Spacious, well equipped and good location. Couple of things for improvement. The lights outside house did not work, on sensors, it was very difficult seeing where to walk at night. The duvets on beds were very small and thin. Made for a cold night.

We had such a lovely stay over the christmas period, including all 5 of the dogs!

Can't complain about the facilities, great sized fridge/freezer and oven/hob, and enough utensils to get by even when cooking a Christmas dinner! We would definitely come back, thank you for a great stay!

There were one or two minor issues which did not affect our enjoyment of our holiday and we left a note for the owner describing these.

The property was very comfortable and just right, together with the adjoining cottage, for our family get together. This was our second visit and we would not hesitate to book again! The new fridge/freezer was brilliant!

Great location, very peaceful, lots of parking, clean, only dog friendly for small dogs, sofa cushions ripped, dishwasher broken, oven broken.

Overall we would not book again, booked for 2 weeks left after 1.

A lovely dog friendly place to stay.

Fully equipped with everything you could need. Clean & spacious. Great local dog walks. The location of the accomodation is very rural with some narrow tricky roads to get there but definetely worth it

The location of Dale view is lovely and quite remote and I would imagine when first converted was amazing.

We felt there was a lack of maintenance in some areas of the barn and some of the equipment could do with replacing.

Lovely stay at Dale View Farm in a secret, beautiful and unspoilt part of Derbyshire if peace is what you are seeking.

Accommodation worked well for 4 adults and 2 small children although bedroom space was snug and storage limited. Quirky 'upside down' living accommodation with creaky, rustic floorboards which made it rather noisy at night and early morning (the thunder of little feet at 6am!). Sofa comfy but has seen better days. House very well equipped (special thanks for toilet rolls, foil and sharp knives!) but we could have had more crockery and smaller cups, maybe some child friendly and a cafetiere. Most visits are 20-30mins drive which makes it an excellent base to explore the area. Added bonus of lovely walks right from the door, good for the dog and all of us. A memorable stay, thank you

Our 2nd visit - influenced mainly due to accommodating up to x5 canine friends.

We were disappointed not to have received a complimentary food/drink welcome pack this trip… We would visit again. The accommodation was well equipped and comfortable despite the steep stairs and the small bedrooms

Fantastic Cottage.

The location is amazing, walks from the doorstep. Cottage was very clean, very comfortable & had plenty of everthing for a great break. Fenced patio area was spacious with plenty of seating etc & we were lucky to have the weather to use it. The rubbish/recycling was very well organised. Plain & simple, we'll be back :)

A very well equipped cottage.

Beautiful location with stunning walks. Both John and Jessica made us feel very welcome, going the extra mile when we needed it, due to some of our party being hit with illness. We will definitely be back, so much more to see and do. Thank you for sharing your cottage with us.

Lovely cottage in a peaceful and beautiful country location.

Lots of walks on the door step, but very muddy in December. Well stocked property and very clean. Ideal if you want a complete break and relaxation. Beautiful christmas tree greeted us which was a really nice surprise. Stream ran down the hill and at the side of the property.

We had a lovely time in spite of the snow to start with.

The barn and the adjacent 2 bed cottage were perfect for our family get together. Both properties were comfortable, well furnished, well equipped and very cosy. Our stay was made all the better for the kind help of our host, John, who rescued some of us from snow drifts and made sure the paths to the properties were clear of snow and safe for our arrival.

Lovely cottage in a very peaceful location.

The enclosed patio was ideal for the dogs, as were the two footpaths from the rear of the property. Lovely to sit with only the noise of birds and sheep, no road noise. The cottage was clean and had everything we needed. An added bonus, there were no spiders or webs. I often find in cottages this is something that is overlooked, but the cleaner has obviously took the trouble to look up. Ideal position for many local attractions and walks.

The property and the holiday were brilliant.

The owner very kindly left a bottle of wine which was much appreciated. The only criticism that we could find was the downstairs was a little damp and probably needed a small heater in the bedroom to remove. I would definitely recommend the property.

The cottage was wonderfully quirky with brilliant personal touches.

The kitchen had every utensil you could want. The BBQ was brilliant. The shower was good with good water pressure. The only thing missing really was a whisky glass i had to drink from a tumbler which to be fair meant i could drink more. Location was wonderful and for us having a safe dog field close was a real bonus. Thank you!

