Lovely apartment, plenty of space and nicely decorated.

Really comfy sofa and beds were good. Lovely kitchen area and v outside space was handy. Owner was absolutely lovely when I met her on my arrival and again on departure. World definitely book again and highly recommend.

Really lovely flat.

Easy to park on streets nearby. Beautifully clean and attractive accommodation. Mattresses were a bit too soft and were the only thing that let it down slightly. Rest was perfect! We will be back!

apartment was very nice and clean.

The only thing wrong was the freezer. It hadn't been defrosted so impossible to use. it was nice that tea, coffee and shortbread was supplied but we would have appreciated a small bottle of milk to have a cup of tea especially as we came by train and didn't want to carry any with us.

Our second time at this property so knew what to expect.

Great space, comfortable and super enclosed courtyard for the dogs. We felt it could perhaps do with a bit of TLC with regard to paintwork (skirtings) and it would be beneficial to have a tea towel and dishcloth provided (not expensive) .. forgot ours so had to go out and buy these. There was an issue with a light fitting not working due to what looked like a recent leak from the apartment above (water still in the light bulb and staining on the ceiling) but we reported this to Sykes and so hopefully this will get resolved. The 0333 number provided for support did not appear to be working (constantly engaged). Overall however a lovely stay - the property is well located to access both Scarborough and the other nearby resorts.

freezer need's defrosting to make it usable, because it was a cold week we had to have the heating on and it was a pain constantly having to press the boost button to keep the heating on, would have been nice if we could keep it on constant.most cottage we stayed in for the price I would have expected to have a second TV in the bedroom, overall not a bad stay more of a summer stay than winter!

Great location, quiet apartment with cosy rooms!

Everything was great apart from if your having pets stay ie dogs then please can you ensure it’s fully cleansed and spritzed before other guests arrive, there was a noticeable smell of dog when entering the living area snd we had to spray the blankets our selves to clean it. Overall I would stay here again for sure it’s just a couple of tweaks that are required so don’t let that put you off!

There was a problem with the freezer as it was so full of ice we couldn’t get anything in it. The beds were not comfortable and were to low. The tv reception kept breaking up when on the main channels. The apartment was clean and spacious. Andrew Buckley

This ground floor property is ideal for a either a family of 4 or a couple with 1or2 dogs who love the beaches Positive comments Very comfortable beds & quality bedding/towels Lounge furniture very comfortable/relaxing Negative comments En-suite shower enclosure at the sliding door base & drain plug requires cleaning Cooker internal tray & grill trays require deep cleaning to remove the baked on grease The above negative comments are not a slight on the apartment just giving you heads up We can supply images taken when we first arrived if required Overall we enjoyed our stay & would recommend to all

Lovely apartment & bi-fold doors access to yard was perfect for us & our doggies.

There is CCTV on the building outside covering the yard though which isn't mentioned and should be assuming it's live & it appears to be live. Everything you need for a short break. The sink in the ensuite could do with being bigger as it's difficult to get your hands under & the kitchen bins are annoying as don't work properly & the bedroom curtains are difficult to manoeuvre & the rail came down on us in the front bedroom so take care with these as they came down with the slightest touch. Also this window didn't open but we managed with the other one & our fan as the weather was a bit cooler. Only minor things but a lovely apartment generally very close to the beach. We had an extra night as we had family staying locally & dealt directly with the owner. Lovely lemon cookies left thank you & the apartment was very clean with freshly mopped floors !

An excellent property ideally situated and would recommend it to anyone.

The apartment was beautifully clean and well appointed.

Shower good with plenty of hot water. Booklet was much appreciated. Eating recommendations excellent. We tried Tuscany Too and The Plough . Both excellent. We had a lovely holiday. Thank you very much.

We booked all 3 apartments has a family and we were delighted with whole place.

Each apartment was well thought out in design and the facilities offered. it allowed us to gather has a family in the down stairs apartment for food drinks an a catch up.the downstairs apartment has bifold windows which allowed the dogs in and out freely with some lovely hanging lights. There was everything you could possibly need. washers, dishwashers,all your cleaning equipment and complimentary tea coffee and milk and biscuits for your arrival,shower shampoo and soap and towels.the beds and sofas were comfortable too. We loved everything about this place. Just down the road were some lovely gardens to walk around that overlooked the beach and town an the walk down to town was lovely, a little Cliffe tram is available if your not up for the walk down or back up. Parking out front or on the side street is freely available.we all loved each apartment and would definitely return.also great that each apartment can be rented out independently of the others is good there is keypad security to each apartment for this reason.

Lovely apartment with a great secure courtyard for the dogs.

The lemon biscuits and dog biscuits were a nice touch. Only suggestion for improvement would be a hand rail for the steps leading up to the building.

Lovely clean well maintained property.

Some great touches like delicious shortbread left for us and treats and food bowls left for the dogs! My only criticism would be that the front steps could do with a grab rail as they are very steep.

This apartment is fabulous, it has been designed and thought out with lots of care and attention, and has most things you require for everyday .

Thoughtful addition like extra blankets. Very clean and good quality items. Feather duvets feather pillows. Nice secure fenced in back patio area. A real sun trap, Building very quiet. A couple of things to consider are there are some steep steps to front door, also as heating went off on its own so many times we had to get out of bed during the night to press the booster as the rooms got cold quickly in the night. But in all super apartment.

We really enjoyed staying in the property which was very.

clean, tidy and well-equipped. There were plenty of sockets and the kitchen was fully equipped. We were not always warm enough but we couldn't get the booster switch to raise the temperature. We would have appreciated a handrail on the front steps and we had a problem when we arrived entering the flat as the instructions were incorrect. A call to the office and a reply from the owner solved this quickly. The curtains were difficult to close properly as the brackets were off the rail in some rooms.

