The doors and windows are all going rotten. The door lock is sticking. The surrounding area is very run down and weeds are everywhere. When adjacent property's bins are full they smell.
Internally the property was very comfortable and clean. However the sofa is extremely low and very soft.

The bed was as comfortable as we remember it. Large TV, cosy fire, comfy sofa, though a bit low for us oldies. Well equipped with everything you need and complimentary wine and chocolates.
Middleham is such a friendly village with enough places to eat and drink and the Fish and Chips from the Fish Bar are excellent. Great for walks and a base for exploring the dales.

It was very well equipped and warm and comfortable. It is perfectly situated for walks in Swaledale, Wensleydale and Coverdale. Local pubs and restaurant are very welcoming and have good food and drinks. The village is equally quirky, with Race Horses everywhere and a Castle on our doorstep.

Parking is about 50m walk, but was always a space.
3 pubs and a hotel restaurant in the square, cafe and store all within 200m.
Great walks right from the cottage, and lots to do and see in the local area.

Well kitted out in the kitchen. This cottage is the ideal long weekend break or week in the Autumn, winter or early spring with the log burner. The only small draw back to this cottage and I mean a small draw back no garden to relax in or to do BBQ in the summer months. Credit to the owners they done a wonderful job with the cottage in it's presentation. Will we be back in the future? A BIG YES!!!

Possibly best self catering place we have stayed in. All the equipment you need are provided and although bijou in size, perfect for a couple and extremely well thought out to use space effectively. Very comfortable and noticed new sofa compared to one on Sykes photos. Location tucked away behind market square, you can't park outside property but always got a space in market square. Middleham is a pretty place but not many facilities for tourists, pubs weren't great and no cafe, just two antique shops and a convenience store. However good base to go to surrounding area.

All fittings were of a very high standard and we had everything we needed for our stay.
Only one thing to note: some (we presume!) Sykes staff on two separate occasions had opened the key safe outside the property, days before we were due to check out. My partner found this quite unnerving.

the front of the cottage looked out onto the rear of a hotel court yard which every day five or six bags dirty bed linen and wheelie bins full of rubbish the rear looked on to a court yard full of building bricks and rubble. none of this shown on the add for the holiday. while we did receive one hundred pounds by way of compensation. had we known any of this we would not have booked the holiday.

We hope to return to the Cottage, which is comfortable, and well equipped.
However, the television seemed, initially, to be difficult to operate, although the fire at the Bilsdale transmitter did not help. We overcame the problem by use of our own subscriptions to iPlayer etc. We never fathomed out the electric heaters, either.
But these difficulties did not materially affect our stay.

"The cottage met expectations as we had been told about scaffolding on the adjacent property a week before we were due to go."
The cottage itself is lovely but the scaffolding spoils any views from the living room or front of the cottage. The work did not cause any noise nuisance but the workers used the outside stairs as an access route therefore using the seating area was compromised. The description of the cottage also included a space to store bikes but I am not sure where that was as the scaffolding was right next to the door.
Without the scaffolding the cottage would be idea. It was clean, warm and spacious. Perfectly situated for walks and there were excellent pubs and restaurants close by. We had lovely weather and the countryside is absolutely stunning.

Five minutes drive to leyburn. Very comfortable bed. Lots of nice walks around and a few local pubs. Had to contact the owners about something and they sorted things out very quickly!
Worth knowing that there’s currently no store cupboard ingredients in the cottage - so may be worth bringing a few basics if planning to cook!

The cottage is in a courtyard around the back of the Wensleydale Hotel and car parking is probably best in the village square.: This is a cosy little cottage, clean , tidy and comfortable with all amenities we needed. It has a central place in Middleham and we were able to take many walks directly from the village without the need of transport. Middleham had lots of options for food with great pubs and takeaways nearbby ( the fish and chip shop had the best we’ve had for ages). it was lovely to sit in the square on an evening with a drink and take in the atmosphere of this historic place. The village shop is fantastic, well stocked and very helpful and friendly service. We really enjoyed our weekend break , Middleham is a great place to visit and very friendly , we will be back!

"In and Out Cottage is a little gem tucked away in the yard behind the old coaching house now called the Wensleydale Hotel."
The cottage is tastefully decorated (fake pot plants on the balcony excepted) and was a very cosy bolt hole. The weather was close to freezing on more than a couple of nights so we enjoyed the roaring log burner, which pumped out heat and got things toasty in no time. Our wood lasted three or four nights. The upside down layout works well to give views of the hills around. In warmer times there’s a little outside balcony/steps to sit with your G and T and enjoy a view down the valley. You’re bang in the middle of Middleham. Very close to Richard III’s castle and a short walk to The Gallup’s where you can watch many of the 1400 (we’re told) sleek racehorses exercise (from a distance. Go too close and get shouted at by the riders!). There are so many beautiful places to see in the Dales but a walk up Swaledale from Muker was our favourite. If the rain sets in the cottage has BTVision and you can log into your own Prime Video and Netflix. Overall a great stay!