Fantastic place to stay.

We loved the nearby stream and blacksmiths workshop. Lovely to have the personalised ironwork around the property. Was also great to be able to bring all 4 of our dogs who thoroughly enjoyed themselves. Thank you for a wonderful stay.

Dale View Farm is owned by a lovely couple who also live on site.

They respected our privacy but were easy to contact when we needed help with something. The house is really comfortable and has everything in it that we needed. There were six adults and one infant but we never felt crowded and the upstairs living area is really spacious with plenty of room for us all to sit and relax. I would definitely recommend Dale View Farm to anyone looking to visit that area.

This is a beautifully appointed cottage that is very well equipped and cosy warm .

The bottle of wine in the fridge was an enjoyable welcome gift. The wi-fi was efficient but due to the landscape the phone signal is poor . There is an enclosed area that leads off from the front door to around the back of the cottage which is safe to let your dog out and there is plenty of outdoor seating. There are a few dog friendly pubs within a 10 min drive with Cromford and Matlock not much further. Would highly recommend this property.

Well appointed and tranquil. Very poor phone signal and slow wifi. Didn't bother as at all but if you need it running fast then it would be an issue Duvets very light and no extra blankets available. I like a heavy covering. Hosts very friendly and helpful.

We hired the property for our stay participating in the Peak District Challenge over the weekend in July.

The location is just so peaceful and the cottage is immaculately clean and homely. We would like to book this annually for the event and in between when we can all get together. Thank you for a lovely break.

A beautiful, quiet spot from which to explore the Peak District with loads of walks nearby.

The hosts are a lovely couple and the cottage is very well equipped, comfortable and have beautiful views. We decided for once to take our dog on holiday and it was no bother at all. Apart from the cottage being dog friendly, the whole area seems to be very much so too. It's a pity that a week goes by so quickly. We would have loved to attend the blacksmith workshop next door. Maybe next time!

Great place to stay, great area to explore with your four legged friends

What a fantastic week in this high-quality barn conversion, nestled in breath-taking countryside.

Everything was clean and tidy with so much attention paid to smaller details. Our 3 big dogs had plenty of space outside. There is a lovely BBQ on the patio, great outdoor furniture, cooking utensils etc - you feel as though the owners want you to have a nice time. If I had one small criticism, it would be that the WiFi was very intermittent which is great for escaping from work but not so great for planning your trips out. An absolute pleasure - we will definitely book again.

We stayed in the property with 6 adults and 3 dogs.

There was everything available that you needed even washing the dogs after a walk. The property is ideally located if you like long walks. The owners were extremely friendly and helpful. We would definitely go back, and recommend this place.

Beautiful cottage in a stunning location.

Had all the tools to make a lovely week away no matter the weather. Nice and spacious accommodation with enough room for the 6 of us and 3 dogs. Cost and warm sometimes too warm, you don’t need the heat on high that’s for sure. Lots of local walks to either villages of Youlgrave or Elton. 10-15 mins to either Bakewell or Matlock. Ideal base to be out exploring all the Peaks has to offer. Jess and John really have a beautiful cottage here. The phone signal isn’t brilliant if non existent but some would say that’s a blessing. There is WiFi in the cottage although don’t expect high speed. Again being away from it all is sometimes what being on holiday is about. Felt like being away skiing as the bedrooms are on the ground floor and all kitchen diner and living is on the upper floor. Would I recommend a stay here, yes! Would I stay again definitely. Only feedback for John and Jess Spare bulbs in the cupboard would be handy, although not the end of the world. Thank you again for lovely stay

We made a booking at this property and, upon arrival, discovered that the property was not inline with the advertising.

