two sitting rooms with tv’s. Plus there is an all access toilet downstairs. However things that could be improved are:- the grass in the garden was very long. So whilst I agree on no mow May, it hadn’t been mowed for several weeks. Which presented a problem for picking up dog poo. The bed in the back bedroom is uncomfortable. The downstairs blinds let too much light in, so is a problem for light sensitive sleepers like ourselves. Whilst there is a large Wardrobe in the downstairs bedroom, the upstairs bedrooms storage is severely lacking. 8 hangers on the back of the doors is not enough for 4 people. There is a small set of drawers in the front bedroom, and just a bedding box in the back bedroom. I understand that wardrobes, cannot be put in due to the sloping roofs, but a good set of drawers and a chair in each room which are large would improve things greatly. I really hope that the owner of this property takes on board our comments, as we loved this property, and will be coming back next year. But rather than giving it 4* we could give it 5* plus. And please don’t allow our comments put you into off, as this property is still in a great position for any family holiday.

An excellent, spacious, very well equipped home from home with beautiful views from the garden, lounge and back bedroom.

The log burner was a great addition although the house was lovely and warm without it. We enjoyed a relaxing week. Unfortunately, the bed in the back bedroom appears to be broken as it was very uneven and uncomfortable on one side. The back bedroom blind would neither open nor close properly. However, as we are early risers, the early morning light at sunrise was lovely. The welcome pack was brilliant and the nearby dog friendly beach is glorious with great walks in both directions. We would highly recommend this dog friendly house.

Our 2nd visit to this property because we enjoyed it so much.

The house is in an ideal location for the beach and easy access to surrounding areas. The house has a large utility room ideal for cleaning up dogs after a day out, well equipped kitchen and living area with fantastic views over the bay to Filey, and an enclosed garden. The upstairs bedrooms are large with comfortable beds and nice en-suite bathrooms, but they lack any wardrobe space. There was only one bath towel provided per room and we needed two also the welcome pack didn’t have a bottle of wine which it had the previous year.

Overall a fantastic place to stay.

The property has everything you need and more. A lovely welcome hamper was provided, which went down very well. The views are amazing and Gap Road is lovely and quiet. The only downside for us was lack of clothes storage upstairs and as we had elderly parents with us, we had to go to a mobility store to buy bed raisers, as the bed in the downstairs living area is way too low for anyone with depleted mobility.

Beautiful cottage perfect location well kept has everything you need as well as the great walks.

The hamper was a lovely touch and very much appreciated. We will return in the future thank you for our lovely relaxing holiday.

This property is one of the best we have ever stayed in.

It is in a beautiful location and the views are beautiful. If you are looking for a 5 star property to stay, then look no further. It has been finished to a very high standard and has everything you need for a fantastic stay!

The property is really lovely, lucky owners.

There are beautiful views down to the sea it was very spacious with excellent equipment in the kitchen and a really good welcome pack was left for us on arrival. Literally the only thing we missed were a part of oven gloves! There was a problem with the bin clearly other guests had not put it out leaving no room for our rubbish. Perhaps the owners should pay someone locally to ensure the bins go out every week.

The house was lovely, we had a fantastic time, despite the English weather!

There wasn’t a cot on arrival which we asked for but it was sorted within 30 minutes of us arriving so thank you for that. We will definitely return & we have spoken about visiting at Christmas one year. My daughters loved the easy access to the beach. The house is full equipped which is great too. 10/10 would recommend, thank you for having us in your beautiful home!

The cottage was one of the best we have stayed in.

It was spacious, clean, comfortable, really well equipped and the view down to the beach was spectacular, despite the disappointing weather initially. The early morning walks on the beach were perfect for our dog, as was the large garden. Residents encountered were friendly and helpful. We would have no hesitation in recommending the cottage and hope to return before too long.

What a lovely property in an ideal setting with views of the bay .

The house was so well equipped with everything you could possibly need, definitely home from home . The bathrooms were all beautifully done out and were immaculately clean. There is ample space for a large family and doggies and having the large utility and porch were great for coming in off a sandy beach . Just a few issues to highlight so they don’t get missed for other guests: The basket of kitchen essentials were missing , we requested a cot which wasn’t available on arrival , issues with blinds in upstairs bedroom and also the grass was quite long for my toddler grandchildren to play on. However this would not stop us from returning as these are minor issues that can be resolved. Loved the house and all the space ideal for our 3 generations of family . Would love to come back .

A beautiful property and stunning location with fantastic view across to Filey.

Neighbours and Terry in the public car park for the beach were all so friendly and helpful with information on local area. Being able to take our dogs (without an extra charge being made) and having such a terrific outside space for them was essential and didn’t disappoint. Facilities/equipment provided was the best we have had in a holiday rental. One small niggle - we used the downstairs bedroom due to our own limitations with stairs. The bed has a topper on the mattress which does not stay in position and had to strip/remake bed a couple of times. We will certainly recommend to friends and family.

Fabulous house in a great location.

The house was really well equipped and the welcome basket appreciated. Having the large Utility room was ideal for us having 2 Bearded Collies we were able to clean them up after our walks before they entered the main house. We do not usually let our dogs upstairs but there was no gate or door at the bottom of the stairs so we were unable to stop them. We had a great time and would love to return soon.

Had a wonderful stay.

House is very well equipped and spacious. The house takes full advantage of its position with amazing views.We took our dog who loved the walks on the beach everyday.