"What an amazing place to visit!"
The cottage was perfect with everything you need. A very central location and so cosy and welcoming. We stayed for a week and were very sad to leave. There are wonderful walks on the doorstep and the horses at the gallop are an awesome sight which we were lucky to see. Spoilt for choice with places to eat especially the Fish and Chip takeaway in Middleham. Don’t hesitate to book and take your walking boots to really experience the beauty of the Yorkshire Dales. We’ll definitely be back!!

The outside area looks a bit more spartan on the pictures I think it could do with a tidy up and a lick of paint.
Inside is lovely, warm and cosy. We didn’t use the log burner as the other heating was adequate for our needs. The television is a good size which is a rare find in a small cottage and the super king size bed just sooooo comfortable.
Parking nearby can be problematic particularly if you’re arriving on a weekend when the market square is busy, particularly during the current situation when you have extra things to carry.
Overall a lovely cosy cottage in a great place for walks from the doorstep and touring the beautiful dales.

Beautiful little cottage with the most comfortable and biggest bed we have ever slept in. Had everything you could possibly need. Could happily live in it. Didn’t want to leave.
Perfect location where you could walk a few steps out of the door to have a meal/drink in one of the many places locally. Castle, shops, tea rooms on the doorstep.
Overlooks the racing stables next door. You can hear the horses being taken up to the gallops.
Plenty of beautiful walks/market towns/places of interest within easy reach.
We could happily have stayed another week. Couldn’t recommend more highly.
Very sad to come home even though we love home.

The cottage is so warm and cosy and it had everything you could think of whilst you where there. Middleham is an excellent base to explore the Dales from loved seeing all the racehorse’s in the morning up at the gallops and trotting around the village back to there stables.
Would definitely recommend this cottage for a nice romantic get away.

Great for exploring Historic houses and Museums such as Bowes Museum and Fountains Abbey. Pic-nicking on the Moors is very refreshing. Excellent eateries are in Middleham and surrounding area offering quality food and large portions with value prices. Barnard Castle and Tan Hill, highest Inn in Britain is worth a visit.

"Lovely cottage for a romantic getaway."
Self catered so you can go nuts with cooking some nice country meals with fresh produce, good sharp knives as well so whoever owns it must have some appreciation of cooking. Nice comfy bed and spacious upstairs.
Only pitfalls were the choice in sofa material, the washing machine didn't work properly and unless you drive then don't expect it to be easy to get around as the buses all stop at 2 o'clock and you're miles from a reasonably priced shop.

Middleham is a lovely village and I was made to feel very welcome by all I met. Middleham is convenient to a number of local attractions, Hawes, Leyburn, Masham and not forgetting Ripon races which were on during my stay. I stayed one week which was just right (earlier this year I stayed for three nights which, for me, was too short). The upshot of this is I will be returning in the not too distant future.

"We were a bit put off at first as we couldn't see the white Swan hotel as was in the instructions after asking several people I went into the antique shop on the corner of the square to find that the White Swan was now the Wensleydale Hotel."
. After we had sorted that out I then found that the Tour de Yorkshire was passing through the village on the Sunday and cars could not be left on the market square, that meant trying to find were to park. I eventually went to the hotel and was aloud to take my car to the back of the hotel. This was a problelm solved. The rest of the holiday passed quite well except for rain everyday. Nothing to be done about that.

It was a joy to return to after a day out and about. It was extremely clean, well presented with a lovely welcome pack. Everything worked as it should too.
Our only two minor concerns which may be more personal to us was that we didn’t find the bed comfortable so didn’t sleep particularly well and the duvet, although fluffy was heavy making us too warm. Also there was a house/flat opposite which had very loud music playing until late which could be heard over the noise on the tv- looking out from the kitchen door, opposite to the window below.
Other than that, it was perfect, thank you.

When we first stepped into the cottage we were amazed at how beautiful it was. We felt a warm welcome with wine and little goodies left for us to enjoy. It was fresh and clean and had everything we needed. In the evening we got to enjoy the cosey log fire with the fresh logs and coal that was left for us to use. The little village surrounding the cottage was beautiful with breathtaking landscapes for us to admire. The owners of the local pub owners made us feel really welcome and provided a lovely service of hospitality, good food and gave us all a memeorable time . We founds lots to do and see , experiencing all of our expectations of the countryside. We visited the local rivers and towns, went fishing at woodland lakes, toured Bolton castle, and shopped for gifts in the lovely town of Leyburn. The cottage was perfect for a relaxing breakaway and a perfect location to explore the Yorkshire dales. We will defenitly be returning in the future.

If there was one thing that could make it even better it is if the hot water tap in the shower room ,which has very low pressure , could be made to run a bit faster but this did not affect our stay from being excellent .