The photos and summary present a large garden at the front, but the actual accommodation is the wing of the building that the owners have fenced off from the garden that is presented in the photos. The only outside area for guests is a small concrete patio in the shadow of the side of the building (note it is described as "garden/patio" on the listing). In addition, the property is in a remote location where the mobile signal did not work, and the wifi was dependent on an internet connection that was not broadband (it could not sustain netflix/zoom or any other streaming given the speed of connection). The downstairs ensuite bathroom also had a bad smell that meant it was unusable. The owner, John, was instantly understanding that the property did not meet our needs or the advertisement, that it was not inline with our expectation for the pictured garden that the children could enjoy, and John agreed to a full refund for our stay there as we had booked under the premise that our children and family could enjoy, among other things, the advertised garden and wifi. We then had to identify alternative premises and move our family of 3 adults and 3 children at short notice to another property. The refund was agreed in person with John and then susbequently in writing over email. We have since been waiting for this refund from Sykes since summer 2022. And the process to secure this refund has been painful to stay the least. The owner has bounced responsibility to Sykes for the refund, and Sykes themselves have been incredibly unresponsive. I have finally received a credit from Sykes of approximately half the value of our stay without any explanation, and they and the owner have since failed to respond to multiple emails and calls to ask for an explanation as to why we have not been refunded in full given their acknowledgement verbally and in writing around the false advertising and their agreement to fully refund our stay there. We asked for the refund and got their agreement in good faith, have not asked for any compensation for the inconvenience to our family, and write this public review of our experience reluctantly. However we feel that we are obligated to let others know of our experience, and are exploring other ways to secure the return of the full cost of the stay that the owners agreed to.

We thoroughly enjoyed our stay at this lovely cottage.

The living area was spacious and cosy. The kitchen was fully equipped and well designed. The area was lovely to walk around even in the snow! John and Jessica were so accommodating We can’t recommend this cottage highly enough.

Dale View cottage is a really lovely place to stay, it is very clean and comfortable and has everything you could possibly need.

We stayed over Christmas and there is a well equipped kitchen even to cook a full Christmas Dinner. We arrived to find the owners has put a fully decorated Christmas tree in the living area, a lovely touch. Its situated in the perfect location for walking with public footpaths in every direction without the need to use the car (found on the Stava App). There is a hall/boot room area and utility where we could leave our coats and boots and dry the dogs after hosing them down in the garden. I would definitely recommend Dale View

Holiday cottage booked for my partners birthday so her children & partners could join us on the day including Rosie the dog.

Cottage was well presented and decorated for Christmas which was a lovely touch also milk & wine left in fridge. John & Jessica were lovely hosts and very considerate due to us having to leave in a hurry for a family emergency on the Monday morning. Would love to spend more time in the area during summer months to explore

Wonderful location and the house was very well equipped.

Easy book in and out. One thing maybe as a warning is that the house is in a dale, so there’s no mobile phone signal there and the WiFi isn’t fast enough for any downloading onto devices (general browsing ok), so plan ahead. Nice and cosy accommodation with nice Christmas touches due to the timing of our visit.

We had a lovely stay in this toasty warm barn conversion.

It was the perfect space for a pre-Christmas gathering with the family. The amenities are excellent and the owners were very helpful. They even returned my sunglasses when I realised I’d left them. Lots of local walks in the area and a couple of decent pubs in a beautiful part of the Peak District.

Absolutely lovely cottage, Coll bedrooms as they are downstairs and warm sunny living area upstairs.

Everything we needed was provided - perhaps could do with some more pegs for the clothes line, but otherwise it was perfect and we had a great week running walking and cycling (road and mountain) around the area.

possibly should mention not ideal for people with mobility issues due to the uneven floor and steps 2. Very lacking in storage space in bedrooms. Only one of the three had a wardrobe. The middle bedroom only just fitted the bed in. 3. The various frying pans all really needed replacing,as with many properties we feel these should be changed every year. 4. Patio area was nice but could have done with a hose clean.

It’s lovely and rustic yet with all mod cons like the dishwasher. Set in a lovely quiet location with the owners next door in case of emergencies. They were so friendly but respected our privacy also. There Was walks close to us and the town Matlock was about 15 mins drive way. We can’t wait to go again next yeAr!

Loved the cottage except for the size of the bedrooms.

They were tiny and had no real storage space for clothes. This would have been even more of a problem had we been a party of 6. As it was, with only 4 of us we could use the empty bedroom as a storage room.

Wow - what a super place to stay, perfect for dog owners and walkers.

The cottage had everything you could need and was well laid out. The home touch of wine and milk was lovely as a welcome gift. If I were to make any sugestions it would be a windbreak on the patio as it is a beautiful quiet place to sit and relax - just the wind had a bite the week we stayed.

Would have loved to have stayed longer as felt we had only just started exploring the fantastic walks just on our doorstep. The facilities were great and had the weather been warmer would have loved to have had a family BBQ together on the great outside furniture and BBq. A barn conversion that has been very well thought out to give everything needed for a holiday at any time of the year.

