Overlea Cottage

Our stay at the cottage was wonderfully relaxing and just what we wanted.

It had everything we needed for a week self-catering and bonus features such as Prime and Netflix accounts for those days when the weather was not great. The footpath just outside the cottage leads down into Birch Vale past the cricket club and after crossing the road a short walk to join the lovely Sett Valley Trail. The hot tub was a lovely way to relax after a day out walking. The owner of the cottage is super friendly and helpful.

A lovely, relaxing cottage, we felt at home right as soon as we stepped in.

The week went so quickly and we could have stayed another week. Loved the soft music as we went in and spent most evenings in the hot tub.

Such an amazing stay!

! Booked this for a 21st birthday getaway and it was perfect. Just like the listing - so private and in the middle of nowhere with incredible views, clean and gorgeous house, the music on arrival was such a nice touch’s. Thank you so much, we will be definitely coming back!!

When we arrived we were greeted with soft Jazz music, a welcome pack of food, and a beautiful cottage.

We had such a peaceful and comfortable time there, we really didn’t want to leave, And of course the wonderful Hot Tub was the cherry on the cake. We will definitely be visiting again.

The cottage was lovely, the perfect stay, from the ambience of the cottage with jazz music playing on the surround sound upon entering, as well as the wonderful gift basket containing fresh bread and eggs, everything was beyond perfect, couldn’t thank the owners enough for such a great experience and stay

the cottage was absolutely beautiful!

The jazz music on arrival was such a nice touch! Will definitely be back!

Our stay at Overlea Cottage exceeded our expectations.

From the minute you enter the door, the soft music playing in the background welcomes you. The cottage is very tastefully decorated and the attention to detail is great. The bed was one of the most comfortable we have slept in and the huge bathroom was a real treat. After a long day exploring the area, the hot tub was a delight to soak those tired muscles. Overall the area is secluded and ideal for a total relaxing break but with plenty to do in the area.

From the moment we walked through the door, we knew we had made the right choice in Overlea Cottage.

A welcome pack with essentials, showed real care and attention to detail. As soft music played in the background, it created a warm and calming atmosphere that made our arrival feel extra special. This cottage stay was just what was needed to enjoy and relax.

A gorgeous cottage - beautifully decorated, very comfortable and luxurious.

Our stay at Overlea Cottage was absolutely wonderful!

The spec, the cleanliness and the warm welcoming care package plus the ambient music playing upon arrival really made the entire place feel lovely. We had a brilliant time celebrating our tenth wedding anniversary and thanks to the owners we knew exactly where to eat out locally, which hiking trails were nearest and which taxi ranks were available in the area. The hot tub was clean and very hot on arrival and stayed that way throughout. Thank you so much for a great experience, we will definitely be booking again!

We really enjoyed our stay at overlea Cottage, such a beautiful cottage,it was everything we expected and more,I could not recommend this place highly enough,we fell in love with the place, our first time using sykes cottages and it won't be the last.

I have no feedback just wanted to let you know what an amazing place this is and we enjoyed it so much!

Thankyou for having us

Lovely cottage with everything you need.

Area is perfect for walking, plenty of routes directly from the cottage. We will defo be recommending & making a return visit

The cottage is beautiful and has everything you need for a week’s stay.

Thank you so much, we can’t wait to return!

Lovely little cottage in a beautiful location surrounded by gorgeous views, within a short driving distance of Manchester.

Amazing atmosphere on check in and amenities like milk, bread, eggs, butter and biscuits to get us going, very helpful. Linens were high quality, smelt amazing and really added to the comfort of the stay. Thank you for the stay, and we hope to return :)

We enjoyed a wonderful honeymoon at Overlea Cottage.

It was everything we wished for, and a perfect stay, definitely among the very best self-catering places I’ve stayed in, and it’s even nicer is reality than in the photographs. We’ll definitely be returning.

Lovely and relaxing stay!

Beautiful cottage - will book again!

Property exceeded expectations with the little extras welcoming us being great.

This was a surprise for my partner and she was over the moon with everything.