Fantastic flat absolutely beautiful would recommend this flat to anyone, you will see us again

The apartment is bigger than we expected.

It is generally well equipped. It enabled us to have a good break and we would have no reason not book the apartment again. The central heating system could be easier to set up to requirements. We never managed to get the bedroom with the ensuite up to temperature. I suspect we used more power than we needed due to lack of information on how to control it. The wash basin in the ensuite is too small to be of use. There is room for a corner basin and it needs it. A shelf in both bathrooms for toiletries would be useful. It would he helpful if the TV had an HDMI lead. We had equipment to plug in to see videos etc. I was too concerned that to reach an HDMI socket I might pull the TV off the wall. At 84 and 77, we found the steps down from the front door rather steep, but we managed them anyway. A handrail would have helped. We had no problems finding parking. This was the most wonderful flat absolutely spotless and very comfortable everything was excellent thank you It was also so central to all the facilities and shops and seafront and as we are in our seventies it was very convenient

Great place to stay and had everything we needed.

It was also good for our dogs and had dog dishes. The Italian gardens are only a street away to walk the dogs.

Location was great, the apartment was beautiful and an absolute pleasure to stay in.

We will definitely be staying again.

Location was great for us. Property was spacious and modern. Had everything we needed for a family of 4 with a small dog. Would highly recommend the property and would certainly stay here again.

We had a wonderful stay in Flat 1 thank you.

Our immediate response was "wow". The layout and cleanliness was faultless. However, I had read a review about the mirror and trouble drying hair in the second bedroom I had meant to take a mirror but forgot. I ended up using my phone on the window sill. A mirror on the wall near the window, where the picture is would be helpful. Or an extension lead! The toilet in the bathroom was tempormental and took several flushes to clear. And the water in the shower in the shower was slow to leave. I wondered if the plumbing is affected by high tide? My disabled niece struggled with the steps to the front door. I wonder if less able people could use the gate into the yard and let into the flat that way? The information folders were a God send - especially for the induction hob ! - It might be an idea to include how to open the bi-folding doors. I had to ring for help which came very quickly from you lovely caretakers. Also information about the bus that travels along West Road. I have already told all my friends about this wonderful flat and will be happy to return. Access to the yard was great. We all loved it, especially dog.

As others stated we struggle with the apartment door code (front door was fine) especially as we were caught in a huge storm dripping wet & couldn’t activate it as hands were wet.

We were forced to get the caretaker to come & assist us (thank u!) Other than that a great stay, fabulous location & lovely fittings & features. We enjoyed a sit out on the patio too.

It is rare that the photo’s shown in an advert for accommodation live up to to the reality when you arrive, but I have to say on my recent trip this was one of those rare occasions.

Everything was there that was promised. Whoever does the cleaning and prepares the beds should receive an award. We had absolutely nothing to complain of. During our stay we had a slight problem with one of the toilets, but after reporting it the owner Tim was out within the hour and sorted it. We will certainly be back. Thanks Tim. It surpassed our expectations...would definitely consider booking this appartment again.

The property was lovely and clean and very comfortable.

Good location for the beach and plenty of parking. I would stay here again. There was an issue with the drains in the main bathroom that was causing an unpleasant smell however this didn’t impact our stay; I would expect it to be dealt with if we were to return

Hi, we absolutely loved our stay and it was decorated beautifully, so modern and comfortable.

Just a couple of minor things, there was a bit of a smell, when the doors were open it was fine you got used to it, but when we got up in the morning the smell was quite sour until we opened the doors. I stayed in the side room, there was no sockets near the mirror, there needs to be an assessable socket for us to do our hair etc, and there was nowhere to hang my clothes up in that room, I had to share with my guests in the front room. This is not a criticism just more of a suggestion, everywhere I’ve been where it is dog friendly, there’s always been a welcome basket of some sort, with bowls provided (not for keeping, just provided) some dog treats, sometimes a cheap blanket or toy (you can get a cheap pack of balls and leave a ball), some places leave some dog milk or pawsecco, and most have even took the time to ask their names and incorporated it somewhere in the package. Not saying you have to go that far but it’s a nice touch. Although it states dog friendly it didn’t feel it, I think with the lack of anything for a dog just made it feel they weren’t welcome. Like if you provided dog bowls or even a dog bed for if the owners have forgotten it or it’s an option to use the bed provided, I would of used the bed provided because not having to bring a dog bed as well as everything else is very welcome. Also a nice little welcome package for your human guests would be nice, maybe a nice note welcoming us with our names or at least the bookers name and maybe some small individual bottles of wine or Prosecco and some cookies or chocolates, it doesn’t have to cost a lot. Not having these things did not take away from our stay as we loved it, and you provided everything we needed for our stay, but they could add to the experience, and I think it’s the personal touches that draw us back, I personally think that within the price this could be incorporated. I think the instructions for entering the property need to be made clearer, it just stated touch the pad with fingers, I didn’t realise it meant put all 4 fingers on the pad. It might be stupid on my part but I thought it was a bit misleading, and we wasted a good 40 minutes trying to enter the property. The edges on the porch steps are quite sharp and with the steps being steep it was quite frightening to watch my dad who’s bad on his feet going down them, it would also be dangerous for small children. I think a hand rail on top of the wall on the right hand side would be helpful and if there was something to round the edges of the steps. With all being said I would 100% recommend staying here as there was no real problems, it was gorgeous and comfortable and had everything we needed.