We actually found the cottage to be better than the pictures suggested and thoroughly enjoyed our stay.

The cottage had everything we needed and was very comfortable for us all. Clean and well equipped. The outdoor space with patio furniture and barbecue were great and had we visited in summer we would have made more use. Location was great and so close to lots of walks and places to visit. The property was immaculate , spacious and well equipped. Could not fault it

As it was a dog friendly property, we were asked clean up after our dogs, which we did.

However, when we arrived outside the fenced patio area where you walk and park, was loads of dog waste, and new dog waste appeared during our stay, as the owners pets were allowed to roam freely. So I found myself clearing up dog waste that was NOT from our pets, and on the last day my daughter trod in some and got it in her car, neither of which was very nice to deal with !! This would be my only criticism.

A wonderful quiet location and extremely well equipped.

as a party of 6 adults we found the location and accommodation excellent, comfortable and well appointed, the owners were lovely and approachable and very helpful, we would all give a score of 9/10 for everything, the only thing that made us reduce our score was the lack of sound insulation between the kitchen/lounge and the bedrooms, apart from that we had a very enjoyable time

Property was part of a working farm complex, secluded and rural (lovely) … house fitted out with all you might need and although not a luxury experience,.

. a very good experience. There is no pub or eatery within walking distance, which people should be aware of and you will need to drive to eat/drink etc. We had a table at Loveage booked in Bakewell one night snd it was £17 each way - but worth it. We have 5 (small dogs) and they are used to being off lead, which wasn’t possible most of our visit … due to sheep/cows on the walking routes. That was our most significant downside. The living accommodation was large, with two decent bathrooms and 2 extra double bedrooms we didn’t use. The utility room by the front door was very useful , as was the fenced patio where our dogs could run around safely. Instructions for the TV system might have helped (although we worked it out) and more luxurious bedding? We actually brought our own sheets/pillows etc and were very glad we did. Views gorgeous and visited lots of great tourist/local sites. It was a very good experience overall.

Had a lovely break.

The owners went above and beyond to make sure we had everything we could wish for. Four adults and five dogs - plenty of space and great facilities. Jess is a very talented blacksmith and little touches of her work can be seen all round the cottage which makes for an even better experience.

Had an amazing week, the photos of the property didn't do it justice as it exceeded our expectations, such a beautiful place and so well thought out and designed.

No mention of a BBQ or outside furniture which were an absolute bonus.

Lovely barn conversion in peaceful setting, just what we needed.

Well situated for the towns of Bakewell which was a lovely place to visit. Lots of lovely little shops and cafes, plus a good selection of pubs. Matlock also a nice place with shops and cafes, plus an M&S is an added bonus. Had a lovely break, owners on hand if needed. Would recommend. Thank you, Alison & family plus Doggies.

A really lovely cottage perfect for exploring with the dogs from.

This is a beautiful area and with a really comfy and so very well equipped cottage to return to each evening after a days walking what is not to like? The owners had thought of everything. Definitely want to return.

Cottages was more than expected.

My comments relate entirely to Sykes and not dale view if it’s owners It is the service from Sykes I am not happy with , many phone calls holding on for over an hour each time , still unable to speak to anyone as no one answers and two emails complaining to only receive the standard Covid , we are busy replies yet Sykes can bombard me with other emails asking me to book another holiday , give feed back and all I want is my 175 refunded as promised back in July

Dale View Farm exceeded our expectations it was lovely spending time there within a beautiful village setting.

We had an excellent stay at Dale View Farm.

It was cosy, sympathetically and innovatively furnished and very well equipped. Our dogs were very grateful for the jar of dog biscuits. The views from the property are beautiful and it is well situated to explore the surrounding area. We will definitely stay there again.

We spent the weekend here to celebrate my mother in law's birthday and had a wonderful time.

The kitchen is extremely well equipped and stocked with a lot of the basics, including wine! Dishwasher was a godsend after cooking for 6 people! We made good use of the outdoor area, that had comfortable seating, large table and secure area so we could let our dogs have a wander around. Bathrooms were immaculate, bedrooms were cosy but did the job. The location was simply perfect, quiet and peaceful. An ideal place for a getaway with the family. Would definitely recommend and may even return again in the future.