A lovely property which we would have no hesitation in recommending or making a return visit to.

Thanks for a great stay.

The property was more than I could have asked for. Great location and a fabulous property. Perfect!

We had a perfect few days relaxing and will definitely be back one day.

The cottage is beautiful and in a very peaceful spot, which we very much needed!

Had the best time!

Facilities were amazing. We got left fresh eggs, bread, butter, milk, tea and Prosecco! Couldn’t have wished for a better stay super relaxing.

A perfect escape in a real gem of a cottage.

From the minute we arrived it really was a perfect stay. The quality of everything is 1st class, with real attention to detail. After busy days exploring Bakewell, Buxton, Banford Edge, Ladybower Resevoir, Castleton and Lyme Park coming back to a glass of wine sat in the hot tub looking over the fields was amazing. The welcome pack on arrival was a lovely touch. All together it was the most perfect place for us to celebrate our 25th Anniversary, thank you.

Beautiful cottage in an outstanding location.

Hosts were thoughtful and very discreet. Such a wonderful stay and will definitely be booking again. The decor was luxurious and the hot tub was a welcomed sanctuary at the end of a days hiking. Absolutely perfect retreat

We had a wonderful stay at Overlea cottage.

A beautiful property, equipped with everything needed to a very high standard. Clean & comfortable. Owner on hand if any issues, but not needed by us. Great spot for exploring the local area, relaxing in the hot tub & escaping from the daily grind. Will definitely return….. Helen & Les.

Excellent stay in a beautiful and well equipped cottage

Just what we needed for a week away.

Beautiful cottage - beautiful location - we can't wait to return. Two minor issues - one with cleaning under the sofa cushions which the owner said he would keep an eye on. Shower door downstairs is very hard to open and close. Apart from that - top notch everything you'd expect from a five star Sykes rental

Fabulous stay at Overlea Cottage.

The facilities are 10 out of 10. A wonderful welcome with relaxing music playing, hot tub ready to use. Would highly recommend this property in a peaceful location for some much needed rest and relaxation.

We enjoyed a long weekend stay at Overlea Cottage and would defintiely recommend it to everybody we know!

The property is exactly as imagined - picture perfect cottage situated in farmland housing sheep in one field and cows in another. The accommodation is warm and cosy and sympathetically decorated throughout keeping lots of original features. We made full use of the hot tub and log fire both evening's which were well maintained. During our stay we made use of the many nearby footpaths and rambled through the Derbyshire hills stumbling across a Michelin guide pub in Hayfield on our way. We loved our stay and would definitely like to return at some point in the future. Our only recommendation is that it would be nice if the vendors could provide more essentials such as food condiments - ketchup, brown sauce, mayonnaise, jams, butter etc (we were provided hotel size packet butter which wasn't the best!) We completely understand the cottage is self catering however it's little things like this that sometimes gets forgotten about. Also - the bathtub was beautiful and yet no bath soap to go with it! It's the little extras that go a long way.

We had a very relaxing peaceful stay at Overlea Cottage.

The views across the fields are fabulous. The whole cottage is fitted out to a very high standard which was a joy. The hot tub very welcoming after a long day walking. The owners live on site but you would hardly know they are there. But are available for any questions or problems that may occur. We will definitely book our third visit to Overlea farm in the future.

Both property and owners are faultless.

The cottage is in a fantastic condition with personal touches including a welcome pack and relaxing music been played in the cottage on arrival. A fantastic place for a fantastic relaxing stay. Would 100% recommend. And we will definitely be returning.

Had a great holiday in overlea cottage wonderful peaceful location with great walks from the door.

even when we had a small problem with the hot tub it was quickly resolved.the cottage is 5 star we will definitely come again Stewart and Wendy sleightholme

Lovely comfy cottage.

Owner very helpful when needed. Good area for getting. Good week despite the great British weather!

The property was top notch for a cottage of this type.

Couldn’t fault the facilities and the jacuzzi was excellent. Nice welcome pack to boot!

Absolutely wonderful place to stay, my partner and I really felt as if we were home.

My only qualm is the placement of the smoke detector which went off at deafening levels every time the oven door opened - this made cooking a very anxiety-inducing process. Couldn't fault anything else though, we've had an amazing time here!

We had a fabulous stay at Overlea Cottage, every little detail was thought of, the welcome hamper was a lovely touch, the cottage was immaculate and the hot tub was amazing.

Will definitely recommend an hopefully re visit.

“Incredible - would’ve loved to have stayed longer!

” From arrival to relaxing music and a highly appreciated welcome basket of fresh milk, eggs, bread, butter, and biscuits, to departure, everything was perfect. The property was excellent, the welcome pack really helpful, and the facilities outstanding. Beautifully decorated throughout with everything you’d need. Visited Ladybower reservoir, Derwent Dam, Castleton, Winnat’s Pass, Padley Gorge, Chee Dale Stepping Stones and the Monsal trail. Lots of nice places to eat within 5-15 mins drive. Tried The Hare and Hounds at Mill Brow, The Pack Horse in Hayfield, and Casa di Pizza in Whaley Bridge. After a day out exploring, to return to the hot tub, under floor heating, and free standing bath was just what was needed! Would highly recommend.

This was the best cottage that we have ever stayed in.

It was so clean and extremally well decorated. The hot tub was very clean and very well maintained. I would like to thank Allen and Holly also for the welcome pack that was so thoughtful. It has been said so many times before but we will be going back. Thankyou again Allen & Holly.

A beautiful hidden gem.

So peaceful and quiet. Well managed and maintained-- the owners were courteous and friendly. The hot tub was wonderful. A perfect place to go and relax and escape the chaos of our busy lives.

Attention to detail is amazing, everything you need, location wonderful, attentive owner in house next door but not intrusive.

Thoroughly recommend.

Wonderful Week away, this is our 3rd visit and have stayed in a different cottage each time.

All charming, clean, comfortable and well equipped. Of course the Hot Tub is an absolute bonus on top, incredible views and complete peace and quiet. Host on hand when required but not intrusive at all! Cannot recommend the Over Lea Properties enough!!!

The property was amazing!

The cottage was cozy, comfortable, nicely decorated, and was perfect down to the small details. When we walked in there was music playing, it smelt amazing, and the log burner had wood in it ready for use. All of the appliances were in perfect condition, there was a music system throughout the bottom level of the property, and the master bathroom was incredible. Zero complaints except for we wish we had booked another day. We will be back for a relaxing retreat at Overlea!

The cottage was lovely.

The Christmas tree was waiting for us when we arrived along with relaxing music. The decor and atmosphere of the cottage was top notch. It gave us everything we expected and more. The location was excellent, footpath in front of the cottage which nobody seemed to use! Absolutely loved our stay and would recommend this place to anyone.

Absolutely loved the cottage with its log burner, jacuzzi, underfloor heating and Sonos sound system.

We had a brilliant Christmas and did some lovely walks all around the area. The decorated Christmas tree and Prosecco in fridge were delightful touches, on top of the fresh bread, eggs and biscuits. The owners were very friendly and could not have been more helpful. Brilliant! We will be back.

We stayed over at over Lea cottage and what an experience, we could not fault it absolutely perfect in every way.

Already recommended it to family members. We will definitely be coming back!

Lovely cottage in peaceful location.

Warm, comfortable and really relaxing. A perfect place for a rest. Thank you so much. We are planning the next dates to return.

Really well fitted, warm and comfortable cottage with a very private small garden and hot tub area.

Lovely welcome pack of essentials (including milk, bread, tea/coffee, eggs and butter and other essentials) provided. Comfortable bed, plenty of towels, bath robes - everything we needed! Recommended - would return

We had a brilliant stay at Overlea Cottage.

The facilities were so luxurious, every little thing had been extremely well thought out. We wanted a relaxing break and it delivered! There is a bridleway running just outside the gate which leads to various footpaths. You can easily walk into Hayfield and New Mills along the Sett Valley Trail. For those that don't want to walk there is also a bus service not far from the cottage. Overall an amazing place to stay for those that want to relax.