A lovely renovated barn, the open plan kitchen, dining & living area was so spacious and such a great space to chill out & enjoy the surrounding landscape The area is so picturesque with many walks off the beaten track & excellent countryside surroundings, A short drive to the miners pub on the way to Ashbourne which is very friendly & I recommend the mixed grill if you like a hearty meal, Jess & John were great with a welcome bottle of wine & very friendly, I would certainly recommend the holiday home for either a family holiday with the kids or a romantic retreat with your other half, Thanks Jess & John

Cottage is a fab overall slight downside gets very warm inside upstairs on hot days and creaky floorboards make it impossible to not wake everybody else up if you are an early riser

We had a fantastic holiday at Dale View Farm, and will most probably return in the future!

The holiday cottage itself had everything we needed (cooking equipment, barbecue, washing machine, TV, sofas, comfy outside seating etc) and was full of charm. We took 5 dogs with us and they loved lying in the sun on the fenced patio area and could walk around freely in the living area, as the downstairs bedrooms were gated off. There are plenty of beautiful walks right on your doorstep, without having to drive for a day out - I would definitely recommend going on the walk to the right behind the cottage (gorgeous scenery). Phone signal isn't great, but there is WiFi, so we were still able to order a takeaway one night. The cottage owners were lovely, and there was wine and milk waiting for us on arrival.

It would be beneficial to have a picture of the patio /outside area on the website as this is not included in the current photos.

The current photos make it look like you have use of the lawn at the front when you do not. It would have been good to know that the property is shared with the owners property ( i did know this as I read the reviews) as this is not in the description. The owners used the field out the back for camping and so this made it less private for us. There was a lot of coming and going at the owners property so we did not feel as secluded as we would have liked. Nonetheless the property was very nice, comfortable, well equipped and well decorated. We would use Sykes again but to book elsewhere.

Very quiet spot. John and Jessica very helpful. If you want a quiet place surrounded by walks, this is the place. Pubs not too far away.

Perfect location!

Really felt like we were in the depth of the peak district but literally 20 minutes away from matlock. Rooms and facilities lovely and clean. Stayed nice and warm in the winter! Walks are literally on your doorstep. 100% will be wanting to return!

This is such a beautiful barn conversion.

Everything has been thought of. Perfect for dog owners. There is a fenced off patio area which is very private and wonderful views. Inside the barn is plenty big enough for 6 adults and 2 dogs. Everything very clean and comfortable. We wouldn’t hesitate to return.

Slightly misleading in terms of garden.

While pictures show a large grassy garden,this in fact belongs to the owner. The cottage has a small fenced off paved area for occupants to use. This was a shame as couldn’t let the dogs have a run around as expected. Otherwise fab property with everything you need. A great location to explore the Monsal trail, Chatsworth house, Bakewell and the dales.

Very comfortable and of a very high standard. Great to have a large outside sitting area with lovely peaceful views. Perfect for exploring all of the National Park with good pubs and a very useful shop all within 10 mins drive.

What can I say about this cottage apart from it was fantastic, clean as a pin, very well equipped, location was very good, the iron fixtures in the cottage were brilliant all made by Jess the owner with help from George the dog, All in All a brilliant weeks holiday with lots of blue skys and warm sunshine.

The cottage was beautiful and in the most gorgeous setting.

It was easy to contact the owner with our questions and she was really helpful. She even offered a late check out the next day, which was great as we really didn't want to leave! The cottage was clean, gorgeous decor and the history was interesting. I loved the wraught iron touches all over. Lovely comfy bedrooms. We loved the little touches left in the cottage for us on arrival. I'd love to come back and stay again.

Gorgeous holiday cottage and an excellent base for visiting around the peak District.

We stayed with 5 adults, 2 dogs and a baby, we had plenty of room.

John & Jessica have created the most beautiful home from home.

They have literally thought of everything to make this the best holiday home we have ever stayed in. The surrounding countryside is stunning, with lots to see & do. We are already planning a return visit as we enjoyed it so much.

Perfect cottage!

Loved it. Did think from the picture on the website it was the whole cottage, as there was nothing to suggest it wasn’t. However this didn’t matter, as it was the most beautifully renovated barn. Facilities were excellent, lovely quiet location, owners were lovely, chatty and friendly. Super comfy beds!! Was able to take dogs with us to, which was great. Walks for them from the doorstep. I would definitely go again and would recommend to others. Didn’t want to leave!!