The pictures of Overlea really don't do it justice, it's heavenly!

We arrived to cosy, snug lighting, soft music playing, a welcome pack and the hum of a warm bubbling hot tub. Attention to detail is second to none!

Great stay.

Very comfortable. Loved it.

We had a lovely relaxing stay at the cottage and it had everything we needed.

Do be aware that the building work being done was quite close to the cottage, it wasn't noisy but didn't feel as private as we would have liked.

We had a great stay at Overlea cottage.

It has everything you need and is beautifully decorated. The hot tub and views were perfect and we would highly recommend staying there.

We stayed for 2 nights on the 17th of June, What an amazing cottage, everything oozed quality and every little detail was thought off, the peace and quiet was what we wanted and it’s exactly what we got, Alan and Holly were so lovely, as was Nell (the dog) and tiger (the cat), we had a cpl of lovely conversations with them which was our choice they didn’t bother us at all but we’re always around Incase you needed anything, the hot tub was fab and the views were lovely, highly recommend and when we get the chance we will be back, thanks for a lovely stay

We loved our stay at the cottage.

It was a clean and well kept place and we received a welcome basket on arrival. The hot tub was a lovely addition which we utilised almost every night. It was a beautiful location with the fields in front. Only thing we didn't anticipate was the building works right outside the house but these were fairly quiet so it wasn't a disturbance. All the appliances were easy to use and we had a good range of apps on the TV. It was also nicely decorated. We loved our stay here and hope to return. Alan was also a great host when we saw him and was very welcoming.

Wonderful luxury cottage in a great location.

lots of welcoming extras very appreciated. We would recommend this fantastic property to all our friends and family . Would love to return in the future. Thank you for having us.

The cottage is beautiful!

We had such a relaxing break and staying here was such a treat. Lots to explore locally and further afield.

My daughter booked this 2 years ago, and we have had to rearrange it several times.

At the time it was for my husbands 70th birthday (he will be 72 next week). We had the most fabulous weather the whole time. The scenery is stunning and we felt that we had been away for ages. We will definitely return

The property was so beautiful and clean when we arrived.

The cottage had everything we needed. We loved the hot tub, the Sonos music system and the comfy bed. We hope to be back again soon and would recommend to all.

Loved our stay beautiful place would return

Absolutely amazing cottage where we were able to truly unwind and recharge.

The accommodation was superb with every last detail thought of. The hot tub was a bonus to completely relax after a day walking or just chilling. We will definitely be returning and hopefully hiring all of the cottages for the whole family.

Perfect cottage for a relaxing week!

A real home from home with everything you need and more with lots of lovely small touches. Kitchen is great to cook in and the sonos is brilliant. We had the best week full of stunning hikes, fizz in the hot tub and relaxing with the log burner on. Thank you!

Absolutely amazing stay, couldn't fault it!

Particularly loved the little additions like the basket with fresh eggs and bread, and all the crockery and utensils you could need. The under floor heating was an amazing luxury and we loved the log burner. The big bath was so relaxing and the hot tub was great after a long day walking. We'd love to return!

This cottage was nothing short of perfect for a couple needing a break.

You really couldn't ask any more of the cottage, it's cleanliness, the facilities, the location, the owners and the communication. The welcome that we received really made this special. We didn't want to leave and would love to return.

Thank you to Alan & Holly - you made our stay really special.

Loved the decor and how cosy the cottage was. Appreciate that you were so accommodating as well. We've already recommended Overlea Cottage to friends :)

This was a perfect Christmas cottage break.

Spotlessly clean, great facilities for me to cook Christmas lunch! Fab views, great walking regardless of the weather, jacuzzi and the real Christmas tree made everything so festive! All the attention to detail in this cottage and quality furnishings did not go unnoticed! Hosts very friendly and helpful! Thank you for the prefect Christmas breakaway!

The cottage and location are perfect.

We loved the stunning blinds, curtains and decor.Amazing bathroom.Great sound system,we loved dancing around to 80's music.

The cottage was exceptionally clean and well presented.

The facilities were excellent and the owners were friendly and helpful. We had a lovely week away.

The photos don’t do it justice, the cottage is stunning and so much care and thought has been put into it, beautifully decorated, equipped with everything you need, cozy, so comfortable.

The location is perfect, remote enough to feel out of the way but everything you need either a small walk away or if you wanted to visit neighbouring towns they are only a short drive away. The hot tub was the perfect end to a day of walking , I didn’t want to come home!

The thought that went into the cottage was the thing.

The old feel yet brand new fittings. The ipad was a brilliant thought with the listings ready to go. The friendly welcome and info was a big plus too. The location was perfect aswell.

Wonderful relaxed experience at Overlea.

All facilities 5* with great attention to detail. Lovely views from the hot tub enhanced by stunning weather all week. We felt at home from the moment we unpacked. Bonus of 2 bathrooms and icing on the cake was the 2 pouffees to relieve my back issues when relaxing in the evenings. Lovely comfy bed and infinite light options throughout. Well done to owners Alan and Holly. Would love to return.. Peter and Donna.

The cottage feels like you’re in the middle of nowhere but you are only half a mile from a pub, 2 miles from the village along a lovely river walk and 5 minutes from a bus stop which is perfect for getting about.

Such a relaxing place to stay. Great hosts too, friendly and with great recommendations for days out, walks and places to eat. Will be going back.

The perfect holiday cottage.

Everything is done to an exceptional standard with every touch and detail fully considered and the highest quality throughout. The garden is absolutely beautiful - we wanted to pack it all up and bring it home with us! Of course the hot tub was perfect for relaxing after a day of exploring with peaceful views across the fields. Would have been perfectly happy to spend a week just in the cottage/garden but we did do some exploring across the Peaks which was also wonderful. Really handy bus service just a 10 min stroll along the bridleway. Perfect hosts - on hand for anything you need but in no way overbearing. I’ve stayed in a lot of cottages in the uk and without doubt this was the best. If you’re wondering whether to book - just do it, you won’t regret it!

Overlea Cottage is ideally located for all that the Peak District has to offer.

Good access to local walks from the front door. Lantern Pike is the local hill for Hayfield with wonderful views or the more relaxing ‘flat’ walk along the Sett Valley Trail. The walks are worth the effort knowing that on your return to the cottage there is the welcoming hot tub to ease your aching limbs. Everything about Overlea Cottage is 5*, stylish decor, made for comfort and fully equipped with everything you need for a relaxing staycation. All of this is enhanced by the warm welcome from Al and Holly who are a mine of useful information about their local area. Thanks for a great week!!!

A fantastic cottage in a brilliant position.

The hot tub, Sonos system and coffee machine all made it an extra comfortable and special place to stay. The owners are very relaxed and friendly and always there if you need them.

The cottage is smart and modern with an earthy feel.

The decor is stunning inside and has a real feel of something special. The hot tub is a great touch and makes the break extra special. Will be looking to come back in the future.

This cottage is absolute perfection!

It's in a gorgeous location which feels super rural but is easy to get to. The cottage is immaculate inside- such a treat to stay somewhere so gorgeous. The big bath was wonderful and the bed was so comfy. The kitchen is well equipped (great for covid times when eating out can be tricky) and the hot tub/ garden area is amazing! We can't wait to come back and stay again.

Had a great time , the cottage was out of this world .

It was such a relaxing week lazing in the hot tub . We will definitely be going back in the near future.

Such an amazing cottage with everything you could need for a luxury break away.

The decor and facilities were fantastic. The owners had left all the essentials including milk and fresh eggs! The location was simply beautiful and so peaceful. The hot tub was the icing on the cake. Would highly recommend booking...you will not be disappointed

Beautiful cottage & perfect for a relaxing break.

An absolutley beautiful cottage in a perfect location.

The interior of the property is furnished wonderfully and had all of the home comforts we needed. We loved the added extra of the hot tub on the property to enjoy in the evenings and early mornings. We would most definitely recommend this property to others and will be sure to return again.
